Winvic Celebrates Yusen Logistics Facility Groundbreaking with Traditional Japanese Ceremony at SEGRO Logistics Park Northampton

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of private and public sector construction and civil engineering projects has been awarded a contract to design and construct the first industrial facility at SEGRO Logistics Park Northampton for end user Yusen Logistics. Winvic, SEGRO and Yusen Logistics celebrated the start of the 1.2 million sq ft project with a Japanese Kagami Biraki ceremony. The Kagami Biraki ceremony – or saki barrel breaking ceremony – is to bestow wishes for success and prosperity upon the new development; representatives from SEGRO and Yusen Logistics each hit the lid of a sake barrel with mallets and ladled out the sake into sake cups for the guests to enjoy. The ground was then officially broken, and attendees were given a guided tour of SEGRO Logistics Park Northampton. The unit comprises 1,144,000 sq ft ground floor warehouse space and a 333,251 sq ft mezzanine; Winvic will also construct and fit out the 35,810 sq ft three-storey main office, which also has a roof terrace, and a single-storey hub office. It is designed to achieve a BREEAM Excellent rating which will reduce carbon to net zero during the construction. An array of PV panels will be installed across the entire roof space of the warehouse and EV charging units will also be made available onsite to power Yusen Logistics UK’s all electric company car fleet. At almost 1.2 million sq ft, the single storey warehouse will be Yusen Logistics’ largest global facility when completed in March 2025. The facility sits immediately adjacent to the 35-acre Strategic Rail Freight Terminal constructed by Winvic, enabling Yusen Logistics to provide their customers with rail freight solutions providing CO2 savings on inbound transport.   The facility has a haunch of 18 metres, 85 HGV docks and 10 HGV level access doors. Externally, Winvic will undertake all hardstandings and landscaping for the scheme including parking for 924 cars, 163 HGVs, 230 cycles and 34 motorcycles; of these, 185 will be for electric vehicles. The warehouse will also have its own security gatehouse, fuel island and lorry wash, a pallet storage area and waste/recycling area. Winvic has been on site at the Nationally Significant Infrastructure Project (NSIP) in Northampton since January 2021 undertaking enabling earthworks, creating the infrastructure to prepare the site for the 5 million sq ft of warehousing and logistics space and constructing the 35-acre Strategic Rail Freight Interchange (SRFI). Winvic has also delivered major upgrades to Junctions 15 and 15a on the M1, the construction of a bypass around Roade village and a new bridge over the West Coast Mainline, and improvements to the A45 and safer junctions along the A508. Glencar, a leading UK construction company that was recently ranked amongst Europe’s fastest growing businesses, has broken ground with long-term and valued client Wrenbridge on the development of a new 213,874 sq ft logistics and industrial unit at their new landmark ‘Junction’ gateway development in Luton. To mark the occasion a special ceremony was held on site attended by representatives from Wrenbridge, Glencar and the full project team. The building forms part of a new business and logistics focussed masterplan that features a broader mix of uses, including flexible workplace, research and development, and distribution. Junction is set to create 2,500 jobs and contribute around £160 million every year to Luton’s economy. As part of the appointment Glencar will be carrying out the design and construction of an extensive earthworks package, remodelling the entire 4.46 hectare development plot, which is divided by Newlands Road. The project then involves the design and construction of Unit 1, a new 213,874 sq ft gateway industrial and logistics unit, with a clear height to underside of haunch of 18M. Glencar will also implement Cat A office fit out, new and varied retaining structures, new underground drainage and services, associated external works including external soft landscaping. The scheme also includes new utility connections, and 278 Highways works to facilitate access to the new development from the adjacent M1 Motorway and New Airport Way. Steels are now rising on the development and construction is expected take 63 weeks to complete with PC expected by Mid-February 2025. Leading commercial property developer, Stoford, and ICG Real Estate, the real estate division of ICG, have secured planning consent for a new job-creating urban logistics scheme in Crayford, South East London. Known as MLM Crayford, the scheme comprises three new, highly sustainable buildings with integral Grade A office space, ranging in size from c.34,000 – c.170,000 sq ft. Stacking logistics space over multiple floors allows the building to be subdivided, multi-tenanted and adaptable to future trends and climates. The ground floor provides access for a variety of distribution vehicles, including HGVs and cargo bikes. The building is served by 5 goods lifts, a further 3 lifts for cycles and cargo bikes and 6 passenger lifts. McLaren’s contract includes plant, landscaping, access, vehicle and cycle parking. Building services works are limited to give maximum flexibility to future tenants, meaning around 90% of the build is shell and core only with the remainder built to a CAT A office fitout. The BREEAM Excellent design includes low carbon materials and 1,470 square metres of rooftop photovoltaics above a mix of green and blue roofs, the latter collecting for a grey water system. The total biodiversity net gain for the former car pound site is 167%, which includes creation of an ecological corridor alongside a residential boundary. The UK’s largest logistics development has reached a significant milestone with the appointment of an operator for its strategic rail freight interchange (SRFI) on the West Coast Mainline. Maritime Transport has inked a deal for the West Midlands Interchange (WMI) contract with Oxford Properties Group and developer Logistics Capital Partners. This joint venture acquired the 734-acre site in 2021 and is spearheading the largest rail-served logistics development in the UK. With a workforce of 3,000 spread across 40 sites and rail terminals, Maritime stands as the largest privately owned intermodal (road/rail) logistics operator in the UK, boasting an annual turnover of £400 million. The company will oversee the SRFI, which will complement 8 million square feet of prime warehouse facilities at the £1 billion WMI project. Additionally, Maritime has submitted a planning application for its site offices. Maritime reports a significant increase in container movements by rail, rising from 6% in 2019 to over 24% in 2023, and is gearing up for the introduction of Battery Electric Vehicles (BEVs). Site work has commenced, encompassing substantial earthworks, highways construction, water installation, and the establishment of two new community parks. Phase 1 of the WMI will entail the construction of six logistics units, totaling a combined 2.7 million square feet of space. SEGRO Park Rainham has reached full occupancy following the agreement of a new lease with Wolseley – one of the UK’s leading merchants in plumbing, heating, cooling and infrastructure with over 500 UK branches. Wolseley has agreed to occupy 27,783 sq ft of urban warehouse space across two units at the development. The company will join a diverse range of occupiers including Transport for London and London Ambulance Service. With BREEAM Excellent certification and an EPC A+ rating, the high-quality, flexible industrial units are designed to maximise space and natural light, and feature smart sensors that monitor electricity usage, heating and airflow, to enable the customer to benefit from cost reductions.
