The global Redeemed Christian Church of God (RCCG) purchases Towngate-owned property in Leeds for ‘megachurch’ transformation

The global Redeemed Christian Church of God (RCCG) purchases Towngate-owned property in Leeds for ‘megachurch’ transformation

The Redeemed Christian Church of God (RCCG), Christ Church City of Mercy, has successfully acquired the office building at 11 New Princess Street, Holbeck, Leeds, from property experts Towngate Plc. The purchase, which was completed for an undisclosed sum, follows the recent award of Planning Permission to convert the space into a vibrant new place of worship. The newly acquired property, previously occupied by ICT service provider GCI (now Nasstar), features 4,338 sq ft of self-contained accommodation spread across the ground and first floor levels, as well as generous ceiling heights on the first floor, ample parking facilities, and a private car park to the rear. The building’s strategic location on the southern edge of Leeds City Centre, situated next to the M621 motorway, offers excellent transport links to support access for the community. The RCCG plans to utilise the ground floor space for administrative functions related to the church’s operations, while the first floor will be modified to accommodate a larger room for congregational worship. The church anticipates a large assembly of people, with Sunday services scheduled from 9:30am to 11:30am, and will also be available via online broadcast. Badmus Olanrewajuat, pastor at the RCCG, commented: “We are thrilled to have finalised this purchase and are eager to start transforming the space. This new location will significantly enhance our ability to serve and engage with the community. We look forward to welcoming everyone to our new home and expanding our outreach efforts.” The RCCG is a holiness Pentecostal megachurch and denomination headquartered in Nigeria. Founded in 1952, RCCG operates globally — including in the UK, India, the United States, and Canada — with a mission to spread the message of Jesus Christ and support communities worldwide. The church already has several locations in Leeds, including Mabgate Mills, Walter Street, and Meanwood Road. Tom Lamb, property manager at Towngate Plc, said: “We are delighted to have been able to assist the RCCG in their plight to acquire the perfect building for their latest church. The building’s prime location and modern features will provide a significant boost to its transformation efforts, offering a substantial ‘step up’ in their ability to serve and engage with the community. We wish them every success and hope they will be welcoming their new congregation soon.” Richard Fraser of Carter Towler, who represented Towngate Plc, added: “The successful acquisition of this prominent property represents the growing demand for significant community spaces in Leeds and surrounding areas. The location’s visibility and accessibility will enhance RCCG’s outreach efforts, and we are proud to have played a role in facilitating this important project.” Building, Design & Construction Magazine | The Choice of Industry Professionals

Construction complete at Winfield Court

Construction complete at Winfield Court

The Island Quarter’s latest phase has progressed significantly with construction work complete at Winfield Court, the site’s 693-bed student accommodation phase. With construction work now concluded by Bowmer+Kirkland, Fresh will be managing the student scheme on behalf of The Conygar Investment Company. Leonard Design Architects has also completed the dressing of the communal spaces, which have been in high demand for prospective occupants, ahead of the accommodation opening to students in September for the 2024/25 academic year. Amenities in the new facility include high-level sky lounges that offer projected views across the city and private courtyard spaces that will provide the opportunity for working, socialising, dining and exercising. Christopher Ware, property director at The Island Quarter, said: “With Nottingham home to two outstanding universities attracting students both nationally and internationally, Winfield Court will be a thriving student community with high-quality housing while they study in the city. “This phase is an example of the highest quality student accommodation available and will be an excellent addition to The Island Quarter with plenty of entertainment, relaxation and future employment opportunities for them.” Following the planning submission in February for a further 383-space student block built on the Manvers Road side of the 36-acre site, The Island Quarter could eventually be home to more than 1,000 students. The new student block is the latest planning submission by developer The Conygar Investment Company, following last May’s approval for a new 250,000 sq ft biosciences campus on the northern side of the site. Mark Cordin, head of division (central) for Fresh, said: “The completion of Winfield Court to Fresh marks the beginning of a vibrant student community at The Island Quarter. With its exceptional amenities and thoughtful design, complemented by our award winning Be wellbeing programme, Winfield Court will provide students with more than just a place to live – it offers a dynamic and welcoming environment for learning, socialising, and thriving. Nottingham is a flourishing student city.” Christian Parnell, regional director at Bowmer+Kirkland, said: “The buildings now stand proud across key vantage points of Nottingham City Centre and highlights the striking design and quality that ourselves, Conygar, design team and supply chain have focused on throughout the construction. “The project has been a pleasure to be a part of especially around its local connection and a true example of great collaboration and teamwork from everyone involved. Our team is really proud to have been involved in such an amazing facility for students to enjoy for many years to come.” Building, Design & Construction Magazine | The Choice of Industry Professionals

Record temporary accommodation figures: Action demanded to tackle crisis

Record temporary accommodation figures: Action demanded to tackle crisis

DCN, LGA, and Crisis demand five urgent measures to support people in danger of homelessness and protect council finance The Government has been urged to take swift and decisive action to stem the temporary accommodation crisis in a letter by five of the biggest organisations campaigning on the issue. The letter from the District Councils’ Network (DCN), Local Government Association (LGA), Crisis, the County Councils Network and the East of England Local Government Association comes as official figures reveal further alarming growth in temporary accommodation use. Ministry of Housing, Communities & Local Government data released today reveal an alarming increase in the number of households in temporary accommodation, rising by 12.3% over the year to March to 117,450 households. There was also a 14.7% increase in families with children living in temporary accommodation, now totalling 74,530 households.  District council spending on temporary accommodation has increased by 200% in just five years and now takes up to half of some councils’ budgets. Councils would rather invest in new high-quality, permanent housing which enables people to put down roots in their communities than spend such vast sums dealing with the consequences of homelessness. In response to the newly published figures, the five organisations issued an open letter to Deputy Prime Minister Angela Rayner, calling for immediate action to tackle the root causes of homelessness and alleviate the unsustainable pressure on local councils. You can read details of the five actions we seek in the letter attached. The collaboration brings together the on-the-ground expertise of district councils, the broader local government perspective of the LGA, county councils’ social care specialism, and the specialised knowledge of Crisis to tackle this critical issue. Cllr Hannah Dalton, District Councils’ Network housing spokesperson, said: “High use of temporary accommodation is the result of national policy failure which forces councils to expensively deal with the consequences of homelessness rather than prevent it in the first place. We seek extra powers to ensure sufficient affordable, good quality, secure homes are built in the first place, so we’re no longer reliant on often low-quality, high-cost temporary accommodation. “Temporary accommodation prevents people from putting roots down in their community and it leads to the disruption of education as children end up moving from school to school. It’s also financially crippling councils, taking up to 30% of some districts’ budgets and using up money we’d far rather spend on supporting people to avoid homelessness. “Councils are not receiving the funding they need to cover temporary accommodation costs – we urge ministers to unfreeze the Housing Benefit subsidy cap so it reflects the cost of providing accommodation today. However, our focus needs to be on finding longer-term solutions. “We need action to lift the barriers which prevent councils from building and retaining council housing, and which thwart us from ensuring that homes affordable for everyone in our community are built. “Overcoming homelessness once and for all would dramatically reduce the ill-health, low school attainment and lack of productivity associated with homelessness, reducing the burden on other public services and improving people’s lives.” Matt Downie, Chief Executive at Crisis, said: “Our housing and homelessness system are broken, and councils are paying a hefty price for years of inaction. It’s unacceptable that we have hundreds of thousands of children growing up having never known a home of their own home. Their young lives wracked by uncertainty and insecurity which risks untold damage to their health, education and life chances. “Councils are in between a rock and a hard place as they try to support families but without adequate levels of social housing, and proper investment, many are being pushed towards financial ruin. To pull councils back from the brink, the Autumn Budget must contain increased funding so they can continue to help people who need it most. But if we’re going to tackle the root cause of this crisis, it’s critical that alongside the positive steps on social housing the Westminster Government establishes a Unit for Ending Homelessness which is focused on ensuring we become a place where everyone has a safe place to call home.”  Building, Design & Construction Magazine | The Choice of Industry Professionals

Birmingham’s tallest building will also be one of the healthiest and safest thanks to BCU’s latest AI and construction research

Birmingham’s tallest building will also be one of the healthiest and safest thanks to BCU’s latest AI and construction research

At 155 metres tall, One Eastside is set to become the highest building in Birmingham’s soaring skyline when it is completed in 2026.  It will also be one of the healthiest and safest thanks to a new research partnership between Birmingham City University (BCU) and specialist residential developer Court Collaboration.  Digital construction and AI experts at BCU are creating a virtual 3D model of the skyscraper – known as a digital twin – so they can monitor, visualise, and predict air quality and energy consumption.  “This partnership marks a significant and unique contribution to the digital transformation of the construction sector by creating a digital twin that will make such a tall building digitally driven, healthier, and safer,” said project co-lead Professor Huseyin Seker.  “It’s a great example of how BCU is accelerating its research and expertise in digital transformation within the construction and built environment sectors by collaborating with national and international partners in academia and industry.”  Project lead Saeed Talebi, Associate Professor in the College of Built Environment at BCU, said: “We are excited about the vision of making a real impact on the construction industry, the science behind the digital twin, and enhancing our student experience.”  Digital twins are used by engineering and manufacturing companies to improve production efficiency, lower construction costs, and reduce water and energy waste.  In this project, the digital twin will use artificial intelligence and machine learning technology to analyse data from sensors within the 51-storey property, which will consist of 667 one- and two-bedroomed apartments.  Alex Neale, Chief Executive Officer of Court Collaboration, said: “It’s exciting to collaborate with BCU on this project. The combination of cutting-edge technology and engaging with some of our city’s brightest minds is fantastic, but to know that the work will deliver enhanced safety and efficiencies across both construction and the future life of the building is exceptional.   “Thanks to the support of our funding partner, Pension Insurance Corporation (PIC), One Eastside will deliver much needed high-quality build-to-rent accommodation in the city centre.”  Sam Winnard, Head of Build-to-Rent Operations at PIC, added: “As long-term investors, we expect to be operating One Eastside for many years to come.  “PIC are very supportive of the work BCU are undertaking to provide long-term tangible benefits to both operation efficiencies and the health and wellbeing of our residents, as well as offering an opportunity for talented students to apply their learning to a live asset.”  Professor Maxine Lintern, Pro-Vice-Chancellor for Research at BCU, said: “In an ever-increasing population, the only way for people to live in cities is often up.  “To ensure we provide quality homes for people in the West Midlands and across the UK, we must continually advance the sector through technological advances.  “BCU researchers are leading the way and we’re thrilled to partner with Court Collaboration, a company that mirrors our own values and aims.”  Housing accounts for 15% of UK greenhouse gas emissions – and the government’s Future Homes Standard requires the housing sector to hit net zero by 2025/6.  By providing a blueprint for safe, healthy, and environmentally friendly high-rise builds, BCU researchers will support the sector to optimise energy use and reduce carbon emissions.  Professor Hanifa Shah, Pro-Vice-Chancellor and Executive Dean of the Faculty of Computing, Engineering, and Built Environment (CEBE), commented: “BCU is at the forefront of Internet of Things infrastructure and related concepts like the metaverse. Our researchers are helping to popularise digital twins to create better outcomes for society.”   Building, Design & Construction Magazine | The Choice of Industry Professionals

University of Dundee Selects HID’s Innovative Access Control Solutions for Campuswide Upgrade

University of Dundee Selects HID’s Innovative Access Control Solutions for Campuswide Upgrade

HID® Mobile Access® Offers Students and Staff the Ability to Use Their Smartphones to Gain Touchless Entry Into Buildings HID, the worldwide leader in trusted identity solutions, announces today that the University of Dundee is updating its city campus estate implementing HID® Mobile Access® and signature HID Signo™ readers throughout its buildings to guarantee it has a modern, secure and reliable access control system to allow staff and students to enter using both RFID cards and smartphones. The project will involve buying and installing new mobile-ready HID Signo readers at around 40 buildings – a staged rollout being completed over a two-year period by specialist security installer, Scottish Communications Group. In addition, the University has purchased 10,000 HID Mobile Access licenses to offer its academic community the option to use their Apple and Android smart phones for touchless entry into its facilities. “We wanted a modern system which is safe, secure and easy for everyone to use,” says Colin Stebbing, the University’s Head of Precinct Services. “Complying with forthcoming legislation was also another important project requirement. With bills like Martyn’s Law soon to be enacted, ensuring the University is ready for this was important given that we have a duty to protect to ensure everyone is safe. The HID solution enables us to not only lock down buildings immediately, but it has built-in functionality which we can leverage over time, meaning we’ve invested in ‘future proof’ equipment which will last us long term.” The University of Dundee is a public research university in Scotland renowned for its academic excellence in dentistry, medicine, science and engineering and life sciences. Based in the heart of the city, it is home to over 16,000 students, 3,300 staff and is ranked 33rd in the Sunday Times Good University Guide 2024.  A thriving institution with ambitious development plans, it is currently building a new £40 million facility called the Innovation Hub. This will offer commercial organizations flexible laboratory, meeting and office space and, over the next 10 years, it is anticipated the Hub will help create up to 280 new high-quality jobs. The new HID Signo readers integrate with the University’s existing AEOS access control software from Nedap. Supporting both native Bluetooth® and Near Field Communication (NFC) connectivity, they allow touchless smartphone entry and are fast to install as the wiring uses common protocols like OSDP [Open Supervised Device Protocol] and Wiegand. Furthermore, existing access cards already in circulation can be used with the new HID Signo readers thereby speeding up the rollout. Historically, the University used to print and issue plastic RFID cards so staff and students could access buildings. This process was laborious and time-consuming, especially during peak times like Freshers Week, when some 2,500 – 3,000 undergraduate and postgraduate students enroll. Issuing cards was logistically complex due to the high demand and the need for thorough identity checks, which could take up to 10 minutes per card. Shifting to HID Mobile Access – which utilizes cloud-based HID Origo management software integrating with the AEOS system – completely changes this and delivers wireless credentialling.  This significantly simplifies all the licensing, allocation of credentials, setting of building access rights, validating or revoking of IDs – all of which is now done virtually and remotely. “Once registered by Student Services in AEOS, a student simply gets an email to their phone, they tap on a link, the app automatically uploads and a mobile credential is granted,” says Paul Brady, HID’s End User Business Manager for Physical Access Control Solutions. “Not only does this improve the overall student experience because it’s substantially quicker and more efficient, but it’s far more sustainable as you’re not issuing PVC cards anymore.”   While the strategy and aspiration are for the university population to shift wholesale to mobile access, its approach today is to operate a dual system. “We recognize that some visitors and staff still want to use a physical pass and not all employees have a university issued mobile credential,” explains Stebbing. “HID Signo readers allow us to run both credential types in tandem, with HID Mobile Access giving us the option to scale up to include digital wallets from Apple and Google, as well as integrate with digital campus cards should we decide to go down this route in the future.” Given RFID cards are still required today, the University of Dundee utilizes its reliable FARGO DTC4500e printers to back up this transition to digital transformation. The FARGO range of ID card printers integrate easily with the AEOS software so that Student Services staff can easily issue physical IDs themselves.   “HID Signo readers are going in now across the main buildings including the new Innovation Hub site,” says Stuart Leslie, Scottish Communications Group’s director. “HID’s reputation is built on reliability and security with its solutionssupporting the latest encryption, communications and authentication standards. Their devices have an open architecture so they’re easy to install and integrate which reduces the cost for the university and makes time to value that much quicker.” In addition, Scottish Communication Group is supplying Motorola MOTORTRBO Ion smart radios to the University’s security staff. The radios will be configured to run HID Mobile Access so they can open doors fitted with the new HID Signo readers. Because these smart radios also link to the University’s CCTV, alarm systems and CriticalArc Safezone® App, security staff need carry only a single device to fulfill their duties.    Building, Design & Construction Magazine | The Choice of Industry Professionals

Fujitsu launches new ‘soft black’ wall mount.

Fujitsu General Air Conditioning UK has added a new ‘soft-black’ version to its AIRSTAGE wall mount range that can be connected to split and multi-split systems. Operating on lower GWP R32 refrigerant and available in capacities from 2 to 4.2kW, the new unit (model ASEH**KMCG-B)  has a compact chassis depth of just 220mm, thanks to the design of its high-density multipath heat exchanger. Built-in Wi-Fi capability makes it controllable via the AIRSTAGE Mobile app, with service and maintenance improved due to refrigerant cycle data being displayed on a compatible wired controller. Cooling is available between -10°C and 50°C, with heating from -15°C. The large louvre design enables the unit to achieve a Seasonal Energy Efficiency Ratio (SEER) of up to 8.4 in heating mode and a Seasonal Coefficient of Performance (SCOP) of 4.6 for cooling. The large cross-flow fan aids efficiency and ensures effective airflow, which is achieved with quiet operating levels as low as 20dB(A) in cooling. A 20m pipe length and 10m elevation is possible on all models, which are pre-charged for 15m of pipework. This removes the potential additional installation cost of refrigerant charges on site. The unit contains an ion deodorising filter and an apple catechin filter, which breaks down odours and uses static electricity to capture fine dust particles. Martyn Ives, Commercial Director at Fujitsu, said: “The soft-black unit certainly attracted a lot of attention on the stand at InstallerSHOW. The matt texture of the fascia means that it doesn’t reflect ceiling lights as the mirror-style units do and it fits in with what customers are demanding in terms of interior design.”   To discover more about the Fujitsu product range, visit https://www.fujitsu-general.com/uk/ or email sales@fgac.fujitsu-general.com Building, Design & Construction Magazine | The Choice of Industry Professionals

The DX20ZE-7 is powered by an in-house-developed 20.4 kWh lithium-ion battery pack, with all of the electrical system and components on the machine optimized for work in harsh environments. A quick-charger system restores 100% of the battery power after only an hour and a half of charging, while the on-board charger restores the maximum charge after eight hours of charging. DX63-7 Six Tonne Mini-Excavator The DX63-7 is ideal for work in confined spaces on projects in landscaping, construction, utilities, rental, agriculture, recycling, waste and many other areas. It is powered by the D24 Stage V compliant diesel engine providing 44.3 kW (59.4 HP) of power. Despite offering an 8% increased torque of 26.5 kgm/rpm, the D24 engine still provides a 7% decrease in engine fuel consumption. With a high auxiliary flow of 90 l/min, the DX63-7 is designed for enhanced work with attachments. The flow capacity can be monitored on the Develon Smart 8 inch touch screen in 10 steps and controlled using the thumbwheel on the joystick. This flexibility is combined with an excellent traction force, travel speeds, lifting capacities and digging forces, together providing superior working performance, particularly for trenching and lifting work. Further Growth & Commitment for German Market In June 2023, Develon opened an interim Company Owned Store at Seckenheimer Landstraße in Mannheim, supporting customers on site with a well-equipped new rental fleet of the latest generation of construction machines, with a fast spare parts service, other services and with a wide range of new machines. The branch will relocate to a new 10,650 m² site on Lembacher Strasse in Mannheim in the fourth quarter of 2024. A modern customer and training centre with a demo area for machine tests will also be opened there. Overall this shows Develon is moving much closer to customers and dealers and is committed to Germany as a long-term location and underlines its ambitions to significantly expand its presence and market position in the German speaking market.
