Caddick Construction reaches halfway milestone at Leeds Valley Park  

With construction work now well underway, progress is taking shape on-site at Leeds Valley Park, with three of the six steel unit frames now erected and fit-out due to commence imminently.  This £26.2 million construction project is set to bring six high quality, modern industrial units ranging in size from 25,000 sq ft to 70,000 sq ft. The units have heights ranging from 8 to 12 metres, dock level access to all except the smallest unit, office and welfare accommodation on the first floor, with LED lighting and Air Source Heat Pumps. They offer excellent space for a wide range of logistics, distribution and manufacturing uses. All six buildings have been designed with sustainability in mind and are set to achieve a ‘Very Good’ BREEAM rating upon completion, and target EPC A rating. An attractive proposition for occupiers looking to future-proof, by design, the development will be PV ready/installed, as well as including electric vehicle charging points and cycle provision. The units have a fantastic location in south east Leeds and the site benefits from being situated between Junction 44 of the M1 and Junction 7 of the M621, enabling great connectivity to Leeds, the local motorway network and beyond. Work so far completed includes the cladding and glazing on the first unit and the installation of mains services and primary drainage, with construction of the fourth steel frame nearing completion. The next phase of works will include further cladding and glazing, internal concrete slabs and substation installation. Fit-out works are also due to commence imminently, with overall completion scheduled for November this year. The flagship employment site has been brought forward by multi-sector property developer, Caddick Developments in conjunction with owners Greater Manchester Pension Fund, with Caddick Construction leading project delivery. Working in partnership across the Caddick Group, the two businesses have undertaken swift and efficient delivery, bringing much-needed Grade A industrial space to Leeds and providing a welcome economic boost to the local area, supporting >300 jobs during construction, with an additional 500 jobs created when the units are occupied. Avison Young, as retained advisor to the Greater Manchester Pension Fund (GMPF), advised on the purchase, and is now actively marketing the site, alongside joint agents, Carter Towler.  Paul Dodsworth, Managing Director at Caddick Construction commented: “It’s brilliant to see this flagship employment scheme really start to take shape at Leeds Valley Park. Caddick Construction has recently completed the construction of a new £5m Porsche centre, complete with workshops, MOT testing facility and offices, just off Junction 35 of the M6. Appointed by Porsche franchise holders Parker & Parker Limited, work has been completed on schedule on the state-of-the-art Porsche Centre South Lakes site, Electric Drive, Carnforth, the new home for Porsche Centre Kendal. The address name was chosen specifically to mirror Porsche’s public commitment to building all electric cars. The new showroom and facilities covering 1,618²m in total and will have the capacity to display the full range of the luxury car brand including the newly launched all electric Taycan. The centre also includes a luxurious handover lounge, meeting rooms and employee facilities as well as ample parking and attractive, landscaped, outdoor space. The multi-million-pound project signals the long-term commitment and strengthening position of the German luxury sports car brand in the North West which is still seeing high levels of demand and interest as the UK moves slowly out of lockdown measures. CADDICK NAMED CONSTRUCTION PARTNER BY WIGAN COUNCIL FOR EXTRA CARE HOUSING SCHEME

Caddick Construction has been appointed by Wigan Council as its construction partner for a £11.7m extra care housing scheme for the town. The project is part funded through Homes England, through the Ministry of Housing, Communities and Local Government. Work is scheduled to begin this month with completion in late 2022. The ambitious scheme on Sandalwood Drive, off Forest Avenue, will deliver a mix of housing for the extra care scheme including 48 new build one-bed apartments, 3 two-bed apartments and 18 bungalows. Caddick Construction will also undertake all associated external works, drainage and services. As part of the Council’s sustainability commitment, the development will also feature heating through Ground Source Heat Pump technology and Solar PV technology, electric vehicle charging points to allow visitors and residents to adopt greener lifestyles, as well as installation of several discreet eco-habitat boxes to encourage local wildlife in the area. CADDICK NAMED AS CONSTRUCTION PARTNER ON TRIUMPH BUSINESS PARK INDUSTRIAL SCHEME

Caddick Construction has been appointed by Network Space Developments to deliver the recently approved 138,000 sq. ft Spitfire Court industrial scheme, part of the Triumph Business Park in Speke. Work is now started on site. Network Space Developments is bringing forward the £15m speculative scheme on behalf of Infrared Capital Partners Ltd. The development plot is currently vacant land to the south-west corner of the Park and the scheme will bring 12 Grade A industrial units to market, taking the total Park footprint to almost 1million sq. ft. The proposed units range in size from 3,000 sq. ft up to 34,000 sq. ft. Six larger warehouse units include ancillary first floor offices, designated parking spaces, generous service yards and loading door access. One sub-divided terraced unit houses a further six smaller business units. Spitfire Court will meet BREEAM Very Good standards and will be zero carbon ready, allowing for easy adoption of future renewable energy technologies. The wider Triumph Business Park site is a major storage, distribution and commercial hub, with 24-hour access, security lodge and entrance barrier. It’s strategically located less than one mile from Liverpool John Lennon Airport, with Liverpool South Parkway transport interchange 1 mile to the north for destinations across Merseyside with links to Birmingham and London Euston.  Network Space Development Director, Joe Burnett added: “We are continuing to see good demand for this type of scheme at the moment and we are delighted to appoint Caddick and hit the ground running with a view to getting Spitfire Court ready for occupation by the end of 2021. A speculative development of a 16,500 sq ft detached double portal framed building along with infrastructure works and services, the Caddick team started work at the start of the year.   Cross Green Industrial Estate is prominently located close to the M1/M621 motorway network and is home to many manufacturing, distribution and warehousing operations, including John Lewis and Amazon. Approximately 3,000 people work at the site. Towngate Plc has a portfolio of more than 230,000 sq ft of space at the site which is known as Towngate Link.     Caddick Construction delivered the first three units at the site with all snapped up as pre-lets. Wine merchant, London City Bond, expanded into the 55,000 sq ft detached warehouse and Beerhawk took the second 62,500 sq ft warehouse. The third 57,500 sq ft unit was recently let to Van-Line Ltd. Together the three previous units and this latest development can accommodate up to 300 new jobs. Robert Smith from Towngate said: “Caddick has yet again delivered a fantastic product which will add to the success of Cross Green. We continue to see a lot of market interest and we are undertaking a number of socially distanced site visits to prospective occupiers in the coming weeks so they can see first-hand the quality of this development.” Chris Allott, Senior Contracts Manager from Caddick Construction, said: “The team has successfully completed four developments for Towngate at Cross Green. £50m shed near Wakefield to be built by leading contractor Caddick

A project funded by AEW UK Investment Management, which has bought the site from Caddick Group in the stages to start construction. Wakefield 515, which will be speculatively built, marks the second phase of Crosspoint 33, an emerging warehouse & logistics hub by junction 33 of the M62 motorway. Caddick also built the first phase – a £100m 1.2m sq ft distribution centre now occupied by TJX Europe, parent company of retail brands TK Maxx and HomeSense. Myles Hartley, managing director at Caddick Developments, detailed thoughts on his company’s beds-and-sheds strategy. “As a group, our focus is on structurally-supported asset classes such as build-to-rent and industrial/logistics, where we see long-term growth potential,” he said. Replacing a previous facility in Rosehill Industrial Estate, the new prominent location within the city’s enterprise zone offers an opportunity for the Sytner team to provide its clients with a higher level of service and attention.
