Prologis UK secures planning permission for urban logistics space in South London

Prologis UK, a leading owner, developer and investor of logistics property, has secured planning permission for four new units in a second phase of development at Prologis Park Beddington in Croydon, South London. Located at a prime urban logistics site, with excellent access to central London and surrounding areas, the new scheme will provide an additional 93,935 sq. ft. of high quality development. Winvic has been appointed as the main contractor, with groundworks due to start on site in May 2024. In line with Prologis’ commitment to achieve net zero by 2030 in all areas of operation, the new units will be built to a high sustainability specification, with BREEAM “Excellent” and EPC A+ target ratings. With a wealth of low-carbon design features built-in, the units will be carbon neutral in construction and net zero carbon in operation for regulated energy use. To support customers in achieving their sustainability goals, each of the new logistics facilities will include an advanced photovoltaic (PV) array within the base build, alongside being infrastructure-ready for the further installation of onsite PV and energy storage systems. They will also have electric vehicle charging infrastructure as standard.  The expansion of Prologis Park Beddington Lane is good news for the local community, with the development bringing some 50 jobs during construction and around 270 jobs when the site is operational. Royal Mail’s Midland Super Hub opens The UK’s leading owner and developer of logistics property, Prologis UK, recently saw the opening of Royal Mail’s largest automated parcel facility at Daventry International Rail Freight Terminal (DIRFT). Spanning 53-acres and totalling 840,000 sq. ft. of warehousing space, Royal Mail’s Midlands Super Hub is the latest milestone in a significant growth and development programme currently being progressed at DIRFT. Once fully operational, the Super Hub has the capacity to process 235 million parcels a year, with the site benefitting from an integrated rail link to support intermodal deliveries.  DIRFT investment continues with Practical Completion of DC628 and DC327 Royal Mail’s Midland Super Hub joins a total of almost 1.5m sq. ft. of logistics real estate investment on site, with DC6 and DC7 for Warrens Group now fully operational, and speculatively built DC628 and DC327 recently reaching practical completion. The new builds are symbolic of Prologis UK’s outstanding commitment to high quality, sustainable development – achieving a BREEAM ‘Excellent’ rating as well as EPC ‘A’ rating and being net zero in construction. DC628 and DC327 highlight Prologis UK’s iterative approach to improving design, featuring roof garden spaces to enhance employee’s work experience with an amenity area focused on wellbeing. Second-tier windows above dock doors, designed to increase natural daylight and provide the option of adding a mezzanine floor. Both units are two of the first units to be all electric, with energy generated from solar PV array. Continued focus on DIRFT user’s welfare with new HGV parking facilities Alongside new distribution centres, Prologis UK has further invested in the creation of 130-bay lorry park to provide HGV drivers servicing the park with free, safe, and well-maintained facilities. The new development ensures that HGVs no longer need to park on surrounding roads, enhancing driver welfare and reducing traffic build up. The new area lorry parking provides users with high quality amenity facilities to cater for overnight stays, alongside 24/7 security monitoring by DIRFT’s onsite team and police community support officers. Investing in next generation talent and employment The Hub at DIRFT is a purpose-built training and recruitment facility that delivers job training and career development through the Prologis Warehousing and Logistics Training Programme (PWLTP). The programme, which launched in 2021 recently reached a significant milestone by delivering over £22m of social value through the delivery of courses to people looking to enter the logistics sector. Almost 1,000 people have undertaken free training courses as part of PWLTP, helping match candidates with a wide range of quality roles available at Prologis’ customers at DIRFT. Ian Romano steps up to Vice President – Head of Land and Development and will widen his current remit to encompass regions outside the Midlands (excluding London) and will lead on land acquisition and development activities. Ian will act as a key partner to Prologis’ Development Management team, ensuring the business is aligned on delivering the next generation of Prologis Parks. As Vice President – Head of Leasing, Sally Duggleby will be responsible for all leasing activity across Prologis’ UK estate, including speculative, second generation and lease renewals. Darren Freed has joined Prologis UK as a Director within the Real Estate and Customer Service team in a newly created role for the company. He joins the UK’s leading owner, developer and investor of logistics property with 20 years of experience in asset and fund management. Previously employed by Aviva Investors as a Director of Real Assets, Darren successfully repositioned assets totalling £2bn assets under management across Aviva Investors’ real estate business. Specialising in commercial real estate development and JV stakeholder management, he was previously responsible for managing a range of asset classes in UK real estate and running a team of asset managers across a variety of funds. His new role will create and execute strategies to maximise income and capital returns and his experience will grow Prologis UK’s Asset Management team, with a focus on deployment of strategic business planning, placemaking, and value-add opportunities. Darren will also deploy these skills to ensure assets earmarked for redevelopment are capable of being converted to sites ready for capital deployment. This will target lifecycle asset management through repositioning older assets and working with the variety of stakeholders to drive occupancy, value, and NOI improvements.  Prior to Aviva, Darren was formerly at Hammerson and JLL. Two new logistics centres at Prologis RFI DIRFT to increase capacity by nearly one million square feet

Prologis UK, a leading logistics property company, has announced it will speculatively develop two new logistics centres at Prologis RFI DIRFT in Northamptonshire – a park recognised as the most successful intermodal road-rail hub in the UK. Designed to best-in-class sustainability standards, both buildings – DC327, with a floorspace of 327,044 sq. ft.  and DC628, with a floorspace of 627,707 sq. ft. – will be net zero in construction. They are also  targeting a BREEAM “Excellent” accreditation, an achievement less than 1 percent of  new non-domestic buildings in the UK manage to achieve. In operation, both units will achieve an EPC A rating, including solar PV array installation which can flex to meet customers’ energy needs. Due to complete in summer 2023, the construction of these new logistics centres follows the development of a third rail terminal, linking to the existing DIRFT infrastructure and the West Coast Mainline railway. The site enjoys close proximity to the M1 and M6 motorways and to the A14 and A5 trunk roads. “This building is the exciting next step in our speculative development programme,” said Sally Duggleby, Vice President of Capital Deployment and Leasing, Prologis UK. “Our customers rely on us to provide modern, high-quality facilities in prime locations, and we work hard to anticipate their requirements.” The popularity of rail freight as part of a balanced, sustainable and resilient supply chain has grown over the past decade and today, over 6,500 trains – the equivalent of 200,000 freight containers – pass through the park each year. Prologis UK acquires two prime last-mile logistics estates in Greater London

Prologis, a leading owner and developer of UK logistics real estate, has further strengthened its portfolio in London and the South East, with the acquisition of two prime urban logistics estates in Park Royal and Watford. This transaction continues the company’s strategic focus on Greater London, following recent acquisitions in Croydon and Erith in July.  Comprising more than 360,000 sq. ft. of prime last-mile logistics space, on a total of 17 acres, both estates offer a range of Grade A units and are 100% leased to customers operating in diverse industry sectors including distribution, construction, pharmaceutical and film and television. Located in two densely populated urban markets, Prologis Central Park (Park Royal) and Prologis Imperial Park (Watford) are strong additions to the UK portfolio, with both benefiting from excellent connectivity to London and beyond. Situated at the heart of Park Royal, the capital’s premier industrial and logistics estate, Central Park was built in 2014 to BREEAM ‘Excellent’ specification.
