Jones & Chapman appointed to sell modular homes

Estate agent Jones & Chapman, has been appointed by Peel L&P to market and sell the highly sustainable two, three and four-bedroom, modular homes now complete at Redbridge Quay, Wirral Waters. Arthur and Doreen, from Liverpool, have become the very first residents to move into the new development, which includes a mix of the award winning ‘Town House’ and ‘Row House’ modular homes, designed by Liverpool architects Shedkm. The couple initially left Liverpool and moved to Lancaster but were drawn back to the city region because of its history and connectivity. They really enjoy being by the water, so when they found Redbridge Quay, they sold up and moved straight back. Jones & Chapman has offices based in Prenton (349 Woodchurch Road) and Wallasey (108 Wallasey Road) and is part of the award-winning national estate agency network, Sequence (UK). The estate agent will market over 350 homes which will make up this development, with the first phase of 30 homes now complete. Each individual home at Redbridge Quay is being precision engineered using Modern Methods of Construction (MMC) and will exceed all carbon reduction targets. Town House alone is over 50% more energy efficient than the average new build home. Located in the emerging Northbank neighbourhood at Wirral Waters, the waterside development is surrounded by beautiful Grade II listed grain warehouses, a new pocket park, green landscaping and new public realm, including dockside walkways. MODERN MODULAR AFFORDABLE DEVELOPMENT IN DONCASTER MARKS MILESTONE

A retirement development on Cooke Street in Bentley, Doncaster that is using a modern method of construction, where the homes are produced off-site, has marked a major milestone. The development of 20 affordable retirement bungalows and apartments is being constructed on the site of former council offices and a depot. Designed by Brewster Bye Architects for Housing 21, all the modular units, which were built in Hull by specialist contractor, M-AR, have now been delivered and installed. The brickwork is already up to damp proof course level and the external cladding and landscaping work on the development is due to complete soon.  Mark Henderson, from Brewster Bye, said: “This modern method of construction is proving very popular because the units are constructed off-site and delivered completely finished, including electrics, plumbing and interior paintwork, so it’s fast and efficient. “The three-storey apartment building will offer 12, one and two bedroom, apartments, and there will be eight, two bedroom bungalows, which will all be finished with traditional materials including a palette of red brick with light render features, stone effect head and cills, slate effect roof tiles and anthracite grey windows and doors. “The high-quality houses all enjoy spacious plots, generous gardens and parking spaces. The layout of the properties has been carefully designed to create a characterful development with its own attractive identity.” The development sits next to an existing, popular retirement living development also owned and managed by Housing 21 – Minden Court. Innovative modular housing scheme completes in Lincolnshire

Midlands contractor G F Tomlinson has completed works on an innovative modular housing scheme in Grantham, which is the first of its kind in the region. Delivered for South Kesteven District Council, through the Scape Regional Construction framework, the scheme comprises two modular housing developments valued at a total of £2.1m, which will provide critical social housing to meet the current requirements of the local authority. Works commenced at the two developments – Kinoulton Court and Earlesfield Lane – late last year and the plots were completed in summer. The 2,200 sq. ft. Earlesfield development comprises a block of four one-bedroom semi-detached apartments and Kinoulton Court is a 5,400 sq. ft. housing development comprising 10 one-bedroom apartments split into two blocks – one of which has four one-bedroom apartments and the other, six one-bedroom apartments. Delivered by lorry to site, the houses were fitted onto prepared foundations which include functioning pipe works and electrics. This process ensures that time is saved at the construction stage, with 10 weeks of programme time being saved for this particular scheme, compared to traditional methods. Works on both South Kesteven plots involved clearance of the sites – as Earlesfield was a small car park and Kinoulton Court, underutilised land. Prior to the installation of the modular units by supply chain partner, Premier Modular Ltd, a full enabling groundworks package was required for each plot with foundations, drainage and a protective ground gas membrane. The homes were then roofed and cladded on site, before external works were undertaken to each property including fenced boundaries, landscaped gardens, carparking and footpaths. External elevations were fitted with insulation and brick slips, and all internal finishes were completed by Premier Modular Ltd including UPVC glazing, mechanical and electrical works, plastering, decorations, flooring and commissioning. The traditional timber truss roofs and slate tiling was completed on site due to restrictions with transporting overly large modular building sections through the narrow residential streets. Craig Stopper, framework manager at G F Tomlinson, said: “We are pleased to have delivered this critical modular housing scheme in the region, to facilitate the fundamental need for social housing for South Kesteven District Council. “The modular housing plots were completed on-time and to a high standard which is a testament to our project teams and local supply chain partners, who have quickly adapted to the new guidelines which have been introduced as a result of the pandemic, to ensure safe working and social distancing on site. “We are certainly seeing an increase in the demand for modular construction as an energy efficient, comprehensive solution for social housing, that provides high-quality, affordable, easily accessible and adaptable accommodation. As modular sites are relatively unaffected by environmental delays such as bad weather – less logistical transport is required for materials which is more environmentally friendly and generates less waste.” SKDC Cabinet Member for Housing and Planning, Cllr Robert Reid, said: “We are building new homes in a range of different ways and the modular housing project is unique for us in that it has not been a traditional on-site build. “These are ambitious new-style developments providing homes for those who need them most and I am delighted to say both modular housing plots are fully occupied. We are creating a better quality of life for our residents, which is part of our vision for the future of this district.” Mark Robinson, Scape Group chief executive, said: “The UK’s housing shortage needs to be addressed with speed and efficiency, so it’s exciting to see G F Tomlinson and South Kesteven District Council using our Regional Construction framework and innovative modular construction methods to do just that. Residence Construction in the UK in 2018: Use of Sustainable and Green Technology

Construction output in the UK is expected to increase by 1.2% in 2018 with growth primarily driven by infrastructure projects and private house building (Construction Products Association, 2017).  The residential market has grown steadily over the years due to the increased demand for housing. In addition, public policy to support private housing initiatives has stimulated its growth. There is a strong demand for residence housing including flats and townhouses. 2018 will see different trends in building and design with technology playing a big role in constructing efficient and sustainable structures. Technology Advances Impact the Construction Industry Philip Hammond, the Chancellor of the Exchequer said that about 300,000 new homes must be built each year to address the housing shortage and improve accessibility. Last year, the government delivered 217,350 homes in England according to a BBC report.  More could be done, however, to ease the housing crisis. Technology advancements can help reduce costs by improving housing construction. Customers can design their own unique home using virtual reality and 3D printing. The use of drones in mapping out and monitoring construction sites is also valuable in job inspections and providing updates to clients. Modular Construction Can Address Shortage of Housing The shortage of affordable housing in the UK is a very hot issue. Modular construction which involves assembly of a structure off site and then moving it to the desired location, can get the job done 65x faster according to Westchester Modular reports. Build times are reduced improving efficiency dramatically. Remote assembly of houses are not affected by adverse weather conditions and strict quality control ensures that manufacturing is carried out according to specifications. Modular construction reduces overhead costs and times making it affordable. For instance, building apartments in blocks with modern amenities will become cost-effective with savings passed on to customers seeking inexpensive flats. Demand for Green Housing Increases According to the Committee on Climate Change (CCC), 18% of UK carbon emissions come from buildings, mostly houses. In 2015, the plan of the Government to adhere to ‘zero carbon’ new homes from 2016 onwards was abandoned. In its place, the ‘2050-ready’ new homes policy was introduced under the Clean Growth Plan. This means that new homes must have minimal use of energy and lower carbon emissions. High insulation, low water demand and instant connection to renewable sources for energy are the highlights of these types of homes. Potential homeowners are going to benefit from green houses that are comfortable and cheaper to maintain.  It is now up to the Government to support and implement the policy. The overall outlook for the construction industry remains optimistic. Modular constructions enable production of homes that are cost-effective. Technology advancements contribute to efficient results whist green homes benefit homeowners with houses that are cheap to run and comfortable.
