Knight Property Group concludes 50,000 sqft deal at Belgrave in Bellshill

Likewise Group Plc sign-up for brand new unit at Belgrave Logistics Park. Knight Property Group has concluded a 50,000 sq ft deal at the first phase of Belgrave Logistics Park, in Bellshill, North Lanarkshire. The £55m brand new speculative development on the site of the former Devro manufacturing facility is being developed over three phases, to provide 261,193 sq ft over five buildings. The first two phases were completed in November 2022, with the final phase scheduled for completion in September this year. Likewise Group Plc, one of the UK’s largest and fastest growing distributors of floor coverings and matting, has agreed a 20 year lease on Unit D, which extends to 50,013 sq ft. The Group started trading in 2019 and is relocating its Scottish distribution centre from Motherwell to Belgrave. Over the past two years, the Group has made major investment in the infrastructure with new operations in Leeds, Newcastle, Birmingham and Newbury, with the new Glasgow base being fully operational in quarter two of this year. Tony Brewer, Chief Executive of Likewise Group Plc said: “We have made significant progress on expanding our sales teams and point of sale displays to expand and create a much greater market presence. We remain focussed on accelerating growth and delivering a return on this investment. “We are very pleased with our new facility at Belgrave which provides high-quality space in an excellent accessible location. It provides the ideal base for our expanding Group and will help achieve our business objectives.” Howard Crawshaw, Managing Director of Knight Property Group added: “We firmly believed Belgrave Logistics Park would be a success and would attract strong interest and quality tenants from the outset and this deal reinforces our strategy of developing high quality speculative product in prime locations. “Occupier interest has been excellent for the remaining units, with several discussions ongoing and we have now commenced the final phase, a 126,960 sq ft unit, which will be completed in September this year.” Belgrave is one of the greenest industrial/logistics parks in Scotland at the current time. Each building is ‘all-electric’ and has an EPC rating of ‘A +’ and has a BREEAM ‘excellent rating’, in line with occupier and investor expectations. It is in the heart of Scotland’s ‘golden triangle,’ within the popular Bellshill Industrial Estate. It offers excellent transport links and quick access to the A725 dual carriageway which provides direct access to the M8 motorway between Glasgow and Edinburgh and the M74 which is Scotland’s main road link south. Construction begins on new £50 million speculative development in Bellshill Knight Property Group has appointed Fife-based Muir Construction as the main contractor on the first two phases of it’s speculative development at Belgrave Logistics Park, in Bellshill, North Lanarkshire. Planning consent was granted in September and works have commenced at the brand new £50 million development on the 14-arce site of the former Devro manufacturing facility. The first two phases will comprise four high-quality units of 19,191 sq ft, 29,272 sq ft, 34,290 sq ft, and 48,405 sq ft respectively. A final fifth unit of 126,795 sq ft will follow in phase three to reach circa 245,000 sq ft in total for the park. Each unit will have an EPC rating of ‘A’ and will be BREEAM accredited. Further green credentials include electric car charging points, solar photovoltaics panels to the roof, all electric heat recovery / air conditioning to offices, electricity for the units will come from a 100% renewable source and water management flow restriction is provided to conserve water use. The construction process for phases one and two started in January and are due for completion in quarter three this year. Knight Property Group secures planning consent for £50 million Belgrave Logistics Park

All systems go for new 245,000 sq ft logistics facility in Bellshill Knight Property Group has just secured full planning consent from North Lanarkshire Council to develop a brand new £50 million logistics park at Bellshill Industrial Estate, on the site of the former Devro manufacturing facility. The application was approved at last week’s full committee meeting. The 14-acre site will be transformed into Belgrave Logistics Park, a brand new speculative 245,000 sq ft logistics facility, with five high-quality units of 28,940 sq ft, 18,940 sq ft, 33,945 sq ft, 47,940 sq ft and 125,665 sq ft respectively. Each unit will have an EPC rating of A and further green credentials include electric car charging points, solar photovoltaics panels to the roof, all electric heat recovery / air conditioning to offices and water management flow restriction to conserve water. The site was acquired by Knight at the end of January this year, with the planning application submitted in May. Knight Property Group appoints Clark Contracts as main contractor to deliver next phase at Langlands Commercial Park

Works commence at the new £4 million speculative development Knight Property Group has appointed Clark Contracts as the main contractor on the second phase of speculative development at Langlands Commercial Park in East Kilbride, South Lanarkshire. Works have commenced at the brand new £4 million property, which will comprise a flexible 23,980 sq ft high-quality industrial warehouse, with 1,980 sq ft of office space, 10m eaves height, air conditioning to the offices, two electrically operated roller shutter doors and electric car charging points. With a target EPC rating of ‘A’, the main frame of the building is a steel portal frame construction and features high performance wall and roof cladding. There will be 20 car parking spaces, along with an extensive yard extending to 35,585 sq ft. The construction process will take seven months and is due for completion in April 2022. Eddie Higgins joins to manage major speculative logistics development scheme at Bellshill. Knight Property Group has expanded its project management team with the appointment of Eddie Higgins as Construction Project Manager. Eddie brings around 26 years site engineering and project management experience with leading companies within the Scottish construction sector, including Ogilvie Construction and Stewart Milne. He will operate from the firm’s Edinburgh office and manage developments in the central belt of Scotland with initial focus being the development of Belgrave Logistics Park, the 14-acre former Devro site in Bellshill, which was acquired by Knight at the start of this year. His role will involve overseeing and managing the entire flagship 250,000 sq ft speculative development project, working closely with the design team and principal contractor. Site preparation is currently ongoing, with planning being submitted in June. Site works are scheduled to commence in September with completion in Spring 2020.
