Dandara Living’s Latest BTR Development Tops Out at Stafford Yard in Bristol

Bristol City Council’s Bedminster Green regeneration plans took a further step forward today with a topping out ceremony at Dandara Living’s new Stafford Yard development in Bristol. Situated on a former brownfield site within the Bedminster Green Framework Area, Stafford Yard occupies a prime location within this rapidly developing neighbourhood, just south of the city centre and Temple Meads train station. Representatives of Bristol City Council and invited guests from local businesses and community groups, joined Dandara Living’s CEO Jim Davies to commemorate the topping out of the development. Featuring 295 new apartments, resident amenities including, private balconies, roof terraces with vegetable beds, a gym, lounge, retail space as well as courtyard gardens, Stafford Yard will also deliver 21 affordable homes and is the first of three sites Dandara Living is developing in Bristol. This includes a current application for 339 residential homes adjacent to Stafford Yard on Malago Road/Hereford Street/Clarke Street known as Plot 5 Bedminster Green, and a further site with prominent frontage onto Clarence Road and Temple Gate where Dandara Living has submitted planning for a sustainable mixed-use development opposite Temple Meads station with 432 much needed high-quality homes, resident amenity and retail space. Jim Davies, CEO, Dandara Living said: “Build to rent is already very popular with young professionals who want to live and work in vibrant city centres like Bristol. However, we are also seeing increasing interest and demand from retirees and families for whom the security of tenure, professional management and sense of community that developments like Stafford Yard provide, is very appealing. “Bristol is a vibrant, ambitious city and like many others is experiencing a period of change as people reassess what they want from our cities. Build to rent still makes up a relatively small percentage of the UK’s overall housing sector, however it plays a vital role in maintaining overall housing supply and attracting inward investment. Bristol City Council has demonstrated its recognition and support for built to rent and I hope that our investment in Stafford Yard, Bedminster Green and Clarence Road, demonstrates our confidence and commitment to the city’s bright future. Dandara Living lay last concrete at brand-new build-to-rent Birmingham apartments

The last piece of concrete has been laid at Dandara Living’s brand-new build-to-rent development, U&A (Unity & Armouries) on Bromsgrove Street, Birmingham. U&A will bring 162 one, two, and three bedroom apartments to central Birmingham alongside co-working spaces, lounges, a gym and fitness studio, as well as outdoor spaces for relaxation and socialising. Part of Dandara Living’s work at U&A involves giving a new lease of life to Unity House, a building dating back to the 19th century. The restored façade of Unity House will sit alongside a brand-new building, together allowing U&A to be a true combination of old and new. Construction of the concrete frame began in July 2021, with the development expected to be ready for resident occupation in Summer 2023. Councillor Ian Ward, Leader of Birmingham City Council, said: “I’m delighted to see the scale of progress being made at Dandara Living’s landmark U&A development. They are making great use of the Unity House site, which has been vacant for many years. “The regeneration of this brownfield site contributes to the wider urban revival of the area. It represents a significant investment into Birmingham’s City Centre while offering a different choice for residents who are keen to live in purpose-built rented accommodation at the heart of a vibrant community. I look forward to seeing residents moving to the development next year.” U&A is situated just south of Birmingham City Centre, near to the popular Gay Village and Chinese Quarter, home to a large number of vibrant restaurants, bars and other amenities. Jim Davies, Managing Director BTR at Dandara Living, said: “Dandara Living was born out of our ambition to deliver excellent places to live that reflect the way people want to live today, and U&A perfectly embodies this. “Birmingham is an ideal fit for us – as the UK’s second largest city, it is home to the largest number of start-ups outside of London, and a unique and exciting cultural offering which makes it one of the UK’s most popular places to live and work. “U&A will be a vibrant and inclusive community for residents to work, live and play and we look forward to welcoming residents to the development next year.” U&A has environmental sustainability at its core. The former brownfield site has been fully remediated – effectively recycling the land and contributing to the delivery of new high-quality homes in Birmingham without the need to build on greenfield land elsewhere. From its Local Growth Fund programme, Greater Birmingham and Solihull Local Enterprise Partnership (GBSLEP) provided a £855,000 Unlocking Stalled Housing Sites grant for land remediation, arrangement, security & monitoring costs. Henriette Breukelaar, Acting CEO, Greater Birmingham and Solihull Local Enterprise Partnership (GBSLEP) commented: “Over the last 11 years, GBSLEP has supported local councils and businesses to unlock and revitalise commercial and residential development sites across the city-region. This has been critical to delivering our mission to deliver inclusive economic growth. “This latest project is another example of how our triple helix structure of public, private and education partners is creating better places for our local communities to visit, work and importantly live in. Combining this with wider investments like our £8.7 million Enterprise Zone funding, Southside is continuing to transform into a vibrant, welcoming area of our city.” The development’s concrete construction reduces the building’s embodied energy and carbon footprint by shortening the overall build programme and reducing the number of deliveries to site, saving transport miles. The development exceeds current building regulations by approximately 10%, and features energy efficient windows fitted throughout; dual flush toilets, flow reducing taps and shower heads to help reduce water usage; low energy lighting in all apartments and PIR motion sensor lighting in all communal areas to reduce energy usage. U&A expands Dandara Living’s residential offer in Birmingham, which already includes Aston Place – completed in 2020. Looking to the future, Dandara Living’s emerging Warners Fields development will be one of the greenest neighbourhoods in Birmingham, comprising 3,000 homes with construction works scheduled to begin in 2023. For more information and to register your interest, please visit: U&A · Dandara Living (dandarabtr.com).

EXPANDING HOUSEBUILDER LAUNCHES NEW DIVISION WITH A FLAGSHIP DEVELOPMENT

A new division of independent housebuilder Dandara has been launched to create new homes in Essex, Suffolk, Hertfordshire and Cambridgeshire. Dandara Eastern, based at Braintree in Essex, already has four consented sites in the pipeline, with work expected to begin in the spring at its flagship Towerlands Park development of more than 500 new homes at Bocking in Braintree. Dandara was established in 1988, but for the last two years has achieved a period of unprecedented growth – despite the pandemic – and is expanding to become a national player in the housebuilding market. As part of the company’s strategic plan for continued long-term growth, the new Eastern division will deliver around 500 homes a year in a prime commuter belt housing market. John Stanton will lead the new division following his recent promotion to Regional Director. John joined the business in September 2020 as Operations Director for Dandara Northern Home Counties based in Milton Keynes. Formerly Commercial Director at Bovis Homes, Stanton was tasked with managing Dandara’s team building and rapid growth in that region, while maintaining its reputation for building excellent homes and providing top-quality customer service. With experience working for both Bovis and Linden Homes in the east of England, and earlier experience with Crest Nicholson in Essex, he is ideally placed to bring the same growth and success to Eastern. Managing Director, Trevor Dempsey, said: “Dandara Eastern is getting off to a flying start, with four new sites including the major redevelopment of the former Towerlands equestrian and events complex at Bocking on the outskirts of Braintree, along with two sites at Elsenham in north Essex and another located at Buntingford in Hertfordshire. We have a fantastic land supply pipeline and are extremely confident that John and the new Eastern team will achieve the company’s plan to deliver around 500 new homes in the region each year within five years.” Towerlands Park will be one of Dandara’s largest projects, with 575 two, three, four and five-bedroom homes, plus schools, shops and community facilities, built on the site of a former events venue, golf course and equestrian centre. The local area is highly desirable for both commuters and families. Braintree Station is just over two miles away, with services to Liverpool Street in around an hour, while shoppers can enjoy both the traditional high street stores and the designer outlet at Braintree Village with its wide range of famous names. The development will have its own nursery school, and a primary school is also planned. All homes will have gardens and garages or off-road parking, plus a high specification and finish throughout. Meanwhile, at Elsenham in north Essex, near Bishops Stortford, Dandara Eastern will have two new smaller developments available next year – Millers View and The Bower, both of which will feature a range of two, three and four-bedroom homes and are within a 15-minute walk from the station with services to Liverpool Street in less than an hour. Schools and local shops at the centre of this pretty village are also a short stroll away. For more information visitwww.dandara.com

Plans for the development include the delivery of 30 affordable homes (48%) the creation of public open space and a footpath connecting the new homes with the existing public Right of Way and wider village. The housebuilder, which has recently received five stars from the HBF for quality, expects that the groundwork for the new homes will begin in the first quarter of next year and the first residents are likely to move in during the summer. Simon Pendlebury, Sales and Marketing Director for Dandara, commented: “We are pleased to have received outline planning permission for this development of quality new homes which will offer a range of different property types.  As the site falls within the Chiltern Area of Outstanding Natural Beauty, we have worked hard to ensure that these homes will be built in keeping with the local area, with specific design references to the Chilterns Buildings Design Guide.” Local residents are invited to make suggestions for road names by emailing dandara@building-relations.co.uk .
