Bellway Welcomes First New Residents in Ewell

The first residents at Bellway’s Buckthorn Grange development in Ewell have moved into their new homes. The housebuilder is transforming the site, formerly part of neighbouring Epsom and Ewell High School, into a new residential community. The development, off Scotts Farm Road, will eventually comprise 161 new homes, including 65 affordable homes. Two showhomes recently opened at the development. “The first completions at Buckthorn Grange mark a key moment in the scheme as the site begins to move from a construction project into a new community of residents. It’s always great to see the first residents settle into their homes at a new development and we are now looking forward to welcoming more buyers in the coming months. Building work is continuing to progress well at Buckthorn Grange and there are still homes available to purchase, along with a collection of apartments that are available with the Help to Buy scheme,” said Daniel Williamson, Sales Director for Bellway South London. Buckthorn Grange is a mix of two and three-bedroom houses and one and two-bedroom apartments. The showhomes are the three-bedroom semi-detached Mason and Drover house types – both of which have a garage, private rear garden and en-suite master bedroom. The Mason has a spacious open-plan kitchen, dining and family room, a utility room and a separate living room, while the Drover has an open-plan living/dining room and separate kitchen – both homes providing examples of different layouts available at Buckthorn Grange. “The construction work at Buckthorn Grange will be completed in 2023, but this development is more than just delivering much-needed new homes to Ewell. As part of the planning agreement, we are also supporting Epsom and Ewell High School through financial contributions, which will greatly benefit the future generations of the Epsom area,” Daniel added. There’s currently a range of one and two-bedroom apartments and two and three-bedroom houses for sale at Buckthorn Grange, with prices starting from £322,950.

Kent Housebuilder Reports High Demand for New Homes

The housing market has remained strong in the South East of England over the last 18 months, with demand from homebuyers at an all-time high, according to Kent housebuilder Jones Homes. And this is backed by Nationwide’s latest house price index, which revealed that UK house prices are now 13 per cent higher than before the pandemic. Jones Homes has experienced a surge in sales at its developments across Kent – including locations such as Lenham, Marden and Eastchurch – during this period of extraordinary growth. The temporary stamp duty holiday, which was brought in by UK chancellor Rishi Sunak last July, was a key benefit in boosting home sales – but the housebuilder says that changing home preferences – including the rise in homeworking – have also contributed to the boom in new sales and stimulated the housing market. “As house prices continue to rise – up 13 per cent over the last year and a half according to Nationwide – it’s clear that the housing market isn’t due to slow down anytime soon, despite the end of the stamp duty holiday,” said Sara Stanhope, Sales and Marketing Director for Jones Homes Southern. “When it comes to finding a new home, many buyers’ priorities shifted during the pandemic. In addition to an increased demand for home working spaces, one of the most common changes we’ve seen is that more customers seek green open space and countryside on their doorstep – which is what has attracted many buyers to our homes. “The fact there’s also been significant relocation out of London has also caused a boom in the local property market. A new study reveals that almost three quarters (74%) of UK consumers look at their home living differently now than they did 18 months ago, with technology and sustainability two of the areas that matter most to them. The research, commissioned by Samsung Electronics UK, explores the changing attitudes of Brits – from homeowners, renters and students – towards their homes and what they most want from their living spaces. The Samsung-led research surveyed 2,000 UK respondents on their opinions towards their properties, to understand how they’ve evolved during the pandemic, and their attitudes to the importance of key topics such as technology, sustainability, and wellbeing in their living spaces. Smart technology Very apparent from the research was an increasing desire for homes to be digitally connected – with smart technology becoming more and more prevalent to people’s needs. More than seven in every ten Brits (71%) consider having a digitally connected property important to them because it saves them both time and effort. This matches up to the two thirds of Brits (66%) who already have smart technology in their homes, for use primarily in entertainment systems (51%) and smart amenities such as energy meters, doorbells and security cameras. This number is likely to increase, with a whopping three quarters (75%) of people agreeing that smart home living technology is the future of property development. Sustainability Greener homes and environmental impact are now sitting near the very top of Brits’ property priorities – more than three quarters of those surveyed (77%) think that having a sustainable home should be a priority for everyone. Property developers and construction groups also need to be considerate of ‘green reputation’ too, with 73% of respondents now analysing a development’s sustainability credentials (company credentials, and the credentials of the property itself) to be important when considering where to live. Meanwhile, almost four in every five Brits (79%) now consider how green and environmentally friendly their property is – as well as impact on the local environment – as a priority. But technology can play a big role in helping residents be greener, with three quarters of the UK (75%) thinking smart tech is important when it comes to home sustainability through measuring usage, saving money and helping people change habits to live more sustainability. Home living priorities A clear finding from the survey indicates that the pandemic has impacted how the majority of people view our current living space – with a significant 74% of Brits suggesting that how they see their property now has changed as a result of the last 18 months. The big drivers behind this change for most people focused on three key areas: a desire for somewhere with outdoor space such as a garden, balcony or rooftop; the need for somewhere bigger; or wanting more natural light, a separate office space, or somewhere more flexible to their needs. At the same time, the last 18 months have had a big impact on long-term property visions for many. 64% of renters say their plans have changed as a result of the pandemic – they now are considering buying (23%), planning to buy a property sooner than planned (19%), and some are even considering renting for longer (22%). Meanwhile, 52% of homeowners suggested their longer-term property plans have also changed as a result – with wanting to sell their property and buy a new one (22%), buying another property to rent out (12%), or buying a second home for themselves (11%) the main changes. Students in accommodation have been similarly impacted, with over a fifth (22%) now realising their accommodation isn’t suitable for long-term living at all. “With the rise in remote and hybrid working, and a blending of the spaces where we work, live and play, it’s no surprise that how we look at our homes has changed significantly over the last 18 months. Smart home retailer, Somfy has undertaken substantial research through its True Price of Safety report reveal how much value having a house alarm system can add to your home. As over 63% of burglaries happen in homes without a basic security system, Somfy has deep-dived into data across Zoopla and Rightmove to reveal how much value a house alarm system could add to a property in different regions across the UK. The data revealed that, overall, across England having an alarm system can increase the value of a property on average by a huge £10,900 The biggest price difference was seen in Durham, with houses with alarms in this area valued at a whopping £18,900 more than their no-alarm counterpart. In comparison, the city of York registered the lowest price difference, with properties with house alarm systems averaging out at just £100 more in value than those without. The difference in additional value actually makes sense. CrimeRate statistics show that Durham is in the top 10 cities with the highest burglary rates across England, whereas York is often outlined as one of the safest places to live, with this reflecting in the difference in value that an alarm system can have in both areas. Interestingly, local criminality rates appear to be at least somewhat proportional to an alarm system adding more value to a property, with higher crime rates often correlating with alarm systems adding more value to a property in such regions. This proportion is of course not always perfect as there are many other factors that can influence the perceived price of safety for each household, for example income, lifestyle priorities and risk adversity, but what is clear is that there is certainly a link. The value that everyone may put on their sense of safety may vary, but what’s clear is that the addition of an alarm system to a home is almost certain to increase the feelings of safety, and the value of the property. That said, from a monetary perspective the cost of a burglary must outweigh the cost of an alarm system in order to understand the true price of safety. An average alarm system can cost anywhere between £90 and £400 depending on their advancement. This is compared to the average cost of a burglary in England being around £3,030, not factoring in the physical and emotional trauma because of a break in. Given that regardless of a break in, the average value that an alarm can add to a home across England is just under £11,000, what’s clear is that the addition of a smart home far outweighs the costs associated, increasing property value, home security and ultimately, peace of mind.

Midlands-based contractor G F Tomlinson is leading construction of the school, which will offer 210 primary and 26 nursery places to the local area when complete. “We’re very pleased to be working with framework partner Staffordshire County Council for the construction of this brand-new primary school in Lichfield. We have worked with the Council on a number of construction projects in the past, and are also underway with another school in Uttoxeter,” said Chris Flint, managing director at G F Tomlinson. “It is great to be meeting the demand for more school places in the area. With many new homes coming to the region currently, and more planned for the future, we are delighted to be delivering high-quality, well designed education facilities that are going to serve the local communities here well, with scope for expansion to meet growing needs in the years to come.” The £4.8 million scheme is being delivered through the Staffordshire County Council Framework and is being project managed by Entrust – once finished, the school will be run by the John Taylor Multi Academy Trust. The new, two storey 1FE primary free school will house nine classrooms, a library, catering spaces, indoor sports facilities and an outdoor play area. There will also be a MUGA (multi-use games area) pitch on site to enable a number of sports activities for pupils. The school, which will be completed in July next year in time for the start of term in September 2022, is also proposed to expand to 2FE in the future – taking its capacity up to 420 primary and 52 nursery places in total – to accommodate for further planned housing schemes in the local area. This is one of two school projects that G F Tomlinson has recently started works on – with another primary school in Uttoxeter also underway under the Staffordshire County Council Framework. “It has been great to see work start on site. This new school in Fradley will ensure there are enough school places to cope with current and proposed new housing developments. By designing it in such a way that it can be expanded in future years, it means we are planning ahead and ensuring there is enough capacity to meet any further demand. It will be exciting to see how this new school takes shape over the coming months,” concluded Jonathan Price, Staffordshire County Council’s Cabinet Member for Education.

The apprenticeship package that BIKBBI has developed comprehensively addresses: The recruitment of high-quality apprentices, including advertising vacancies, vetting applicants and carrying out all eligibility checks; All employment administration, including contracts and paperwork, health and safety checks, and running payroll for the apprentice; All of the training requirements, including placing the apprentice with an accredited training provider (BiKBBI Centre of Excellence), monitoring the apprentice’s progress and arranging for the end point assessment needed to complete the apprenticeship; All performance management and support for the apprentice – freeing up the installation business to focus on the work itself; The process to complete the apprenticeship, ensuring that the apprentice is ready to transition into the next phase of their career. Quintain Living residents will learn how the lifestyle-led facilities such as gyms and gardens available in their building can help support their mental wellbeing. Scheduled for 27 October, the free-to-attend event will be open to all residents. Burnout is on the rise. An Indeed survey of 1,500 workers has found that 52% reported experiencing burnout in 2021, compared to 43% prior to the pandemic. Millennials are suffering the most, with burnout at 59% post-pandemic (and 53% before). However, Gen-Z is catching up fast, reporting 58% burnout at the time of the survey compared to 47% pre-pandemic. Gen-Xers however have seen the biggest leap in burnout rates, jumping from 40% before Covid to 54% currently, and even Baby Boomers are feeling the pressure, with their burnout rate increasing from 24% to 31%. Overall, 67% of workers across all ages believe that burnout has worsened during the pandemic. An understanding of this, along with a long-term commitment to ensure the wellbeing of residents, is what is driving Quintain Living to organise mental health sessions for residents. Dannielle Haig’s session on 27 October will share tips and tools on dealing with burnout. It will also focus on using the facilities available within Quintain Living’s buildings to help build a resilient mindset.
