MITTON GROUP TO PROVIDE M&E SERVICES FOR ENVIRO BUILDING SOLUTIONS

In a move designed to enhance levels of efficiency, sustainability and quality, mechanical and electrical services specialists Mitton Group have entered into a new partnering agreement with modular and portable building company Enviro Building Solutions. The agreement will see Mitton provide mechanical and electrical services for buildings designed and constructed by Enviro Building Solutions across the UK. Enviro Building Solutions have been designing and constructing modular buildings for over 30 years, serving sectors including healthcare, education, retail and commercial. With the business seeing significant growth and projects becoming larger and more complex, the company was looking to partner with an established and responsive M&E specialist capable of designing and installing high quality, sustainable mechanical and electrical services to match customer requirements. Bespoke modular building solutions are continuing to increase in popularity, particularly for applications and environments where short lead times are an important consideration. They provide a real alternative to more traditional building methods, offering not just significant cost savings but also real benefits in terms of reduced time to occupation, minimal on-site disruption, a safer working environment and sustainability. The two companies are also geographically close, with Enviro Building Solutions operating as modular building manufacturers from their base in Halifax, West Yorkshire, and Mitton Group headquartered in Bradford. First fix will be completed in Halifax before Mitton teams attend on site to complete and commission each individual project. “Partnering with Mitton Group ensures we and our clients have access to the highest quality M&E services. The proximity of their head office to our manufacturing site is an added bonus, whilst we will benefit from the convenience of their operational depots across the UK when completing work on site,” stated Jonathan Collins for Enviro Building Solutions. “Our new partners produce a premium quality product designed to provide answers for a range of accommodation requirements. Their professional approach matches our own commitment to quality and performance at every stage of the project,” said Mitton director Jonny Knowles.   PHOTOGRAPH ATTACHED Picture shows (left to right) Craig Ready and Jonathan Collins, Directors, Enviro Building Solutions, Jonny Knowles, Director, Mitton Group and Richard Shannon, Director, Enviro Building Solutions.   For further information, please contact:- Mitton Mechanical Services Ltd info@mittongroup.com T:  01274 691177 (Editorial) Ann Horan pr@dmddesign.uk T: 01422 371633

Support Secured for Newham Development

Phase two and three of the Newham development has secured support from London developer Mount Anvil that has teamed up with ExCel London. A resolution to grant planning permission has been secured from Newham’s Strategic Development Committee for phases two and three of its development. “Securing resolution to grant planning permission for phases two and three of Royal Eden Docks is a landmark moment for the site. The success of phase one demonstrated buyer demand for homes in this part of London, and in a period when the capital is gripped by an acute housing shortage, it’s important that we are working in partnership with the GLA to bolster the delivery of new homes for Londoners,” said Emma Foster, Development Director, Mount Anvil. Royal Eden Docks adjoins Royal Docks West, phase one of the project and also a 19-storey tower, which was launched successfully to market in spring 2017 and is now 90% sold. Delivering 796 new homes, the two new phases will help amount the total to 901 units when combined with the homes delivered at Royal Docks West – and representing Mount Anvil’s largest ever scheme. With architecture by SOM, the development will comprise a selection of studio, one, two and three-bedroom apartments, with 35% affordable housing (by habitable room). “Phase one brought substantial investment in the community and surrounding infrastructure, and we look forward to building on that investment with the construction of phases two and three. The Royal Docks is one of London’s last pockets of regeneration, and Mount Anvil is proud to be shaping the area for future generations, with the delivery of high quality, tenure-blind new homes and amenities, and helping to establish it as a sought-after place to live,” added Emma.

Plans Submitted For Liverpool Cruise Hotel

Wates Construction has submitted a planning application for a new Cruise Terminal Hotel in Liverpool, which forms part of Peel Land and Property’s Liverpool Waters, the city’s major waterfront regeneration scheme. Following the consultation held in September 2018, which gave residents and businesses the chance to view plans and provide comment on the proposed new four-star hotel, the submission for planning application was sent. The new development is subject to planning and it will include a 200-bedroom accommodation complex, including a lobby bar, cafe, restaurant, business suite and back of house facilities as well as visitor and coach parking, and a taxi pick-up and drop-off point. The purpose of the new hotel is to support and supplement the city’s new cruise liner terminal at Liverpool Waters’ Princes Dock, which once built will accommodate the world’s largest cruise ships and create new jobs and generate wider economic benefit to the city region. The new cruise liner terminal, equivalent to the size of two football pitches, would be serviced by an off-site multi-storey car park and will enable the world’s largest cruise ships (up to 3,600 passengers) to embark and disembark at Liverpool. As part of the construction of the hotel, Wates has made a commitment to provide extensive training and employment opportunities for local residents as well as boosting the city’s economy through the appointment of local supply chain partners.

RISE IN MOBILE PLANT COULD POSE COMPLIANCE RISK, WARNS BUREAU VERITAS

Following significant growth in the use of Mobile Plant equipment in the UK, Bureau Veritas is warning firms to be vigilant when it comes to achieving compliance. It comes as the UK Mobile Elevated Working Platform (MEWP) rental market increased by 4% year-on-year, with demand outstripping the rest of Europe by two to one[1]. Under the Provision and Use of Work Equipment Regulations (PUWER) 1998*, users of work equipment have a responsibility to ensure that the plant or asset is safe to use. Regulations state that regular inspections must be carried out by a competent person and documented. In some cases there are additional regulations to consider, such as the Lifting Operations and Lifting Equipment Regulations (LOLER) 1998*, which covers all work equipment for lifting and lowering loads. According to Bureau Veritas, the rise of MEWP use and potential confusion around responsibility for the equipment could pose a compliance risk. Shaezar Karim, Director for the Statutory Inspection division for Bureau Veritas UK, explains: “The growth in MEWPs has led to inevitable compliance challenges, stemming from contractors hiring assets and being able to transport them around the UK. “Meeting statutory obligations for mobile plant and equipment can be a logistical nightmare – and that’s if users are even aware of their obligations. Many mistakenly believe it is the sole duty of the hire company to undertake PUWER and LOLER inspections but it is the user who must ensure that thorough examinations and inspections are carried out in line with the regulations. “Organisations that face difficulties in overcoming the logistical challenges of mobile equipment inspections and therefore meeting their obligations, are at risk of costly fines, so it’s critical they ensure that the location of an asset does not affect their compliance.” Bureau Veritas has a dedicated Mobile Plant Unit to deliver on-hire inspections; helping clients meet the logistical challenges of meeting statutory obligations for Mobile Elevated Working Platform (MEWP), lifting and crane equipment when hired out to contractors. The unit enables Bureau Veritas industry-recognised specialists to meet the demands of clients across a wide range of sectors, including construction, insurance, aerospace, automotive and facilities management. How to Avoid Frauds When Buying Real Estate

In most cases, purchasing real estate properties represents one of the most expensive transactions done by a person and, when involved in this, it is necessary to verify all the aspects of the respective property as some sellers can engage in various frauds, from minor matters (such as not disclosing different flaws of the property) to selling properties that do not exist or which they do not own. Thus, as a buyer, it is compulsory to verify the property’s title report, which provides a clear image of the respective real estate. At the same time, the buyer should also examine the property as some sellers will typically not disclose small problems the property has; in this sense, it is recommended to do the due diligence procedures. Real estate frauds are not done only by the sellers, the real estate brokers can also engage in various forms of frauds in order to gain money out of the respective transaction. Thus, one of the most common ways through which real estate agents scam the clients is by adding non-existing fees to the respective transactions, especially when the buyer is not fully aware on all the types of taxes and fees applicable to the sale procedure. When engaging in purchasing a real estate property, in order to avoid any fraud, it is recommended to receive legal assistance from persons with experience in this field and who can assess the legal situation of the purchase process as, for example, in certain cases, the real estate agent can mislead the possible buyer by not disclosing relevant matters related to the property’s documents. Thus, one of the most efficient ways to avoid real estate frauds is by observing the legal procedures available in a given jurisdiction, the taxes and fees applicable by the law, the rights and obligations of all the parties included in the transaction. With the rise of the internet, real estate properties available for sale can now be advertised online and numerous persons have become the victims of various scams; regardless of how a person finds an attractive real estate offer, it is absolutely necessary to meet the owner and see the property, prior to signing any documents. Sellers can also request a higher price than the market valuation price and this can be done by providing fake documents stating that the property’s assets value more than they actually do, this being a common real estate scam.
