KFH appointed by £1 billion EQT Real Estate and Sigma Capital Group joint venture to let and manage London residential portfolio

Leading London property services group Kinleigh Folkard & Hayward (KFH) has been appointed by an EQT Real Estate and Sigma Capital Group joint venture to let and manage assets across the joint venture’s expanding Greater London portfolio. KFH will be working closely with Sigma, the joint venture company’s asset manager. Sigma, the UK PRS, residential development and urban regeneration specialist, announced the joint venture with EQT Real Estate, the real estate platform of global investment organisation EQT, at the end of September 2020. The joint venture company was formed to deliver an initial portfolio of around 3,000 new homes for rent in London over the next five years with a value in excess of £1bn. The portfolio will deliver high quality, build-to-rent apartment blocks in more affordable parts of Greater London, predominantly in TfL Zones 3-6. KFH, which currently oversees a £12bn portfolio of 30,000 residential units across London, will be managing assets within the joint venture company’s portfolio under its Simple Life London brand, an extension of Sigma’s existing Simple Life build-to-rent management operation, comprising over 3,000 homes in the UK regions. Commenting on the appointment, Paul Masters, Group Operations Director at KFH, said: “We are delighted to have been appointed to lease up and manage assets within this portfolio under the Simple Life London brand, working with EQT Real Estate and Sigma’s exciting joint venture company to establish their presence in the Capital. Timber frame construction specialist SO Modular has announced its attainment of BOPAS certification – an accreditation recognised by principal mortgage lenders as providing the necessary assurance to address the perceived risks associated with innovative construction methods. The Buildoffsite Property Assurance Scheme (BOPAS) has been designed to address the issues associated with bringing innovative or non-traditional building methods and materials to the market. Historically, mortgage lenders have been reluctant to lend against forms of construction with which they are unfamiliar. In many instances, valuers may have refused to value properties, as part of the mortgage application process, if the property incorporated unfamiliar building systems. To address this issue, BOPAS has been jointly developed by Buildoffsite, The Royal Institution of Chartered Surveyors (RICS), Lloyd’s Register and BLP Insurance, in consultation with the Council of Mortgage Lenders (CML) and the Building Societies Association (BSA). Accreditation by the scheme provides comprehensive assurance to mortgage lenders that innovatively constructed properties will be sufficiently durable as to be readily saleable for a minimum of 60 years – underpinned by warranty. BOPAS certification lasts for three years, at the end of which BOPAS assessors visit the manufacturer to complete a two-day audit before recertifying. During the three-year period, BOPAS make two ‘surveillance visits’ yearly, with one focusing on the design and manufacture, the other an on-site visit monitoring construction. SO Modular are a rapidly expanding timber frame manufacturer with headquarters based in South West Wales. The Construction Industry Coronavirus (CICV) Forum has issued a suite of new essential guidance to help the sector’s operatives continue to work safely on essential projects during lockdown. The campaigning collective has made three revised advice documents available to companies, associations and workers across the country, covering the latest health and safety information in a comprehensive range of potential scenarios. They include: Construction Operating Guidance Guidance on work in domestic premises Guidance on work in commercial premises In addition, the Forum has produced a unique homeworking guidance document and homeworking checklist to provide yet more essential advice for employers and staff. All the documents have been reviewed by the CICV Forum’s Health and Safety sub-group and underscore the message that if an activity cannot be undertaken safely, it should not be undertaken at all. Rebecca Crosland, Health and Safety Adviser at the Building Engineering Services Association and Chair of the Forum’s Health and Safety sub-group, said: “Since the inception of the Forum in March last year, it has been a primary concern to develop and maintain a strong information flow. “It is most encouraging to note that so many people are playing their part and working with the message that we are #InThisTogether. This latest guidance is intended to cover as many situations as possible as essential activity in the sector is allowed to continue.” The initiative is the latest from the Forum in a series of practical measures that contractors and workers can follow to protect themselves and their colleagues, customers, friends and family. An event to mark the start of construction to upgrade teaching and communal facilities at King Edward VI Handsworth School for Girls in Birmingham took place on the 3rd February 2021. The £2.6 million project will provide enhanced gym equipment and changing rooms, an entirely new kitchen and dining area, new teaching spaces and the refurbishment of two classrooms. The changes support the expansion of pupil numbers at the school, making this area of the school fit for purpose and improving the teaching and learning experience. Seddon plans to split the construction into three different phases to complete various elements of the development. Phase one will see the partial demolition of the existing gymnasium block and the construction of new facilities including a state-of-the-art weight and exercise room. New glazed curtain walling will also be installed in the existing gym across both storeys. The first phase will also include the creation of a brand-new 415 sq. ft. dining room and kitchen with new mechanical and electrical works installed. Phase two will see the remodelling of the old kitchen and dining area into Design Technology teaching facilities, as well as work to enhance and repair the existing floors and the roof. “Education is something that should be prized by everyone and each person deserves to have the best education that can be provided. We hope that the improvements we make are used to help propel pupils to their full potential for many years to come as we add to this school’s rich history,” said John Shannon, divisional director at Seddon. During phase three, two old technology classrooms will be completely refurbished to provide the best resources possible for the teachers and pupils. The socially distanced sod-cutting event was attended by Richard Gray, projects manager at Seddon; Chris Stanton, site manager at Seddon and the schools headmistress, Amy Whittall. For the duration of the development, Seddon is working with local subcontractors, in a boost for the local economy. Work is expected to finish by November 2021. “Following our successful Selective Schools Expansion Fund bid, we are delighted to be working with Seddon to achieve the planned developments at the school site. The project will improve the facilities for all students on site; with the additional facilities, we are able to increase the number of children joining the school in Year 7 with a specific focus on increasing the number of children eligible for Pupil Premium funding who attend the school. This is a key goal for the school along with the King Edward VI Academy Trust in Birmingham and the new facilities are an integral part in helping us to achieve this.”

Among the seven ideas New Territory have unveiled are ways to make city-centre buildings as porous, agile and flexible as possible, and how to better connect buildings to each other, to the street, and to the networks of people around them. “Huge challenges and opportunities are facing central district real-estate providers and town planners as traditionally business-heavy zones have been hollowed out. Bold and innovative thinking is needed about what physical office buildings are now best used for, and how they need to evolve to become more adaptable, flexible and agile to meet the changing needs of all stakeholders, from citizens and business-owners, to city governments and the real estate sector,” said Luke Miles, founder of New Territory. New Territory’s 7 future city centres concepts are: Conduits of mobility – Questioning the idea of the skyscraper as a ‘capped’, stand-alone monolith, this idea suggests how buildings could function as vertical conduits from one level of mobility to another: from street-level to sky; from building to building; from underground transport to street to air travel; for both people and goods. This would better integrate the building into local services and infrastructure, as well as increase footfall. More flexible spaces within buildings via the adoption of agile programming of floor plates could see increased potential for entrepreneurs and start-ups to access city centre environments – and diversify the revenue stream for real estate landlords. Blended streetscapes – A building can be much more than a private facility located on the side of the street. Structures could be made to work harder to create and serve surrounding street-life. By opening the building to activities on the street, and by taking responsibility for how the streetscape is used for new services and experiences, these once closed locations could become open hubs for the community. Porous facades – Providing greater transparency into what happens on the inside – through new architectural interventions or digital displays – structures can better connect to the surrounding community. Making a building more accessible to the outside world and allowing people to explore its purpose in real time, its personality and what it offers, can boost potential footfall, extend the streetscape upwards and attract new commercial opportunities. Day & night mode – The majority of city-centre office buildings have daily rhythms that revolve around the 5-day week, 9-5pm. Greater flexibility in layouts, modular spatial design and new applications of technology could create fresh opportunities for engagement with a building on a 24/7 basis. This would optimise a building’s night-time function and personality to increase potential revenue streams and diversify the building’s functionality. Horizontal networks – No two buildings are the same, but nor are they islands. We must consider the power of creating closer relationships between buildings. If neighbouring structures were better connected – both physically and experientially – a horizontal network could emerge that gives people and services more seamless and fluid ways of navigating the city, and opening up new opportunities for how brands and businesses might occupy these new, liminal urban spaces. Positive contributors – While many buildings incorporate solar panels and other technology to make them more self-sufficient, much more can be done to make every building a positive contributor to the local infrastructure and community it is a part of. Whether it is the generation and recycling of energy or the creation of cleaner air, buildings can do more to give back to the cities that host them and provide greater environmental benefits for all who move within and around them.
