Planning application submitted for a £24m warehouse and logistics development in Yorkshire

Proposals would deliver a quarter of a million sq ft of industrial development  Network Space has submitted a planning application to Rotherham Borough Council for a £24million industrial development at Vector 31 at Waleswood, close to Junction 31 of the M1. The outline planning submission sets out proposals for up to 254,000 sq ft of E, B2 and B8 employment space on an 8.8 hectare site. Indicative plans submitted with the application show  between seven and nine self-contained, detached units ranging from 12,500 sq ft to 75,000 sq ft, with design and build opportunities also available. The development could create in excess of 500 jobs once completed. Simon Eaton, Development Manager at Network Space, explains: “Vector 31 West can provide a wide range of industrial accommodation which will appeal to smaller workspace occupiers through to distribution centre requirements. Given the strong location and market demand, we intend to commence with a first phase of speculative units as soon as possible, whilst maintaining our ability to deliver larger units on a design and build basis. “The success of our earlier development at Vector 31 demonstrates that this is one of the Yorkshire region’s most sought after locations, offering a strategic central distribution route close to the M1 as well as easy access to Rotherham and Sheffield. The development will therefore serve to meet regional market requirements as well as national occupier needs.” Rebecca Schofield, Partner at Knight Frank, added: “We are continuing to see strong interest for industrial and warehouse space across the South Yorkshire region, the quality of accommodation which Network Space will offer to the market will no doubt prove popular to satisfy demand.’’ Network Space has a long history with this former colliery site having delivered more than 160,000 sq ft of industrial space across two phases at the adjacent Vector 31 development. The first phase was fully occupied within a year of completion in 2008 and is currently occupied by a range of national and international businesses, including parcel delivery giant Hermes. The Vector 31 Networkcentre was sold in 2018 in a £91million deal to InfraRed Capital Partners Limited as part of a 1 million sq ft portfolio of 25 industrial sites and two development sites. TRIUMPH BUSINESS PARK INDUSTRIAL SCHEME GETS GREEN LIGHT

Planning has been approved for a 138,000 sq ft industrial development, Spitfire Court on the Triumph Business Park in Speke. Work is scheduled to begin on site in October 2020 with completion targeted for Q3 2021. The Park was acquired by InfraRed Capital Partners Limited (“InfraRed”) in 2019, on behalf of InfraRed Active Real Estate Fund IV, who appointed Merseyside-based Network Space Developments last year to bring forward the £15m speculative scheme on a plot of vacant land to the south-west corner. The scheme will bring 12 Grade A industrial units to market, taking the total Park footprint to almost 1million sq ft. The proposed units range in size from 3,000 sq ft up to 34,000 sq ft. Six larger warehouse units include ancillary first floor offices, designated parking spaces, generous service yards and loading door access. One sub-divided terraced unit houses a further six smaller business units. The wider Triumph Business Park site is a major storage, distribution and commercial hub, with 24-hour access and a security lodge and entrance barrier. It’s strategically located less than one mile from Liverpool John Lennon Airport, with Liverpool South Parkway transport interchange 1 mile to the north for destinations across Merseyside with links to Birmingham and London Euston.  Network Space Development Director, Joe Burnett said: “We are delighted that planning has been approved for a scheme that brings significant logistical and economic benefits to the Liverpool City Region. The extension to Triumph Business Park will complement existing businesses and amenities on the Park, as well as neighbouring retail outlets. This is the next chapter in this regeneration success story for the former Triumph factory site. He added: “The units will offer Grade A warehouse and office accommodation that will attract quality tenants to the Park, along with long-term job, training and investment opportunities.” Dean Harrison, Investment Director at InfraRed Capital Partners, commented: “Located only seven miles from Liverpool city centre, the Park benefits from good transport links, increased urbanisation and strong tenant demand from last mile logistics operators. The greater turn to e-commerce during the recent months has increased demand for modern, high-quality urban logistics assets, which this project delivers.  The scheme will meet BREEAM Very Good standards and with sustainability in mind, will incorporate electric vehicle charging points for each unit and LED lighting throughout. It will also be zero carbon ready, allowing for easy future provision of renewable energy technologies. To date, InfraRed has acquired, developed and managed over c.18m sq ft of industrial assets. We will look to expand our urban logistic holdings in the UK and Western Europe throughout 2020 and beyond with substantial capital available for deployment”. Triumph Business Park was acquired by InfraRed, for £30m from an undisclosed vendor. Architects for the scheme are AEW Architects. CBRE and B8 are appointed as agents with NSM providing asset management services across the Park.

Property deal takes Mere Grange to almost 90% let with only one unit left available

Network Space has let a further 21,375 sq ft at its Mere Grange development in St Helens to an online retailer leaving only one unit available at the 30-acre development.  The international retailer is taking space within the £7million first phase speculative development of four industrial units, which was delivered by Network Space in 2018. This latest deal follows 122,000 sq ft of lettings to Kilwaughter, Dresser Natural Gas Solutions (NGS), Synergy LMS and Ormazabal. Together these new occupiers have created around 300 job opportunities at the popular St Helen’s site. Joe Burnett, Development Director of Network Space, said: “Mere Grange has proved a huge success, attracting strong covenants, which is testament to the quality of the scheme’s design, specification and great location. “We only have one 18,500 sq ft unit available on the site, and with the increasing demand for online retail and the shortage of suitable warehouse and distribution space, we are seeing a very high level of interest and expect to be fully let before the year is out.” Network Space developed the Mere Grange mixed-use site in partnership with Homes England, St Helens Council and Liverpool City Region Combined Authority. Anwyl Homes is currently on site delivering 82 homes on the residential portion of the site having acquired it from Network Space in 2019. Mere Grange offers a total of 162,000 sq ft of high-quality industrial space, the one remaining unit provides 18,595 sq ft of warehousing, including first floor offices and amenity space. With secure, gated service yard and direct access onto the St Helens Linkway (A570), it is just minutes from the M62 offering excellent access to Liverpool, Warrington and Greater Manchester.  B8 Real Estate and CBRE are joint agents on the scheme. NETWORK SPACE COMPLETE LIVERPOOL CITY CENTRE INDUSTRIAL SCHEME ON BEHALF OF INFRARED

Leading commercial real estate developer Network Space has completed the industrial scheme Central 23 located on the northern fringe of Liverpool City Centre. Constructed on behalf of global investors Infrared Capital Partners, the 1.75-acre brownfield site provides a single 23,500 sq. ft industrial unit complete with substantial office provision, significant power capacity, fibre broadband and generous on-site car parking provision within a self-contained and secure yard. The site benefits from an additional service area to the rear offering rare additional parking and storage capacity.
