Coventry Student Accommodation Starting to Take Shape

Two tower cranes have been delivered on a site in Coventry where the development of new student accommodation is taking place. UNINN Parkside Development’s scheme will see 502 en-suite, mix of studio & cluster bedrooms constructed within three towers – six, 13 and 19-storeys high. The 19th floor will house a rooftop lounge terrace. UNNIN Parkside Development has been working with Winvic Construction, who completed this recent milestone, to refine the design and solve engineering challenges for the last six months. “Winvic has been making excellent progress on Parkside and their knowledge of city-centre, high-rise developments is evident. Already there is a buzz about Coventry’s next luxury student accommodation provision and we look forward to welcoming students into their new rooms in summer 2020. Together with Winvic, we’re confident to exceed expectations,” said Andrew Jamieson, Managing Director of UNINN Parkside Development. So far, the piling for the 5 metre deep basement, which will provide a gym, laundry, cinema, karaoke room and communal lounge for tenants and a plant room/energy centre, has been completed. On the ground floor there is also planned a 100 m2 of retail space. Ground works are underway with the first pile caps and beams installed. Following this will be the storm water attenuation measures, blue roof tanking over basement areas and erection of the steel framed building will. A combination of brick slips and rainscreen cladding will make up the external façade’s striking design, and the interior will take shape with high quality finishes throughout, meeting the demands of the luxury student living market. Delivered on a turnkey service by Winvic, additionally comprising works to the existing highway and the creation of 160 bicycle spaces, the 95 week project will ready for habitation in August 2020.

Three Frameworks Secured by Woodhead Group

Woodhead Group has secured a place on two new frameworks and is on its way to deliver a third one, adding to its recent success on the Pagabo framework. The firm won a place on the Westworks Procurement Development and Construction DPS and was reappointed to the Blue Skies Contractor framework. “Securing a place on three public sector frameworks demonstrates that we are trusted partners, we have delivered excellent social value returns and as a company we are passionate about working collaboratively to hand over successful projects. This trio of appointments has got 2019 off to a flying start and we are very pleased to have secured places on each framework,” said Tom Woodhead, director of the Woodhead Group. Available for use by all Westworks and Efficiency East Midlands (EEM), the Westworks Procurement Development and Construction DPS is part of the Collaboration arrangement between several like-minded procurement consortia. VIEW FROM THE LARGEST FLOORPLATE AVAILABLE IN MANCHESTER IN 2019

Barings, one of the world’s largest diversified real estate investment managers, has unveiled the views from its Landmark Manchester, 180,000 sq ft office development which is currently under construction in St Peter’s Square. Set for completion in Q3 of 2019, the building will offer occupiers the largest available floorplates in the prime core of Manchester City Centre, of circa 14,000 sq ft. Landmark Manchester will provide 14 floors of next generation office space above two basement levels. The building is being constructed with an offset core, enabling occupiers to benefit from large virtually column free floorplates to provide maximum efficiency and flexibility. Ian Mayhew, Managing Director at Barings, said: “Following the completion of over 100,000 sq ft of Grade A office lettings so far in Manchester City Centre this year, competition for available space is fierce. The average transaction in 2019 has been for around 20,000 sq ft which Landmark can easily accommodate. “Our careful assessments of the Manchester office market gave us the confidence to commit to delivering Landmark this year, as we knew that we would be hitting a supply-constrained market and would therefore have a real opportunity to help meet the demand for high quality space within the City. We’re in an advantageous position where we are able to offer occupiers a best in class office building with stunning views over the Manchester skyline, at a time when the Manchester office market needs it most.” Barings Alternative Investments (BAI), part of Barings LLC, is a 470+ associate team located across 11 countries that manages $48.5 billion in client capital. What Lies Ahead for Employees of Dawnus Group?

Following the news that Dawnus Group, a major construction firm based in Swansea with 6 regional offices and 44 construction sites is under administration, resulting in 700 people losing their jobs, ex-employees may now be asking themselves what’s next when it comes to either finding a new job or career path. One potential new route could be to go self-employed. With a range of skilled tradespeople on construction sites such as electricians, plumbers, and carpenters, these trade professionals could potentially be raking it in if post-Brexit reports are to be believed that skilled labour will be in short supply if Britain leaves the EU. “This is a very difficult time for all employees of the Dawnus Group. If there is a positive to be taken out of this it is probably that these highly-skilled tradespeople now have the opportunity to become self-employed and further increase their earnings. “Recent reports state that post-Brexit Britain could see a slumber in the skilled labour force – highly-skilled tradespeople such as Dawnus Group employees now have the potential to fill that gap,” said Lyndon Wood, CEO, Moorhouse Group Ltd. According to the Office of National Statistics, the average annual salary of an electrician in the UK is £30,765 per year, a plumber earns £29,136, and a carpenter earns around £25,729. Go self-employed and experienced electricians can earn up to £35,000, with highly-experienced individuals having earning potential up to £42,000. Plumbers earn the most. They can charge up to £90 an hour by going self-employed, and so could potentially rake in £1,000 each week. Experienced electricians can earn up to £35,000, and highly experienced individuals up to £42,000. With the low costs of starting a business from home, these highly-skilled Welsh workers may, in the long-term at least, benefit from this unforeseeable opportunity to take their careers to the next, more profitable, level.

VIVALDA INVESTS £300,000 IN NEW ‘CLEAN FLEET’ TO BEAT ULEZ FINES

Vivalda, the UK’s largest distributor and fabricator of architectural cladding systems, has acquired six new ULEZ-busting HGVs to ensure it meets tough new emissions laws due to be introduced in London from April this year. Investing more than £300,000 in five Mercedes Benz Actros 2532L models and a DAF CF330 truck, the business has acted decisively to ensure unhindered access to sites across the capital. All the vehicles in Vivalda’s new, fully liveried fleet are Euro VI compliant, meaning that they will be exempt from tough new emissions fines levied on all cars, vans and lorries that fail the new Ultra Low Emission Zone standard for central London. Ben Jayes, managing director of Vivalda Group, which also includes the PURA Facades brand, said: “As a responsible business, these new regulations have been on our agenda for some time now, which has enabled us to plan ahead and invest in our new fleet. Obviously, the environment is important to us all, but so is business continuity and maintaining a competitive cost base for our customers. “It is concerning that so few businesses have apparently prepared for the ULEZ in London and similar schemes in other UK cities,” he continued. In fact, a survey carried out by the BVRLA (British Vehicle Rental & Leasing Association) last year highlighted the fact that more than half of SMEs in the South East were unaware of the impending low emission laws. Given such timing, this is going to cause many businesses real issues serving customers in London and other affected cities. Vivalda’s new liveried fleet will also futureproof the business from potential fines expected to be levied on polluting vehicles entering other UK cities, such as Birmingham, Leeds, Nottingham, Derby and Southampton, all of which have been mandated by the Government to introduce Clean Air Zones. Vivalda takes its environmental responsibility seriously, recently introducing a packaging recycling scheme to handle waste from the cladding fabrication process.

Innovative approach to funding helps Llanishen Rugby Club and Clarks Modular Buildings

Moves to bring clubhouse and changing room facilities in line with Llanishen Rugby Club’s brand new, state of the art 3G pitch were potentially out of reach until they approached Henry Howard Finance. Unseen additional excavation costs had stretched their budget and also put new changing rooms in doubt. As the project progressed, it became clear that an innovative approach to funding would be required. Investing in an international size 3G pitch at Llanishen rugby ground proved problematic when it came to building a much-needed clubhouse and changing facilities. Installing the pitch and additional costs involved in excavating the proposed clubhouse site was within the club’s budget. A base-level of funding was required, however, for local company Clarks Modular Building Ltd to get the clubhouse project underway at all – which is where Henry Howard Finance stepped in. Ellis John, MD at Clarks Modular Building Ltd, said: “Llanishen approached us to see how we could assist them in staged payments. I had worked with Henry Howard Finance previously and was well-aware of their flexibility and approach, and we managed to come up with an agreement which enabled Llanishen to get some assistance with initial funding.” John Andrews, Club Secretary, said: “Having to dig into the ground, and having to establish something with flood lighting so close to a residential area – it all created extra cost and meant we had to go back to the calculator and start adding up again. Nobody from Henry Howard Finance shied away from the challenges we were facing though, they looked both sympathetically and constructively at solving those issues.” Matt Jones, Head of Asset Finance at Henry Howard Finance, said: “We are delighted in this instance to have been able to support a project which not only benefits the sports club and contractor at hand, but also the school who share the facility and effectively an entire local community too. “Helping Llanishen Rugby Club and Clarks Modular Building Ltd to get this project completed to such a high standard is just one of the many ways Henry Howard Finance is able to support organisations in a wide range of sectors, and of varying sizes, where traditional lenders have been known to fail.” “Drawing on our own lending book gives us much greater flexibility when it comes to providing finance generally. Our approach here has played a vital role in securing the future of a historic local club following a period of unprecedented investment.” To find out more about Henry Howard Finance please contact 01633 415222 or visit www.henryhowardfinance.co.uk.

Don’t go it alone – how to take the stress out of moving home this year

Moving is often described as one of the most stressful things you can do in life, especially if you have come to be settled in one place and have picked up a lot of possessions without realising. These must all be gotten rid of or moved. Below are some of the best ways to take the stress out of moving. Go minimalist while you sort your possessions It is easy when moving to be intimidated and to just jump right in and try getting everything packed up room by room without a plan beyond, for example, “kitchen, bathroom, bedroom”. However, if you go down this route then it is likely that after one day’s packing you will find that you have half the house still to do the next day but no cutlery, cooking equipment or toothbrush! To avoid being short of the essentials, plan a minimalist survival kit for a couple of days, of the kind you might take on a camping trip: toiletries bag, plate, cup and fork, phone, phone charger and headphones. This is just an example list, but consider what you can go without. If you are happy to order takeaway or a delivery service that means you can pack away all crockery and your microwave. If you need tea or coffee to get through the day, you can either keep your kettle out through the packing process and pack it last, or hold off and get coffee later in the day made somewhere else. If you are travelling to another country you should get rid of any unnecessary belongings since long distance moving companies are more expensive than local ones for transport space. See what you can live without Moving house will always take work, but you can make it a chance to declutter and make your new home a tidier place. Once you have your necessities sorted for the sorting and packing process, go through your house room by room, starting by the place you go least often and think carefully about how much you use each of its contents. If for example you bought an exercise bike that does not get much use, you may want to think about whether your new house puts you at a distance to cycle to the shops, or even to work. Selling and giving away old possessions is easier than ever in this day and age as you can give things of decent quality away to either charity shops or online sharing services. If you find it hard to get rid of something try picturing where in your new home it would conveniently go. If it is hard to imagine this can be a sign the item should go. If you start in the room you visit least you will likely get into the mindset of shedding things as you go through the house and come to items you have more of a sentimental attachment to but do not use. Find the best, most efficient movers in your area When you are ready to move, with the things you need and want, don’t leave the move up to chance. Use a comparison site such as compare the man and van to ensure you get trusted and reliable movers who handle your belongings with care. These services can also give you a clearer idea of the average prices of movers in your area, so you can spot a good deal.
