LEFTFIELD PROPERTIES LAUNCHES 120,000 SQ FT WEST YORKSHIRE INDUSTRIAL SCHEME

Leftfield Properties has launched Leftfield Park, a two-unit industrial scheme totalling 120,000 sq ft off J32 of the M62 in West Yorkshire and has appointed the industrial agency teams at CBRE and Carter Towler to market the available units. Leftfield acquired the two newly developed units from Gregory Properties at the end of 2020, after having purchased an existing 21,400 sq ft unit at the same location in June last year which has now let to GEOAmey. Fronting the A639, just 1 mile from Junction 32 of the M62, Leftfield Park comprises two new Grade A industrial distribution units of 35,000 sq ft and 85,000 sq ft which have been built to the highest specification. The units are available for immediate occupation. Occupiers in the surrounding area include Travis Perkins, GEOAmey, Wickes and Halfords, with the Racecourse Retail Park in close proximity. Mike Baugh, Senior Director of Industrial Agency at CBRE, commented: “There continues to be a significant amount of demand for units of this size along the M62 corridor, and Leftfield Park is hitting the market at the right time to satisfy occupier demand, at a time where there is limited supply of good quality space. CBRE’s latest research shows that take-up of UK logistics space in 2020 exceeded that of any other year, totalling 42.97 million square foot. The active Yorkshire market has shown a promising start to 2021, with over 3.5 million square foot currently under offer and we anticipate the continued demand for well-located and specified units to result in significant interest at Leftfield Park which is designed to suit a variety of industrial and logistics occupiers.” Nico Fourie, CEO of Leftfield Advisors, added: “Leftfield continues to add strategic distribution assets, in key locations across the UK, to its portfolio. These include distribution centres, urban logistics warehouses and out-of-town last mile retail centres. Leftfield properties serve occupiers with a consumer focused, online-to-offline (O2O) delivery strategy. Leftfield Park is a valuable addition, both in terms of location and specification, for the underserved M62 corridor.”

Tradespeople should watch this space to get involved in what we think will be a really fun and engaging partnership.” The Machine himself is delighted to be working with Jewson and believes they represent a huge amount of the darting audience. He said, “Often when I am talking to fans of the sport, I find out that they are in building or construction in some form, and when I have been having work done at my house, I have ended up playing darts with the guys that came round!

7 Things You Need to Know Before Your First Mining Job

Mining can be a difficult yet rewarding profession. You need to consider relocation, long working hours, skill set, and understand the different types of mining There are many job opportunities in the mining industry. Mining is digging out valuable materials from underground where it is usually located. The common items that we get from mining are metals, coals, limestone, chalk, potash, gravel, and clay, etc. There are almost always openings for jobs as miners and the opportunities are promising too. For these lucrative opportunities, many people are now eager to get degrees in mining and take up mining as their profession. Before you want to start your career as a miner, you need to know a few things. But first, let us look at the different types of mining and how they work. Different Types Of Mining There are Four Main Types of Mining and all fall under these four categories. 1. Underground Mining As the name suggests, underground mining is to excavate expensive and valuable materials from under the surface of the earth. It is the process of digging deeper into the ground and extracting large amounts of ores and mines where they are deposited. The valuable part of these ores is then dug up while the waste and lesser valuable rocks and materials are left below. 2. Surface Mining This is the opposite of underground mining. Instead of digging deeper into the earth’s layer, surface mining gathers valuable materials that are present right at the surface of the earth. To get the materials, trees and bedrocks are removed so that the valuables present in shallow depths can be found. 3. Placer Mining Placer mining is usually done on riverbeds, sands, or areas that have high sediment. Whenever there are precious materials found in riverbeds or areas with high sediments or sands they are rinsed with water or wind and then collected, this method of extraction is known as Placer Mining. 4. In-situ Mining This is also referred to as Solution mining. Unlike other methods, this does not work by digging or bringing up materials from the surface, riverbed or underground. Instead, in this method, chemicals are poured into the ores to make a dissolved solution of the ores. Then the dissolved solution, known as “Pregnant Solution” is pumped up into the surface. The solution is processed, and the raw material is recovered. Things To Know Before Starting A Mining Job 1. You Might Need To Relocate Mining is a very location-specific job. It can only be done where mines and ores are found. So if you are living in an area that does not have any mines and ores nearby, then it will be hard to get a mining job. If you however wish to get a job in the mining sector, then move to a place near mines and ores. So relocation can be an issue that you need to consider. 2. Mining Has Long Working Hours Unlike other jobs, mining does not follow the daily 6-7 hour working schedule. Sometimes you will find yourself working very late at night or start your day very early in the morning. Since the mining industries are always open, it requires miners to be active at all times and for a long period as well.  Not only working long shifts, but miners are also expected to work for long consecutive days, even 10-14 days without any off or vacation days. 3. The Skill Sets Required Mining is a job that is only suitable for highly skilled people. So only a qualified person can get a miner job. Since mining is a complex process and technology is also advancing, miners also need to have higher levels of skills and qualifications. So, recruiters look to hire people who have graduated from a mining school or have a degree in mining. 4. The Health Risks Are Higher Than Other Jobs Mining requires you to work in difficult situations. Sometimes, circumstances might get risky, and you will have certain health hazards. For example, during underground mining, you might come across toxic gasses and increased heat, while the tools you work with are also dangerous. So you need to be aware of these health hazards. But luckily, advanced technology and protective gear have reduced such risks by a great margin. 5. Salary Of The Job You need to consider the salary of the job as a miner. We have so far seen the negative sides of mining as a profession like long work shifts and health hazards, but the salaries make up for it. Even as a starting job, the salary of a miner can be as much as $35,000, increasing up to $85,000 after two or three years of experience. 6. A Great Workplace For Women As Well In the past, women were considered to bring bad luck if they were seen working in mining. So the whole mining industry was dominated by men. But as things have changed, women are also getting involved in mining. There are many great opportunities for women in this field. So, being a woman, should not hold you back from mining. 7. The Recent Setbacks In Mining Although there is always an opportunity in mining, things have seen some setbacks in recent years. This is because most recruiters are now looking for temporary miners who work only on one project. So long-term miners are having difficulty. But that does not mean there are fewer opportunities. The only downside is that the working contract is mostly based on individual projects and not long-term contracts. Final Thoughts Many people might think that mining as a profession is very difficult, and few people are suitable for it. Though some part of it is true, since miners need to have higher stamina than others, mining is still a great opportunity for job seekers. Hopefully, this article has helped if you are eager to start your first mining job.

One Property Remains at Luxury Development in Beeston

Construction works are progressing well and only one property remains for sale at a new residential development located in the Bramcote Village conservation area near Beeston. The scheme, known as Cow Lane, by North Sands Developments, is situated in a quiet, leafy cul de sac accessed via a private driveway, and comprises one four-bedroom and three five-bedroom detached executive-style homes ranging from £775,000 to £1 million. Due for completion from July, buyers are able to reserve now and input finishes, ready to move in once completed, and the homes have garnered significant interest already with three of the four available homes – The Pine, The Chestnut and The Beech currently under offer. One five-bed property called The Oak remains for sale – which has just been launched to market, and interested buyers are encouraged to get in touch with selling agent FHP Living as soon as possible, for further information regarding this property and to register interest. Each home offers large open-plan living, kitchen and dining areas, bespoke design elements and superior quality fixtures and fittings including Porcelanosa tiling, Duravit sanitary ware, AEG appliances, underfloor heating and fibre optic broadband. Every property boasts a sizeable family kitchen complete with high-end appliances including a wine fridge, an American-style fridge freezer and a Quooker boiling water tap, alongside large bi-folding doors leading out onto a landscaped patio and garden with mature, established trees. Properties also feature a garage, utility room, large bathroom, en-suites and a master bedroom with a walk-in wardrobe. Interested parties have the chance to work with the North Sands Developments interior design team to choose décor and finishes themselves – which include flooring and lighting options. Situated in the heart of Bramcote’s conservation area, Cow Lane lies close to the greenery of Beeston Fields and Bramcote Hills Park, which is just a short distance away. It offers convenient links to the A52 and the M1, as well as proximity to major employers in the area such as Queen’s Medical Centre, Boots HQ and the University of Nottingham. James Hartley, director at North Sands Developments, said: “The distinctive homes at Cow Lane are truly a cut above and we have taken incredible care and consideration to ensure these properties offer luxury, modern living and exquisite attention to detail and quality. “With ample space, landscaped gardens and bespoke kitchen, bathroom and living area designs, we have provided idyllic properties in a tranquil and secluded cul de sac location. “This small, intimate development sits well within its environment, surrounded by mature trees and plenty of greenery as you approach it along the private driveway. The site benefits from proximity to Beeston and Bramcote, local amenities and parks, and Nottingham city centre is just a short trip away via car or public transport. “Construction is progressing well and we have been delighted with the level of interest shown so far, as three of the properties are currently under offer after a very short period on the market. “Prospective buyers interested in the remaining property will be given the opportunity to choose the design elements and finishes of the home following reservation. The earlier they purchase the home, the more elements of the build they can have input into. It’s really exciting to see this development near its completion, and we look forward to welcoming residents into their new homes by the summer.”

Facts to Know About the Stamp Duty Holiday Extension

Facts to Know About the Stamp Duty Holiday Extension

Prospective homebuyers can look to a helpful breakdown of insights from property experts on what the stamp duty holiday extension could mean for them. In Chancellor Rishi Sunak’s latest update in the March budget, the current stamp duty holiday was extended from March 31 until the end of June for homes under £500,000 and until the end of September for homes under the value of £250,000, allowing homebuyers the opportunity to save costs when purchasing a property. Property experts at FHP Living have compiled a list of the main insights for all prospective homebuyers to ensure they are clued up with the facts. “The extension of the stamp duty holiday from its original date of the end of this month until the end of June and September, will allow homebuyers a much larger window in which to progress with their moves and make important decisions. It will mean much more opportunity is available to those looking to get on the property ladder, buy another house or extend their portfolio,” said Steve Parker, director at FHP Living. “In what has been one of the most unprecedented years for many sectors, the stamp duty holiday initiative has been a major factor in allowing the property market to remain buoyant, and many of the developments that we are marketing, where we are based in Nottingham, have provided buyers with fantastic opportunities to save, across a spectrum of price ranges. “As a leading estate agent in Nottingham, we are pleased to see high quality homes continually being built in the area, improving the city’s residential offering for current citizens and the influx of people moving to the area. “It’s very positive news to hear that the stamp duty holiday has been extended, opening up many opportunities for buyers looking at a range of homes we are currently offering – including riverside developments such as Pelham Waterside, The Yacht Club, Trent Bridge Quays and The Waterside Apartments, and other developments within Nottinghamshire including Barton Quarter in Beeston and Hunters Wood in Gedling village.” Here’s what you need to know about the proposed stamp duty holiday extension: Opportunity to save Homebuyers can save as much as £15,000 in tax and homes under the value of £500,000 remain exempt from stamp duty. You will pay nothing on the first £500,000 of your property, but anything over this amount you will need to pay 5% stamp duty tax on for the next £425,000, up to £925,000. Rates are then 10% from £925,001 to £1.5million, and 12% for £1.5million and above, and this applies in England and Northern Ireland. Time to complete If the stamp duty holiday extension deadline had remained at 31 March, you would have needed to complete a sale by this date to benefit from the stamp duty holiday. With the extension until the end of June for homes under the value of £500,000 and the end of September for homes under the value of £250,000 – this will allow plenty of extra time for properties to progress and complete. Easing of restrictions With the government’s COVID-19 exit roadmap announcing the easing of restrictions from March 8, those who have been hesitant to attend viewings that aren’t virtual may find it useful to book in and see properties in person – allowing decisions to be made and things to move along faster, with an extension until the end of June and September. 95% mortgages As well as the stamp duty holiday extension, the government has confirmed a 95% mortgage guarantee scheme in the March budget, which will see 5% deposit mortgages reintroduced, allowing first time buyers a better chance at getting on the property ladder much sooner. This, along with the stamp duty holiday extension, means that the next few months will be an ideal time for prospective homebuyers to press on with their search and registrations of interest in new properties.

Five Fixtures and Fittings You Shouldn’t Live Without

Five Fixtures and Fittings You Shouldn’t Live Without

Homeowners looking to upgrade their abodes this year can look to suggestions from property experts for must-have fixtures and fittings to add convenience and luxury to homes. From smart and handy devices to reliable and quality appliances, the experts at North Sands Developments have compiled their list of recommendations for ways to improve and upgrade your home for the future. As many of us are staying indoors – working from home, looking after our loved ones and home-schooling our children, it’s no surprise that there has been an increase in the number of people wishing to make improvements to their home, to ensure it’s a comfortable and relaxing place to live. Upgrading fixtures and fittings will not only optimise living but also add value to your property if you are looking to sell in the future. “Last year saw all of us adjust to spending more time at home than ever before. Consequently, our daily routines and working patterns are changing and we find ourselves seeking ways to make these new habits more comfortable, enjoyable and beneficial to our lifestyle,” said James Hartley, director at North Sands Developments. “The team at North Sands Developments have more than a decade of experience in creating homes for families and young professionals and all properties are designed to suit all lifestyles, providing space, plenty of natural light and quality fittings throughout to optimise happy and healthy living. With that in mind, we have compiled this list of fixtures and fittings you shouldn’t live without to improve your home.” Here is the list of five fixtures and fittings you shouldn’t live without: 1. Smart technology Smart technology for the home has seen a huge increase in demand over recent years, as the scope of devices available continues to expand with more innovative and creative options. From smart doorbells to wireless speakers, virtual assistant artificial intelligence (AI), and light and heating controls, there are plenty of devices available on the market to kit out your home with the latest and best tech on offer. For added peace of mind, installing home security cameras are a good option to keep your property safe. Having an outside view of callers at the front door will allow you to see who it is without opening the door – particularly useful during lockdown, and many devices also let you speak to the person via an intercom system, so you can turn them away if necessary. Smart heating and lighting are also a great upgrade for your home, allowing you to control the lights and temperature from your smartphone via an app. Whether you’re out of the house and want to come back to a warm and cosy home, or feel like having a lie in and don’t want to get out of bed, having the power to switch the heating on from your phone can really increase your comfort. 2. Reliable internet connection Working from home has forced many of us to make some major adjustments to our routines, and has exposed the fact that our internet connection may not be up to the task! A reliable internet connection is vital for home working, and for enjoying your favourite streaming service with the rest of the family, so it is worth investing in fibre broadband if possible. It is easy to check online whether fibre broadband is available in your area, and the process of having it installed and hardwired throughout the home is straightforward – it is worth looking into so that you can always stay connected. 3. Underfloor heating As winter is now well and truly here, investing in underfloor heating is one home improvement that can have a huge impact on your living space. Often more efficient and effective than a traditional boiler, it can provide you with savings in the long-term and is a cosy and luxurious treat for your feet. 4. Quality kitchen appliances More time spent indoors and the closure of our local restaurants and cafes means we are utilising our kitchen space more frequently. It is therefore worthwhile fitting out your kitchen with quality appliances that are going to last and prove reliable with prolonged usage – this includes plenty of cupboard storage space to ensure you always have supplies at hand. For a taste of something different, consider installing an instant hot water tap so that you always have boiling water on hand for those much-needed teas and coffees. Alternatively, why not choose a coffee machine that will keep you going throughout the day with your favourite blends? Having a large American-style fridge freezer will also ensure you can stay stocked up with your preferred ingredients, and many designs come with built-in ice and filtered water machines – perfect for cocktail hour and the warmer summer months. 5. Windows and doors for natural light Improving your property with quality double glazing is a great investment that instantly transforms your home and provides long-term performance and cost savings. Choosing to install new windows and doors throughout your home will help to regulate the temperature in your home, keeping the heat in during winter and remaining cool during the summer, so you can save on energy bills and enjoy ambient temperatures all year round. There will be a dramatic difference in the level of outside noise from nearby roads and traffic too, making your house a peaceful and quiet haven. It will also go a long way in increasing the amount of natural light that your home lets in – a key factor in our mental wellbeing, helping us to stay productive and positive as we stay at home. To maximise the daylight in your house, consider installing patio or bi-fold doors that look out onto your outside space, or a skylight window in the ceiling – an increasingly popular option that allows light to flood in from above.

6 Reasons Workplace Safety Is Vital In A Construction Site

Safety and health are two of the most important considerations that every employer should take into account. A safety culture is even more critical in the construction industry where hazardous conditions and risky situations are part of an employee’s everyday working environment.  But, other than that, why exactly is workplace safety crucial on a construction site? 1. It’s the Law Why do you need to implement a safety protocol? National labor laws say you should. Even if accidents don’t happen, an unsafe construction workplace is still a risk. OSHA and other regulatory agencies expect strict and specific standards of safety—both on state and federal levels.  If you don’t adhere to these requirements and regulations, it could lead to penalties and fines that can cause operation problems, or worse shutting your business down.   So, to prevent such a headache, make sure to check your specific state laws regarding workplace safety and consider using a safety software to easily monitor worker safety and comply with these labor laws. 2. Protects the Public More often than not, construction sites are located in busy areas where numerous people may come and go.  An inadequate safety protocol in a construction site can pose risks the public such as falling objects or debris. Without safety practices in place, curious bystanders, more particularly kids, might slip inside the site and cause an accident.  So, by implementing safety and health protocols on your construction sites, you can prevent putting people who are not even connected to the project at risk. 3. Construction Accidents Really Happen Statistics revealed that out of every 5,000 private-industry worker fatalities, 20% are in the construction sector. This means that 1 out of every 5 worker deaths is construction-related. In 2018 alone, construction workers accounted for 47% or 1008 of all fatal work injuries.  Not only that, but the construction sector also produces the most non-fatal injuries, costing companies millions of dollars annually. 1 in every 10 construction workers is injured yearly. A study also revealed that the construction industry’s non-fatal injury rates are up to 71 percent higher than other industries.  Because serious injuries or even fatality is a risk when a construction worker works on the road, climbs a ladder, or operates heavy equipment, safety is crucial. Employers and all workers on a construction site must implement and follow strict safety protocols to prevent cases of accidents and deaths. 4. Reduces Unnecessary Costs and Time When an accident happens, you also lose money and time. An injury to your worker or even a death can cause the project to stop. Depending on the severity of the accident, you might also need to conduct an investigation. And work can’t continue while the investigation is underway. Injured workers also mean fewer workers to continue the work, significantly decreasing efficiency and productivity for the day. In addition, accidents can also increase the overall cost of your construction project. Compensation claims for injuries and deaths can drive up your operating costs. Now, if the person injured is actually not part of the construction team, let’s say an individual who happens to pass by, a lawsuit may occur.  In addition, accidents may also cause damages to your supplies or equipment. You’ll need these repaired or replaced, further increasing your cost.  If you keep your construction site safe and secure, you can limit these risks, allowing you to finish your project on time while sticking to the budget. 5. Good for Your Brand’s Image Business image is everything. How clients view your premises and construction sites can determine your chance of winning your next job contract.  Safety protocols in a construction site are easily visible to discerning eyes. How your worksite, factory, or office looks reflects how you care about your people and your competence in what you do.  No client wants to associate with a risky business that only cares about the next big contract or promises quickly-accomplished projects without prioritizing workers and public safety. 6. Employer’s Moral Obligation Above all things, enforcing safety protocols in place is every employer’s moral obligation. Those working at your construction site or facility have families, loved ones, and lives outside of being your employee.
