Firethorn trust granted planning for Leeds logistics site

Commercial real estate investor and developer, Firethorn Trust, has been given planning consent to deliver 660,000 sq ft of logistics warehousing in North Yorkshire. Sitting adjacent to the Sherburn Enterprise Park in Leeds, Firethorn’s 37-acre scheme will comprise four highly specified Grade-A units, delivered to net-zero carbon in construction. With approval from Selby District Council, work on site will begin in November, with completion expected in Q3 2023. The ‘Excellent’ BREEAM-Rated scheme includes 15% roof lighting and future provisions for power generation, with particular attention paid to the landscaped environment, which looks to enhance local biodiversity whilst creating an attractive working space. Paul Martin, Development Director at Firethorn, commented: “With units ranging from 57,750 to 280,000 sq ft, Sherburn42 is set to be a significant development for the region. “Providing a flexible, modern and sustainable space, and with excellent transport connections linking road, rail and sea, we believe the scheme offers a smart solution for businesses looking to expand their operations. “Now that we have received the green light from the council, we look forward to beginning work on site and bringing this project forward at pace.” Benefiting from up to 4MvA power, the approved plans include eaves heights of 15m to haunch, 11 ground-level access doors and 633 parking spaces. Close proximity to junction 42 A1 (M) provides direct connections to Leeds, the M1, M62 and coastal ports of Hull and Grimsby, as well as a number of regional rail stations and airports. Enquiries should be directed to the scheme’s letting agents: Colliers, Lambert Smith Hampton, and Carter Towler.

Firethorn Trust appoints Glencar Construction on prime logistics development in Peterborough.

The appointment is Glencar’s first to be awarded by Firethorn Trust and reflects the growing customer confidence in the business. Glencar, a construction company specialising in the industrial, logistics, distribution, manufacturing, life science and pharmaceutical sectors has today announced that it has been appointed by real estate investor and developer, Firethorn Trust onto a 21-acre site, Peterborough South at Kingston Park in Hampton. The development will create circa 500,000 sq ft of logistics space across three units, and is expected to be complete by late 2022. The scheme will be delivered to net-zero carbon in construction and target an ‘Excellent’ BREEAM rating, with a sustainable infrastructure that features more than 40,000 sq. ft. of photovoltaic arrays as standard, 48 electric vehicle charging points, and 15% roof lighting. Purchased from O&H Properties earlier this year, the Kingston Park site sits adjacent to existing occupiers including Amazon, IKEA and DART. It offers excellent connectivity, being located within two miles of the A1 (M) at Junction 17. Commenting on the appointment Glencar Managing Director London and South Roy Jones said: “Our team is now mobilised and it’s great to be getting underway at the Peterborough South scheme, our first for Firethorn Trust. We are delighted to be supporting Firethorn to achieve its vision of a quality, modern, sustainable logistics park with facilities and amenities that will benefit both occupiers and employees.” Also commenting, Paul Martin, Development Director at Firethorn Trust, said: “We were impressed by Glencar’s considerable track record in delivering high-quality facilities of this nature, and look forward to working closely with the team to bring our vision for Peterborough South to life. “This highly-specified, net-zero carbon development has been designed to continue driving investment and employment opportunities within what has become one of the UK’s fastest growing regions. We are now in prime position to bring the scheme forward at pace, as we look to quickly meet increasing occupier demand for quality, sustainable and flexible logistics spaces.” Peterborough South joins a number of strategic development sites across the UK for Firethorn, including Northampton Cross in Milton Ham and Ascent Logistics Park in Leighton Buzzard as well as new acquisitions at Ellesmere Port and Barnsley, taking the developer’s current development pipeline to over 3m sq. ft. All enquiries for Peterborough South should be directed to the scheme’s letting agents, Savills and Lambert Smith Hampton.

New power distribution range sets new bar for efficiency

Legrand UK & Ireland has upgraded its range of busbars and tap-off boxes, which have been redesigned to improve efficiency and the life cycle of systems available to electrical specifiers. For those facing the challenge of futureproofing buildings, the Zucchini XCP range from Legrand is the latest collection of busbars and tap-off boxes for efficient power distribution for multi-occupancy residential, commercial and industrial applications. Designed to lower energy consumption and losses, the new XCP-HP (High Performance) busbar delivers significant energy cost savings and helps to reduce the environmental impact of the building in which it is installed. According to Legrand, specifiers face increasing pressure to deliver electrical systems which keep up with changing power requirements and efficiency credentials. Paul Martin, Lead Marketing Manager for Legrand’s Power Distribution business unit, explains the importance of specifying suitable solutions: “We are more reliant than ever on equipment in buildings and yet professionals in the sector are required to deliver on more stringent efficiency measures. The new XCP range provides an update to match the fast-changing power requirements that all buildings across the country are experiencing. With more use of electrical equipment, there is a need for all manner of power distribution solutions which can keep up with the changing demands across its lifespan.” To support the futureproofing of buildings from a safety perspective, the range can be quickly installed and visually inspected for correct connections due to the shear off bolt connections. This can reduce the risk of bad connections which cause over heating problems. The XCP range is also available with a two-times rated neutral phase conductor option, helping to mitigate the addition of electronic devices into a building. This option helps specifiers ensure the system keeps up with the ever-changing electrical demand and does not overheat due to electrical imbalances. Given every project has different requirements, the entire range comes with a comprehensive, market-leading selection of plastic and metal tap-off boxes, rated 25- 250A and 63-630A respectively. To further suit different levels of specification, the range is complemented with the XCP-S (Standard) busbar, to give projects a more cost-effective specification. Paul says: “With safety and long-term efficiency key for consultants, the XCP range gives peace of mind that a building’s power distribution is futureproofed and remains cost-effective for the duration of the building’s life cycle. Suited to all manner of projects and the varying power outputs they require across sites, we aim to give specifiers everything they require from one high power range.” For more information on Legrand’s range of Zucchini XCP busbars, visit: https://www.legrand.co.uk/products/power-distribution/zucchini/busbar-systems/
