Midlands and North contractor completes first phase of Yorkshire logistics hub

McLaren Construction Midlands and North has delivered phase one of Konect 62 – a speculative industrial and logistics development located in Knottingley, West Yorkshire. Comprising three sustainable units across the 60-acre first phase which are now available to let, the contractor worked together with C4 architects to complete the first phase for joint venture partners, Henderson Park and Cole Waterhouse. With a capability of providing over 1,500 jobs, phase one units include 161,000, 151,000 and 61,000 sq. ft options alongside a 30-acre service plot, which was delivered with utilities and access to accommodate several Build-to-Suit options. The entire Konect 62 development, which will include multiple phases, will be adopting low carbon building design and technology to target a BREEAM ‘Excellent’ rating. McLaren Construction Midlands and North inducted 1,350 people during the delivery of the first phase, and a combined total of 138,200 work hours were required for the build. The Konect 62 site is located on the previous site of Kellingley Colliery, the last deep mine in the UK which opened in 1959 and closed in 2015. McLaren appointed construction contractor to deliver Konect 62

Henderson Park and Cole Waterhouse have appointed the McLaren Construction Group as main contractor to deliver the first phase of Konect 62, a major tri-modal logistics and industrial scheme in Yorkshire. The announcement follows the joint venture’s formal completion of the 136-acre site’s acquisition for £54 million. It has also newly signed a development debt facility with BentallGreenOak enabling the initial phase to get underway. Phase One will see the speculative development of 1.1 million sq ft of state-of-the-art, energy efficient warehouse space across four units, all built to BREEAM Excellent sustainability standards. This will include ‘Big K’ a 735,000 sq ft unit, one of the largest ever delivered in the North of the UK, as well as three further units of 161,000, 151,000 and 55,000 sq ft, catering to a variety of potential occupiers. Konect 62 holds full planning consent for 1.4 million sq ft of prime logistics accommodation, however plans are under review to enlarge the scheme to c. 1.8 million sq ft, enabling it to better fulfil the strong occupier demand, with a further planning application for the additional area due to be submitted in the new year. David Nuttall, Managing Director of Cole Waterhouse industrial and logistics, commented: “Appointing McClaren to deliver these sustainable and high-quality units so quickly after we acquired the land and completed the construction funding is a major step forward for Konect and a statement of intent from the partners involved. The site will have a high level of power capacity for energy intensive operations allowing it to appeal to both traditional industrial and logistics occupiers. Located at the crucial axis of the M62 and the A1(M) it is positioned to address local, regional and national markets as well as international markets with a number of sea ports and main UK air freight hubs within 4.5 hours. The project team includes: C4 Projects acting as architect, project manager and cost consultant; planning consultant Barton Wilmore; XOsquare as structural engineer; Novo Integration (M&E); Terra 97 (Geo-environmental) and Axis PED (transport). COLE WATERHOUSE COMPLETES DIGBETH LAND ACQUISITION FOR UPPER TRINITY STREET

Investment and development company Cole Waterhouse has completed the acquisition of a key development site in Digbeth, paving the way for the creation of Upper Trinity Street (UTS), a £260 million mixed-use scheme which will deliver 943 new homes and a new public park for the city. Cole Waterhouse has entered into an agreement with debt facility provider Ingenious to acquire the land from multiple private owners, with Auxillium Real Estate acting as the debt broker. The purchase comes after Birmingham City Council granted planning permission in July 2021 for the transformation of the industrial land into a cultural, commercial and residential scheme. It will include the creation of Pump House Park which will sit alongside the canal and the historic lock keepers cottage which will be retained. Last year Cole Waterhouse signed the first tenants at UTS including the world’s first Museum of Youth Culture, Birmingham Music Archive and Digbeth’s legendary Pat Benson Boxing Academy which together will occupy over 15,000 sq ft of space. Designed by Corstorphine & Wright, UTS will deliver a blend of rentable and open market sales homes, some with live-work space and roof gardens, a 133-bedroom hotel, 60,000 sq ft of flexible commercial space, car parking and large new areas of public realm across a network of landscaped yards, squares and hidden spaces. The development of UTS is expected to create 600 jobs during the construction phase, deliver £229.5m GVA to the local economy and will create up to 313 additional jobs once built. Phase one will see the development of a portion of the residential element of the scheme comprising build-to-rent housing. Speaking about the acquisition, Damian Flood, CEO at Cole Waterhouse commented: “With the land now successfully acquired, we look forward to the delivery of this major mixed-use scheme. Over the course of the next few months we will be tendering the construction contract for phase one, and aim to start on site by Q3 next year. COLE WATERHOUSE JV ACQUIRES SITE FOR 1000+ APARTMENTS IN EAST LEEDS CITY CENTRE

Cole Waterhouse and Tonia Investments have successfully purchased a 3.8 acre brownfield site in Leeds city centre having recently secured planning for 1012 apartments, over five separate blocks. Currently referred to as ‘Leeds City Village’, the triangular site sits opposite Leeds’ cultural district, Quarry Hill.  Bound by Marsh Lane to the west and Shannon Street to the north. It was formerly home to the Marsh Lane Goods Yard.  The joint venture sees Cole Waterhouse and Tonia Investments working in partnership for the first time. Speaking about plans for the development, Damian Flood, CEO at Cole Waterhouse, commented: “We seek to build developments where placemaking is central to the design to help deliver places that are desirable destinations as well as great places to live.” Commenting on the acquisition, JV partner Tonia Investment Principal Charlie Qian said: “Tonia is excited to work with Cole Waterhouse. We hope the delivery of this impressive scheme will add to the continued expansion of the City Eastwards. It will provide an acre of new public realm that we hope will complement the success of the neighbouring cultural quarter.” The JV partnership now aim to progress the scheme with Leeds City Council. They plan to make a series of design changes to enhance the residential offering and public realm space. The revisions to the submitted planning application will ensure that the development meets occupiers’ expectations now and in the future; proposed changes include adjusting the balance of studio apartments for larger 1-bed apartments as well as providing a sharper focus on the communal areas and the overall scheme design. Enhancements to the public realm will seek to address functional improvements that enable better use of outdoor spaces for entertainment, exercise and leisure. Damian Flood said: “Understanding the area’s culture and the community’s future ambitions is crucial and we will be appointing a local cultural lead to help us shape the scheme to ensure it meets the aspirations of local residents. Aver to fund 330,000 sq ft Logistics scheme at Novus Point

Aver, a joint venture between NFU Mutual and Ergo Real Estate, has agreed to fund the development of 330,000 sq ft at Novus Point on a speculative basis. The agreement to fund 330,000 sq ft of logistics space at Novus Point in Newcastle-under-Lyme, Staffordshire will increase Aver’s logistics portfolio to 2.5 million square feet. Martin Jepson, Founding Partner at Ergo Real Estate commented: “We are delighted to be working with investment and development company Cole Waterhouse and Peveril Securities on what promises to be an impressive scheme which adds another strategic development to our growing logistics platform.” Outline planning consent was granted unanimously in July 2020 for the development of a 15-acre light industrial scheme and a reserved matters application has now been submitted for the single build facility. Once a decision is made on the application, work is scheduled to start on site in April with practical completion due for December 2022. The project team includes MHA Architects, Lichfields, Renaissance, Henry Riley and Novo. Located off the A34 and close to the M6 motorway, Novus Point forms an extension to the well-established Lymedale Business Park.  The development will support over 130 full-time employees during construction and approximately 500 full-time roles once the site is in operation. Speaking about the agreement, Damian Flood, CEO at Cole Waterhouse, commented: “There is a strong appetite from institutional funds looking to invest in potentially high-yielding, long-term income-producing assets, offering a secure return for their investors. Staffordshire acts as a gateway between the north and south and, as such, is already an established distribution location with ASDA, New Look, Parcelforce and TK Maxx all based here. These factors made the decision to build speculatively relatively straightforward.” Ralph Jones, Managing Director at Peveril Securities, continued: “This is a significant step forward in the development of Novus Point, made possible by the collaborative way in which all stakeholders have worked together. New images released of £260m Upper Trinity Street scheme

New images have been released of Cole Waterhouse’s plans for a £260m mixed-use scheme at Upper Trinity Street (UTS) in Digbeth. The development will see the existing industrial land transformed into a cultural, commercial and residential scheme with 943 new homes, some with live-work space and roof gardens, a 133-bedroom hotel, 60,000 sq ft of flexible commercial space, car parking and large areas of public realm including a new public park and a network of landscaped yards, squares and hidden spaces. Over the summer the team has been working closely with Birmingham City Council and other stakeholders following a far-reaching public consultation programme and the submission of a full planning application which was made in April. Updated plans have now been submitted which include design enhancements to some residential blocks to create a more distinctive character which is influenced by the current and past industrial uses of the site. Additional landscaping and the inclusion of a new ‘parklet’ have been included to create more outdoor space. The scheme’s ground floor, live-work units will have street facades of large opening glazed doors recessed behind sliding perforated metal shutters and entry doors which will offer glimpses into the work spaces beyond. In addition, the artwork to the hotel will now be a permanent installation as opposed to a continually changing design. The team is continuing to explore options to work with a public artist on the final art design for the hotel and public art will also be featured throughout the 2.07 hectare site. The re-development of the historic site, which borders Adderley Street and the proposed Skypark on Duddeston Viaduct, will retain the lock keepers cottage, pump house and canal and the development team is working closely with the Canal and Rivers Trust to enhance and protect the site’s unique Victorian engineering history. Cole Waterhouse’s vision for UTS is a response to the High Speed 2 (HS2) and emerging Digbeth Masterplans which form part of the wider evolution of Digbeth and will complement other development proposals in the area. Commenting on the updated design Damian Flood, chief executive of Cole Waterhouse said: “We  listened carefully to the feedback from the consultation programme and have subsequently made some enhancements to the scheme design which we wanted to show with these new images. “We have been in close contact with the existing businesses in the area to accommodate their requirements in the new scheme and their feedback and support has been overwhelmingly positive.” He continued: “With close proximity to Birmingham city centre and planned improvements to transport infrastructure, including the new West Midlands Metro line and HS2 Curzon Street station, Upper Trinity Street will create a great community for hundreds to live and work and we are committed to protecting the area’s unique ‘Digbethness’ which is further reflected in our design amends.”

PLANNING GRANTED FOR SALFORD’S ANCHORAGE GATEWAY SCHEME

Salford City Council’s planning committee has approved Cole Waterhouse’s Anchorage Gateway scheme which will deliver 290 new apartments in Salford Quays. Outline consent was granted last November and was followed by a reserved matters application which the committee stamped for approval yesterday. The 250,640 sq ft, L-shaped residential scheme will re-develop brownfield land on the corner of The Quay and Anchorage Quay which has lain vacant for several years. Following the appointment of a main contractor later this year work will start on site early in 2021. Designed by Chapman Taylor architects, the building comprises 29 storeys, across ground, mezzanine and 27 levels of residential accommodation which will offer one, two and three-bedroom homes.  At ground level the building will offer 4,000 sq ft of commercial space and extensive areas of public realm and landscaping as well as cycle storage facilities. On the mezzanine, and at level 19, there will be two landscaped terrace gardens for residents and rooftop penthouse apartments that have extensive private terraces. Commenting on the planning committee’s approval Damian Flood, CEO of Cole Waterhouse said: “We are committed to building quality homes for the people of Salford and have been working closely with the Council throughout the determination period to refine our plans and ensure that the building and landscaping meets the changing needs of the local market and future occupiers. We undertook a number of revisions to the design to reduce the amount of commercial space in favour of delivering as much outside amenity space as possible and the city-wide views from the rooftop sun terrace will be hard to beat.” The scheme sits at a primary gateway into Salford Quays in a location which offers residents the best of both Manchester and Salford with direct access to the Anchorage Metrolink station which is just 30m away from the site. It will be Cole Waterhouse’s second residential scheme in the area following in the footsteps of the 214,000 sq ft No1 Old Trafford, a two-tower 354 unit scheme which is being built by Domis Construction and which is due for completion early 2021. Damian continued: “We look forward to appointing a contactor as soon as possible and starting the build programme which will not only deliver much-needed, high quality homes but will also create new jobs and training opportunities for local people. We are proud that Anchorage Gateway will be a key scheme in the ongoing regeneration of Salford.” As part of its commitment to the area, Cole Waterhouse will pay a total of £1.3m towards local projects, including improvements to Ordsall Park, Monmouth Park, Montford Street Park and Weaste Cemetery.  Funds are also earmarked for several transport and highways improvement as well as a residents-only parking permit scheme.
