Caddick Completes Industrial Space at Unity Connect as Demand Soard in Yorkshire

Caddick Construction has completed building work for a new £14.4m warehouse facility in Doncaster on behalf of Waystone Hargreaves Land, meeting the growing demand for new state-of-the-art industrial facilities across Yorkshire. Caddick’s build comprised the initial groundworks, including stabilisation, vibro piling and lifting of the site level by 1.5m. The project itself saw the construction of a steel portal framed and clad industrial warehouse building.  Totalling 191,000 sq. ft, the build also included 9,300 sq. ft office space over ground and first floors, together with associated service yard, car parking, landscaping and drainage infrastructure. Forming part of a wider regeneration plan, Unit B sits within the dedicated employment area of the Unity Connect scheme, strategically located adjacent to junction 5 of the M18 motorway. Achieving BREEAM Very Good, the scheme represents a huge investment by Waystone Hargreaves Land to regenerate the area, contributing to Doncaster’s growing business community.  Paul Dodsworth, Managing Director at Caddick Construction Group, comments: “This has been a brilliant development working with Waystone Hargreaves Land to transform this unused site into what will become a widely connected industrial corner of Doncaster.  “Delivering Unit B at Unity Connect is a great privilege for the Caddick team, and has provided us the opportunity to utilise our extensive expertise in building high quality and modern warehouses. Caddick Construction appointed to deliver West Value housing development

Plans to build 88 new affordable, green homes at the gateway to Oldham have entered the next phase as Greater Manchester-based housing provider, First Choice Homes Oldham (FCHO) has signed a deal with contractor, Caddick Construction, to deliver the project. The ‘West Vale’ housing scheme – part of FCHO’s £160m plan to deliver 1,100 affordable, modern homes in Oldham and surrounding areas between 2020 and 2026 – will transform the site where tower blocks, Crossbank House and Summervale House once stood at the top of Manchester Rd, Coldhurst. Following demolition of the ageing blocks last year, Caddick Construction is now readied to build FCHO’s £21m contemporary development of twenty-six houses – a mix of two, three and four-bedroom family houses – and 62 one and two-bedroom apartments to meet local housing need.  All homes will be off gas, with a high energy performance rating, and use latest sustainable technologies including air source heat pumps and additional insulation to help residents save energy and money. The mixed tenure project will see 26 homes for shared ownership under FCHO’s Fabric Living brand, helping local people to get a foot on the housing ladder at an affordable price. Sixty two properties will be available for affordable rent – set at no more than 80% of the average local market rent. Properties for rent will be allocated in line with Oldham Council’s Allocations Policy. Plans for the West Vale site also include landscaped green spaces and a recreational zone with dedicated play area, providing a much-needed facility for younger children in the neighbourhood. Enabling works on site began in January this year and  all new homes at the development are due for completion in winter 2024.  Generating social value benefits throughout the new-build phase is a priority for the housing provider. FCHO and the contractor will be working with Oldham College to create training opportunities such as apprenticeships, work placements and T-level placements for local people over the life of the contract and adding further value by maximising local supply chain partners and carrying out wider community engagement. As the West Vale development moves forward, FCHO is also investing in the region of £780k in investment works to its existing properties in the neighbourhood between now and 2025. A range of environmental improvements are underway, too. In the last 12 months the housing association has invested £9.5k on tree inspections, maintenance and planting, and a further £63.5k on clearing alleyways of rubbish and removing fly tipping, repairing and repainting fencing, and overhauling a disused communal garden behind Vale Drive. Less than four weeks after CCL Facades was established within the Caddick Construction Group following the demise of Speedclad Ltd, the management team is announcing a £14.3 million business pipeline. Almost a third of that has already been confirmed through the securing of a significant seven-figure contract at One City Park, for the design, supply, and installation of the external façade, including the glazing and rain-screen cladding at the Bradford city centre scheme. The company’s recent launch to market has also seen CCL Facades appointed as the preferred bidder on a number of high-profile remediation schemes in Leeds city centre under the BSF Programme, which will be announced shortly. These successes come only a matter of weeks since the initial 10-strong management and design team were transferred from Speedclad to the newly formed CCL Facades, led by Managing Director Tony Blake. The senior team had previously worked together on high-profile cladding and glazing projects such as seven phases of grade A offices at Wellington Place in Leeds,The Base Building in Manchesterand award-nominated La Tour Hotel in Milton Keynes. Caddick Construction completes on £7 million Warrington Youth Zone

Young people are already enjoying the state-of-the-art facilities that include an indoor climbing wall, 3G pitch and dance studio Caddick Construction has completed on the state-of-the-art Warrington Youth Zone which is offering a huge range of sports, arts and social facilities to the town’s young people. Construction began on the £7million centre in 2020, on behalf of the national charity OnSide. Located in the stadium quarter next to the University Technical College (UTC) off Dallam Lane, Warrington Youth Zone boasts an indoor climbing wall, 3G rooftop kick pitch, four court sports hall, dance and drama studio, training kitchen, arts and crafts space, fully equipped gym, music room with recording studio and enterprise suite. OnSide now has a network of 14 Youth Zones across the country including similar centres in Wigan, Chorley, Bolton, Manchester, Oldham, London and Birkenhead. For just 50p per visit, they offer young people a space to enjoy a wide variety of sports, arts, learn new skills, or just socialise and have support from trained and dedicated youth workers. Warrington Youth Zone, which has become home to the well-established Warrington Youth Club charity, is now open seven days a week with over 2,000 members registered. More than 20 activities are on offer for up to 250 young people, aged between seven and 19 or up to 25 for those with additional needs, every day. Caddick Group completes funding deal for North West employment hub

A funding deal has completed between Caddick Group, Goldman Sachs Asset Management and Canmoor, which will see work commence on a new employment hub in Leyland, Preston. Following planning approval earlier in the year, construction is underway targeting delivery of the 544,000 sq. ft. warehouse in July 2023. The scheme represents a considerable investment in the region and will be the biggest speculative development of its type in the North West this year, addressing the acute demand for quality logistics and warehousing space. Situated with direct links to M6, M65 and M61 motorway networks the development offers excellent connectivity to the whole of the North West region. The Connect 6, Preston is expected to bring over 1,000 jobs to the area once complete, and around 600 jobs during construction, which will be carried out by Caddick Group business, Caddick Construction North West. The building will reach practical completion in July 2023. Caddick Construction start on site for Phase 2 of Gateway 36 industrial scheme, Barnsley

Caddick Construction has started work on Phase 2A of the Gateway 36 industrial scheme near Barnsley after been appointed by Eos Inc Ltd, part of the Harworth Group Plc. The £9.3 million contract initially covers Plots 1-3, as well as external yards, car parking, associated highways and off-site drainage work. Unit 1 consists of two 10,000 sq ft units, Unit 2 is 49,500 sq ft and Unit 3 is 38,500 sq ft. Overall, Phase 2 will be developed over 51 acres to either side of the A6195 Dearne Valley Parkway at Rockingham and provides a range of industrial and logistics units with easy access to Junction 36 of the M1. Building on the success of Phase 1, the overall development comprises of a broad mix of medium to large industrial options together with a number of roadside units including the Greene King Public House. The scheme will accommodate a range of units from 5,000 sq ft up to 462,000 sq ft with a minimum BREEAM rating of “Very Good”. It is already proving popular with logistic and last-mile delivery specialists. Gateway 36, located within the heart of the Sheffield City Region, was established following the long-term remediation of the former Rockingham Colliery. It was developed by Harworth Group from 2014 onwards with the first three speculative industrial units, totalling 65,000 sq ft, completing in 2016. The latest Units 1-3 of Phase 2A are being constructed by Caddick on a speculative basis and are due to complete towards the end of this year. The following Units 5-8 will be offered on a design and build basis. Caddick Construction has appointed Paul Dodsworth as the new Managing Director. Caddick Construction and its subsidiaries form the construction division of Caddick Group and Paul will be head of all construction companies. Paul, who joins from Wates Group where he was Regional Managing Director North, is tasked with continuing Caddick Construction’s vision for strategic geographical and sustainable growth across its divisions. Paul brings with him more than 40 years’ experience across the construction sector and was credited with leading and growing Wates’ Northern Division, which is now recognised as one of the strongest in the Wates Group. Caddick Construction completes 180,000 sq ft. regional commercial hub at Mirfield

Caddick Construction, on behalf of Caddick Group and AAA Property Group, has completed 180,000 sq ft of commercial space at Moor Park 25, Mirfield, West Yorkshire. The second phase of this industrial and logistics development includes five new buildings ranging from 19,000-59,000 sq ft. The development at Moor Park 25, located in close proximity to Junction 25 of the M62, started in 2019. Phase 1 completed in 2020 and was immediately let to Incora, the aeronautics supply chain specialist. Caddick Developments subsequently ‘forward sold’ this next phase of five units to AAA Property Group, which also purchased the Phase 1 building as part of its expansion into the industrial and logistics sector. Identified as one of 10 Enterprise Zones across Leeds City Region, it is set to inject a cash boost of up to £12.5million to the local economy. All five new units are in advanced negotiations. Caddick Construction, with support from KPP Architects, was retained for both phases and worked alongside structural and engineering consultancy Dudleys, engaged specifically to support Phase 2. Chris Wilson, Commercial Development Director, of Caddick Construction said: “It’s great to see such demand for the units resulting in the scheme being fully let well before completion. Caddick Construction appointed for “out of this world” office scheme in Crewe

Caddick Construction has been appointed by Radius Payment Solutions to deliver its £14.6m state-of-the-art facilities at Arden Square on Crewe Business Park. The three-storey structure will be constructed to BREEAM excellent standards, making it both energy efficient and a great working environment. Consistent with Radius’s other facilities in Crewe the focus will be on employee wellbeing.  Design features include a barista coffee bar, pizzeria, Star Wars themed sky bar and outdoor seating and yoga areas all built around  an eye-catching conical shaped glazed atrium. The 41,043 sq ft office scheme will also include 128 parking spaces, 25 of which will have electric vehicle chargers installed and operated by Radius’s fast-growing e-mobility business. Radius Payment Solutions, a world leading provider of mobility and connectivity related products and services to SME businesses, appointed Caddick Construction in April of this year with work starting on site late May. The project is due to complete in the summer of 2023, facilitating Radius’s plan to expand its Crewe based workforce to in excess of 1,000 by that time. Crewe Business Park is a 67-acre site off the A534 and is already viewed as one of the North West’s premier business parks that’s home to several research-based and high tech manufacturing centres. Signalling its continued commitment to the town, the additional floor space being created at Arden Square will be used for future “growth and development” of the company added Mr Holmes. Radius currently has over 50 offices across Europe, US, Australia and South East Asia. Since it was established in the UK in 1990 it has grown internationally by forging partnerships with global brands and has built a loyal base of more than 300,000 customers. Architects on the scheme are AEW Architects, with Cundall and David Webb Associates appointed as engineers. Walker Sime is providing quantity surveying services, with interior design by Space Invader.  Project management is provided by Avid Property Consultants.
