GRAHAM starts work on Nottingham PRS project

Nottingham:  Blocwork LLP, a 50:50 joint venture between Network Rail and Bloc Group to develop rail side sites nationally, has appointed GRAHAM as construction partner to build a PRS ‘build to rent’ development on Queens Road, Nottingham. The development is being funded by the FTSE250 property business, Grainger Plc, the UK’s largest listed provider of private rental homes, and is its first PRS ‘build to rent’ development in Nottingham. Designed by Franklin Ellis Architects, the development has already secured planning consent for 348 homes and is located in a desirable location on the Queens Road, which is near the town centre and adjacent to Nottingham railway station. Providing 197,250 sq ft over 10 floors, the development will comprise a mix of studio, one, two, and three-bedroom apartments, with amenity and commercial space at ground floor level. It will be built in just over a 2-year construction programme. Ronan Hughes, Regional Director from GRAHAM, said: “There’s a strong market for high-quality PRS development in Nottingham and this project represents a positive step forward in the area’s future development. Grainger is universally recognised as one of the leading providers of build to rent accommodation, so we are looking forward to working with them and the wider project team to bring this development forward.” Helen Gordon, Chief Executive of Grainger, said: “We are pleased to progress with our Nottingham development, which upon completion will provide 348 new high quality rental homes, all professionally managed by an inhouse Grainger service team. Nottingham has a vibrant community with a strong and growing demand for renting and our Queens Road development will offer renters in the city a great home, great value, flexible and long-term agreements, and a range of resident amenities, including co-working space and superfast highspeed broadband included within the rent. Grainger’s homes appeal to a diverse range of renters; from young professionals through to families and downsizers. We look forward to sharing updates as the development progresses” Richard Thomas, Director, Bloc Ltd and Blocwork LLP said: “We are delighted to be working with GRAHAM and Grainger on this project. Having been a former student at Nottingham University many years ago, I have really enjoyed putting the scheme together with our team that once completed will add to the vibrancy of this part of Nottingham and complete the redevelopment of the station which has become a great regional transport hub.” Stuart Kirkwood, Group Property Director, Network Rail Property said: “The Nottingham development is a fantastic example of Network Rail working closely with the private sector to deliver vital new homes on land no longer required by the operational railway. The investment by Grainger points to the growing appetite in the sector for viable build to rent schemes, and we are pleased this investment has now moved on the construction phase. Network Rail has a track record of successful partnership projects across the country, which not only deliver housing, jobs and economic growth, but also generate vital funds to be reinvested back into the railway, improving services for our passengers.”  GRAHAM started on site last month and construction is expected to complete April 2023.

Commitment to sustainable development drives leasing at SEGRO Logistics Park East Midlands Gateway

SEGRO is taking sustainability to a new level after securing a major pre-let at SEGRO Logistics Park East Midlands Gateway with a leading online retailer, which will include double-deck parking for 200 electric vans. The customer has agreed a 15-year lease for a 150,000 sq ft unit on a 21-acre site. The BREEAM ‘Excellent’ (Building Research Establishment Environmental Assessment Method) building will be used as a distribution hub. The double-level vehicle parking areas will have the ability to provide electrical charging to all 200 van parking spaces on site. Other sustainable features include roof-mounted photovoltaic panels and LED lighting. SEGRO has been able to provide an accelerated construction programme to enable the customer to expand its operations as quickly as possible. The accelerated programme will enable SEGRO to deliver the space to the customer in just over five months, rather than the nine months a standard build programme would take for a building of this size. Furthermore, the customer will have access to be able to begin its internal fit out after just 14 weeks. The pre-let illustrates the developer’s ‘Responsible SEGRO’ commitment – a framework launched in February, which is anchored on three priority areas; championing low-carbon growth, investing in local communities and nurturing talent. Andrew Pilsworth, Managing Director, National Logistics, SEGRO, said: “This pre-let is a brilliant example of how we are supporting our customers’ growth plans and showcases how we are helping them meet their sustainability goals. “The deal highlights the region’s increasing demand for modern, sustainable warehouse and industrial space, and how developments like SEGRO Logistics Park East Midlands Gateway can provide the scale, location and connectivity to meet them.” Already home to a diverse range of customers including Games Workshop and DHL, the logistics hub is centrally located within the UK industrial and logistics market, offering immediate access to the UK’s motorway network as well as dedicated on-site rail and air freight terminal – the UK’s largest freight airport operating 24 hours a day – with direct link to Felixstowe and Southampton. The proximity to the major cities of Leicester, Derby and Nottingham and other local towns ensure a strong labour pool. Practical completion of the new unit is anticipated in August 2021. MFG’s latest ultra-rapid EV-charging site completed by Welsh construction company

Premier Forecourts and Construction, a specialist in forecourts and diverse construction projects, has completed works at a Motor Fuel Group (MFG) site at Crow Orchard in Wigan, providing MFG’s latest ultra-rapid electric vehicle (EV) 150kW chargers. Swansea-based Premier Forecourts and Construction was appointed by MFG as principal contractor to install eight new bays with ultra-rapid 150kW chargers for electric vehicles at the site. The Crow Orchard electric vehicle hub is the first of MFG’s EV Power stations to be located next to a major trunk road. The site now caters for drivers of electric vehicles as well as traditional petrol and diesel engines, with the cutting-edge ultra-rapid EV chargers allowing around 100 miles of driving from just 10 minutes of charging – making the refuelling experience comparable to that of drivers of petrol and diesel cars.  Following Prime Minister Johnson’s announcement towards the end of 2020, which brought forward the date for the ban on sales of new petrol and diesel cars and vans to 2030, the future of motoring is undoubtedly electric. As a result, MFG are investing significantly in electric vehicle charging points across the UK.  Time-lapse footage released collaboratively by Premier Forecourts and Construction and Motor Fuel Group shows how the work to install the eight new EV chargers was able to be completed, whilst allowing the busy service station to remain open. The project was completed on time, safely and without disruption, despite the challenging working environment caused by COVID-19. Formerly the construction division of The Premier Group, Premier Forecourts and Construction has grown and diversified into other areas of construction, in addition to its specialist forecourt work. Its work base within the electrical vehicle charging sector has significantly increased in recent years, showcasing its successful expansion into new markets.  Steve Evans, Premier Forecourts and Construction managing director, said: “We were delighted to be working on such an important project for MFG using its new design of EV charger. We hope this will be the first of many similar projects we complete for them across the UK.” Andrew Edwards, Group Infrastructure Director at MFG, said: “A very complex construction project delivered on time, delivered on budget and made easy, thank you Premier!”

7 Reasons Why You Should Involve A Plumber In Drain Unclogging Task

Let’s face it. Clogging is a common issue in every home. As long as your house has a drainage system, you will experience some form of clogging at one time. Your sink will block. The toilet drain will clog, and the drainage flow will stop. These plumbing issues vary in magnitude and type. When clogging occurs, many people opt for DIY approaches. You will come across many articles and blogs offering ideas on how to deal with blocked drains. The idea of unblocking drains yourself is to help you save money. Some people will even advise you to never engage a plumber in such tasks. Whether true or not, working with a plumber when you face a clogging problem is crucial. Here are some reasons why: Drain cleaning chemicals damage your pipes Many do-it-yourself unclogging approaches involve the use of chemicals. The chemicals such as vinegar and baking soda work perfectly, solving the clogging problem. Many sellers of these caustic products promote them as healthy and user-friendly. They present them as an excellent way to save those coins you would use to hire a plumber. While the options work, what they do not tell you is the impact of the caustic chemicals on your drainage pipes. These elements eat up your pipes when their residue attaches to the interior surface. As you continue using them, you will likely suffer pipe bursts. Such an experience would be more costly than hiring a plumber. Despite the magnitude of the clog, involving a plumber is always a good idea than using these caustic substances. They have the right tools Plumbers are professionals who use specific tools in their job. They have special tools for handling each case in the plumbing system. When your drainage block, a plumber will bring the right tools to assess your situation. For instance, a plumber can have motorized and manual augers for snaking your drains. Also, they have HD drain and sewer line cameras for viewing your entire drainage system. Others have a hydro-jetting machine essential for cleaning your drainage and dealing with nasty smells. With these tools, you can be confident that they will troubleshoot and solve your clogging issue effectively. Clogging can be a sign of a bigger drainage issue Frequent clogging or multiple slow down on your drainage, maybe more than what you see. You might think that the issue is on your sink. So, you use the DIY mechanism to unclog it. Tomorrow, you experience a repeat of the same issue. Multiple clogging might be a sign of a bigger issue on your drainage system. In this case, considering a Sydney Drainage Plumber is a good idea. The plumber will use their drainage assessment tools. Through them, they will diagnose any other potential issues in your drains. This way, you will avoid future costly issues and get an immediate fix.  Saves your money One marketing hype that DIY unclogging promoters use is that you will save money by unblocking your drains without involving a plumber. Though there is some truth in it, you might end up spending more money on fixing your drain that you would with a plumber. The caustic products are cheap, while other options do not require you to spend any cash. But involving a plumber is a money-saving affair. A plumber will do an intensive diagnosis of your drainage system. They understand that a clog might be a reflection of a bigger issue. So, they will not only fix the clog but will do extra assessments. This way, you will save money that you would spend on fixing the major drainage in the future. Professionalism A plumber will not only unblock your drains. Rather, plumbers like Fixed Today will offer professional drain cleaning services. The services will include cleaning any debris and sticky elements on your drain pipes. Also, they will clean out the residues of your DIY products lying on your pipes. Remember, plumbers have the right skills for handling each draining case. So, they will always offer professional unclogging services. This aspect will save you from other replacement costs. Hence, if you value professionalism, you should consider engaging a qualified plumber in any case of clogged drains. Reduce chances of future clogs No doubt, DIY unclogging does not offer a permanent solution. Your drainage will clog again after some time. The caustic products only work to remove the clogging debris but do not clean your pipes. This means that the greasy and dirty stuck on the pipe walls remain intact. In the end, these elements and chemical residues will cause another clogging in the near future. In some cases, they become corrosive and cause leaks on your draining system. Working with a qualified plumber comes with some benefits. As noted above, the plumber will not only unclog the drains but also will go on and clean them. This act removes all sticky elements enhancing the drainage flow. As well, a clean drain has lower chances of experiencing future clogs. Hence, a plumber provides a long-term solution, unlike the use of DIY approaches.    Efficient and healthy As you know, clogged drains are smelly and awful, which makes them unhygienic and unhealthy. This aspect puts your family at risk of diseases. The debris and unclogging chemicals enhance bacteria growth. Others are hazardous and with the potential of hurting your skin. Since plumbers have professional training in handling clogged drains, they know the best chemicals to use in their job. So, they will only use substances that are less hazardous and safe for your health. This would not be the case when you use the locally fed unclogging products. Wrapping up In a word, clogged drains are a disaster in any household. Think of the awful smell and messy floods on the floor. When clogging occurs, many people rush for the DIY methods. Only a few homeowners contact a plumber. In essence, a plumber is the last resort for many people. However, this should not be the case. As

8 Tips For Enhancing The Durability Of Your Concrete Outdoor Areas And Pavements

Beauty and durability are a priority in every homeowner’s mind. You always feel great when you have a beautiful and cozy home. Concrete works perfectly in enhancing this dream by lengthening your admirable home design. This construction material is affordable and serves you for a longer duration than asphalt. Also, it requires minimal maintenance. However, nothing lasts forever. Your concrete outdoor spaces and pavements will wear out and crack with time. This occurrence can be disappointing and heartbreaking when it occurs faster than expected. Fortunately, you can boost the durability of your concrete structures. Here are some tips to help you realize that goal: Understand the concrete type you use When you decide to use concrete for your patio and outdoor structures, the first step is determining the best type. There are different types of concrete available in the market. Each of these types has its requirements and uniqueness. For instance, you can decide to go with the stamped concrete. This type has concrete pavers and bricks design. It does not require high maintenance and comes in different colors to match your backyard décor. Also, it is environmental-friendly and affordable. However, maintaining it is a bit expensive. Alternatively, you can opt for plain concrete that is more affordable and requires little maintenance. However, you will need sealers to enhance its duration. In this essence, you need to understand the concrete types available and select one that will serve you better. Ensure it is always clean Cleanness is the next aspect that can make your concrete last longer. Concrete is one of the elements prone to erosion. This natural process wears out stones and minerals when soil or water passes over them. Letting dirt and debris cover your concrete creates room for this process. After some time, you will notice some cracks and holes in the concrete structures. Fortunately, you can avoid it. Always keep your concrete surfaces clean. You can use pressure washers and liquid soap to thrust out the debris and alien elements. Ensure you clean them weekly. With this, you will save your concrete surfaces from untimely cracks and stains.  Use sealers If you are using stamped concrete, you should consider sealing them with sealers. Sealers work perfectly in protecting your surface from corrosion. The element will also keep the shiny color on your concrete surfaces. Sealing your concrete will save it from cracking after a short duration. For this reason, you should apply sealers and reapply them after two years. This duration can be even shorter depending on the state of your pavement and outdoor concrete. The basic rule is that you should reseal it when you notice a fade in the structure color and shine. Importantly, clean the concrete surfaces before reapplying a sealer to enhance its effectiveness. Otherwise, you can contract concreters such as Skyco Group for professional resealing services.  Refrain from destructive chemicals Normally, concrete and its sealers have a design destined for resisting wear and tear. But when you use corrosive and heavy-duty chemicals, your surfaces will wear out after a short period. In particular, products containing ammonium nitrate or sulfates are a terrible idea for concrete surfaces. These products will react and corrode your concrete. As such, it is advisable to avoid deiced salts on concrete surfaces as they will have a negative impact on them. Deiced salts work perfectly when dealing with winter ice. But never use them on your concrete if you want it to last longer.   Consider waxing or polishing stamped concrete Do you want to save your concrete patio from crack patterns? If so, waxing and polishing is a good idea. These approaches give your concrete surfaces an additional shine. Waxing your concrete during the summer season will make it appealing and attractive. Also, it will add another layer of protection, especially where the concrete surface is in frequently used areas. This way, you will save the surfaces from cracking despite the number of people using the space. Control plant growth No doubt, plants are a threat to your concrete surfaces. Trees, in particular, pass their roots beneath the concrete and push it up. This aspect cause cracks on the concrete surfaces. The unfortunate thing is that you cannot repair the cracks. Replacing it is the only option. This means that you will incur some extra and unplanned costs to fix the issue. You can avoid such encounters by controlling plants growing on your concrete surfaces. Do not allow trees and deep-rooted plants in such areas. Also, ensure efficient trimming of all your plant roots that are next to these structures. These preventive measures will save you from substantial repair costs and enhance the duration of your concrete surfaces.  Place some rugs as covers One of the reasons why you considered concrete is due to its high resistance to scratches and damages. Your furniture can hardly crack a concrete floor. While this is the case, its sealant can easily suffer furniture and chair scratches. The scratches can form a starting point of significant cracks and wear out of your floor. To eliminate such possibilities, you can consider covering them with rugs. The rugs not only protect the concrete from scratches but also help you avoid spills and staining. Hence, it is an excellent way to maintain your concrete surfaces. Assess your budget When deciding to use concrete, you need to assess your budget. It is good to understand that each type of concrete will come with specific maintenance costs. Some will require regular maintenance, while others can stay for decades without it. So, you need to account for the maintenance expenses when selecting the concrete type. Working with concreters companies such as Skyco Group can help you select the right concrete that will serve you for a long and within your budget.  In a word, concrete is a good idea for your indoor and outdoor structures. It will enhance the look of your patio, walkways, and driveways. However, several aspects determine how long it will serve you.

The Top Home Improvement Projects for ROI-Seeking Homeowners

Are you considering investing in home renovations? Maybe complete kitchen update or bathroom renovations, perhaps even a new addition, like a master suite? These may be popular ideas. However, investing inexpensive home improvements does not necessarily generate the highest return on investment (ROI). In a big way, it pays to better understand current trends and current investment performance before making such an investment. Markets across the country consider how much contractors charge for these upgrades compared to the valuation given by real estate agents to determine the fair market value of a home relative to homes for sale. Here are a few popular and valuable home improvements. Garage Door: Suppose you are thinking of selling a home. In that case, this is something to consider because, according to the report, the cost to replace a garage door averages $ 3,427 and has a resale value of $ 3,262, which is a cost recovery of approximately 95%. Scope of work should include removal and removal of existing garage doors and tracks. Installation of a new 4-section garage door with a lifetime guarantee on the new high-strength galvanized steel tracks (reuse of the opening motor). The new door must have minimum R-12 rated insulation, pinch-resistant inter-panel heat seals, and two coats of factory-applied paint. Windows on the top panel should be ½ inch insulated glass with hardware included (urethane ball bearing wheels and galvanized steel hinges). Take the time to look at other homes for sale to see if there is a competitive advantage. Minor Kitchen Upgrade: For your dated but fully functional 200 square-foot kitchen with 30 linear feet of kitchen countertops and cabinets, you can save money before selling a home by ditching existing cabinet boxes, but replace wood cabinet doors and fronts with new hardware. Replace laminate countertops, install a new sink and faucet, repaint the entire trim, and remove and replace the flooring. Upgrade your range, stove and oven, and refrigerator with current energy-efficient models. The national average for the work scope described in this document is approximately $ 20,000, with an average cost recovery of 81%. Liner Replacement: Before selling a home, remove and replace the existing vinyl siding (1,250 square feet) with a new siding that includes the factory trim at every opening and every corner. Keep in mind that it is better to replace or repair than add or remodel, so continue to siding before adding a master bedroom or master bath. On average, the siding replacement costs $ 14,200, and the recovered amount is $ 11,700, which gives you an 80% cost recovery. Additional Coverage: The average cost of adding a 16-by-20-foot deck is $ 10,000, and you can expect to recover approximately $ 8,100 of the cost, which is approximately 81%. The scope of this work involves three steps to qualify and includes a built-in bench and planter. Be sure to use pressure-treated deck boards, pressure-treated beams supported by 4×4 posts anchored to concrete piers. The railing system must also use pressure-treated lumber, posts, railings, and balusters. If you plan to sell a home in the spring or summer, this can give you the edge you are looking for. Closing Up Here we come to the end of this article. We have discussed some popular and valuable home improvement ideas in this article. Keep these in mind while improving your home designs.

An Online Home Sale System for the Modern House Owner

Thanks to many changes in society as a whole, there are very few people who still have any patience. Everyone expects everything instantly or at least quickly. This is because we don’t have to wait for many things. You can instantly stream almost any movie or song directly to your phone in a moment. This availability to get instant gratification has changed the way many industries handle business. The Traditional Way to Sell a Home Until recently most people sold their homes by using a real estate agent. When you sell your home in the traditional way you contact a real estate agent and they come out to look at your home and make suggestions for repairs and improvements that can make the house sell for a larger amount and quicker than it would if sold as-is. A realtor makes a commission of the sales amount so they will encourage you to do a lot of work for your home to increase the value before placing it on the market. Once you finish paying for all the work the realtor will have pictures of the home taken and list it on MLS. MLS the system relators use to post all homes that are for sale. Then it is a waiting game there is no way to know how long the home will sit on the market before it sells or if it will ever sell. There is also no way to know for sure how much the home will sell for and once it finally sales you still have to subtract several other fees. You will need to account for your realtor’s commissions, closing cost, all the money you spend to keep your home on the market, and all the repairs you made.  The New Way to Sell a Home There are now companies online that allow you to sell your home from the comfort of your couch. When you choose to use one of these companies, you will not have to make any repairs or improvements to your home. You simply go to the companies website and provide them with your address and they will do the rest of the work. Most of these companies will have you cash offers to buy your home within a week. These companies do their research on your home and find out what it would sell for in perfect condition. They then advise several investors that they work with the condition of your home and the possible value. These investors then compete with offers to buy your house and the company sends those offers to you. If you chose to accept an offer you can close quickly and you get one hundred percent of the selling price in your pocket. Sundae is a great example of one of these companies. When you chose them to help you sell your house they can give you a guaranteed timeline and a guaranteed amount of profit. The traditional way of selling a home does not allow for either of these to be a sure thing. This makes selling your home with companies like Sundae a great choice for someone who hates the unknown. If you enjoy a gamble maybe the traditional way is right for you but knowing you can walk away with money sooner than later is always an attractive offer. Now that you know companies like Sundae offer a new way to sell your home online, it is time for you to look into the process. You can get offers on your home without making any kind of commitment to make the sale. This will allow you to at least see what you could walk away with without sinking any more money into your home. Look into one of these companies so that you can know what your options are and maybe have your house sold faster than you thought was even possible.
