MAJOR LIVERPOOL REGENERATION SCHEME STARTS ON SITE

AN EXCITING Liverpool regeneration development has taken a major step forward as the key delivery partner Lovell Partnerships puts the first spade in the ground.   Located in Denford Road, Liverpool, 105 homes will be developed by Liverpool City Council in partnership with housing association Riverside and funded by Homes England. The development has been careful designed by Lovell – a leading provider of regeneration housing – over the past two years and included consulting with local residents and taking the project through planning. The project is Liverpool City Council’s first major housing scheme in 30 years and forms part of a wider council plan to build and retrofit thousands of new homes by 2030. Lee Sale, regional managing director at Lovell Partnerships, said: “This is our first scheme with Liverpool City Council, and we worked very closely with the team to get the development design and project requirements spot on, so we’re delighted to start on site. “Our regeneration expertise and local knowledge has enabled us to successfully guide the council through the design process, proposing various house types, and providing guidance using the expertise and experience we’ve gained having worked in Merseyside for the last 20 years. A key part of this included hosting a site visit at our Joseph Williams Place development to assist key stakeholders with the decision-making process and chose suitable house types. “We have been focusing on increasing our footprint within the region through collaborative partnerships and are delighted to be delivering much needed quality homes for the local area. We’re very much looking forward to working closely with the community as part of our social value programme as well as employing and training young people through our apprenticeship scheme to deliver lasting outcomes.” The development offers two, three- and four-bedrooms homes and bungalows with either one or two bedrooms. The homes selected for the development all benefit from larger house types, chosen for their popularity at Lovell’s nearby Merseyside development. The project will also see 74 council homes built comprising 20 homes for social rent and a further 54 homes constructed for affordable rent. Nick Jones, Riverside’s director of development, added: “As a major housing provider in the area we are pleased to be part of this partnership to deliver 31 new homes for affordable rent. This development will provide a mixture of homes that will help meet the city’s current housing needs.” The scheme will be a huge boost for the Liverpool housebuilding economy which, despite these difficult economic times is progressing well. Across the city’s neighbourhoods there are around 40 live housing schemes, providing new homes for roughly 2,000 families and sustaining in the order of 3,000 construction jobs. MedwayOne: planning application submitted for new employment development at the former Kingsnorth power station site

Uniper has submitted an outline planning application to enable the redevelopment of the former Kingsnorth power station site. Plans comprise 152 acres of readily developable brownfield land for a mix of commercial, industrial and manufacturing spaces. Once fully occupied, MedwayOne has the potential to create more than 2,000 permanent jobs, and would generate around £48million in economic output per year for the region. Plans have been submitted by Uniper to enable the redevelopment of the former Kingsnorth power station site, on the Hoo Peninsula, Medway, Kent. Known as MedwayOne, the proposals would enable the regeneration of the 279 acre site, which comprises of 152 acres of readily developable brownfield land for the creation of a modern employment space that would deliver new job opportunities and attract long-term investment into the region.   Once fully occupied, MedwayOne would have the potential to create more than 2,000 permanent, full-time equivalent jobs, with around 700 temporary construction jobs over the lifetime of the build. The scheme could also generate at least £48million in economic output and activity per year for the region. Our vision proposes a mixture of commercial, manufacturing and industrial spaces, along with the potential for storage, distribution and data centre uses; all of which are intended to attract leading national and international companies to the site. Options to create an Energy Hub also form part of the proposals, that could potentially provide power, steam and heat for neighbouring businesses, as well as a district heating scheme for the proposed housing development – Hoo Rural Town. This application follows extensive pre-application dialogue with officers at Medway Council, and a comprehensive programme of community engagement, which included inviting over 4,800 local residences, stakeholders and business to attend online public exhibitions earlier this year.  The outline application will establish the general principles for future development of the site and, if planning permission is granted, separate detailed applications for the development of individual parcels of land will be submitted by businesses that locate to the site in the future before construction can begin. RWO, which opened for business in 2019 in Leeds providing a range of civil and structural engineering services, has secured an additional 1,000 sq. ft. of space at its city centre Park Place site, more than doubling current office capacity. The move follows 18 months of growth for the firm, which continues to recruit for experienced engineers and other support roles, despite the uncertainties caused by the pandemic. Work to support Opus North and Rougemont’s development of a new 43-acre logistics park on the site of the former RAF Dalton in Thirsk – a move that will create 650,000 sq. ft. of employment space – is among projects driving growth for the 22-strong firm, which is targeting revenues in excess of £2m in the next 12 months. Other new contracts include engineering development work for Berkley DeVere developments in Harrogate, a 200-plot residential scheme in Harrogate for Countryside Properties and various commercial projects for the Lindum Group and Hargreaves Land. Growth for RWO, which is investing in additional space and resources to support both workforce needs and client service requirements, has come on the back of widespread regional and national demand for its services. Andrew Fairburn, director of the Leeds office, said the management team will be eyeing further expansion in the next 12 months on the back of a healthy order book and investment in more skilled staff.
