Winvic Starts Final Phase of Industrial Development at Redditch Gateway for Stoford

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, has been appointed by commercial property developer, Stoford, to deliver two industrial warehouses. This second development phase at Redditch Gateway will complete the 78-acre site, near Junction 3 of the M42, south of Birmingham. Works commenced on 13 March and handover is scheduled for the end of 2023. Stoford and Winvic are targeting Net Zero Carbon in operation for both buildings, as well as BREEAM Excellent and an EPC ‘A’ rating. BIM Level 2 is being utilised to help achieve these goals, but also to accelerate the end-to-end process, identify and resolve construction package clashes rapidly, and help end-users to efficiently operate in line with the building’s design intent.  One industrial warehouse is 142,100 sq ft with two-storey offices totalling 18,400 sq ft and the second comprises 257,100 sq ft of warehouse and 29,600 sq ft of three-storey office space. They have been designed to meet the widest of occupier demands with 50 kN/m2 floor loading capacities and 15m clear heights, as well as access to high-power supplies of 9.5MVA, more than six times the institutional standard. The earthwork programme to create the development plateaus has begun and will comprise 108,000m3 of cut and fill and the diversion of two courses of Blacksoil brook, which currently cross the site. The foundations will be installed from May and the eight-week steel frame erection programme commences in July. Ecological enhancements to grasslands will also be undertaken as part of the project. The industrial facilities have been forward funded by specialist European independent real estate investor, Blackbrook, which will acquire the freehold interest in both new developments upon their completion in Q4 2023. Phase one of Redditch Gateway saw the development of a new 534,000 sq ft warehouse building that was pre-let to Amazon and included a £6.5 million investment in infrastructure works and a signalised traffic junction. Winvic is also currently constructing and fitting out a 667,000 sq ft UK parts distribution centre at Ellesmere Port for Stoford, which will be complete in winter 2023 and has pre-let to Peugeot. Danny Nelson, Winvic’s Head of Industrial, Distribution and Logistics, said: “We have built a relationship with Stoford over a number of years, and I’d like to thank them for once again appointing Winvic as their construction partner. The latest approach to digital design is being employed on the Redditch Gateway scheme and it’s facilitated faster and clearer insights and solutions across the design, materials, construction programmes and sustainability. The company has agreed terms to take DC9, a brand new, high spec unit comprising 357,221 sq. ft. on a 22-acre site on the park. Construction is scheduled to complete in early 2024. This new development forms part of the organisation’s plans to continue to grow its UK business. Prologis Apex Park is part of a thriving employment area on the northern edge of Daventry in Northamptonshire. The site, which sits within the logistics ‘golden triangle’ at the heart of the UK’s motorway and rail network, has convenient access to the A45, M1 and M45, as well as the rail freight facilities located at nearby Prologis RFI DIRFT. They have been designed to meet the widest of occupier demands with 50 kN/m2 floor loading capacities and 15m clear heights, as well as access to high-power supplies of 9.5MVA, more than six times the institutional standard. Citrus Durham has completed a deal with Adil Group who will develop a stand-alone drive-thru KFC at the £400m mixed-use Integra 61 development at J61 of the A1(M). Detailed planning consent has been granted by Durham County Council for the development of the KFC unit and work is expected to start in the summer which would enable KFC to open for business by the end of the year. The new KFC drive-thru will sit alongside the existing Greggs and Costa Coffee drive thru’s and will form part of the growing roadside element at the ground-breaking North East development. Integra 61 is the largest logistics- led mixed use scheme seen in the North East in a generation and is home to Amazon’s new 2 million sq ft Fulfilment Centre which is fully operational with over 1,000 employees on site. Construction of a further 640,000 sq ft of speculative logistics space in 5 units, known as Connect at Integra 61, is well advanced with completion due this summer. Serviced plots are available on the remainder of the site to accommodate a wide range of unit sizes to suit occupier’s specific requirements. Partners and stakeholders recently gathered at The Glass Futures’ Global Centre of Excellence in St Helens to mark the imminent completion of the £54m project, managed and delivered by Network Space Developments (NSD). Contractor Bowmer + Kirkland were appointed by NSD in December 2021 and started on site in January 2022. The main contract works will successfully complete this month and the 165,000 sq. ft building handed over to Glass Futures, ready for the internal fit out works to commence in April. The building is anticipated to be operational later this year. Delivery of the project has been managed by landowner and developer NSD, on behalf of a partnership including not-for-profit Glass Futures, St Helens Borough Council, the Liverpool City Region Combined Authority and UKRI (UK Research & Innovation). The facility was pre let to St Helens Borough Council on a 15-year head lease and sub-let to Glass Futures which will occupy the building to deliver industry and government-backed research and development projects focused on decarbonising the glass and foundation industries. It will also provide a platform for its members  to access an experimental scale furnace for testing and trials of new technology on a state-of-the-art line, both collaboratively and individually. In 2022, NSD pre-sold the building to global investor Standard Life Investments Property Income Trust, part of abrdn, to secure forward funding and conclude a viable delivery strategy. Throughout the construction phase, the scheme has made a significant contribution to the local economy with £11.2m of supply contracts going to businesses within a 20-mile radius of the site, including more than £1m awarded to St Helens’ businesses. Overall, 441 operatives and sub-contractors have been employed on the scheme, including 30 apprentices, with 36 per cent of the labour coming from St Helens, Wigan and Warrington communities. Glass Futures has also appointed its first three apprentices. “Catherine Chilvers, Development Director at Network Space Developments, said: “We’re delighted that we will shortly complete this transformational scheme within the ambitious project timescales we originally set ourselves. Works progress on second phase of Horizon 29 in Derbyshire

Pivotal construction works led by McLaren Construction (Midlands and North) are progressing well for Phase 1B of the prominent industrial and distribution hub, Horizon 29, in Bolsover, Derbyshire. Located one mile from Junction 29A of the M1, Horizon 29 is a new landmark distribution development, which once complete will span 1,150,256 sq. ft and have a total of eight warehouses, delivered over three phases. McLaren Construction (Midlands & North) commenced construction on Phase 1B in November and will be delivering design and construction work on two new speculative builds (Units 4 and 5), with extensive ground remediation works to stabilise the former coal site, which will complete this summer. Works delivered to date for Unit 4 of Phase 1B include earthworks and VSC piling, concrete foundations and steel framing alongside lift shaft and stair installations. The installation of nets for roofing works and office elevation cladding are due to complete this month. Earthworks are also complete for Unit 5 and concrete foundations have commenced alongside the construction of steel framing. CMC piling is also due to be finished this month. The contractor is also in the process of constructing two single storey distribution warehouses for P1A (Units 1 and 2), which are due for completion in April, and all units at Horizon 29 will be constructed to a BREEAM Rating of ‘Excellent’ with an EPC ‘A’ Rating. Sustainable features of the industrial and development hub include solar PVs, air source heat pumps, enhanced cladding, responsibly sourced sustainable materials, LED lighting and electric vehicle charging points. All external works are being undertaken by McLaren Construction (Midlands & North) including general hardstanding, car-parking, electric vehicle charging points, landscaping, mains services and drainage. The Hub will be a high-level industrial and maritime facility, supporting the region’s £5 billion maritime ecosystem where research and innovation will focus on making the most of the incredible opportunities that decarbonisation of the global $3trillion maritime sector brings. The Hub will also include business accelerator space and conference facilities for both the marine sector and the local business community. Designed by architects Ellis Williams Architects, the Maritime Knowledge Hub will be an architectural landmark and is set to be one of the most important parts of the entire Wirral Waters regeneration project, which will drive economic growth and job creation to the Liverpool City Region and beyond. Set within the existing 19th century Hydraulic Tower building and Engine House, originally designed by Jesse Hartley’s son, John Bernard Hartley, as a copy of the Palazzo Vecchio in Florence, the Maritime Knowledge Hub project will breathe new life into the building. The architects and design team worked to maximise the sustainability of the project whilst retaining as much of the building’s original character as possible, complementing the iconic tower with the creation of a new 4 storey extension to accommodate some of the country’s most famous and innovative maritime organisations. The facility will be industry led and will drive research and innovation by bringing education, businesses and Government together within the maritime sector. Support for the sector is critical to the economy – with a direct turnover of £55billion, and an overall economic impact of £116bn to the UK, the UK’s maritime sector contributes more than rail and aviation combined. The world leading research and innovation within the Maritime Knowledge Hub will have a particular focus on the decarbonisation of the maritime industry as well as technology transfer from other industries. It will also bring education, employers and businesses together to drive innovation and research within the marine and maritime sectors. Wirral Council granted planning permission yesterday after the application was submitted in May 2022.  Project partners include Peel L&P, Mersey Maritime, Liverpool City Region Combined Authority and Wirral Council, alongside a number of industry partners. It is expected that the project will be on site in 2023. HelloParks expands in the southern gateway of the Hungarian capital

HelloParks, founded just over two years ago as a member of Futureal Group, is expanding further with the launch of its latest industrial real estate investment in Alsónémedi, where the company plans to build a 60,000 sqm hall in accordance with the highest sustainability standards. The successful completion of the land transaction was achieved with the assistance of the consultancy firm Grifton Property. HelloParks, having three modern megaparks in Fót, Maglód and Páty under construction, will be present in the vicinity of the fourth key transport hub around Budapest by the project in Alsónémedi. As a result of the investment, HelloParks is working on the development of more than 1 million sqm of warehouse and industrial space. HelloParks, the Hungarian industrial developer company that creates sustainable megaparks, is launching another project in the southern submarket of Budapest. The construction will soon start on a 135,000 sqm site in Alsónémedi, close to the junction of the M0 and M5 motorways and BILK (Budapest Intermodal Logistics Centre) container terminal. The Big Box type building, expected to be completed in the second quarter of 2024, will be the company’s largest project to date with a total of 60 000 sqm of flexible space to serve tenants’ demands. The development will bring HelloParks’ industrial real estates to another key location after Fót, Maglód and Páty, giving the company full coverage of the Hungarian capital’s surrounding area. Sustainability and energy efficiency are a priority in HelloParks’ investments. To this end, the new building will be built according to the strictest criteria of the New Construction category of BREEAM sustainability standard to achieve the Outstanding rating and to the EU Taxonomy requirements, as will all the company’s new halls. In Hungary, HelloParks is currently the only developer to build industrial buildings in line with these requirements. The hall will be equipped with a modern building management system (BMS) that tenants can have access to, using the company’s own proprietary application. The mobile app will allow them to monitor energy and utility consumption and adjust heating, ventilation and lighting settings in their rented areas. “There is significant demand for our environmentally friendly, energy-efficient and smart industrial buildings. This is one of the reasons why we are now starting development in the southern submarket of Budapest, following Fót, Maglód and Páty, and are now present in all important locations around the Hungarian capital. Commercial property agents reveal ‘bumper’ results to end 2022 

A NUMBER of successful large transactions helped to boost East Midlands commercial property agents Innes England’s results at the end of last year, the company has revealed.     The deals included more than 200,000 sq ft of transactions in phase 1 at St Modwen Park Derby, the flagship industrial and logistics development on Pride Park which has seen a huge amount of activity over the last 12 months and is going from strength to strength this year.      Another significant deal involved the letting of the final 150,000 sq ft unit at Leicester Distribution Park (LEDP), located off the A47 near Leicester city centre, to third party logistics operator XPO. Innes England, M1 and CBRE acted on behalf of property developer Graftongate and investment managers BlackRock to complete the 45-acre scheme’s final phase.     The transactions helped to mark a successful last quarter of 2022 for Innes England, despite an unsettled second half of the year for the commercial property market – as the company’s recent Market Insite report noted.     Peter Doleman, the firm’s head of agency, said: “What is particularly pleasing about this latest set of results is that all three of our East Midlands offices made significant contributions to the end result which incorporated both acquisition and disposal activity and demonstrated the breadth and depth of expertise offered by the Innes England team.”    Derby’s industrial real estate take-up continued its acceleration last year, with 1.2m sq ft of space being acquired – up from 891,000 sq ft and the second-highest take-up on record, according to Market Insite.   Nick Hosking, Innes England’s director and head of agency and development in the city, said: “Derby’s industrial figures have never been better and with demand continuing to outstrip supply we see that trend continuing this year.     “The developer St Modwen has invested £50m into the local economy over the last 12 to 18 months, with the delivery of 300,000 sq ft of new build grade A warehousing accommodation.  “Following the success of phase 1 it is really encouraging news that St Modwen will shortly deliver the next phase with the development of a further 350,000 sq ft, given industrial supply in Derby remains extremely thin on the ground.”  The optimistic outlook continues with the recent announcement that heating technology company Vaillant is to open a production site at St Modwen Park Derby, creating more than 200 jobs.     The custom-built site is due to open in the autumn to allow Vaillant, which has its UK headquarters at Belper, to meet increasing demand for heat pumps.     And Swedish medical technology manufacturer Getinge has revealed plans for a new global centre of excellence for chemistry and its UK headquarters at St Modwen Park Derby.     Nick added: “Attracting Getinge to the scheme is really positive news for Derby, enabling its continued expansion and securing valuable hi-tech jobs within the city.”     Meanwhile, Leicestershire’s industrial take-up of four million sq ft of space in the year was ‘excellent news’ added Peter. “It can be partly explained by the county’s exposure to the national distribution market and its location for a number of sites that cater for this specific massive market.”   The office market in Leicester topped the leader board in the industry’s Estates Gazette Radius On-Demand rankings on lettings and occupational sales transacted between October and December in 2022.     In Nottingham, Innes England director Scott Osborne facilitated a multi-million pound transaction on behalf of Henton and Chattell, the UK’s leading distributor of ground care and garden machinery.      The company acquired three income-producing buildings of nearly 50,000 sq ft in Abbeyfield Road as part of its ambitious expansion plans.     Scott added: “Innes England experienced a bumper end of the year with almost half a million square feet transacted in the last quarter.
