Work completed at the Perry Barr Residential Scheme

Construction work on first phase of the Perry Barr Residential Scheme in Birmingham is now complete. Almost 1,000 new homes are now available for rent or sale on a former university campus in the north of the city. Completion of the new homes was announced at the same time that Lendlease, the principal contractor for the scheme on behalf of Birmingham City Council, revealed the project has beaten a number of targets it was set in order to help support the local economy and bring wider community benefits. More than 650 new jobs have been created for local people throughout the construction, including almost 100 apprenticeships, and more than 1,350 people have been upskilled on the site. Highlights included a Women in Construction course, which promotes opportunities for women in the construction industry across the UK, funded through the Home Builders Federation. Participants received advice and guidance, as well as training in various areas of construction, and two weeks’ work experience. Lendlease also worked with Solihull College to deliver English for Construction courses for people who have English as a second language, a key tool for increasing safety through better communication on a site which at its peak had 26 different nationalities of workers on the project. Participants who completed the course were rewarded with a Level 1 Health and Safety in Construction qualification. Over the course of the £326m contract, £267m has been spent by Lendlease with local businesses, and workers have devoted 2,679 hours to volunteering in the local area – the equivalent of four months of continuous work, and nearly three times the target they were set. This included working with Eden Boys School and Welford Primary School to build and maintain outdoor learning areas, as well as collecting for local food banks. Designs created by students from Birmingham Metropolitan College were exhibited on site hoardings visible near the site to raise awareness of Single Use Plastics (SUP). This was inspired by the SUP Ambassadors programme, a project developed with students from Eden Boys’ School, that aimed to raise awareness of SUP and its impact on the environment, people and wildlife. Lendlease, together with construction partners, also sponsored the production of a new book aimed at educating primary school children on avoiding single use plastics, which was launched at Calshot Primary School, and was distributed to primary schools across Birmingham. The new homes at Perry Barr consist of a mix of homes for rent and sale, surrounded by accessible green space. The tallest building on the scheme tops out at fifteen storeys and the first residents are expected to move in later this year. The scheme is part of a wider £700million-plus regeneration of Perry Barr in the north-west of the city, including improved leisure and community facilities along with upgraded transport infrastructure, all of which is underpinned by the Perry Barr 2040 Masterplan, developed by the Council in partnership with local residents and stakeholders. Countryside Partnerships has secured planning approval for the first phase of Haddon Cross, a new development forming part of the Great Haddon sustainable urban extension to the southwest of Peterborough. The first phase will deliver 157 new homes, of which 78 will be for sale on the open market under the Countryside Homes brand, and the remaining 79 will be affordable homes that will be owned and managed by Platform Housing Group following a recently signed agreement. 25 affordable homes were required under the planning agreement, with the additional 54 being provided over and above this requirement. Alongside future phases, the scheme will deliver a total of up to 1,499 homes and will include 7.5 hectares of amenity open space, 8.4 hectares of accessible natural green space, three play facilities for children and young people, a 4.5-hectare playing field, a 1-hectare allotment and new water features. This is Countryside’s second scheme within the wider Great Haddon masterplan. It is currently selling homes at Fletton Folly, a development of 347 two-, three- and four-bedroom houses. The wider Great Haddon site has outline planning permission for up to 5,350 new homes, a district centre and two neighbourhood centres comprising retail, community and health, leisure, residential and commercial uses. The planning consent also includes provision for education facilities, sport and recreational facilities, strategic open space, landscaping, associated infrastructure and servicing. City Plumbing, the UK’s leading plumbing and heating merchant, has partnered with technology firm, Vericon Systems, to bring a series of new tools to the market, helping private and social landlords remotely monitor and manage heating systems using real-time data.  Vericon uses a universally compatible piece of telematics hardware, called the Boiler Control Module (BCM), that can be connected to each boiler in the housing portfolio. From here, data is centrally collated in real-time to continually monitor the health of the heating system. As well as allowing customers to monitor system efficiency, the technology notifies housing providers of the fault code when detected, allowing the right engineer with the right part to be sent to complete the repair. “By working with Vericon we’re able to help social housing providers and local authorities take a more proactive approach to the mitigation and prevention of mould and damp at a time when such a solution is critically needed,” said Dave Griggs, Managing Director of Spares at City Plumbing. “As a specialist in plumbing and heating supplies and an advocate for new technologies, City Plumbing is actively developing and supplying solutions that give its social housing customers the tools they need to improve their homes. This latest collaboration with Vericon is just one in a series of digital tools and partnerships designed to enhance diagnostics and servicing.” Through real time monitoring, housing providers are in complete control, being first to know about potential issues with heating systems before the residents may even be aware of them. To measure temperature and humidity and alert housing providers of potential mould and damp issues within a property, Vericon has also developed the MultiDot. By gaining valuable insights from this aggregated data, landlords can conduct preventative maintenance, take early action, and advise residents on how best to avoid humid conditions that can lead to mould. “Using the latest in technical innovations and smart devices, social landlords and housing associations can more effectively maintain heating health in their properties, ensuring a healthier environment for their residents and preventing costly maintenance issues by identifying problems before they become severe,” added Jorden Guest, Marketing Manager for Vericon Systems. Masterplanning team appointed for Collyhurst Village

Manchester City Council has announced next steps for the once in a generation transformation of Collyhurst Village. This comes as the joint venture between Manchester City Council and Far East Consortium has now appointed a masterplanning team for future phases of development.  Collyhurst is one of the first areas to be developed as part of the major Victoria North regeneration programme being delivered by the joint venture, which will see 15,000 new homes built across seven new and emerging neighbourhoods in north Manchester over the next two decades.  With site works having begun to deliver 274 new low carbon homes – including 130 homes for social rent – alongside a new community park and commercial space, the JV is turning its attention to delivering the longer-term vision for both neighbourhoods. Outlined in an update to the Collyhurst regeneration plan, the JV intends to work with a masterplanning team to develop a street-by-street plan that builds on the vision set out in the 2019 Strategic Regeneration Framework (SRF) for Victoria North. The masterplanning team includes Mæ (lead architect), Turner.Works (meanwhile use), Schulze+Grassov (landscape and public realm) and IF_DO (community engagement). The team is expected to work with existing local residents to shape the design of potential new homes, streets and parks, with a programme of public engagement due to begin in the coming months. This will include a range of interactive events and activities, which will be inclusive and accessible to all members of the community. The community engagement programme is likely to involve workshops and consultation events to gather the views of local residents and get their feedback, a series of community design sessions involving residents, exhibitions and online engagement. Initial modelling undertaken as part of the Strategic Regeneration Framework (SRF) for Victoria North indicates the potential for up to 3,000 new homes The 2019 SRF for Victoria North sets out the potential for up to 3,000 new homes – with a key focus on affordability – to be built in Collyhurst through a process of long-term and phased estate remodelling. Future housing investment would be delivered alongside new local services and amenities, public realm and transport infrastructure, including investment in active travel.  Any future development would build on meaningful community engagement and consultation to ensure local people remain at the heart of the investment proposals. The joint venture will also retain its commitment to support current residents to remain in Collyhurst – as a single move to a newly built property – so they can benefit from the investment in the area. A consultation has launched over plans to develop a sustainable housing scheme and new public parkland at land west of Elton Reservoir in Bury. Residents of Radcliffe and Bury are being asked for their feedback on Peel L&P’s proposals which include new open spaces and parkland with leisure and nature uses, health facilities, new primary schools and improved access to Radcliffe to support the ongoing regeneration of the local area. New transport improvements and more sustainable travel options would ease congestion around Bury and Radcliffe town centres including a new link road connecting Bury in the north with Radcliffe in the south. This will provide a new north-south travel corridor including a high-quality bus route and safer facilities for cyclists and pedestrians. There could also be a new Metrolink station and travel hub at Warth Fold. The project represents an investment worth half a billion pounds to the area and brings further economic benefits to both towns creating 240 full time jobs each year during construction and over 100 additional jobs for residents. The proposals would also see over £75 million spent in local shops and leisure facilities by new residents and a council tax revenue for Bury Council of £9m to help improve local services further. The land west of Elton Reservoir is included in the emerging Places for Everyone (PfE) plan, which sets out how each borough can meet the local need for new homes, jobs and sustainable growth. PfE has earmarked the site for up to 3,500 new homes which would include affordable housing options and homes to buy or rent for families, first-time buyers and downsizers as well as retirement and extra care living. Homes would be highly energy efficient and sustainably designed, to lower running costs for residents. The plans have been formed around the Elton and Withins reservoirs, which will be retained and enhanced, and seek to complement the current natural landscape. Over two-thirds of the site will remain as green space and parkland and the planned new neighbourhood would be well-connected to nature, with green space that will be made more accessible to all and extend beyond the current rights of way to help improve people’s health and wellbeing. Wates has secured planning for a second phase of land in Windsor to deliver an additional 320 new homes. Its Developments business has secured local planning approval for the new homes and a Special Educational Needs (SEN) school on a second phase of land west of Windsor. The sustainable development, which was previously green belt land, will provide a much-needed boost to family housing availability in the area. Our team received an approved Stakeholder Masterplan from the Royal Borough of Windsor and Maidenhead (RBWM) in 2021 as part of the adopted Borough Local Plan, following a lengthy process of detailed site assessments and public engagement. In combination with phase one, the whole allocation will include the SEN school and 455 homes, including 180 (40%) affordable homes, as well as a community centre, public open space, allotments, orchards, play spaces and an outdoor gym. It will also deliver significant highway improvements for vehicles, pedestrians and cyclists, boosting existing services and facilities in the local area. “It is great news for Windsor that the RBWM have locally approved the Southern portion of the site AL21, unlocking a total of 455 much-needed new family homes.
