Schroder REIT appoints Caddick Construction to deliver first Net Zero Carbon in operation warehouse development in the North West

The North West office of family run business, Caddick Construction, has been appointed by Schroder Real Estate Investment Trust (“SREIT”) to deliver eleven warehouse units at SREIT’s Stanley Green Trading Estate (“Stanley Green”) in South Manchester. The new units will have a GDV of approximately £22.5 million and will deliver a further 80,000 sq ft of trade counter space on a 3.4 acre development site adjacent to the existing estate. The development will, on completion, be the first Net Zero Carbon in Operation industrial scheme in the North West and will also be delivered to BREAAM Excellent certification with an EPC A+ rating. Stanley Green currently provides 150,000 sq ft of warehouse space and is 100% occupied by a mix of regional and national trade occupiers including Howden Joinery, Screwfix, Toolstation and Apex Self Storage. Occupying a prime location near Cheadle, at the junction of the A34 and A555, Stanley Green benefits from the Ringway Road upgrades, which provide easy access to Manchester City Centre, Manchester airport and the M60. The Caddick Construction team started on site early May 2022, with completion expected in late December 2022. Alongside the new warehouse units, the development will include a new access road, car parking and landscaping. Work starts on next phase of SOYO Leeds for Hestia

Construction begins on two new apartment buildings for Hestia, the residential Platform of Federated Hermes. Launch of phase two highlights positive social impact of the SOYO project within the city of Leeds and the wider region. Event brings together local leaders and stakeholders to reflect on 2.5 years of activity on SOYO, as well as plans for the future. Construction work has started on the latest Hestia apartment scheme in the SOYO district of Leeds, on behalf of Federated Hermes Limited and is scheduled for completion in late 2023. The scheme comprises two adjoining blocks in the new city centre district, with planning permission held for 331 apartments – a mixture of studio, 1,2 and 3 beds – as well as outdoor courtyards, and 12,000 sq. ft retail, restaurant and ground floor amenity space. The blocks will be delivered alongside  new public realm including green spaces and a public square, in the fast-evolving cultural quarter of the city. Leeds-based DLG Architects have been tasked with designing the buildings with sustainability credentials that put the scheme on the Net Zero Carbon pathway by, using techniques to reduce embodied and operational carbon. Caddick Construction appointed to build distribution warehouse at Trafford Park

Caddick Construction (North West) has won a £4.3m contract to build a 68,000 sq ft. distribution warehouse at Trafford Park, Manchester, with work already underway on the Richmond Road scheme. The distribution warehouse will be 14.5m high to the parapet and will include two floors of offices, together with a service yard, car parking and landscaped areas. The build contract also covers all drainage and external services. Caddick Construction has a long history of involvement at Trafford Park and the surrounding area, having delivered The Williams Group’s £41m flagship automotive retail centre at TraffordCity and the international headquarters for Regatta on Mercury Way. Trafford Park was the first purpose-built industrial park in the world and, with over 9 million sq.m of business space, remains one of the largest and most successful business parks in Europe. Trafford Park is home to more than 1,330 businesses employing over 35,000 people. Caddick Construction (NW) strengthens apprenticeship programme with seven new appointments

Caddick Construction’s growing apprentice programme across the North West is going from strength to strength with the appointment of a further seven new faces over recent months. The young recruits come from a variety of educational backgrounds as Caddick continues its commitment to bring through new talent to meet demand in the North West construction sector. Nathan Crowther and Malachy Cefai join as apprentice quantity surveyors while studying for their degrees in Quantity Surveying at the University of Salford. Nathan Worrall, from Liverpool, has joined as an apprentice administrator as he studies for his Level 3 in Business Administration at Warrington College. Harry Young, Georgia Harper, George King and Cameron Snow were taken on as trainee engineers while studying for their HNCs in Civil Engineering or Construction in the Built Environment. As well as studying at local colleges in Wigan and Leigh or Warrington, the apprentices are gaining live construction experience on Caddick Construction projects such as Guinness Point at Trafford Park, Gemini 8 in Warrington and AVIATOR at Ellesmere Port. All have the opportunity to shadow team members on site and, as part of their qualifications, they also spend a number of days on site to embed their knowledge and understanding of the wider construction industry. CADDICK CONSTRUCTION ON SITE FOR NETWORK SPACE PHASE TWO OF TUNSTALL ARROW DEVELOPMENT IN NORTH WEST

Scheme will deliver further 109,250 sq. ft industrial space along with 200 jobs Network Space has appointed Caddick Construction to deliver the £9.5m Phase Two of its Tunstall Arrow scheme after securing unanimous planning approval in the summer. The second phase of the Tunstall Arrow development will provide an additional 109,250 sq. ft of industrial workspace on the 8-acre plot, bringing an additional 200 jobs to the area. The buildings will be ready for occupation in Autumn 2022. Acquired by Network Space in 2013, the Tunstall Arrow site is a 28-acre former colliery site adjoining the A527 (James Brindley Way) in Tunstall, Stoke-on-Trent. The scheme is close to the A500, with access to Junction 16 of the M6 only minutes away.  Phase Two comprises of five detached, self-contained, units ranging from 13,000 up to 30,000 sq. ft, bringing the long-term brownfield site back into productive employment use. The transformation will also include significant remediation to address historic coal workings and disused mine shafts. Caddick Construction started on site in November 2021 and will deliver the high-specification business premises for industrial or logistic uses. This follows quickly on from the demand seen for Phase One which opened early in 2019. It is currently fully let to a host of international tenants such as: the Dutch tool and equipment hire company Boels Rental, German global delivery service DHL Express, Australian fleet management company SG Fleet Group. Tunstall Arrow is a priority development for one of Stoke-on-Trent City Council, being one of the six sites in the Ceramic Valley Enterprise Zone.. The CVEZ is one of 48 enterprise zones across the UK with the potential to create up to 6,700 jobs. The zone covers 3.3 million sq. ft of commercial space across six key sites along the A500 corridor. Phase Two will build on the success of Tunstall Arrow Phase One which has enjoyed full occupancy since opening. This project is due to complete by early 2022. Network Space has been providing industrial workspace and warehousing for almost 40 years and intends to deliver 2.5 million sq. ft of industrial property over the next five years. Tunstall Arrow Phase Two is expected to be completed in Autumn 2022.

Caddick Construction Secures Smurfit Kappa Building Project in North Wales

Caddick Construction has been appointed to deliver a 14,500 sq m factory extension for FTSE 100 packaging company Smurfit Kappa, making it the largest integrated corrugated plant in the UK. The manufacturing facility at Mold Business Park in Flintshire is used to create shelf ready packaging for the retail sector, along with other streams of packaging for the food and beverage, e-commerce, industrial, health, beauty, and agricultural sectors. The building is set to complete in summer 2022 with new production capacity phased between then and early 2023. Ben Edwards, contracts manager at Caddick Construction, said: “The expansion will deliver the largest box factory in the company and the Caddick Construction team look forward to helping Smurfit Kappa achieve its growth and sustainability aims. “The project will create new local employment opportunities and deliver a high quality facility. As part of our commitment to generating local jobs, skills and training opportunities, we will use a local supply chain where possible, as well as implementing a number of social value initiatives during the coming year.” The expansion is a big part of the company’s €40 million investment to expand capacity at the Mold plant, and is designed to help Smurfit Kappa meet the growing demand for sustainable packaging. The state-of-the-art equipment being installed will reduce carbon dioxide emissions by 15% per tonne. Smurfit Kappa UK and Ireland CEO, Eddie Fellows, said: “This investment in North Wales will increase our capability, flexibility and speed of response to deliver unrivalled innovative packaging solutions to customers across the UK and Ireland. We are determined to meet the future needs of our customers in a sustainable way. It is vital that our investment has benefits for the local community and the environment.” As part of the project, a three-acre nature trail is being delivered alongside a new diverted footpath and stream, which can be used by the on-site team, as well as the local community. Working in partnership with Park in the Past, a local heritage and conservation project, an additional 10,000 trees, shrubs and bushes will be planted. Soil that needs to be removed as part of the construction process will be used by the nearby heritage project for landscaping needs in and around the old quarry sites. Smurfit Kappa’s Mold plant employs 194 staff and has been in operation since 1994.

Caddick Construction appointed to deliver £15.7million speculative development in Ellesmere Port

The North-West office of family run business, Caddick Construction, has been appointed by Redsun to deliver AVIATOR Phase II, which comprises two new build warehouses with integral mezzanine offices. Caddick Construction successfully completed phase one in February last year, delivering a 125,000 sq ft warehouse which was let to Survitec Group on a 20-year lease just after reaching practical completion. It was subsequently acquired by Arrow Capital Partners, who will be funding Phase II of the Development as part of its €3bn Strategic Industrial Real Estate (SIRE) joint venture with Cerberus. This latest phase responds to the significant rise in demand for quality industrial accommodation and will see two warehouses of 200,000 sq ft and 80,000 sq ft delivered, alongside service yard, parking and landscaping, on a 15-acre plot. The Caddick Construction team will start on site next month, with completion expected in summer 2022. The client, Redsun, is behind the AVIATOR project, which will ultimately provide up to 450,000 sq ft of industrial space. The popular site is already home to DHL, Jaguar Land Rover and Vauxhall Motors assembly plant. Nick Wightman, director at Redsun, said: “We worked collaboratively with the Cheshire and Warrington LEP on the first phase and it was a huge success. This second phase will help plug the chronic gap in high quality stock in the region. This thriving location, close to the motorway network, will appeal to both occupiers and investors.” Ian Guildford, contracts manager at Caddick Construction, said: “The first phase of development was a huge success and the team is delighted to be working with Redsun again. Just five miles from Junction 12 of the M56, 24 miles from the M6, AVIATOR is also within easy reach of Liverpool Superport and Manchester Airport. The Caddick North West team employs more than 70 staff and operates from offices in Warrington and Cumbria. Caddick Construction awarded £2m fit out contract for Bolton warehouse and office scheme

Caddick Construction has been awarded a £2m contract to fit out a warehousing and office unit on the Logistics North industrial park in Bolton. The fit out contract, awarded by Amscreen Group Ltd, follows on from the £3.2m contract won by Caddick in 2020 to design and build the 50,000 sq. ft unit. Logistics North industrial park is one of the largest and most successful developments of its kind to be brought forward in the north of England. Envisaged as a hub for both manufacturing and logistics operations, the scheme will ultimately deliver over 4 million sq. ft of bespoke Grade A industrial buildings in a range of sizes once fully developed, in addition to a 550-acre country park. Built on the former Cutacre surface mine site where deep mining operations have also taken place, the scheme has already delivered over 3m sq. ft of commercial space since receiving initial outline planning consent in December 2013. Once fully developed, the site is expected to deliver over £300m of Gross Value Added to the local economy in addition to over 7,000 jobs. The quality of the development and the site’s location at the heart of the region’s motorway network has been key to attracting some of the World’s leading logistics companies including Amazon, Lidl and Whistl. Some 5,500 people are now employed on site. Caddick Construction Appointed to Deliver Flagship Carlisle Healthcare Hub

Caddick Construction has been appointed by United Healthcare Developments to deliver a state-of-the-art, four-storey, healthcare hub on Locke Road, Eastern Way in Carlisle on a design and build contract. This state-of-the-art landmark building will be the most efficient and sustainable primary care centre in the UK. It is designed to be carbon neutral and BREEAM Outstanding. All the building’s power will be supplied by renewal energy, including on site solar electricity generation (roof top photovoltaic panels) and battery storage. Using innovative technologies, heating and cooling will be provided by a heat recovery ventilation system, and hot water by point of use heaters.  This will avoid the need for any “traditional” heating system or any reliance on fossil fuels.
