Winvic Breaks Ground at St. Modwen Park Stoke Central Project                                                                    

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, has won a contract with its longstanding customer, St. Modwen Logistics, to build a 253,000 sq ft warehouse at St. Modwen Park Stoke Central which will be home to Stoke-based National Veterinary Services (NVS). To celebrate, the three companies recently came together for a ground-breaking ceremony on site. St. Modwen Logistics recently signed a pre-let deal with NVS, meaning Winvic will be working closely with both companies to ensure the warehouse space meets the needs of NVS to supply and distribute products to animal health practices across the UK. The project comprises a 225,500 sq ft warehouse with a 15-metre clear haunch height, three-storey offices totalling 24,200 sq ft and a 3,300 sq ft two-storey transport office. Externally, Winvic will deliver the enabling civils and infrastructure works to create the development plateau and install all underground services, drainage and attenuation pond. Soft landscaping will also be undertaken and parking for 235 cars – with 20 per cent electric charging points – and 51 HGVs will be created. Scheduled to complete in November 2022, with early access-provision in October, the project has been designed with Winvic’s input to the St. Modwen Swan Standard which focuses on sustainability. The sustainability features include EPC Rating ‘A’, BREEAM ‘Excellent’, utilising a hybrid air source heat pump and carbon neutral envelope system. Winvic will also fit out the offices to Cat A standard, with a focus on health and wellbeing, sustainability and net carbon reductions; for example, low energy lifts and intelligent lighting. Danny Nelson, Winvic’s Head of Industrial, Logistics and Distribution, commented: “We’ve worked with St. Modwen Logistics for many years now and it’s motivating for our whole team to be appointed again, especially just a couple of months after we started on a significant four-warehouse scheme for the developer in Derby. As always, we will be delivering the scheme to the St. Modwen Swan Standard, which focusses on sustainability, while also driving the scheme safely, skilfully and swiftly in order to handover in November this year.” St. Modwen Park Stoke Central is located close to Hanley, 1km north of Stoke-on-Trent and is part of the wider 300-acre Festival Park development. The site boundaries with Festival Way Extension and Shelton Boulevard as well as the western side of the Trent and Mersey Canal; a 10-metre standoff zone between the tow-path and the industrial unit has been incorporated in the design. The significant investment in the area builds on the £56m Levelling Up commitment, announced by the Chancellor in his autumn Budget last year, to support restoration work and encourage employment within the region. Winvic announced in February 2022 it’s appointment at St. Modwen Park Derby where it is currently constructing a four-unit project within a 10-month timescale. £1bn logistics site West Midlands Interchange appoints Winvic

One of Europe’s largest new logistics development sites, West Midlands Interchange (WMI), the 734 acre Strategic Rail Freight Interchange (SRFI) at M6 Junction 12, has appointed Winvic Construction Ltd as its design stage delivery partner. The £1bn project will offer over 8m sq ft of commercial space, with state of the art units ranging from 200,000 to 1.2m sq ft, all supported by its own dedicated rail hub enabling multi-modal movement of goods around the UK. The Pre-Construction Services Agreement (PCSA) role is the first of four phases of the development programme, followed by early enabling works, infrastructure works and vertical unit delivery. The site is one of a number of new SRFIs around the UK designed to enable occupiers to move increasing volumes of freight off our roads onto the rail network, with one rail freight carriage capable of replacing 44 to 72 HGV, and generating up to 70% less carbon. The site also boasts a range of other sustainability credentials, including providing 109 acres of country park to protect and promote biodiversity, and a wide range of renewable energy features, as well as providing 8,500 new jobs for the region during its development, construction and operation. The project is being financed and delivered by Oxford Properties, the property arm of Canadian pension fund OMERS, in partnership with European developer Logistics Capital Partners (LCP), who are already working on a 15 acre scheme at Heathrow together.  They acquired the WMI site in July 2021. Clowes Developments Appoints Winvic for Two Further Industrial Warehouses Under NFU Mutual Deal

Following the recent news that Winvic Construction Ltd has been appointed to construct two industrial facilities at Castlewood Business Park for Clowes Developments, the leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects has now also won the contract to deliver two more industrial warehouses at East Midlands Distribution Centre (EMDC). The industrial facilities located at Castle Donington are part of the landmark deal between Clowes Developments and NFU Mutual, a transaction to develop six logistics facilities throughout the UK worth in the region of £100 million. The two large scale industrial warehouses will be located adjacently on the central plot of land running through the middle of the wider business park. The units will be directly opposite the enormous one million sq ft M&S distribution centre which spans the length of a half mile long road. EMDC190 is a 190,000 sq ft unit with over 10,000 sq ft of office space over two floors, comprising a 15m haunch height, 18 loading bays and associated welfare facilities for staff. EMDC280, also 15m in height, is 280,000 sq ft and has 17,000sq ft of two-storey office space and 26 loading bays. Both properties will have their own secure compound and parking spaces including electric charging points. Winvic Reaches Practical Completion of DSV’s Industrial Warehouse, Cross-dock and Office Facilities at Mercia Park

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, has handed over a commemorative key to global transport and logistics company DSV, to celebrate the practical completion of a 522,000 sq ft industrial facility and offices. The scheme – designed, constructed and partially fitted out by Winvic during the pandemic – is located at the 238-acre Mercia Park in North West Leicestershire. Delegates from DSV travelled from the company’s global headquarters in Denmark to see the fully realised facility, which comprises three buildings – totalling 522,000 sq ft – and contains 104 dock levellers: A 358,000 sq ft steel-framed warehouse containing three mezzanine floors and two single-storey hub offices totalling 4,360 sq ft A 112,000 sq ft cross-dock terminal that contains a 7,050 sq ft single-storey hub office A 35,660 sq ft three-storey office building The large stand-alone office building was designed and executed to meet DSV’s global standard and Winvic also fitted out the office spaces found within the warehouse buildings. Prominent design features to the main office include a glass lift, wood panelled walls in an oak finish and a feature staircase. The external works package included 381,700 sq ft yard space plus car parking for 406 vehicles, and the programme contained all drainage, retaining wall, and hard and soft landscaping works. The project’s progress has been streamed throughout construction and the full timelapse video can be viewed here. Winvic Construction Director, Rob Bull, said: “The DSV project bucks the industrial facility trend because it comprises separate buildings for the main warehouse, cross dock and offices, but there was no doubt that we could carefully sequence the construction and fit out works to build them all simultaneously and within ten months. Additionally, our team led by Project Manager David Gilbert knew that the aesthetics, material quality and execution had to meet DSV’s high global design standards and we’re as thrilled as DSV are about the exceptional finish achieved. Winvic will remain on site for another year and just last week announced – in partnership with IMP – the launch of the first ‘Future of Construction’ Training Centre, located on-site at Mercia Park. Furthermore, the DSV project was selected as the first of two schemes where the Computer-Vision-SMART technology will be developed. Winvic and IM Properties Unveil First On-Site Sustainability and Innovation Hub at Mercia Park

North West Leicestershire District Council Leaders visit to see employment and skills initiatives in action Following the launch of the on-site ‘Future of Construction’ Training Centre at Mercia Park, Winvic Construction Ltd – a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects – and its client, IM Properties (IMP), has unveiled a Sustainability and Innovation Hub (SIH) at the same Leicestershire site. The Leader of North West Leicestershire District Council (NWLDC), Richard Blunt, Deputy Leader, Richard Ashman, and Chief Executive, Bev Smith, visited the site to see first-hand the progress of the 238-acre employment park, and experience some of the training taking place as part of the scheme’s employment and skills commitments. The visit included the impressive civils and infrastructure works that Winvic has delivered, the recently handed-over 550,000 sq ft facility for DSV and the progress of Jaguar Land Rover’s 2.94 million sq ft global parts logistics centre, as well as Winvic and IM Properties’ commitment to sustainability and innovation that has culminated in the opening of the first satellite Sustainability and Innovation Hub. The Hub comprises three zones – Sustainability, Innovation and Learning – which provide areas to showcase Mercia Park’s sustainability credentials, demonstrate Winvic’s digital advancements, train Winvic’s staff and supply chain more creatively than ever and inspire young people through educational visits. Its proximity to the ‘Future of Construction’ Training Centre also means both facilities can be used for linked training activities. One key feature of the SIH is a 360-degree BIM CAVE area, which will aid the BIM design process in a real-time scenario by facilitating design team meetings and workshops and help develop VR imagery for health and safety training. Unlike the BIM CAVE located at Winvic’s Centre for Innovative Construction, it is a 360-degree resource where Virtual Reality (VR) 3D design models can be viewed as an immersive room experience, without a headset. Members of Winvic’s supply chain have partnered with the main contractor to bring the SIH to life, while IMP has provided the land. Carter Accommodation has supplied the cabins, Bespoke Construction the internal partitions and glazing; the PV and battery storage has been provided by Ivegate and the interactive screens by Walter Miles Electrical, while A & L Block Paving has undertaken all works to the external areas. Winvic has also sourced all the internal and external wall graphics and signage for the Hub through local social enterprise Nuneaton Signs. Also found within the SIH, there is an interactive meeting room, training and learning space and an area with a 3D printer. Visitors, such as school, college and university students, can also get hands on with Winvic’s digital Operation and Maintenance Manuals, whereby they can access sections of a design manual, maintenance guidance or 360-degree photos by using QR codes, in the same way end-users can within their finished building. Not only did the visiting party from NWLDC get hands-on, enjoy a demonstration of the BIM CAVE and see the facilities, but they also witnessed PGL Midlands delivering Face-fit training for Bespoke Construction, onsite and classroom IPAF Training being delivered onsite by Nationwide. Activities also included an interactive demonstration at the Sika Concrete Mobile Training Laboratory and a tour of the on-site concrete batching plant as part of Hanson’s concrete sustainability CPD training. To end the visit, Winvic and IMP took the NWLDC Leader, Deputy Leader and Chief Executive on a Mercia Park site tour where they saw the progress of the Jaguar Land Rover project. Winvic’s Technical Director, Tim Reeve, who sits on the company’s Sustainability Leadership Team, commented: “The Sustainability and Innovation Hub – the second facility we have launched with IM Properties at Mercia Park in a matter of weeks – is testament to both company’s commitment to the future of construction, which has sustainability and innovation at its very heart. Winvic Wins Place on Major National Highways Framework

Following Highways England’s rebrand to National Highways and its recent announcement to change its current contract mechanisms, Winvic Construction Ltd has been awarded two Lot contracts across four regions within the new Scheme Delivery Framework (SDF). Winvic is one of 50 contractors to deliver £3.6 billion of road renewal works on England’s motorways and trunk roads over the next six years.  The leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects,has worked closely alongside and for National Highways on a number of occasions. This includes extensive liaison relating to the construction of a new railway bridge over the A5 at Prologis’ DIRFT III, delivering S278 agreement works that facilitated IM Properties’ Hinckley Park and working collaboratively on two Nationally Significant Infrastructure Projects (NSIPs) for SEGRO, where delivery of the Strategic Rail Freight Interchanges (SRFIs) and highways improvements works ran concurrently and adjacently to the M1 Smart Motorway Project (SMP). However, this six-year appointment which started on 21 September marks the start of an even stronger working relationship where Winvic will be helping to keep England’s major A roads and motorways running safely and smoothly. The two lots awarded to Winvic within Band C are Lot 8 Structures, Waterproofing and Expansion Joints and Lot 10 Structures, Structural Services & Concrete Repairs. Winvic will be undertaking works in these programme areas across the south east, east, north west and north east. Social value was inherent throughout the procurement process, ensuring that suppliers are measured on their contribution and impact socially within each region. Plus, the SDF supports the delivery of National Highways’ decarbonisation, sustainability and environmental ambitions across its renewals programme. Winvic – with its robust environmental credentials and commitment to making positive and long-lasting changes to communities in which it works – was therefore in a strong position during tender process and now the main contractor has been selected, it is not only looking forward to delivering works, but also supporting local people and being a part of a greener highways strategy. IM Properties Peddimore development set to help unlock growth for the region

Birmingham and the Midlands are to gain a major jobs boost following the start on site of one of the UK’s most significant new sustainable manufacturing and logistics schemes, delivering £355.5 million of economic value (GVA) when fully operational. The first phase of Peddimore near Minworth, is being delivered by IM Properties in partnership with Birmingham City Council and will see appointed contractor, Winvic Construction, begin strategic infrastructure works including a new roundabout on the A38, for a June 2022 completion. IM Properties is already in detailed discussions with an occupier who will create in excess of 1000 jobs, contributing to the thousands of direct and indirect jobs expected to be created through occupiers and related supply chains across the lifetime of the scheme. Designed to deliver a lasting economic and social benefit to the region, IM Properties has already started to deliver an extensive social value programme, supporting four social value charity partners and setting up a £270,000 Peddimore Community Fund. This has so far awarded grants totalling nearly £42,000 to 20 grassroots organisations in the surrounding area. The social value charity partners include St Basils, The Pioneer Group, JERRICHO & Witton Lodge. In addition to the main site infrastructure works and spine roads, a Green Travel District will be created promoting cycling and walking to work. Once the build phase begins, and subject to occupier specifications IM Properties will be targeting a minimum of Net Zero in Construction. These ambitions form part of IM Properties’ future sustainability strategy, with aims for BREEAM excellent ratings across buildings with a continued focus on health & wellbeing, alongside plans for climate change resilience, the use of low carbon renewable energy sources, smart grid technology and improved water efficiency across new developments. Winvic and IM Properties Launch first On-Site ‘Future of Construction’ Training Centre to Benefit People Across the Midlands

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, and its longstanding client, IM Properties, has welcomed the first learners inside its new ‘Future of Construction’ Training Centre. The Centre is located at Mercia Park, Leicestershire and its opening celebrates the two companies’ joint intention to make a difference to local people’s lives through social value initiatives, which includes a focus on bringing forward training and employment opportunities. The Mercia Park ‘Future of Construction’ Training Centre comprises an onsite construction training facility with practical outdoor space, which is not only available for Winvic and its breadth of subcontractors to use, but also colleges, universities and specialist training providers in the construction industry are being invited to make use of the facilities. All seven participants on the inaugural traffic management training course impressed, so much so that they were offered employment with various traffic management contractors at the end of the course. Developer IM Properties has provided the land at its Mercia Park site while Winvic has funded the on-site Training Centre as part of their social value commitments, ensuring the development has a positive impact on surrounding communities. The first vocational course to launch the Training Centre was facilitated by traffic management training specialist Vocation Training Ltd with support to deliver technical qualifications from Up To Speed Training and Assessment, and practical assessments from TSM, who is one of Winvic’s traffic management subcontractors. The participants were trained over a four-week period and one of the job roles offered – a Trainee Operative position accepted by Anthony Land – is with TSM at Mercia Park. The construction training facility comprises classroom, kitchen and bathroom facilities in addition to a significant, flexible outside space where a wide range of practical training can be undertaken. The area is securely fenced and dedicated parking spaces means the Centre can be used safely and independently of the construction works. Nevertheless, due to it being adjacent to the site, access can be granted to enhance training course learnings. The outdoor space enables contractors and training providers to set up practical training scenarios as opposed to relying on models and videos to teach – from traffic management to health and safety, from groundworks to steelworks – while the classroom environment can accommodate approximately 10 people for theoretical training. Danny Nelson, Winvic’s Director for Industrial, Distribution & Logistics, commented: “As part of our social value commitment for Mercia Park we are delighted to be able to work in partnership with IM Properties and our supply chain to bring benefits the local community by facilitating training and skills development for local people through our bespoke, on-site facility. Goodman breaks ground on 117,500 sq ft carbon neutral warehouse for UK’s oldest wine merchant

Construction starts on facility at Andover Business Park, as Berry Bros. & Rudd take space Warehouse set to be the largest fine wine storage facility for private clients in Europe Strategically-located space ideally placed to serve the South East and West of the UK Carbon-neutral site to generate its own energy supply Goodman has broken ground on a 117,500 sq ft warehouse at Andover Business Park for Britain’s oldest wine and spirit merchant, Berry Bros. & Rudd.  The bespoke warehouse is set to be the largest fine wine storage facility for private clients in Europe, with the capacity to store more than 14 million bottles of wine at optimum temperature in a humidity-controlled environment.  Spanning almost 100 acres of highly sought after serviced land, Andover Business Park is ideally placed to serve the South East and West of the UK. A prime e-commerce and distribution destination, already home to the Co-operative Group and global bakery firm Rich Products, those operating from the area benefit from direct access to the A303 and close proximity to the M25, A303 and A34, providing links to Southampton via the M4 and M40. SEGRO Appoints Winvic for Eighth Industrial Warehouse at SEGRO Logistics Park East Midlands Gateway

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, has been awarded the eighth contract to build a net zero carbon industrial warehouse at the 700-acre SEGRO Logistics Park East Midlands Gateway (SLPEMG). It is the first speculative development at the park, which is adjacent to East Midlands Airport and 1.5 miles from the A42/M42 connection at J23A, and the £9 million project will be completed in November 2021.   The 200,000 sq ft unit, with a 15m clear height to the eaves, will be cold store ready and have 17 docks, 4 Euro docks and 4 level access doors and is being designed by Winvic using BIM Level 2. As part of this digital design development and careful supply chain choices, Winvic has already reduced material wastage on this project by 34 per cent and upscaled the development so it will achieve an EPC A+ rating. It will be constructed to BREEAM ‘Excellent’ and sustainable features will include roof mounted photovoltaic (PV) panels, LED lighting and upgraded cladding which improves air-tightness for temperature controlled operations. It is the first time that PV has been used on an industrial warehouse at SLPEMG and it will be installed to offset all operational carbon based on the base build specification. All embodied carbon associated with the building will be calculated and offset through a scheme in line with the United Nations Sustainable Development Goals (UN SDG) framework and utilising Gold vested carbon credits. For example, this could include UK tree planting, supporting local communities, schools and charities and improving clean cooking facilities, whereby efficient stoves replace wood burning open fires. Additionally, the scheme comprises 10,000 sq ft of two-storey office accommodation, a 3,000 sq ft transport office, a 55m yard, and parking for 170 cars and 45 HGVs. Winvic will also be undertaking all associated external works including hardstandings, car parking, landscaping and drainage, plus alterations to the existing estate road with pedestrian crossing points. Winvic has had a presence on the SLPEMG site since its inception February 2017 when the main contractor began the civils and infrastructure work to facilitate the park and a Strategic Rail Freight Interchange (SRFI) and are currently constructing two other modern industrial warehouses. One of which is a 694,000 sq ft facility for DHL, which comprises two mezzanine levels and over 25,000 sq ft of two-storey integral offices. Unusually, it has a 33m high bay and an 18m low bay that wraps around two sides of the unit, and it is due to complete in September 2021. The second facility is a 150,000 sq ft fulfilment centre with ancillary offices, car parking including double-deck parking for 200 electric vans and lorry loading facilities. Danny Nelson, Winvic’s Head of Industrial, Distribution and Logistics, commented: “We’re thrilled that the SEGRO team has once again put its trust in Winvic at SLPEMG, and this eighth unit means we have three separate project teams working at the 700-acre site. It is a special facility due to its true net zero credentials and we’re utilising BIM to its full potential to assist with this goal. For example, our design team has been working closely with SEGRO to push the scheme to achieve EPC A+ and material wastage has been reduced through digital processes by a significant 34 per cent. The short 26-week programme means we will be handing the scheme over in November of this year, and we are ready to assist with fit out when a tenant is secured.”   Andrew Pilsworth, Managing Director, National Logistics at SEGRO, said: “This speculative development is really exciting, as it highlights our confidence in the ongoing demand for well located, connected, modern space in the East Midlands and underpins the importance of logistics.
