Torus Investing £9.8m into Developing Historic Liverpool Residential Site

Leading North West property developer, Torus, has broken ground on an exciting new development in Liverpool’s thriving Baltic Triangle which will see 56 modern one and two bedroom apartments created for Rent to Buy and sale. With sites across Liverpool, St Helens and Cheshire and an ambitious new build programme of 5,300 homes by 2024, Torus is one of the largest developers of affordable homes in the North West. Plans Submitted For Liverpool Cruise Hotel

Wates Construction has submitted a planning application for a new Cruise Terminal Hotel in Liverpool, which forms part of Peel Land and Property’s Liverpool Waters, the city’s major waterfront regeneration scheme. Following the consultation held in September 2018, which gave residents and businesses the chance to view plans and provide comment on the proposed new four-star hotel, the submission for planning application was sent. The new development is subject to planning and it will include a 200-bedroom accommodation complex, including a lobby bar, cafe, restaurant, business suite and back of house facilities as well as visitor and coach parking, and a taxi pick-up and drop-off point. The purpose of the new hotel is to support and supplement the city’s new cruise liner terminal at Liverpool Waters’ Princes Dock, which once built will accommodate the world’s largest cruise ships and create new jobs and generate wider economic benefit to the city region. The new cruise liner terminal, equivalent to the size of two football pitches, would be serviced by an off-site multi-storey car park and will enable the world’s largest cruise ships (up to 3,600 passengers) to embark and disembark at Liverpool. As part of the construction of the hotel, Wates has made a commitment to provide extensive training and employment opportunities for local residents as well as boosting the city’s economy through the appointment of local supply chain partners.

Upgrades Due on Liverpool Route

Construction work is due to be carried out by Huyton Asphalt to upgrade an arterial route in Liverpool. Improvement works along Prescot Road (A57) began on Monday, 18 February, and will run from Low Hill, near the Royal Liverpool Hospital, to Newton Road by Newsham Park. The first phase will start between Shiel Road and Laurel Road. Running until Autumn, the £3.5 million scheme will include the replacement of the existing road surface, which has deteriorated over the years, and the upgrade of the highway drainage, pedestrian facilities, footways and traffic signals. The work forms part of Liverpool City Council’s £500 million highway investment programme – Better Roads – in conjunction with the council’s commitment “to deliver a strong and growing city” and provide a “connected and accessible city with quality infrastructure”, as set out in the Inclusive Growth Plan. Diversion routes will be in place and road users are advise that delays will be likely and to explore alternative journeys for those travelling to and from the Islington, Fairfield and Kensington and Old Swan areas. The A57 programme has received £2.7 million from the Local Growth Fund (LGF). LGF funding is awarded to the Liverpool City Region Local Enterprise Partnership (LEP) and invested through the Liverpool City Region Combined Authority through its Strategic Investment Fund.

Baltic House Project Receives Planning Consent

Planning consent has been granted by Liverpool City Council to a revised scheme for the stalled Baltic House project in Liverpool. The revised scheme, designed by architect Brock Carmichael, was submitted by Crossfield Exclusive Developments, after purchasing the Norfolk Street site out of liquidation late last year. Now under the name of Baltic View, the development will comprise 129 apartments with associated communal space and courtyard. It will also feature nine office units totaling 1,174 sqm on the ground and first floors to accommodate businesses in the digital and creative sectors, complemented by storage space for up to 100 bicycles. “We have worked closely with Liverpool City Council over many months and we are pleased that the planning committee shares our vision for the transformative potential of this site. Baltic View will be a new dawn for the site and our local, experienced team is committed to creating a development that provides a positive, enduring addition to the area,” said David Cain, director at Crossfield Group. The plans received approval by Liverpool City Council last week and Crossfield Construction is already on site to begin work on the scheme. Approximately ten new full-time jobs are expected to be created during construction, in addition to as many as 400 workers on site through a local supply chain. “We are really pleased to see the stalled development site back on track. It’s been a painful daily reminder of failed developments over the past few years,” said Liam Kelly, chair of the Baltic Triangle area company. “It’s really encouraging to see the site now being developed by Crossfield Group, who share in the area’s vision and have engaged with the stakeholders right from the start. This is an example of how the area can retain its identity and continue to see positive growth over the coming years, with everyone working together.”

New Ferry Terminal for Isle of Man

The contract for the new £7.6 million waterfront link road for a new Isle of Man Ferry Terminal in Liverpool is yet to be awarded. The scheme will provide access from Waterloo Road to the £30 million facility in Princes Half Tide Dock, located within Peel Land and Property Limited’s £5 billion Liverpool Waters scheme. Part of the £45 million Liverpool city centre connectivity scheme, this scheme also includes the construction of a second waterfront link road to provide a connection between the existing Bath Street/Princes Parade/Waterloo Road junction and the new signalised junction at Leeds Street/Great Howard Street (A565). “The new Isle of Man ferry link road is a vital scheme and I’m delighted we are now at the stage to make the project live. The road’s core function of is obviously to support the new ferry terminal but it will also bolster the wider development of the Liverpool Waters scheme and we are grateful to Peel and the city region combined authority for their support in this scheme,” said Mayor of Liverpool, Joe Anderson. “Creating this infrastructure is a huge priority for the city council because of its potential to fuel a renaissance in North Liverpool – not least the Ten Streets creativity district and the expansion of the Commercial Business District – which will underpin billions of investment that will benefit this city for generations to come,” the Mayor continued. The contractor will be appointed following a Europe-wide procurement process and a report to the council’s cabinet that will recommend the contract to be awarded. The highways contractor will be formally appointed on cabinet approval and then head of terms will be signed with Peel Land and Property Limited to lease the land to the council for the construction of the road. “The creation of these roads will make access to Liverpool Waters much easier for those living, working and visiting the waterfront, as well as the various construction and commercial vehicles that will be entering Liverpool Waters as the project continues to progress,” added Darran Lawless, Development Director at Peel Land and Property, responsible for Liverpool Waters.

“Live-Learn” Base to be Expected in Liverpool

The city of Liverpool council has approved the building and construction of a new “live-learn” base that will be guaranteed to be the new center hub for learning and state-of-the-art education once it is set up. This particular building will be set up at the LIC (also known as the Liverpool International College) and has been commissioned to be constructed by CPMG Architects, a well-respected architectural firm who have a penchant for these kinds of ambitious and expensive projects. A joint initiative that is run between the University of Liverpool in collaboration with Kaplan, the new facility will comprise of a high-tech area of 47,000 square feet and is set to also have no less than 13 storeys. These will be able to provide students and those using the facilities enough space and comfort to study and socialize in order to ensure their wellbeing and that they use all of the features of the project to their maximum potential. Thanks to this project, members of CPMG Architects are confident that this new structure will be of a huge benefit to the education sector of the city of Liverpool and will encourage more and more people to consider choosing Liverpool as a place of study. The famous Knowledge Quarter of the city that is one of the largest and best education areas along the shores of the Mersey will also be enhanced through this innovation and Hugh Avison of CPMG Architects is confident that the scheme itself will be a success for all involved. Through this, it is evident that the Grove Street initiative will also prove to be an aesthetic venture, since the building’s actual structure will help to enhance the already stunning skyline panorama of the city. Set to be ready to open its doors by 2019, there is a while yet to wait but well worth waiting considering the ambition of the project.
