Logistics property demand is driving renewal in Croydon 

The rapid growth in demand for logistics property since the start of the pandemic, largely due to the sharp rise in e-commerce activity, is attracting inward investment to Croydon. New warehouses have been let at Prologis Park Beddington Lane, which completed last summer, with all other units already under offer.   Prologis UK began work on the redevelopment of the site at Beddington Lane, Croydon, in March 2018, after acquiring the former Thames Water sewage works. Comprising six purpose-built units, each with a BREEAM standard of Excellent and a high EPC rating, the development offers over 220,000 sq. ft. of warehouse and office space and was completed last summer. One of the buildings are already let – one to Easy Shipping, a leading storage and removals business, and the other to Oddbox, a purveyor of fruit and vegetable boxes that are delivered to people’s homes. Two further units, spanning 146,000 sq. ft. are currently under offer.  The development is in a prime location, close to the A23, Purley Way, which is a priority red route into Central London. It also has great access to the M25 south-west quadrant, which is densely-populated by homes and businesses. There are also good public transport links nearby, and Beddington Lane Tram Stop a five-minute walk away.  With more businesses choosing to locate in Croydon, Prologis UK is aiming to set a new standard for logistics property in the Borough by creating buildings that are net zero carbon in terms of both their construction and operation. The new buildings at Beddington Lane are fitted with photovoltaic panels so they can harness sunlight and provide a source of electricity to the occupier. Daylight has also been optimised during the design and construction of each building and LED lighting with automatic daylight and movement controls is installed as standard.  Prologis UK is committed to adding value to the environment and local community too. Prologis strengthens commitment to West Midlands development as work progresses at two key sites

Work on four new speculatively built units is underway at two major West Midlands logistics parks as Prologis, the leading developer of industrial property in the UK, expands its portfolio at Prologis Park Hams Hall and Prologis Park Ryton, near Coventry. At Prologis Park Hams Hall, three buildings are currently under construction with steelwork and cladding currently being put in place. The three units – DC2 (259,510 sq. ft.), DC3 (131,780 sq. ft.), and DC4 (85,685 sq. ft.) – are set for completion in summer 2022. At Prologis Park Ryton, work is underway on a 330,770 sq. ft. unit, also due to be completed in summer 2022. With seven of its 22 logistics parks located in the West Midlands, these new developments further strengthen Prologis’ commitment to delivering logistics property in strategic locations for UK supply chains. Prologis Parks Ryton and Hams Hall are important locations in the Midlands, especially for the automotive industry and are already home to companies such as Jaguar Land Rover, LEVC and DHL. Prologis acquires more prime logistics space in Coventry

Prologis, the UK’s leading developer and owner of logistics property, has acquired an additional building at its highly successful logistics park in Coventry, further strengthening its holdings in a core location. The 56,000 sq. ft. building, which is let to UK Flooring Direct until 2025, has been acquired for a consideration of £8 million from a UK fund. Prologis now owns and manages 1.86m sq. ft. of prime logistics space at the park, with potential for further expansion in the future. Built by Prologis in 2003 as a design-and-build project, the building has been bought back to help meet existing and future demand for logistics space in the area. From its location within the logistics ‘golden triangle’, at the heart of the UK’s motorway network, Prologis Park Coventry is less than 2 miles from Junction 3 of the M6. The site is currently fully-let and along with UK Flooring, customers include household names such as Bridgestone, DHL, Royal Mail and Co-Op. James Hemstock, Director in the Capital Deployment & Leasing team at Prologis UK, said: “This is a purchase which signals our commitment to strengthening our asset base at Prologis Park Coventry – an excellent location that continues to meet the needs of our customers in a core Midlands market. Prologis UK expands customer-facing team as demand for logistics property continues to grow

Prologis UK has appointed two new customer-facing staff to focus on maintaining and developing customer relationships as demand for logistics property continues to grow. Will Cassar and Milena Blair will be drawing on their experience in the property and logistics sector to support customers in securing logistics facilities in the locations they need and ensuring their transition to a new property is as seamless and hassle-free as possible. They will be working with a variety of customers, large and small, including many household names such as Royal Mail, boohoo, Dunelm, Eddie Stobart and Tesco. Both Will and Milena will be responsible for working closely with customers at all 22 Prologis Parks in the UK to deliver successful outcomes, help navigate market conditions, solve problems and provide flexibility, and support for bids and pitches. They will also be responsible for engaging with customers around initiatives such as PARKLife, training programmes and green transport schemes. Will Cassar is joining Prologis’ Capital Deployment team and will focus on helping to grow the company’s Customer Led Development business. In his previous role at CBRE he acted for some existing Prologis’ customers, such as Dunelm, and also has experience of working with real estate teams at Geodis, LG Electronics, General Electric, and leading online retailers. Prologis expands Birmingham logistics park to meet growing demand for urban logistics facilities

Prologis, the UK’s leading developer of industrial logistics parks, today announced plans to expand Prologis Park Midpoint, Birmingham, to provide more urban logistics facilities for customers in the Midlands. The company, which is headquartered in Solihull, recently acquired around nine acres of land adjacent to Prologis Park Midpoint and plans to develop a new warehouse facility of up to, 165,000 sq. ft on the site of the former fulfillment centre. The acquisition was facilitated by Coltham Developments who worked with Prologis to secure the land.  Speaking about the expansion, Ian Romano, from the Capital Deployment & Leasing Team at Prologis UK, said: “This acquisition presents a rare opportunity to acquire a prime site in a well-established and highly sought-after logistics location in Birmingham. Prologis completes largest sale of logistics real estate assets on record in the UK

In Q4 2020, Prologis completed the sale of its ‘Platform Portfolio’ to Blackstone for £473 million. This transaction was the largest sale of logistics real estate assets on record in the UK. The majority of assets within the ‘Platform Portfolio’ were acquired from Liberty Property Trust during Prologis’ acquisition of the company in February 2020. Prologis UK has announced that it will build a new logistics facility for its customer Rajapack, close to the company’s existing facility at Prologis Park Marston Gate. Prologis recently secured planning permission for the 261,230 sq. ft square foot industrial logistics building and work on site started in July, when representatives from Prologis, Rajapack and Central Bedfordshire Council met to hold a groundbreaking ceremony. Rajapack currently operates out of a 100,000 sq. ft facility on Prologis Park Marston Gate; however, due to a growing requirement for space, the company needed a larger building. Moving away from the area would have resulted in significant business disruption and a loss of local jobs and, therefore, Prologis worked with Rajapack to help the French-owned packaging company realise its ambitions for growth from a Prologis-owned site in the neighbouring area of Brogborough. “By structuring a deal which will enable Rajapack to move from its existing building and seamlessly expand into a larger building nearby, we were able to avoid local job loss and business disruption for the company,” said Oliver Bycroft, Director in the leasing and development team at Prologis UK. “It’s great to see the company investing in the Central Bedfordshire area and we look forward to supporting their continued success.” “This new building is absolutely crucial to our plans for growth,” said Tom Rodda, Managing Director for Rajapack UK. “Not only will the new building enable us to better serve our customers and provide them with a greater range of products and services, it will also be a great new facility for our employees and will provide them with a bright, modern environment in which to work, including an employee gym. Daventry terminal, known as DIRFT, is recognised as one of the most successful intermodal logistics parks in the UK. It is situated in the Golden Triangle, which spans from Northampton to East Midlands Airport, in the North, and is located near the M1, and of course the West Coast Main Line. Daventry is currently home to big names such as Sainsbury’s, Tesco, Royal Mail and DHL, and currently handles 12 freight trains a day. The latest phase of work includes the construction of a new terminal and enhancement to the current rail corridor which connects into the West Coast Main Line. Construction has already begun and is expected to be completed in 2021.
