Business renters 'pay over the odds' for energy

13 May 2016 | Herpreet Kaur Grewal Business owners who rent their premises should take greater control over their finances, says a commercial energy price comparison firm.  Love Energy Savings said: “Many renters could be paying over the odds for their gas and electricity because it isn’t crystal clear in the terms of their tenancy as to who supplies their energy.”  The comments came shortly after a report from the British Chambers of Commerce and British Gas showed that 27 per cent of business owners who rent a space feel they have no influence over energy-efficiency improvements in their building.  ’Managing director of Love Energy Savings, Phil Foster, said: “With commercial property rents rising again, it’s crucial that businesses find ways to trim their outgoings.”  He added: “Communication is key. Talk to your landlord, building manager and energy supplier at the earliest opportunity, and make sure you’re not getting a raw deal. Ask them if you can make energy-efficiency changes, and if they say no, find out why.” It’s not just inefficient buildings that are causing businesses to lose money unnecessarily. Many commercial tenants assume they will be on the cheapest energy tariff when they move into a property, but this is rarely the case, according to Love Energy Savings. Suppliers will generally roll over the previous tenant’s contract and it’s highly unlikely that this will be the best deal, said the group.  Foster added:  “If the tenant is responsible for the meter they can dictate the supplier, however, in a serviced office environment the landlord agrees the contracts and recharges the cost to the tenants.”   Source link

Aldermore announces new limited edition BTL products

Aldermore announces new limited edition BTL products Aldermore has announced this morning that it has launched two limited edition five-year fixed rate buy-to-let products – a 70% LTV at 3.18% (on loans up to £1m) and a 75% LTV at 3.25% available on loans up to £600,000. Both come with a product fee of 1.50% and a £199 application fee. The new rates are available to individuals applying for buy-to-let mortgages on single residential units for purchase or remortgage. Charles Haresnape, Aldermore’s Group Managing Director, Mortgages, said: “In spite of a number of changes across the industry, we continue to see strong growth in the buy-to-let sector. The rush to beat the stamp duty deadline meant that there were 8% more new properties advertised to rent in the second quarter of this year when compared to the year earlier, and the underlying fundamentals of the buy-to-let market remain strong. As a specialist lender, we understand the needs of our customers. Through the changes we’ve made today we will continue to support landlords by updating our product range to suit them.” Source link

Overbury Has Managed to Win a Number of Awards at the Annual Construction Awards

Overbury, the fit out and refurbishment specialist company has managed to win a number of awards at an annual construction awards ceremony. The company was given five awards at the Considerate Constructors Regional Awards. Overbury took home two gold, two silver and a bronze award for their work. The awards were given to The fit out and refurbishment company for the work they have done on projects in Birmingham and Leicester. There were four projects in the Birmingham area and one in the Leicester area that has led to Overbury taking home five awards from the Considerate Constructors Regional Awards. Overbury has only managed to win two golds at the event once before, so to manage it again is a great achievement for the company. The Awards recognise the hard work put in by construction companies in order to make sure that the best practice possible is used by construction sites, companies and suppliers. Members of the industry can voluntarily register in order to be a part of the Considerate Constructors Scheme. The Scheme is non-profit making and was created in order to help the construction industry improve its image. Members of the Considerate Constructors Scheme agree to abide by a Code of Considerate Practice in order to encourage best practice over and above levels set by the statutory requirements. The gold awards were given for fit out and refurbishment carried out at Louisa House for Acivico and Edmund Street for HSBC. The Awards were collected by the site managers Jason Walls, Scott Tullett, Steve Allman and Mike Burrows. Jason Walls and Scott Tullett also collected a silver award for their work on the Library of Birmingham that was carried out for the Brasshouse Language School. The second silver award was given to Steve Allman, Mark Smith and Mark Gerald and Mike Burrows for the project carried out for Leicester City Council and IBM.

ACO Water Management Revealed as the Winner of the Tender to Provide Drainage Services

ACO Water Management has been revealed as the winner of the tender to provide drainage services to the former Battersea Power Station. The tender for on the high profile development has been won by ACO Water Management. The new development is called Nine Elms and is part of the Central London regeneration Zone that stretches across 200-acres. The old Power Station is at the heart of the development area. Once completed, it is thought that the Nine Elms development will consists of more than 3 million sq. ft. of space that will be used as shops, restaurants, offices, and cafes. There will also be 4,000 new homes built as part of the development. ACO has won the tender that will require 2,200 meters of drainage to be installed on the site as part of Phase one of the development. The tender specifies MultiDrain M100 and Brickslot grating to be installed as well as galvanized steel channels that will be used to help the speedy removal of surface water in the area. The Brickslot has been designed to be unobtrusive that combines with the MultiDrain in order to produce discreet drainage solutions for the development. There are vertical slots in the grating that allows the pavement to be laid up to the unit’s edge and when finished will create a secure drainage system that is protected against vandalism and loose gratings. Phase two of the development involves the redevelopment of the areas that surround Battersea Power Station. These developments include a pedestrianized Electric Boulevard that will be home for 45 new shops, 12 cafes and restaurants and over 1,300 new homes. It is thought that the Power Station development is one of the most significant developments in the world therefore it is a great project for the drainage solutions company to add to their portfolio.

Gary Fleckney Has Been Given a Highly Commended as Part of the LABC

Gary Fleckney, a Cumbrian Homes Site Manager has been given a Highly Commended as part of the LABC Norther Regional Warranty Site Manager Awards this year. The award has been given to the Cumbrian Homes Site Manager for the development at Carlton Manor Park. The Site Manager Awards is intended to celebrate the outstanding contributions that have been made by Site Manager that work on LABC Warranty sites. It is down to the LABC Warranty Risk Management Surveyors to nominate the site managers they feel go further in their work on site. The Award recognises the site managers that go the extra mile. The Site Manager Award is presented at the LABC Regional Building Excellence Awards, then the regional winners are put forward in tot the Grand Finals which are held later in the year. There are more than 3,000 site managers that are eligible for the awards. Therefore, it is a great achievement to be chosen as a regional finalist. It is thought that the standard this year has been high, and should expect the construction standards have also been raised. The LABC Warranty works alongside the Local Authority Building Control in an attempt to provide structural warranties. A partnership with the LABC mean that building control can be provided as well as creating a warranty for developers around England and Wales. This warranty system uses the technical expertise of more than 3,500 surveyors combined. Gary Fleckney has been highly commended for his work on site at Carleton Manor Park. This Cumbrian Homes development can be found in Penrith. Fleckney has gained more around 30 years of experience in a managerial role in a wide variety of traditional and timber framed development projects that include both new builds and refurbishments. Gary Fleckney joined the team at Cumbrian Homes in May 2015 in the role of Construction Manager. Fleckney not only managed the Carleton Manor Park site, he also oversees the other ongoing projects for the company as well as making sure Health and Safety practices and Quality and Construction Standards are maintained.

Sunseap Will Be Working on Their Largest Town Council Solar Project

It has been announced that Sunseap will be working on their largest town council solar project. The company will be working with Tampines Town Council in order to install solar panels on 153 blocks of flats. These blocks of flats are part of the Tampines Estate and it is thought that the energy generated by the solar panels will be able to power the common areas of the buildings, including the lifts and corridor lighting. Sunseap is a leader in clean energy supply for Singapore. The Group has 3 business units and specialises in rooftop solar power solutions. Sunseap is thought to be one of the largest sustainable energy providers in South East Asia. The company will be able to provide Tampines Town Council with renewable energy in what is considered the largest aggregate solar project undertaken for a town council in Singapore. The panels installed will be 11 MegaWatt-peak PV Systems. It is thought that the solar panels will be able to generate as much as 14 GigaWatt of solar energy each year. This energy is sufficient to power the common facilities in the estate. The use of solar energy should also work to offset six tonnes of carbon dioxide every year for the estate. This pilot project could lead to more public housing in Singapore installed with solar panels. It is thought that solar power makes up 1.5% of the total energy consumption in Singapore. This percentage equates to the energy needs of around 26,000 four bedroomed flats. There is a plan in place to generate 5% of Singapore’s energy needs through solar power by 2020. This new project will help greatly towards this target, and is it is successful, more public housing could see solar panels used. Other options such as solar powers on reservoirs are also being looked at in order to overcome size limitations.

The company offers a wide variety of tools, machinery and personal protective equipment to be used in the professional market. The industrial supplies business works from Vårgårda, and there is a branch of the company in Vara. The company has a strong position in their regional market. The customers for CJ Järn & Maskin come mainly from the industry segment. The company will be a valuable asset for Ahlsell and will expand the customer database for the distributor.
