Prologis acquires two logistics centres in London 

Prologis, a leading owner and developer of UK logistics real estate, has continued its focus of strategic investments in London and the South East markets with the acquisition of two additional sites at Erith and Croydon.   Totalling over 330,000 sq. ft. on 20.4 acres, the two distribution centres are let to Ocado and Royal Mail and form key parts of their distribution networks, being two of the largest low density last mile logistic facilities inside the M25.  The assets, on Church Manorway, Erith and Beddington Farm Road, Croydon are located in two London markets that continue to see excellent customer demand whilst servicing significant, growing conurbations.  Erith is considered a major growth area for jobs, transport and industry, providing easy access to central London and M25 connectivity to the wider motorway network, whilst Croydon is a densely populated south London location popular with a number of last mile delivery customers. Prologis strengthens Capital Deployment and Leasing in London team with two strategic hires

Jason Pickering has joined as a director in the Capital Deployment and Leasing team, following six years at Cushman & Wakefield. With extensive experience in industrial and logistics capital markets, and a specific focus on South East and national developments, he will be helping Prologis to continue expansion plans in London and development of urban logistics offering. Ryan Gordon also joins the company as a Capital Deployment and Leasing director, after working for Stripe Street for eight years. There, his role as an agent for Aldi Stores UK aided in the supermarket’s expansion, with a particular focus on site acquisitions in London and the South East. Alongside his experience as an agent, Ryan is a chartered surveyor, and has an in-depth knowledge of the land acquisition and property development process from start to finish. In their new roles, both Jason and Ryan will focus on land and investment acquisitions in Prologis’ strategic priority regions within London and the South East, using their complimentary skills and 14 years of combined experience to support the firm’s ambitious growth plans. Prologis starts construction on speculative life science development at Cambridge Biomedical Campus

Work has started on the first wholly speculative development of new multi-let laboratory and office space at Cambridge Biomedical Campus, which is specifically targeting a range of growing biotech and life science businesses. Situated on the southern edge of the campus, the new 103,000 sq ft five-storey building at 1000 Discovery Drive will form part of the very definition of an expanding ecosystem of clinical, academic, and commercial excellence. Since announcing plans to develop the building in October last year, Prologis UK has received numerous expressions of interest in the new development from biotech and life science businesses, providing flexibility to meet start-up, spin-out and scale-up options for healthcare research facilities. Prologis builds first UK logistics building to go beyond “Net Zero“

Prologis, the UK’s leading developer and owner of logistics parks, has completed the construction of the UK’s first logistics property to go beyond net zero carbon in its construction and operation – delivering a net benefit for the environment over its lifetime. Located on Prologis Apex Park, near Daventry, Prologis has delivered a brand new 435,000 sq ft unit, which will act as UK Logistics Centre for an American multinational. In a first for the world of industrial logistics property, Prologis have delivered an industrial unit which pushes the boundaries of sustainable construction. The building includes the installation of bespoke energy saving technology. In addition to the standard sustainability measures provided by Prologis, including rainwater harvesting and electric vehicle charging infrastructure, a 1.4MW rooftop solar system has also been installed, resulting in a building which will return more energy to the grid than it uses. The surplus energy it generates will help to power other homes and businesses. The new unit at Apex Park is BREEAM rated ‘Outstanding’ – placing it in the top 1% of UK non-domestic buildings. When certified at Post Construction stage by BREEAM, the building scored 88.2%, which was the highest “Industrial 2018 Shell & Core” score so far achieved. Martin Cooper, vice president, development management at Prologis UK, said: “This is a milestone for Prologis and shows what can be achieved when like-minded businesses work together to realise their vision for a building that delivers a net benefit for the environment. All our new warehouses in the UK have been net zero carbon in construction for the past 14 years, but this building at Apex Park takes carbon reduction to a new level. “The dialogue around net zero is progressing rapidly and businesses are beginning to look beyond ‘operational carbon’ to find other ways to make their buildings more sustainable. Reducing the embodied carbon of new buildings requires intense collaboration across the supply chain, from engineers and architects to material and product suppliers, plant hire firms and contractors. Moving as a country towards being net zero by 2050, we look forward to seeing many more logistics projects that are net-positive for the environment, and we’re extremely proud to be leading the way.” Additionally, the new unit is also the first development of its type to achieve an EPC rating of A+, meeting the UK Green Building Council (UKGBC) Framework Definition of Net Zero Carbon for both embodied & operational carbon. It’s predicted that the unit will generate more energy than it uses, avoiding 105 tCO2e per year and feeding unused energy back in the grid. As part of its ongoing commitment to sustainable construction Prologis ensures that each new logistics property can achieve a net environmental benefit, starting by designing out carbon emissions wherever possible – for example by offering customers rooftop solar power systems. The whole life carbon footprint is then measured, and unavoidable embodied carbon emissions are mitigated by protecting rainforest. Through Prologis’ partnership with climate change charity, Cool Earth, 310 acres of Papua New Guinea rainforest were protected based on a whole lifetime assessment of the Apex Park building’s carbon impact. In November 2021, Prologis were awarded the Terra Carta seal, which recognises companies who are building a sustainable future and have made a serious commitment to put nature, people & the planet at the heart of the economy. Logistics property demand is driving renewal in Croydon 

The rapid growth in demand for logistics property since the start of the pandemic, largely due to the sharp rise in e-commerce activity, is attracting inward investment to Croydon. New warehouses have been let at Prologis Park Beddington Lane, which completed last summer, with all other units already under offer.   Prologis UK began work on the redevelopment of the site at Beddington Lane, Croydon, in March 2018, after acquiring the former Thames Water sewage works. Comprising six purpose-built units, each with a BREEAM standard of Excellent and a high EPC rating, the development offers over 220,000 sq. ft. of warehouse and office space and was completed last summer. One of the buildings are already let – one to Easy Shipping, a leading storage and removals business, and the other to Oddbox, a purveyor of fruit and vegetable boxes that are delivered to people’s homes. Two further units, spanning 146,000 sq. ft. are currently under offer.  The development is in a prime location, close to the A23, Purley Way, which is a priority red route into Central London. It also has great access to the M25 south-west quadrant, which is densely-populated by homes and businesses. There are also good public transport links nearby, and Beddington Lane Tram Stop a five-minute walk away.  With more businesses choosing to locate in Croydon, Prologis UK is aiming to set a new standard for logistics property in the Borough by creating buildings that are net zero carbon in terms of both their construction and operation. The new buildings at Beddington Lane are fitted with photovoltaic panels so they can harness sunlight and provide a source of electricity to the occupier. Daylight has also been optimised during the design and construction of each building and LED lighting with automatic daylight and movement controls is installed as standard.  Prologis UK is committed to adding value to the environment and local community too. The Bridge at Dartford looks forward to a self-managed sustainable future 

Having taken more than 20 years to evolve into the successful sustainable community it is today, The Bridge at Dartford became independently run for the first time at the end of March. This is an important step in the development of this unique community, which provides an appealing place for local people to live, work and play.   The vision for The Bridge at Dartford took shape in the early 2000s, when property company, Prologis UK, joined forces with Dartford Borough Council to turn a 264-acre former historic isolation hospital site, into a thriving, attractive place for local people and businesses. Prologis UK makes three strategic hires to enrich its skillset in a dynamic market.

Prologis, the UK’s leading developer and owner of logistics property, has confirmed three strategic hires to kickstart the New Year, as it seeks to enrich its skill set and further strengthen its platform for growth in a dynamic logistics property market. Caroline Musker is joining Prologis from Lichfields, where she gained more than 17 years’ experience from a number of roles, including her latest position as senior director. She has been involved in a number of Prologis’ projects during this time. As a Director at Prologis, she will be taking the newly-created role of Head of Planning, helping to get projects off to a good start and exploring ways to add value for the customer and the business. She will also be helping to assess potential acquisition and investment opportunities. Gillian Scarth joins Prologis as a director in the Capital Deployment and Leasing team, after 15 years’ experience as a senior development manager at Kier Property. Gill has an impressive professional network and extensive experience of managing diverse customer portfolios offering a mix of uses in multiple sectors. She will primarily be focused on driving growth and supporting the delivery of new and existing projects in London and the South East. Simon Perks is joining the Capital Deployment and Leasing team at Prologis UK as a director, with a specific brief to look for opportunities to further strengthen the company’s asset portfolio in London and the South East. Prologis, the UK’s leading developer and owner of logistics property, has acquired an additional building at its highly successful logistics park in Coventry, further strengthening its holdings in a core location. The 56,000 sq. ft. building, which is let to UK Flooring Direct until 2025, has been acquired for a consideration of £8 million from a UK fund. Prologis now owns and manages 1.86m sq. ft. of prime logistics space at the park, with potential for further expansion in the future. Built by Prologis in 2003 as a design-and-build project, the building has been bought back to help meet existing and future demand for logistics space in the area. From its location within the logistics ‘golden triangle’, at the heart of the UK’s motorway network, Prologis Park Coventry is less than 2 miles from Junction 3 of the M6. The site is currently fully-let and along with UK Flooring, customers include household names such as Bridgestone, DHL, Royal Mail and Co-Op.
