Wandsworth Development Provides New Homes

An additional 21 homes are arriving in Wandsworth with the construction of a new £7 million housing development. The Stag House site on the Putney Vale Estate, which is home to the vacant Stag House Community Youth Centre, will be redeveloped to provide 10 self-contained homes for those with physical and learning disabilities, including accommodation for an on-site support officer. The other 11 homes in the area will be available for social rent. The project is being delivered by Wates Residential, who won the competitive tender project from Wandsworth Council. “This is a demonstration of our commitment to build new homes which meet the diverse needs of our residents. Good quality housing is fundamental in supporting the wellbeing of our residents and we’re delighted to be partnering with Wates Residential on this scheme. I am also proud that this scheme is the first Council build supported housing scheme for our more vulnerable residents which will give those with learning and physical disabilities the opportunity to live safely in a scheme built to the highest standards,” said Leader of the Council Ravi Govindia. “May I also thank the local residents’ association, chaired by Shirley Price, and Cllr Jane Cooper for identifying this and another development opportunity on the estate and for their positive contributions and understanding as this development has been taken forward,” he added. The contractor held a ground-breaking ceremony to celebrate the start of construction. “It is great to see local authorities like Wandsworth building again on brownfield sites and to be a part of this. Today’s ground breaking event marks an exciting milestone in our delivery of these new homes for Wandsworth residents. It follows months of collaboration with the Council, members of the community and other local stakeholders to really understand their vision for the area and how we can realise this, both through the design and construction of these homes and by looking at ways that we can create wider local economic and social value. Construction work on a major residential scheme in Digbeth, Birmingham is expected to begin this summer, as plans get green light. SevenCapital’s Connaught Scheme will include 70 spacious new apartments, including a 27-storey landmark tower, circa 42,000 sq ft of commercial space, a community gymnasium and boxing academy. “Connaught Square is already one of the most significant and talked about regeneration projects to date in Birmingham, as it bridges the gap between the main city centre and the growing creative quarter. So throughout the entire design process it has been imperative that what we create and deliver is the right fit for the area, the city and importantly right for the community that will form as a result of Connaught Square,” said Damien Siviter, director at SevenCapital. Part of the city’s wider plans to regenerate Digbeth, the development will further cement the area’s position as Birmingham’s Creative Quarter. The 5,000 m² Connaught Square will be constructed in two phases, incorporating a new riverside walkway and terrace alongside the River Rea, which runs through the middle of the development and will be opened up as a feature to the public. During the construction period a number of jobs will be created, with the project also set to support apprentices at the nearby South and City College. “Digbeth has recently been listed as one of the coolest places to live by The Times, but through Connaught Square and the wider future regeneration works currently in planning or construction within the area, we want to make sure that it goes beyond cool, to become one of the best places in the UK,” said Damien. “We’ve been working tirelessly over the past few years to design a scheme that will enhance the city and create a new destination where people will want to live, work and spend their leisure time, and what we have now, we believe will deliver that,” he added. We are making the housing market work, and Homes England’s £70 million loan will unlock the development so we can invest in the properties our country needs,” said Kit Malthouse, Minister of State for Housing. Moreover, the Kettering and Wellingborough developments will create around 3,000 jobs in the areas. Roads, utilities and other works will also be delivered to enable the delivery of homes at Kettering and at phase one of the site at Wellingborough. Speaking of Homes England’s role in delivering the sites, Sir Edward Lister, Chairman of Homes England commented: “We’re working with partners across the country to ensure land is available to build more new homes where they’re most needed. FBM Architects’ carefully thought out design complements the urban and historic setting, whilst providing homes for contemporary living. The new scheme, its height defined by the strong parapet line, offers a continuous three-storey frontage along Norman Grove and Saxon Road, relating to the character of the Medway Conservation Area and the locally listed Saxon Lea Court. A generous space between the two buildings on the eastern part of the development ensures a soft transition in height from three to four storeys, and creating the entrance to the new apartments. The building line is set back from the street, re-establishing a typical scale for the Victorian streets in the immediate neighbourhood, while successfully solving the issue of overlooking between the existing and proposed houses on Norman Grove. Ordered fenestration patterns with tall, generous window proportions further underpin the scheme’s connection with Victorian architectural legacy. Cavanna Homes Reports a Year of Growth

Cavanna Homes, a homebuilders from the South West, has announced another year of steady growth and a record number of sites in development across its region. The Torquay-based firm, which currently has new homes for sale in seven locations in Devon, Cornwall and Dorset, will be bringing forward an additional five sites this year, including Wincanton in Somerset, making it the busiest construction year in the company’s 95 year history. Pre-audited figures show a £64.7 million turnover in 2018 which represents a 6.4% increase on the previous year. Moreover, a total of 290 new homes were sold; 201 open market and 89 affordable homes for rent or shared ownership through a housing association. Last year’s results have been welcomed by the company, especially in light of the decline in the property market. “It’s been well publicised that nationally the housing market has taken a bit of a downturn, and the South West is no exception. The uncertainty over a Brexit ‘deal or no deal’ is causing people to wait and see what this will mean for the country and their own personal circumstances. Whilst there has been a dip in numbers of visitors to our showhomes over the last few months, the prospective buyers we’ve seen have been extremely positive of both the quality and specification of our new homes as well as the overall developments,” explained Cavanna Homes’ Managing Director Keith Miller. Plans to Replace Social Homes with Private Have Been Rejected

The plans to replace 70 social homes in Kensington and Chelsea with private housing options have been rejected by the Secretary of State for Housing, Communities and Local Government. Clarion Housing’s project aimed to demolish the William Sutton Estate build to make room for private units for sale. After initially submitting an objection to planning application submitted by the Sutton Trust to redevelop the Sutton Estate, GMB has welcomed the planning decision. Warren Kenny, GMB Regional Secretary, said: “GMB is very pleased with the Secretary of State for Housing, Communities and Local Government’s decision to reject the Clarion Group’s appeal for planning permission for proposals that would have led to the loss of nearly one third of the social housing units on the William Sutton Estate in Chelsea. GMB had branded this development a blatant case of asset stripping. “Clarion must not forget the primary reason of a housing association is to provide low cost housing to those on low incomes or those who need extra support. Nor must it forget that the Sutton Dwellings Trust was founded to provide ‘model low-rented dwellings for occupation by the poor of London and other towns and populous places’. “GMB has consistently supported residents fighting for their voices to be heard on proposals for demolition of their estates. We salute the residents of the Sutton Estate in their fight to retain social housing in Chelsea. We are supporters of Demolition Watch London in its campaign for all residents on estates facing demolition to be balloted on redevelopment plans with no loopholes or exceptions. This is the only way to stop asset stripping and the loss of social housing.” Cllr Ian Henderson, Chair of the Chelsea Association of Tenants and Save The Sutton also commented on the news: “I think this is a great day for the residents of Kensington and Chelsea and for all the other housing battles that are taking place across the country. “London needs homes for Londoners, not investment vehicles for international hedge funds. Social housing tenants across the UK can take heart from this decision. Just because your landlord says it needs to be knocked down, it isn’t necessarily so. We call for a halt to the 10 year managed decline of the estate and for Clarion to meaningfully engage with residents and the council, so we can get people out of temporary accommodation and into a home,” he concluded.

Vital Energi Awarded £2.3m Redrow Energy Scheme

Vital Energi will deliver a £2.3m energy scheme for The West Works, Redrow’s latest development in Southall. Vital will be taking a phased installation approach to grow the solution in line with Redrow’s construction plans. Vital will be providing the design, supply and installation services for the scheme, which consists of a 185kW CHP engine, three 533kW gas boilers, two 8,000 litre thermal stores, low temperature hot water system and 280m of district heating. Vital will also be responsible for supplying the heat interface units for the development which consists of 313 new homes, alongside commercial units. Vital adapted the design presented by Redrow’s consultants to provide a more financially beneficial and efficient solution. This was achieved by reducing the number of CHP engines from four with a thermal storage of 20m³, to one CHP with a thermal storage of 16m³ which not only reduces the cost of plant and maintenance, but also provides a more accurate size solution for the development’s energy demand. The energy scheme will be installed alongside the development’s construction, with the CHP engine being switched on later in the development process when there is the required demand. The project will also see Vital provide the additional infrastructure to futureproof the network by installing capped pipework to allow for the additional connections. The original intention was to install a capped district heating link from the energy centre to provide the ability to connect to the nearby Southall West Energy Centre in the future. However, this design was reassessed and adapted by Vital to supply the development and the capped link from a single district heating main which reduced the length of pipe required. Rob Callagahan, Regional Director for the South for Vital Energi, commented, “After working with Redrow on previous projects such as their Padcroft and 500 Chiswick Road developments, we are pleased that we have been selected to provide the energy scheme for this new development. We have carried out a detailed design to ensure the most financially beneficial and efficient solution has been provided and look forward to seeing the project implemented.” The West Works development comprises one, two and three bedroom luxury apartments and is due for completion late 2019.

The completed development will include the refurbishment of the Grade II Listed Tudor House and Garden Cottage. At the heart of the scheme is a Sensory Trail which uses sounds, smells and textures to aid navigation around the site. “We are proud to be working with the Royal National Institute of Blind People (RNIB) on redeveloping their Redhill site. Central to the new site are innovations such as the Sensory Trail, which highlights the role that hearing, touch and smell can play in assisting people with sight loss to navigate around the site. We hope that this will also inspire other property developers to pursue more partnerships in the charity sector that benefit social care and help connect local communities,” said Iain McPherson, Managing Director of Countryside’s New Homes & Communities South Region. In November 2015 planning permission for the redevelopment was granted and after a complex demolition and infrastructure programme, the first RNIB accommodation and private homes are now under construction. The first specialised accommodation is expected to be completed by Spring 2019, along with the occupation of the first open market homes.
