Moda Hove Central reaches highest point in major redevelopment

Rental living pioneer Moda Living’s Brighton & Hove neighbourhood ‘Moda, Hove Central’ has reached its highest point as guests celebrated the milestone and enjoyed spectacular views from the top.  Moda is regenerating the former Sackville Road Trading Estate into a thriving new multigenerational neighbourhood of more than 820 new homes, 564 of which will be build-to-rent apartments. The neighbourhood will include six new buildings, with more than 60% of the 8.8-acre site covered with new landscaped green spaces, pedestrian routes and public realm.  The neighbourhood is part of Moda’s prime multi-family joint venture with investment manager Apache Capital, and the first to be funded by KKR. The new homes, 10 per cent of which will be affordable and managed by Moda, will cater to all ages and requirements, ranging from studio apartments to three-bedroom homes and boast views of the sea, the South Downs and Brighton and Hove.  The neighbourhood will also include a range of best-in-class amenities, including a 24/7 gym, roof terraces, communal lounges and co-working spaces, cycle cafes as well as 260 community care homes.   In addition to a 24-hour gym and fitness centre equipped with market leading fitness equipment, residents will have access to a host of wellness focused products and services to support their healthy lifestyles.  All residents are given free access to leading home fitness app FIIT so they can work out anywhere, any time. Moda’s wellness programme offers a range of expert coaching sessions on topics ranging from fitness and nutrition to healthy sleep and financial wellbeing. Additionally, a partnership with mental health expert MYNDUP gives residents subsidised access to services including counselling, meditation, and life coaching. A bespoke regular programme of events, designed and run by Moda’s in house operations team, will complement the services and facilities and help to build a community of people living their happiest, healthiest lives.  Moda’s commitment to health and wellbeing across its living sector platforms means it has the most top-level certifications from the leading global healthy building accreditation body, Fitwel, in the world. Moda, Hove Central will target this 3-star certification by prioritising health and wellbeing in all elements of its design and operation.  The neighbourhood also includes a range of amenities for the local community. Construction begins on Moda Living’s regeneration of Sackville Road Trading Estate in Hove

Work underway to deliver 824-home neighbourhood, breathing new life into a disused trading estate in Hove Construction has begun at Moda Living’s Sackville Road regeneration project, which will deliver a thriving intergenerational neighbourhood of more than 800 state of the art homes in the heart of Hove. The project at the Sackville Road Trading Estate is set to deliver 564 high-quality build-to-rent homes and 260 care community homes, as well as extensive public gardens and a main boulevard leading to a large public square, office accommodation, workspaces, shops and cafes. The nine-acre brownfield site is on the former trading estate which is conveniently located next to Hove Station and is just a few minutes’ walk from the seafront. Funding for the site purchase was provided by Apache Capital Partners. Midgard has been appointed lead contractor on the project, with completion targeted for early 2024.  The construction phase of the project is set to create more than 560 jobs, with many workers at the site based in the local and surrounding area. Moda Living, the UK’s leading family-owned developer and operator of build-to-rent homes, designed the neighbourhood with an intergenerational focus, an emphasis on public amenity spaces and social infrastructure for residents and the wider community. The neighbourhood will offer a variety of homes ideal for families and individuals with secure long-term tenancies for up to three years, helping to address the area’s housing shortage. Approximately 70% of the site will be curated into new public spaces, including landscaped areas and an abundance of green space with newly planted trees and gardens.  The plans also include communal lounges for events and wellbeing workshops, private dining areas, restaurants, shops, 50,000 sq ft of office and co-working space, and five communal roof terraces. As part of its commitment to the area, Moda Living has signed the largest planning contributions deal Hove has seen from a private company in more than a decade. The business will contribute more than £10 million to local investment in infrastructure, public realm, education, public art and supporting the local community. Additionally, 10% of the 564 rental homes have been allocated as affordable housing. Following a formal event attended by officials including Hove and Portslade MP Peter Kyle, Moda celebrated the occasion with a community barbeque in Hove Park. More than 70 local residents of all ages enjoyed an afternoon of delicious food and drink with live entertainment, all provided by local businesses and artists. Moda gets green light for £260m Birmingham tower

Build to rent specialist Moda Living has got the green light to transform Great Charles Street in Birmingham into a high-rise residential-led neighbourhood. The developer is presently in negotiations with several contractors to build the £260m Jewellery Quarter high-rise building complex, which will provide 722 homes for rent. The site has remained undeveloped for over 70 years and has long been identified by Birmingham City Council as an opportunity for regeneration. Moda said it was looking beyond the coronavirus epidemic and was committed to building a second major scheme in the city. As well as a 39-storey building at the corner of Great Charles Street and Livery Street, the complex will offer street-level boutique retail, café-bars and restaurants. Tony Brooks, managing director at Moda Living, said: “Great Charles Street will be a fantastic asset for Birmingham.
