Graftongate to build new £30m helicopter logistics hub in Yeovil

Leading real estate developer, Graftongate, has committed to delivering a new £30 million advanced helicopter logistics hub on behalf of Italian aerospace giant, Leonardo. The 210,000 sq ft project in Yeovil, Somerset, will see the consolidation of eight existing warehouses into one all-encompassing logistics hub. The single-site logistics facility will help support Leonardo Helicopters’ global fleet through the warehousing of components and tooling in a state-of-the-art development, which has sustainability at its core.   Its features include rainwater harvesting tanks for brown water services, full LED lighting throughout the facility and a heat recovery system in the main warehouse, which will be complemented by a modern office temperature control system. In addition, there will be a bank of electrical vehicle charging points. Graftongate will deliver the new development on a 35-year lease in partnership with a CBRE Investment Advisory retained pension fund. Leonardo’s logistics partner, Kuehne+Nagel, will operate the new facility under a ten-year logistics contract. Construction of the development will commence in August and is scheduled for practical completion in Q4 2022.   Jamie Hockaday, Director at Graftongate, said: “We are very pleased to have collaborated with Leonardo Helicopters and Kuehne+Nagel to aid the delivery of the UK’s only onshore helicopter manufacturer.”

The CEO of a British technology training firm and tech think tank has warned of a looming crisis facing UK laboratories – in particular those at the forefront of Covid-19 testing – due to a massive shortage of qualified and skilled lab technicians.    Andy Lord, CEO of Manchester head-quartered Credersi, a tech talent training incubator and think tank producing the data scientists, lab technicians and software specialists of tomorrow, believes the skills shortage could severely impact Covid testing laboratories – many of which are already at capacity and struggling to keep up with demand – in a matter of months.    His comments come hot on the heels of the Prime Minister’s announcement last week, in which he set out plans to “cement the UK’s place as a science superpower”.    Andy Lord, CEO of Credersi, said. “At the moment, there are simply not enough trained and skilled lab technicians and quality assurance (QA) technicians across the UK. At the same time, if we continue to have further variant outbreaks, this will put even greater pressure and strain on the testing system. This will put the laboratories under severe pressure and ultimately into a crisis situation.    “This will result in test delays and a backlog in Covid tests being processed. Homeowners unconcerned about stamp duty deadline dip in house prices

The majority of homeowners in England remain unconcerned about a stamp duty holiday deadline dip in house prices, although a third would be deterred from selling should one materialise. That’s according to research from the homebuying platform, YesHomebuyers, who found that 83% were unphased about a potential cool in house prices now the initial stamp duty deadline is about to expire. When asked the same question with regard to the second and final deadline expiring in September, 82% remained unconcerned about a potential market cliff edge causing house prices to tumble, with just 4% stating they were very concerned. Yes Homebuyers then asked if a dip in property prices would deter homeowners from selling, with 32% stating it would, although again, 68% would still hit the market regardless. However, it may be the cyclical nature of the property market that is helping boost homeowner confidence in the face of a potential house price slump. 87% stated they had no plans to sell within the next two years, meaning any house price decline caused by the end of the stamp duty holiday is likely to have come and gone. Just 7% plan to sell within two years, although 6% do have plans to sell within the next year. Matthew Cooper, Founder & Managing Director of Yes Homebuyers, commented: “There’s a very real chance that a house price dip is on its way once the stamp duty holiday fully expires. Having spurred an unprecedented level of buyer demand for such a sustained period of time, it’s only natural that this artificially manufactured, house price boom bubble is going to burst once the stimulus is removed. It has caused such concerns that the government has tried to soften the blow, not only by extending the stamp duty holiday itself but by implementing a staggered deadline to minimise the immediate impact on the market. The good news is that many homeowners remain unconcerned, no doubt due to investing with a long term view rather than on a profit and loss basis. With many also having little intention of selling anytime soon, the chances are that any market decline may have been corrected by the time they do. However, those with plans to sell within the next six months may want to do so sooner, rather than later, in order to achieve current market values. That said, with sizable delays also plaguing the market, the best chance to complete before a house price dip is to consider alternative options to sell your house fast.” Survey of 1,080 homeowners in England carried out by Yes Homebuyers via consumer research platform Find Out Now (25th June 2021). Hanehouse Developments bring forward plans for residential scheme and new public realm in Digbeth

Birmingham-based residential property developer, Hanehouse Developments has brought forward plans for a new residential scheme and public realm in Bradford Street, Digbeth.  The proposed scheme has been developed in consultation with Birmingham City Council and will look to advance a new public realm, beginning the process of connecting Lombard Street through to Green Street and onto Digbeth High Street.  This new public walkway is part of the wider Rea Valley Urban Quarter SPD that was adopted in October 2020. A mix of one, two and three bedroom apartments will provide 130 high quality homes for a wide range of individual and family-led owner occupiers.  Ground floor commercial space will provide much needed active street frontage for Bradford Street, along with services and amenities for local residents.  Design methodology has focused on sustainability with substantial improvements being made over and above current building regulations.  The development is being led by Hanehouse Developments and a team including K4 Architects and planning consultants, PJ Planning. The £3.4 million medical facility, which is being constructed by Midlands contractor G F Tomlinson, is due for completion in September 2021 and will bring a first class healthcare facility to the community to relieve the pressure on local hospitals. The new single storey centre is being constructed on a site previously occupied by a residential care home, which has been vacant since 2008. The centre will replace the current provision on Hudson Drive, approximately 300 metres away from Greenwood House, with medical services still being provided by the Darwin Medical Practice from within the new facility. “This important project is progressing as planned and will see a new, modern and spacious healthcare facility delivered to the local community. Recent months have highlighted how vital accessible healthcare services are for communities, and with an ageing population, Burntwood’s current facilities were inadequate and unable to meet public demand,” said Chris Flint, director of G F Tomlinson. “We are pleased to be working alongside Staffordshire County Council once again to deliver another crucial public service building to the area, providing local residents with access to excellent healthcare. We look forward to seeing the project reach completion later this year.” Consisting of 12 consulting rooms, five treatment rooms, a healthcare and phlebotomy room, and a health education space with an adjoining pharmacy unit, the Greenwood House Medical Centre will provide much-needed upgraded and accessible healthcare facilities for the area. There will also be 61 onsite parking spaces created and surroundings will be landscaped, with the centre using the existing road entrance for the former care home. The site progress event for the Greenwood Medical Centre was held onsite on 22nd June and delegates from partners involved in the project attended, including Staffordshire County Council, Entrust, The Darwin Practice, CCG and G F Tomlinson the main contractors. G F Tomlinson was selected from the Staffordshire County Council Framework to provide the construction works for the site which began in November last year, this being their fifth project secured on the framework. The scheme has been funded by NHS England’s Estates and Technology Transformation Fund, which aims to improve healthcare services for patients across the country with modernised facilities and technology. Works onsite are taking shape, with the centre’s steel frame and new car park constructed first to enable staff parking and material storage, minimising disruption to local residents. Works to the drainage, render, masonry and curtain walling are all complete, with work underway on decoration and ceiling and floor finishes which will allow for the installation of radiant panels and lighting to commence. The electrical and mechanical installation is also nearing completion. “Part of the strategy for reducing demand on our hospitals from ageing communities is to provide more facilities and services in the community and we have always earmarked this council-owned site for use to benefit the people of Burntwood. This will be a first-class healthcare facility centre on the community’s doorstep and it will make a huge contribution to residents’ health and wellbeing, as well as supporting older people’s independence,” added Alan White, Leader of Staffordshire County Council. Staffordshire County Council is leading this project, with project management from ENTRUST, G F Tomlinson acting as main contractor, CPMG as architect and Jackson Purdue as structural engineer.
