REVOLUTIONARY HOME STAGING APP LAUNCHED BY LEMON AND LIME INTERIORS

INDUSTRY-LEADING home staging company Lemon and Lime Interiors has announced the launch of its brand-new app – Stageflow – which offers estate agents, property developers and home stagers the ability to evidence the benefits and return on investment when using a home staging service.  The real-time data and reporting platform provides users with the ability to log and access home staging insights, enabling them to demonstrate the positive impact home staging has on property sales and ultimately encouraging sellers to use the service to speed up the sales process.  Estate agents, developers and home stagers can use the app to download real-time text and visual reports that are filtered by date, location, property type and sale price – these reports can then be used to inform marketing materials, sent to potential clients and shared on social media.  Elaine Penhaul, owner and director of Lemon and Lime Interiors and creator of Stageflow, said: “There has been a gap in the market for something like this for quite some time now. The benefits of home staging are often incredibly undervalued and without a tool to evidence the fantastic results home staging can achieve, the industry struggles to prove the return on investment of staging a property before sale. “With estate agents, property developers and other home staging companies experiencing the same challenges, we decided to create a data-driven platform to house the statistics and reports needed to show the benefits of staging to potential clientele, while also ensuring that the industry is supported by tangible data recording its success.”  The app offers two levels of subscription, both of which allow an unlimited number of users for each account.  The ‘insights’ subscription package, aimed at estate agents and developers, grants instant access to national property staging statistics and demonstrates the return on investment when using home staging services for just £10 a month. The more advanced ‘professional’ subscription package, designed with home staging businesses in mind and priced at £50 a month, allows access to all the ‘insight’ features, as well as the tools to manage staging projects, access stager level visual reporting and log resource hours and inventory.  The ‘professional’ subscription also provides home stagers with a platform to manage home staging projects digitally, allowing them to create unlimited property records, assign properties to consultants, update each project as it progresses, gain insights about their business along the way and use filters to source the information they need quickly and efficiently. Elaine continued: “Not only does Stageflow enable users to pull reports about the effectiveness of home staging, but it can also act as a project management tool for home staging businesses. By logging projects digitally, stagers can easily monitor the progress of each property and use the platform to maximise output by keeping track of activity within the business.” The app, which is available for use in desktop, tablet or mobile use, will be available to sign up from 10th August. For more information about Stageflow and to sign up for your subscription visit https://stageflow.io/.

Readie achieves the BSI Kitemark™ for Building Information Modelling (BIM) in accordance with ISO 19650-1 & 2

Readie Construction Ltd is extremely proud to be amongst the firstto have achieved the BSI Kitemark for Building Information Modelling (BIM), in respect of BS ISO 19650 – 1 & 2:2018 Building Information Modelling. This certification demonstrates Readie’s ongoing commitment to the deployment and implementation of BIM in-line with international standards. Readie aims to use BIM to assess the design and constructions risk and buildability using the information management processes defined by BIM. This will provide clients with; satisfaction from project inception right through to completion; transparency within the design and construction process and safety assurance. Ultimately, Readie plans to use BIM principles on all projects, regardless of contract specification. ISO 19650 is a suite of international standards, brought together through the UK BIM Framework, that covers the use of BIM for the management of information over the whole life cycle of a built asset. It is closely aligned with the 1192 standards and contain many of the same principles and high-level requirements that were present in the previous BIM Level 2 framework. The standard relates to the organisation and digitisation of information on buildings and civil engineering works, including building information modelling. Readie is proud to have achieved two variants of ISO 19650 (1 & 2). ISO 119650 – 1:2018 covers the concepts and principles, whilst ISO 19650 – 2:2018 relates to the delivering phase of the assets.   Typically, to achieve the certification, an onsite audit would be conducted from a BSI expert. However, due to COVID-19 restrictions, the audit was subsequently conducted by BSI remotely, and involved a thorough assessment of Readie’s BIM processes, filing systems and supply chain management, ensuring that it all aligned in accordance to ISO standards. Judson Stone, Design & BIM Manager, Readie Construction Ltd said: “Achieving the BSI Kitemark for BIM underlines Readie’s continued commitment to the use of BIM and its processes on our projects. At its heart; BIM encourages a collaborative working environment for the whole project team and provides our clients with an information-rich model from which they can manage their built assets. Whilst the 3D representations of buildings get the headlines when referring to BIM; ultimately, it’s the centralised, open sharing of information that’s the key driver on BIM projects. This certification shows our clients, partners and supply chain that we are actively embracing, and committed to, digital construction and believe in its benefits; not only in terms of collaboration but also in assisting with the development of the design, assessing risk and achieving capital cost savings on our projects.” Andy Butterfield, Managing Director of Built Environment at BSI said: “Huge congratulations to Readie on achieving the BSI Kitemark to reflect ISO 19650 parts 1 and 2. This demonstrates a commitment to best practice and gives their clients’ confidence that they are working with partners at the highest possible standard. These international standards, alongside training and certification, are providing forward-thinking organizations with the tools to help future-proof their business” About Readie Construction Ltd: Readie Construction commenced trading in 2008 and has grown to become a £200m turnover main contractor, specialising in the Industrial, Logistics, Retail Park and related sectors. Privately owned, Readie is managed by its shareholders, a dynamic team with a wealth of experience in the sector. Turnover and profit have grown every year, with the business always trading without any debt or overdraft. www.readieconstruction.co.uk

North East consortium in the running to secure £50million to boost regional economy

A consortium of North East organisations renowned for driving transformation in the global construction market have been shortlisted for the chance to secure up to £50million to boost the region’s economy. Led by Northumbria University, Newcastle, the International Centre for Connected Construction, known as IC3, is one of just 17 projects from around the country that will receive £50,000 in seed corn funding. The funding, announced today, will enable the project team to prepare a detailed bid for up to £50million from UK Research and Innovation’s flagship Strength in Places Fund – a competitive scheme to support significant local economic growth using a place-based approach to research and innovation funding. Bringing together a wealth of expertise from across the North East, IC3 is designed to attract more investment, skills, and jobs to the region. It proposes to provide a range of interventions to build on the impressive reputation of the North East as a hotbed of innovation in digital construction. IC3 will be a global hub for the creation and dissemination of knowledge and understanding about connected construction. The IC3 team will curate a selection of key building projects regionally, nationally, and internationally to demonstrate the expertise of the partnership, and the value of new ways of working to inspire the sector. It will work as an accelerator to nurture and catalyse new commercial businesses and ideas that solve major challenges in the industry; as well as leading an intensive industrial research programme designed to develop new products, services and processes from the region. Encompassing both Northumbria and Newcastle universities and various public sector organisations, the IC3 consortium is dominated by industry representatives including NBS, Ryder Architecture, Arup, Cundall and Dynamo North East – the region’s digital network. These strong links between higher education, public sector and industry are critical to its success, and represent a key differentiator for the Centre. Professor Andrew Wathey CBE, Vice-Chancellor and Chief Executive of Northumbria University said: “Today’s government announcement highlights the critical role the North East region will play in leading a digital revolution in the construction industry. The scale of activity planned by IC3 will place the region at the forefront of excellence for digital construction with global impact. “We are delighted to play a leading role in this consortium, which brings together some of the region’s foremost organisations. IC3 will use innovation, research and development to open up global market opportunities and ultimately bring jobs and investment to the North East. “This is particularly important as we move into regeneration following the COVID-19 pandemic, and IC3’s success here demonstrates the important role our region has to play in the national and global recovery.” Pat Ritchie, Chief Executive of Newcastle City Council, said: “The North East is renowned as a world-leading centre of innovation and we are proud to be part of the IC3 bid which will place our region at the cutting edge of global construction. “The city is poised to get started on a number of construction projects and this project will provide a welcome boost to business and job creation in the wake of the coronavirus pandemic; laying the foundations for us to develop and retain local skills and attract further investment to the region.” In response to immediate and arising challenges facing the industry, IC3 will focus on three main areas to underpin more effective and collaborative ways of working that lead to better outcomes for businesses, occupants, society, and the environment. It will transform the way buildings are procured to ensure lifetime value in social and environmental terms rather than lowest cost, and implement recommendations from the post-Grenfell Hackitt Review that stipulate all buildings must have up-to-date digital records to ensure assurance and traceability, and ultimately safety. It will also improve the performance of buildings to ensure they are sustainable, healthy and safe places to live and work. Rob Charlton, CEO of Space Group and co-founder of BIM Show Live, the original show dedicated to Building Information Modelling launched in Newcastle, said: “The North East has, for a long time, punched way above its weight when it comes to the impact on the global construction market. “The close proximity of key industry players has driven a unique ecosystem here where even the biggest competitors come together to make positive changes. But we’re at a critical stage where other destinations are catching up, and we need a mechanism to support and boost what we have already created. “IC3 is the perfect vehicle for that, and now, as the industry looks to build back better post-COVID-19, is the perfect time.” IC3 plans to work with partners across the construction ecosystem over the next five years to bring to life 15 demonstrator projects that incorporate and exemplify the digital technologies and processes developed through IC3. These will encompass a range of building projects from tourism and leisure, to social housing and hospitals and infrastructure. Alongside this, IC3 will provide innovation support to around 100 businesses in its first three years and will work to create up to 20 new businesses in the same period, helping to develop new products, services, processes, and spinouts. The consortium will also lead on collaborative research projects between industry and academia and will work towards reforming and revitalising education for construction, through the creation of new programmes that will upskill the existing workforce and inspire the next generation. Dame Kate Barker, chair of the Strength in Places Fund panel said: “The Strength in Places panel was pleased to recommend this bid for early stage funding. It provides evidence of excellent research that meets business need and great potential for collaboration, by bringing together a consortia to contribute to increased growth and productivity in areas of local economic activity.” The IC3 consortium is led by Northumbria University, in partnership with Arup, BIM Academy Cundall, Dynamo North East, NBS, Newcastle City Council, Newcastle University, North East Local Enterprise Partnership, North Star Ventures, Ryder Architecture, Space Group, Waterstons and Womble Bond Dickinson. Contractor receives Made Smarter support for smart tech investment

A fifth-generation manufacturer and contractor of steel framed buildings has secured funding to digitise its operations, becoming one of the first in its industry to take up a suite of state-of-the-art technology. Wareing Buildings worked with Made Smarter to support its adoption of Tekla PowerFab, a suite of software which enables more efficient management of the steel fabrication environment, providing a flow of information throughout the project lifecycle. Lancashire-headquartered Wareing Buildings submitted its proposal via specialists, Westley Consulting Ltd, working with Rick Patterson to develop a comprehensive digital strategy which demonstrated how embracing digitisation would enable the manufacturing and construction business to achieve an almost 10 per cent productivity gain – equivalent to £3,774 per staff member versus existing productivity levels and a return on investment of more than 220%. The support marks the first phase in Wareing Buildings’ smart digitisation project, which forms part of a wider business investment and development programme to be completed in the next three years. It is predicted that investment into additional buildings, equipment and technology will total c.£1.8m once the programme is complete. The Tekla PowerFab suite from Trimble will enable Wareing Buildings to provide customers with real time information on the design, manufacture and dispatch of products via a single online system, which will eradicate the use of paper drawings. By introducing drone surveying and mapping systems, Wareing Buildings will significantly reduce the time spent on site during the initial planning stages of its projects, using digitally captured information which allows for greater precision in measurement and land analysis. Matt Hastwell, senior draughtsman at Wareing Buildings, said: “Though we already employ digital technology and BIM at the design stage of every project, the majority of our everyday activity – including the processing, tracking and delivery of steel fabrication jobs – has remained a largely manual process. This has created an inefficient environment which we have been keen to step away from for several years. “We knew that an information management system, through which all of our daily activity – including material ordering, fabrication schedules and deliveries – could be easily processed, managed and accessed would turn our outdated processes on their head. “Since implementing Tekla PowerFab, the benefits have been clear to see. We are projected to make significant savings in time and money as a result, and we will be reinvesting that freed up resource back into our client relationships, ensuring every single customer is receiving an improved, modern day service from Wareing. “This type of investment is unique for our industry and we are delighted to be ahead of the curve.” Rick Patterson from Westly Consulting said: “Its wonderful news to see investment going into a key Lancashire construction firm and enabling a major step forward with this new technology. Many other manufacturing firms could benefit from this exciting new fund and embrace digitisation within their company.” Wareing Buildings is a family business in Lancashire which designs, manufactures, installs and maintains steel framed buildings for commercial and agriculture sectors. How do you respond after a ransomware attack?

Have you ever been a victim of a ransomware attack like that of May 12, 2017? Wannacry malware left hundreds of thousands of internet users helpless as they were locked out of their business and personal data after the malware encrypted it all. You could only get a decryption key after a certain amount of money is paid to a random bitcoin wallet. Most attacks will demand that you pay through cryptocurrency, to make it difficult to trace the recipient and people responsible. In other words, you can always remain in the dark even after recovering access to your data, which is still never guaranteed even after paying the ransom. Fortunately, professional ransomware removal can help you negotiate, recover some of your vital data, and protect you from future ransomware attacks. The best thing is that they can even assist with sophisticated decryption systems without even paying the attacker thanks to the towering experience and technology they bring on the table. So, how do you respond in case of a ransomware attack? Here are some tips: Don’t pay the ransom If the attackers get hold of sensitive information, you might be tempted to pay the ransom immediately to avoid embarrassment if the data leaks. It is important to note that there is no guarantee that you’ll get access to all your data even after paying the ransom. Anecdotal accounts of ransomware victims indicate that only 19% of the total people were able to restore complete data. That is a small probability and isn’t worth the risk. Identify the attack for isolation There are two main types of ransomware attacks that can be targeted to companies or individuals. That is encryption based and skin-locking, and they will often work differently. It is important to establish which attack is channeled on you to weigh the available options for retrieving your data. After that, you must turn off the power supplies and separate all the machines and gadgets that you suspect have been attacked. You should also shut down the main network access and deactivate all shared storage spaces. Enact incident response plan If you are working for a big organization, there must be a ransomware attack protocol that all employers are trained to initiate in case they are struck. That includes backing up any files that have not been affected to the cloud storage. You might want to notify your IT and cybersecurity department because this is a security breach. All other employees and stakeholders must be notified immediately to initiate the incidence response protocol on their ends. If the attack is aimed at you as an individual, the next course of action should be using an uninfected gadget to attempt systems restoration from any available backup. Notify cybersecurity firm While you might have cybersecurity departments, specialized firms have the resources and experience to retrace the deadliest ransomware attacks that you can think for. They’ll also take immediate charge of your systems to ensure that subsequent coordinated attacks are thwarted before causing any further harm. In fact, there is a chance that your data may even be recovered immediately if the firm comes up with a decryption key to lock the attackers out. Watch out for measures to deter such attacks in the future Lastly, you’ll want to create a safer buffer between you and any possible attack to avoid such a traumatic showdown in the feature. There are various resourceful materials that you can access online and learn basic cybersecurity tips. For instance, you’ll learn about safe and unsafe websites, how to identify dubious links, and how to create passwords that can withstand the attackers’ brute force. The above recovery process will see to it that you don’t suffer much emotionally and money-wise in terms of giving in to your attacker’s demands. Don’t forget to make the right choices if you ever fall victim.

London Square customers to benefit from partnership with Yourkeys

London Square says its customers will benefit from streamlined processes and greater transparency thanks to a new partnership with software platform Yourkeys. Yourkeys has fully digitised the sales progression process, from reservation through to exchange and completion. Customers can make a reservation through the platform, submit ID verification and track the progress of their mortgage, surveys and legal documents in real time. London Square was among the first to sign up to Yourkeys, which launched at the end of 2019, and took part in trials to develop system upgrades and new features. Dario Scimeca, Project Sales Manager for London Square, said: “We now have three developments live with Yourkeys, at Tadworth Gardens, Bermondsey and Staines. The intention is that all our future developments will go live with the platform when they launch. “We expect Yourkeys to free up between 15 per cent and 25 per cent of our sales advisers’ time. This is time they can spend with their customers, rather than focusing on administrative tasks. “The online ID check means we no longer do this internally, so the customer doesn’t need to make an appointment or post documents to us. Once we confirm the reservation and input the sale information, the purchaser can upload their ID documents which are automatically transferred to the solicitor. “Over the past two weeks we’ve taken our first reservations using Yourkeys and the feedback has been very positive all round. Our staff have said it’s super-easy to use, as it’s very intuitive to figure out all the different functionality.  Best of all, they have a great customer success team who are on hand at every step of the way.  The ability for our customers to see everything in one place now provides greater transparency, which instils enormous confidence.” Yourkeys CEO Riccardo Iannucci-Dawson created the platform to deal with the frustrations of customers, homebuilders and estate agents. He said: “The feedback we have received from London Square and other clients indicates that Yourkeys has achieved its aim of simplifying the process of buying and selling homes. This will ensure that more sales do complete while raising levels of customer satisfaction. “We are working closely with our clients to integrate pre-and post-sales software, such as CRM systems, to ensure they receive the maximum benefit from Yourkeys. The next step is to continue to refine the software and introduce more new features.” London Square had been searching for a suitable reservation platform and found Yourkeys’ user-friendly interface and capacity to integrate with existing software made it the obvious solution. Dario explained: “It’s exciting that we can now integrate our CRM system, ContactBuilder, so sales leads will be carried through to Yourkeys when the reservation is confirmed. “On completion, the sale details will automatically move into Clixifix, our customer care system, so we will no longer have to manually input data there. All platforms speak to each other. “The biggest USPs are how Yourkeys interacts with other software and keeps the customer engaged through its stylish interface.” For more information or to book a free demonstration go to Yourkeys.com.

Online property management platform goes live with agents in key cities

New property management platform apropos, developed by UK letting Agent DJ Alexander, has launched. The platform hopes to take the experience of DJ Alexander’s letting agents and property managers into the digital realm. The application allows property owners to track and monitor their full rental portfolio online by using an online dashboard which shows full visibility of all transactions. This is accessible 24/7 on mobile, desktop or laptop with live notifications. The team made the decision to launch this new system in spite of the global pandemic, hoping that the platform will help set the standard for what can be expected in a post-COVID world. Apropos believes that this will help them prioritise the wellbeing of landlords, staff and tenants during this difficult time. David Alexander, apropos joint managing director said: “Our day to day priorities remain the safety, security, and welfare of all our staff, landlords and tenants. We must operate in the most responsible and flexible way we can during these extraordinary times. “But equally it is important to recognise that the coronavirus outbreak, despite the current lockdown and difficulties it is currently imposing on all of us, will not last forever.” The platform helps integrate agents across the UK’s major property hotspots, including Edinburgh, Manchester, Birmingham, Liverpool and London. The team is hoping to expand this reach over the coming months. Alexander added: “We believe that our platform, which draws on our 40 years of experience in the letting sector, is the future for property management backed up by outstanding service from our apropos agents. We now have 44% of the UK covered by our apropos agents and will be extending our network to cover the largest 100 towns and cities in the country.” Many other businesses are taking this time to launch new schemes. Insuraguest launched a vacation rental program guaranteeing coverage to a $5 million limit, and many hosts have responded to the uncertainty with platforms to create their own direct booking sites.

Padoq builds app for Urbanbubble residents

Residential property management specialist urbanbubble and mobile app developer Padoq have developed an interactive app to keep residents connected and engaged while living under COVID-19 lockdown. Designed to motivate and engage residents of apartments across Manchester managed by urbanbubble, the app provides a ‘cyber community’ tailored to the needs of people in specific residential developments. Described as a ‘place to connect with your community’, the app gives residents access to a wide range of lifestyle and work-related events and features including a weekly programme of events, with a positive message of: “Together, we have got this. We’re doing our utmost to make those long days and nights easier by creating virtual communities and hosting events.” The events include a virtual pub quiz, cooking classes, book club, family fun quiz and origami and other events for children. The app is available to residents living in 5,500 homes across Manchester where urbanbubble acts as block manager, including up to 80% Buy-to-Let properties where the firm doesn’t manage lettings but still engages with occupiers about important building related matters. It is also available to residents living in Private Rented Sector schemes managed by urbanbubble, including Local Blackfriars, Salford, developed by Salboy, and other developments delivered by Capital & Centric and Mulbury. This move to digitalise residential property management was created for urbanbubble by fellow Manchester-based business, mobile app development platform Padoq. Michael Howard, founder and managing director of urbanbubble, said: “In these unprecedented and testing times of people adapting to life under lockdown, the need to maintain a sense of being together and communication with your community is of paramount importance. “We’ve always been big on community building for our residents and now more than ever, so we built an app with Padoq allowing them to chat with neighbours, join virtual events, view key documents and much more.” Mike Anderson, CEO of Padoq, said: “It’s great seeing communities of residents come to life in the urbanbubble app. We built Padoq to give companies the tools to maximise their communities online and have found the property sector a perfect fit for our technology. “We’re excited to continue to evolve the platform with market leaders like urbanbubble, delivering world class online experiences to their residents.” Conscious of the need to also maintain and enhance its relationship with its landlord investors, UrbInfo Manchester, the data division of urbanbubble, is providing a weekly Covid-19 property market tracker newsletter including real time data on market activity and trends during the pandemic.
