Building Company Ventures Transforms Former Sheffield Office Building

A former office building in Sheffield city centre has been transformed into 32 32 high-end apartments by Building Company Ventures with support from Lloyds Bank Commercial Banking. The new residential scheme on Queen Street include 24 one-bed apartments and eight two-bed apartments with completion expected at the end of December. Building Company Ventures has invested £800k into the redevelopment of the Omnia One building which will have an end value of £4.2 million, with Lloyds Bank Commercial Banking backing the project with a development loan worth £820k. The Omnia One building has been owned by Building Company Ventures since 2004, and was operated as serviced offices until redevelopment works began in April this year. Sebastian Brown, director at Building Company Ventures, said: “There’s a strong demand for residential property in Sheffield at the moment, and the new apartments are in a great location. “This is our largest redevelopment to date, and the support we’ve had from Lloyds Bank has been important in helping us achieve this. “The bank was keen to get involved from the outset, and helped us getting started with the project straight away.” Lloyds Bank supported Building Company Ventures when the firm acquired the Omnia building 12 years ago, with a finance package worth £1.7 million. Danny Brooks, relationship director at Lloyds Bank Commercial Banking, added: “Being only a short walk from the city’s bars, shops and restaurants, we’re confident the new high-end flats will be a hit. “Lloyds Bank is committed to supporting SMEs and since 2011, we have grown our net to SMEs by more than 29 per cent, building on six years of consistent lending growth.”

The agreement will give the company access to improved quality and capacity in component supply and assembly. The significance of the agreement, and the combination of the GKN facilities and the new Hymix building, will greatly increase the capacity, reducing lead times dramatically, which will bring major benefits to both companies. Hymix has a reputation for innovation, which has led to the universally acclaimed new P2 model. The relocation will provide a separate workshop for the development of new designs so that investment into innovation can continue. The assembly of specialist machines and temperature controlled stores will also enable the business to better service the aftermarket. Nick Humpish, Managing Director of Hymix UK, said working with GKN will allow the company to continue to grow and develop new technologies for the heavy building materials sector, with the Hymix Engineering Team having already expanded to take advantage of the new facility. Mr Humpish said: “We are always looking at ways we can do things better. The move to GKN will give us the chance to bring forward many of the exciting developments we have underway. One of these is the recently launched new P2 model. As well as this mixer weighing less, and therefore able to carry more, it delivers advanced functionality focused on safety and ease of operation. The machine is built with systems chosen for reliability, and is expandable to meet the evolving needs of a demanding industry.  “Expanding production capability on a single site will also save time and money and ensure we not only remain competitive in our industry, but also continue to lead the field in innovation. The Hymix P2 offers the mix and delivery performance of all Hymix Machines, but uses modern materials, techniques and proven components to offer lighter trucks with more carrying capacity.  GKN will add world class automotive quality, increased capacity and on time delivery for a perfect mix!  “This is a very exciting time for Hymix, and we are very much looking forward to working at the new site, and enjoying the advantage of working with GKN.” As a supplier to Hymix, GKN will provide a quality driven process consistent with the demands of TS16949 and a level of operational management that will deliver effective production control. With existing on-site E-coat facilities and a new shot blast and powder coating facility specific to the agreement, the result is excellent corrosion resistance with a uniform durable finish coat. Hymix is a private company which began in 1988. The company employs sixty staff, all of whom will be moving to the new production site and offices.

Agreement Has Been Reached for the Construction of Cumbernauld Community Campus

On Thursday the 29th of June an agreement has been reached for the construction of Cumbernauld Community Campus. The £34.5 million construction project has been planned in order to create a new high-school as well as a theatre and arts venue. The purpose built construction project for the combined arts and high school project will be built on the site of the existing Cumbernauld High School. The new project will lead to a brand new secondary school that will be able to accommodate 950 students. This capacity is required following the merge of Cumbernauld and Abronhill High Schools that took place in the 2014-15 academic year. The construction project will also create a new theatre and arts venue that will be used by the Cumbernauld Theatre Trust Ltd and will contain 400 seats in the main auditorium as well as a box office and a collection of different digital arts rooms. Built into the theatre and arts spaces will also be other performance spaces, administrative offices and other support spaces needed to make the new theatre and arts venue popular and operational. This construction project is taking place on behalf of North Lanarkshire Council, and completed by hub South West. This work is thought to be the latest project that has been started by the construction and infrastructure partnership. The lead contract for the construction work is Morrison Construction, who have expressed their hope for a successful development with their partners Hub South West and North Lanarkshire Council. Morrison has worked with this partnership on three projects over the course of three years. No doubt this construction work will be just as successful. These projects that have been carried out over the course of the last three years are all school projects, with the partnership designing and building Clyde Valley Campus and Greenfaulds High School.

Rent Smart Wales Scheme Put into Effect, First Landlord Has Been Fined

With the Rent Smart Wales scheme put into effect, the first landlord has been fined for non-compliance to the new scheme. The Rent Smart Wales scheme has been implemented by Cardiff Council and looks make sure that the rental market is compliant with legislation that has been put into place across the 22 Welsh local authorities. The Rent Smart Wales scheme entails that landlords must be registered if they are expected to comply to the Housing (Wales) Act 2014. The landlords that have rental property in Wales must be registered and have a license granted by Cardiff Council, the designated Licensing Authority for the whole of Wales. Those landlords that do not comply to the registration face legal action, and it has been revealed that one Cardiff landlord that has failed to comply with the Rent Smart Wales scheme has been fined. The Cardiff landlord does not reside in Wales, yet if the property is in Wales, landlords must register. Shelley Bailey from Wotton-Under Edge in Gloucestershire has been prosecuted under the Housing (Wales) Act 2014 for breaking the law regarding licensing. As part of this Act, all private landlords with properties in Wales should register, with all self-managing landlords and agents expected to become trained and licensed. Rent Smart Wales acted in information that in this case, the landlord has not complied to the regulations, with officers from Rent Smart Wales trying to contact Ms Bailey in order to inform her of her non-compliance and that she was required to register herself as well as her seven different rental properties that are located in Cardiff. Also, as she was a self-managing landlord, Ms Bailey was required to complete training as well as becoming licensed. However, Ms Bailey failed to take any steps to comply and was then issued with a £150 Fixed Penalty Notice. This too was not paid and Cardiff Council took the next step to prosecute on behalf of the Welsh Government. In her absence, Shelley Bailey was found guilty of 21 offences at Cardiff Magistrates and was fined £3,580 as well as being ordered to pay £457 in costs. This news is an important reminder of the need to obtain the correct registration in order to rent property in Wales.

This analysis has come after a Government report has been published named ‘Fixing Our Broken Housing Market’. The Government report has looked into the different ways in which the construction of new residential properties could be made more efficient. This report and analysis released by the Government and One Way has come during a period where more newly constructed semi-detached homes have been registered than at any other point since records began in 1986. The top five regions around Britain that could benefit from the new homes sales and marketing expertise. The first area that would make the most of the sales and marketing knowledge is Bedfordshire. In this region of the UK there are set to be up to 18,000 new homes built. This mass of construction work is being predicted as part of the creation of four new villages that will be located east of Biggleswade and a new settlement that is planned near to Tempsford. There is also plans for the construction of 2,000 individual homes near to Arlesey. These new building projects in Bedfordshire have a low number of commercial hubs to drive employment in the area which means that sales and marketing specialists will be required to sell the new build homes. Another area that requires sales and marketing specialists in order to increase the sales of new builds in Inverness and the Highlands. In these regions 2,050 new properties are being developed incorporating up to £10 million of affordable housing and funded in part via the Highland Infrastructure Fund. Cornwall is also in need of more sales and marketing experts  as one of the biggest single developments is planned to take place, creating more than 27,000 new homes. Hampshire is could also benefit from more knowledge in order to support the high number of construction projects underway or about to be approved. The final area in need of more marketing and sales specialists in Birmingham, with the planned Soho Loop project and a number of other property projects across the area.
