‘Six Bellway Northern Home Counties site managers received coveted housebuilding awards’

Six Bellway Northern Home Counties site managers have been recognised for their high standards by being awarded a prestigious industry accolade. Cymon Robinson, Dan St Hilaire, Josh Croxford, Martin Elderton, Michael Crake and Ross Jenkins are among just 444 site managers from across the country to receive a Quality Award this year in the National House Building Council’s (NHBC) annual Pride in the Job competition. The six colleagues work for Bellway’s Northern Home Counties division, whose head office is in Milton Keynes, and are based at developments in Buckinghamshire, Bedfordshire and Northamptonshire.They were selected from a pool of more than 8,000 site managers whose sites have been inspected by the NHBC over the past year, placing them among an elite group within the industry. Pride in the Job was launched over 40 years ago and has since become one of the most prestigious competitions in the construction sector. For Michael Crake, senior site manager at Chamberlains Bridge in Leighton Buzzard, this is the first Quality Award he has won in his 22-year career in the industry – and comes during his first year with Bellway. The 40-year-old, who lives in Aylesbury, said: “It’s great to be commended for all our hard work and I am happy the team have got the recognition they deserved. Chamberlains Bridge is a good site to be a part of, with a desirable layout and great team. Everyone does their bit to ensure a smooth and efficient construction process. “This is most definitely a career highlight for me. The team and I have built a lot of homes at quite a pace, so this Quality Award shows that we’re doing things right.” Two of the award-winning site managers work at neighbouring developments on a dual-branded site in New Cardington, Bedford. Dan St Hilaire is based at Bellway’s New Cardington Fields development, while Josh Croxford is in charge at New Cardington Gate, a development being built under Bellway’s Ashberry Homes brand. Dan, 36, who lives in Bedford, joined Bellway in March last year, after moving into the construction industry following a career in the military and stints training as a gas engineer and working in security.He said: “It was amazing to receive the email from the NHBC telling me that I had won the Quality Award. I was on site at the time and went round thanking every member of the team for helping me achieve this incredible accolade, as it is very much a collaborative effort. “I am very grateful to Bellway for taking a chance on me and supporting me as site manager at New Cardington Fields and I am glad I was able to repay that faith. This is my first development as site manager, and to win this award is very gratifying and motivating.” Josh, 31, who lives in Northampton, has now won three Quality Awards, including two in successive years at New Cardington Gate. After serving in the Royal Marines, Josh entered the construction industry as a trainee site manager five-and-a-half years ago, joining Bellway in early 2021 as a senior site manager.He said: “I feel really pleased with this win, a third for me and a second in a row for this development. As Northern Home Counties’ first dual-brand site, to attain this achievement for two years in a row is validation of the graft put in by the whole team. “I would most definitely consider this win a career highlight to date. Winning three consecutive NHBC Quality Awards reaffirms that I am doing a good job and the fact our efforts have been recognised by an external body means a lot.” Cymon, 45, who lives in Northampton, has won his second successive Quality Award for his work at Wavendon View in Milton Keynes. He has been in the industry for over 20 years, including seven-and-a-half years with Bellway. He said: “I feel pleased to win this award on behalf of all those working with me onsite. My approach to work has always been to build every home as if it was my own. As we come towards the end of construction here at Wavendon View, the fact we have won for two years in a row is proof of the consistency that has enabled us to deliver five-star quality houses.” Ross Jenkins, 36, from Northampton, has achieved a long-held career ambition by winning his first Quality Award in recognition of his work at Hawthorn Place in Wellingborough. He said: “Receiving the news was incredible. To receive the acknowledgement for all the hard work my team and I have put in here at Hawthorn Place has really given us all great satisfaction. “I had set myself the target of winning a Quality Award from the start of the job so to achieve it was really rewarding. To receive a Pride in the Job is incredible and to do it on my first site as a site manager really is a huge achievement for me.” Martin Elderton, 39 from Higham Ferrers has been awarded for his work at Chestnut Vale in Wellingborough. Martin said: “Winning this award is a great achievement that all Site Managers strive to win. This is a first PIJ for me so receiving that email congratulating you is amazing. We work hard to produce homes for our customers that we can be proud of, so to receive recognition like this, is great. “This can only be achieved with a strong team around you that have the same goal. Bricklayer with 30 years’ experience gives glowing report on build quality of his new Bellway home in Worksop

A bricklayer with more than 30 years’ experience has had the chance to take a closer look at his energy-saving new house at Bellway’s Gateford Quarter development in Worksop before building work has finished. Paul Phillips, 54, has had a hand in building hundreds of houses in Nottinghamshire and Leicestershire during his long career in construction, and recently had the opportunity to inspect someone else’s work when he was invited to a ‘pre-plaster’ visit as part of the Bellway homebuying process. It was a chance to walk around the new house before it is finished and take a look at all the elements that make it function, such as the electric, gas and water services and the internal structure, before the rooms are completed and plastered. And Paul, who has bought the property and will be moving in with his wife Debbie, 52, and son Harland, 21, was very pleased with what he saw. Paul was shown around the house by Site Manager Shaun Keown and Sales Manager Adam Champion.  Shaun explained the details about how the house was constructed during the walk-through with Paul. “I thought the site manager was fantastic,” said Paul.  “He was very informative, and I have to say he has built me an exceptional property. I’m chuffed to bits with it, and I’m not green at this, I know what I’m looking for and I know a good property from a bad property. “A lot of housebuilders don’t let you in before your home has been plastered. This is a novel idea to get your customers to know what their new house is all about. “I know Bellway because I’m a bricklayer and I have worked for them in the past, and I know they build a good property.” The house Paul has bought is a two-bedroom semi-detached Joiner, which features an open-plan kitchen/dining room with French doors leading out into the garden and a front-facing living room. Paul and Debbie are downsizing, having sold their four-bedroom detached house just a mile away from their new home – a move that will leave them mortgage free. They sold their old house for £250,000 and bought their new-build Bellway one for £194,950. That means that once they have used the difference to pay off the remaining £47,000 on their old place, they will have money left to pay for legal fees and to start landscaping the garden – and no mortgage to pay each month. “It’s great,” said Paul. “It will be a good feeling; in fact, I’ve got that feeling now. It’s not just the mortgage either, but other things such as the mortgage protection insurance. Overall, it’s a saving of around £600 a month.” And the couple are looking forward to enjoying the benefits of a smaller and more modern house in terms of energy efficiency and lower fuel bills. They also love the layout of the Joiner house style. Paul said: “They have maximised every inch. I love how the stairs come into the living room. It’s nice and cosy and that’s what my wife and I want – a nice cosy house in a lovely area. “We are used to having a four-bedroom property, but we will get used to having two bedrooms and at certain times in life you’ve got to make decisions for the future. Plans approved for 175 new homes in Milton Keynes

Bellway has been given the go-ahead to build 175 new homes in the Whitehouse area of Milton Keynes. The housebuilder has secured planning permission to deliver the new homes at a development to be known as Bellway at Whitehouse Park, with approval for its detailed plans given by Milton Keynes Council on Tuesday 19 July. The development, which will be on two parcels of land off Watling Street, will consist of 122 new homes for private sale and 53 affordable properties for local people through rent or shared ownership. Luke Southgate, Sales Director of Bellway Northern Home Counties, said: “We have worked closely with Milton Keynes Council to ensure that our detailed plans for these 175 new homes meet the needs of local people. “We are very keen to get on with this exciting project and aim to begin groundworks at the end of the month, with a view to releasing the first homes for sale in the autumn. At the development, we will be building two-bedroom apartments and two, three and four-bedroom houses to suit a wide range of purchasers, including first-time buyers, growing families and people downsizing. “As well as providing new homes for private sale, the development will also deliver a selection of 53 affordable properties to allow local people to live in new homes in the area and stay close to their family, friends and places of work.” Bellway has plans to build a total of 452 new homes at Bellway at Whitehouse Park across five plots of land acquired from L&Q last year. House prices surge in Outer London as buyers seek more space away from the centre

The rising demand for homes with more space has led to a surge in house prices in London’s outer boroughs, according to Bellway London. The developer says buyers are increasingly choosing locations on the edge of the capital over traditional property hotspots closer to Central London following the pandemic. A greater desire to have access to open space and the rise in homeworking are among the main factors which have resulted in property seekers gravitating towards London’s outer fringes. Two of Bellway London’s most popular sites over recent months are situated in the outer boroughs of Havering and Bromley, which have both experienced average house price growth of five per cent or more over the past 12 months. By contrast, more central boroughs such as Southwark, Camden, Islington and Hackney all saw prices decline. Emma Hamlett, Sales Director for Bellway London, said: “One of the narratives to have emerged from the pandemic is that of homeowners deserting London and other big cities in favour of a peaceful life in the country. “In reality, the picture is slightly more complex than that. While the shift towards flexible working has given more people the freedom to choose locations further away from their place of work, this hasn’t translated into a mass exodus from the capital. “One trend we have noticed over the past year or so is that buyers are increasingly opting for London’s outer boroughs to get on the property ladder and put down roots. These locations typically offer more space, a more relaxed way of life and greater sense of community than neighbourhoods closer to the centre. “And because they are served by London’s public transport network, they generally make for a cheaper and more convenient commute than more rural towns and villages within the traditional commuter belt. “Our St George’s Park development in Hornchurch, in the borough of Havering, is a prime example of this trend. Unlike most new-build developments in more central locations, St George’s Park features a wide mix of two to five-bedroom houses, which all offer gardens, which are proving particularly popular with families, while also benefiting from apartments with balconies. The site also benefits from being close to open spaces such as Hornchurch Country Park and is only a mile from Hornchurch Underground station. “We are currently selling between two and three homes a week at our Maybrey Works development in Sydenham, in the borough of Bromley. This development is attracting first-time buyers who want to be close to Central London but without being right in the heart of the city. Maybrey Works is situated just a two-minute walk from Lower Sydenham station which has direct trains to Charing Cross and London Bridge in around 25 minutes.” According to the Rightmove House Price Index for November, Bromley was the London borough with the highest house price growth over the past year, with an average increase of 6.5 per cent. Havering saw the fifth highest increase, with a rise of 5.0 per cent, while prices in Wandsworth grew by 2.3 per cent, placing it 19th out of the 32 London boroughs. A report by property experts Savills has forecast that prices in prime outer London, which includes areas such as Battersea, Wandsworth, Clapham and Hampstead, will rise four per cent next year and 13.7 per cent by 2026. Bellway gets green light for Tattenhoe Park development

A development of 160 new homes in Milton Keynes which is to be built using faster modern methods of construction has been given the green light. Bellway will deliver a mix of modular and timber frame houses at Tattenhoe Park as part of a pilot project being led by Homes England. The developer has been selected to deliver the fourth phase of homes at Tattenhoe Park, a landmark extension to the town, and its plans have since approved by Milton Keynes Council in October. Bellway’s development will be located in the south-western part of the wider site, close to Priory Rise School. Construction work is due to get underway in April 2022with the first homes set to be completed byAugust 2022. Phase four at Tattenhoe Park will provide 112 properties for private ownership and 48 affordable homes for rent or shared ownership, as well as public open space and new pedestrian and cycle links. There will be a mix of one and two-bedroom apartments, one and two-bedroom maisonettes, and two to four-bedroom houses. The 40 modular homes will be built off site in a factory, while the other 120 properties will be constructed using timber frames and panels in place of traditional breeze blocks. Adopting these methods will enable the homes to be delivered at a faster pace than those built using more traditional techniques. Paul Smits, Managing Director of Bellway Northern Home Counties, said: “This is a hugely significant development not only for Bellway and Milton Keynes, but also for housebuilding in this country. Phase four at Tattenhoe Park is the first Bellway development to include modular homes. University of Salford’s Energy House Laboratories Announces Partners for its Global Net Zero Research Facility

The University of Salford’s Energy House Laboratories yesterday (18 November, 2021) announced its first collaborative project partners ahead of the launch of its multi-million-pound Energy House 2.0 research facility in 2022. Among the partners included are residential housebuilder Bellway Homes, development partnership, The English Cities Fund (ECF), and a joint venture between construction materials and solutions firm Saint-Gobain and Barratt Developments. Across the studies, the organisations will be supported by leading academics from the University of Salford in a bid to tackle some of the built environment’s biggest challenges when the state-of-the-art research and testing facility opens next year. Building on the success of the Salford Energy House, a two-bedroom terraced house constructed inside an environmentally controllable chamber, Energy House 2.0 will have the capacity to replicate a total of four, fully furnished houses across two environmental chambers which can replicate climatic conditions and environments experienced by 95% of the global population.  The £16 million research facility, part-funded by the European Regional Development Fund (ERDF), aims to work with businesses and manufacturers in the built environment to support global ambitions to reach carbon reduction targets by 2050 and deliver net zero future housing. For more than a decade, the University of Salford’s Energy House Laboratories has been leading the way in low carbon innovation in the home. Professor William Swan, Director of Energy House Laboratories said: “Domestic energy and heating is a major source of carbon emissions and this was a hot topic at the recent COP26 Climate Change conference in Glasgow this month. It has clearly been acknowledged by world leaders that we need to act now to protect our planet. “Homes and the built environment contribute around 40% of the UK’s total carbon footprint, and the global picture is similar. That’s why we’re so excited to announce new partnerships, which will help our work with key players in the private sector to drive innovation and solutions that that address global, domestic energy efficiency challenges – making a world of difference to our future and our planet.” The unique research facility will allow partners to innovate, test and validate housing design, home heating and approaches to using a variety of energy technologies. Each of the research partners will be building a house in one of the state-of-the-art environmental chambers within the facility and will investigate distinct challenges over an estimated nine months: Bellway: The Bellway Homes house at Energy House 2.0 will allow the property developer to put customers first by testing how low carbon heating technologies will work in combination with building fabric, efficient services, and renewable energy generation in real world scenarios. As well as reducing a home’s carbon footprint, Bellway will also be looking at the most cost-efficient ways to help customers reduce their energy bills. The English Cities Fund (ECF): National development partnership, The English Cities Fund – a strategic joint venture between leading urban regenerator, Muse Developments, Legal & General and Homes England – will build an apartment-style building at Energy House 2.0 to explore and investigate commercially viable net-zero innovation that can be adopted in their construction. The findings will be applied to influence the delivery of new homes within the £1bn, 50-acre Salford Central masterplan, and the £2.5bn, 240-acre Crescent masterplan. Saint-Gobain: Saint-Gobain, the global building materials and solutions group will bring research on its modern, light, and sustainable construction solutions to the Energy House 2.0 facility helping demonstrate how its solutions can help meet and exceed the standards for homes in the future. Housebuilder’s donation helps to fund new playground equipment for school

A school for children with special needs in Orpington has received a nice donation which will help it to transform its outdoor play area. Riverside School, which offers support to children and young people with a range of complex needs, received a cheque from Bellway Thames Gateway to help kickstart the refurbishment of the school’s playground facilities. Members of staff at the developer’s divisional office, off New Mill Road in Orpington, raised £1,000 through auctions, raffles and dress down days. Their efforts were then matched by the housebuilder, resulting in a donation of £2,000 for the school. Bellway Sells Interest in JV, Investing into Further Land

This March, it has been revealed that Bellway has now sold its interest in its JV organisation alongside the Greater London Authority. The partnership, called Barking Riverside, has seen such interest pass to L&O New Homes, as Bellway now looks to utilise the funds acquired to reassess the strategic focus of the company’s accounts and shareholder returns. In the sale, Bellway received £17m up front, with a further £43.5m expected to come to the company over the course of the following three years. And while this is already a significant amount of funds for the company to now play with, additional savings will also been seen as the organisation no longer sees its costs inflated in the provision of infrastructure and maintenance for the site. Looking at where the company will utilise the funds in a manner deemed best for the continuity of the company, Bellway intends to invest the disposable proceeds into a number of new land opportunities, with the hopes of securing considerable returns which can then create further financial value and returns for shareholders. Providing example to such sites the company will be looking at, Ted Ayres, Chief Executive of Bellway nodded to the company’s site in Horsham, originally contracted this march for 165 residential houses – most notable with this project is the provision of an outline planning permission, highlighting projected returns of greater than 20%. Yet, not completely stepping away from the site, Bellway has also entered into another, optional deal whereupon it will be able to purchase some 2,600 plots for development in the remainder for the Barking Riverside site, which is on top of the 438 plots already owned by the partnership. Of course, the deal comes at a good time for Bellway also, with the company already making great ground in securing enviable revenues and profits for shareholders. In fact, half-year revenues up to this January have showcased a 40% jump in profit, and a 30% rise in revenue achieved. As such, it can only be hoped that the recent development will see these figures rise yet further for the company as it continues to strategically plan for further financial success.
