Network Space appointed in development management role for prime St Helens site

Network Space Developments (NSD) has been appointed as Development Manager by St Helens Borough Council for a prime edge of town centre, five-acre site. Located adjacent to the recently completed £54m Glass Futures initiative, the site was recently purchased by the Council with assistance from the Liverpool City Region Combined Authority Strategic Investment Fund, for an undisclosed sum. Forming part of Glass Futures’ 15-month construction programme, the land is now serviced and development-ready with access roads constructed and remediation works completed. The appointment marks the second development management role that NSD has secured from a North West local authority this year, following its appointment by Stockport Council to lead the design and delivery of Cheadle Eco Business Park at Bird Hall Lane. The proposed environmentally exemplar, industrial employment scheme is central to the Cheadle Town Investment Plan, which will unlock the town’s economic potential and drive clean growth and secured £4.4million of Towns Fund support. Planning application approved for new warehouse in Liverpool

Network Space has secured planning permission for a 128,000 sq. ft warehouse, incorporating headquarter style office space, at Estuary Commerce Park in Speke. Network Space submitted a planning application towards the end of last year for the development on a site that was formerly the home of the first Liverpool Speke Airport which closed in the 80s, it now lies adjacent to Liverpool John Lennon Airport. Low carbon energy,  sustainability and wellbeing are integral to the design of the unit which will be delivered to BREEAM Excellent standard. To support this, the unit will feature solar panels, electric vehicle charging and staff welfare areas in a high quality landscaped environment (including a net increase of 98 trees on site). Simon Eaton, senior development manager at Network Space, said: “This proposal will make a positive contribution to economic growth and regeneration, attracting inward investment and job creation into Merseyside. It allows for a wide range of uses within contemporary and flexible space. “Just as importantly, we have pushed the sustainability credentials on this scheme, maximising tree planting on site and creating a highly attractive working environment.” The 6.7 acre site is located on the Estuary Commerce Park at Speke, which is approximately six miles to the south of Liverpool city centre and lies alongside Speke Road. The business park is accessed via Speke Boulevard (A561), providing excellent connectivity to the M62, M57 and M56.  It is recognised as one of Liverpool City Region’s premier locations for a wide variety of business occupiers which enjoy a low density setting, superb infrastructure and a location at the hub of a new integrated road/rail network. This site is allocated for industrial and business use within the Council’s Local Plan and it is one of the final plots of the employment development at Estuary Business Park, which is already home to a wide range of international businesses. NETWORK SPACE SECURES FUNDING TO DELIVER BROADHEATH NETWORKCENTRE IN ALTRINCHAM

The transformation of a brownfield site in Altrincham is being supported with a £23.25 million loan from Trafford Council. Network Space Developments is set to regenerate the former Cartwright headquarters on Atlantic Street into a mixture of high-quality refurbished space, alongside new builds, creating a modern, multi-let industrial site designed to attract a variety of businesses. Known as Broadheath Networkcentre, some 205,000 sq ft of accommodation will be delivered across 25 units, with workspace available from 2,100 sq ft to 39,500 sq ft. The development has the capacity to create upwards of 400 new jobs and provide much needed speculative workspace in the region. Regional sub-contractors will be encouraged to become involved in the scheme, as well as local training and employment opportunities being provided during construction. Once complete, the scheme will have an estimated GDV of £45 million. A highly sustainable development, the scheme will target BREEAM Very Good and EPC A ratings. Existing steel and concrete structures on site will be reused and recycled, resulting in a significant reduction in embodied carbon within the development. Individual units are designed to accommodate photovoltaic panels to support renewable energy provision and electric vehicle charging will be provided across the entire scheme. As well as supporting Network Space Developments to bring forward the scheme, the loan from Trafford’s Investment Programme includes a number of conditions to promote environmental efficiency, on-site renewable power, electrical vehicle charging points, space for SME businesses and the use of local sub-contractors and apprentices. Cllr Liz Patel, Trafford Council’s Executive Member for Economy and Regeneration, said: “The loan fits well with Trafford’s investment strategy and wider council goals, encouraging the creation of high quality employment space in-borough while requiring high environmental standards and social impacts, as well as providing income that can be reinvested in front line services. “The proposed quality of this scheme and the demand for this type of space from a range of businesses that want to move into or stay in Altrincham gives confidence that it will perform exceptionally well.  We are pleased that the developer is re-using a number of existing buildings on site to create modern smaller units that will suit SME occupiers.” Dan Adamson, group finance director for Network Space, said: “We recognised the importance of this site to the local area when we acquired it just over a year ago. Since then, we have worked collaboratively with Trafford Council. This will be a best-in-class scheme and, together, we will maximise the positive impact of the project, delivering high quality employment space, jobs opportunities, inward investment and economic growth. “Planning consent is now in place to repurpose the existing buildings, alongside the delivery of new, energy efficient units. TWO DEALS SECURED AT MULTIMILLION-POUND SPECULATIVE SHEFFIELD DEVELOPMENT

Network Space has secured two significant deals at its speculative multimillion-pound Woodhouse Link warehouse development, near Sheffield, prior to completion. The first unit, which provides 48,900 sq ft has been snapped up by global company, nVent, which acquired Eldon Holding AB and will move its main UK operations site from Hellaby to Woodhouse Link. An online retail giant has also agreed a deal for unit 4, where work is set to complete in February on the 23,200 sq ft warehouse with integral office. As a result, only one unit now remains at Woodhouse Link following last year’s letting of unit 3 to BLE Smoke and Fire Curtains Ltd. It is expected that all of the units will be let pre-completion as the remaining unit 2, which offers 13,200 sq ft of warehouse space, is already under offer. Local construction company, Harris CM, is currently on-site delivering 116,505 sq ft of prime industrial space across the four high specification units. All of the units will be ready for occupation in spring 2022 when Woodhouse Link will be capable of fostering some 200 new jobs. Simon Peters, Development Director at Network Space, explains: “Securing a further two significant deals at Woodhouse Link prior to its completion is testament to the quality of space and the great location close to the M1, Sheffield and Rotherham. This, combined with the 24/7 access and wide range of permitted uses has led to strong enquiry levels and the final unit is already under offer.” Woodhouse Link lies close to junctions 31 and 33 of the M1, to the east of Sheffield and on the south side of Rotherham, within the Advanced Manufacturing and Innovation District and close to the Advanced Manufacturing Park at Waverley. The development has planning permission for 24/7 operation and is suitable for manufacturing or distribution uses. The detached and self-contained units all provide secure storage yards and parking, 8 to 10 metre high eaves, integral offices and are designed to a high sustainability standard, including EV charging points, and to a BREEAM Very Good rating. Avison Young and CPP are responsible for marketing the site. Colliers advised nVent on the acquisition of the property. Rob Oliver, principal from Avison Young said: “We were delighted to agree and complete lettings on Units 1 and 4 prior to practical completion, and to attract to the scheme both a leading online retailer, and the relocation of a well-known local occupier. “We had received strong interest in both units from other occupiers, as we did for Unit 2, prior to agreeing terms on it with the chosen party. We look forward to seeing construction complete shortly, and the estate fully occupied and functioning in the next few months.” Ed Norris, Director at CCP said: “The latest deals announced at Woodhouse confirm the quality of the location and building on offer. NETWORK SPACE SELLS FOUR INDUSTRIAL SITES TO TPG REAL ESTATE BACKED 4TH INDUSTRIAL

Specialist developer and investor Network Space today announced that it has sold four property assets comprising more than 400,000 sq. ft of prime industrial and logistics real estate across the north of England to 4th Industrial (“4i”), a new venture backed by TPG Real Estate Partners. Included in the deal are mid-box industrial schemes at Tunstall Arrow South in Stoke-on-Trent – an award winning, fully let 126,000 sq. ft scheme on a 28-acre former colliery site completed in 2018 – and the newly completed 110,000 sq. ft Ashroyd Business Park in Barnsley, South Yorkshire. The deal also includes two light industrial and urban logistics development sites in Liverpool, on which Network Space will deliver 104,000 sq. ft at Estuary Commerce Park and 72,000 sq. ft at Brookfield Business Park. CADDICK NAMED AS CONSTRUCTION PARTNER ON TRIUMPH BUSINESS PARK INDUSTRIAL SCHEME

Caddick Construction has been appointed by Network Space Developments to deliver the recently approved 138,000 sq. ft Spitfire Court industrial scheme, part of the Triumph Business Park in Speke.
