GMI Construction Group Completes Cheyne’s Impact Build-to-Rent Scheme In Manchester

Alternative asset manager, Cheyne Capital, and contractor GMI Construction Group announce the practical completion and launch of its 144 home Impact Build-to-Rent (BTR) scheme, in the emerging New Cross neighbourhood of Manchester. Poplin, named in honour of the fabric used to manufacture coats on the same site in the Second World War, will open its doors to residents later this month. The brick-clad scheme includes a mix of design-led one-, two- and three-bedroom apartments. 35 per cent. of the homes are reserved for local key workers at meaningfully discounted rents, over and above local authority planning requirements, and all homes have capped rental increases to offer longer-term certainty for residents. Marc Banks, Divisional Managing Director North West at GMI Construction Group, said: “We’re pleased to hand over this striking building in New Cross. Tritax Symmetry has appointed GMI Construction to develop a 132,750 sq ft logistics facility at Symmetry Park Doncaster. The facility will be built on a speculative basis to net zero carbon in construction. “Symmetry Park Doncaster has become a prime logistics location with successful companies such as Butternut Box and B&Q choosing to be based here. The highly sustainable facility we are developing will undoubtedly attract a sophisticated business looking for a build which supports its ESG and operational objectives,” said Scott Meakin, Development Surveyor at Tritax Symmetry. This is the third building to be constructed on the site: the first unit (151,000 sq ft) is occupied by Dogmates Ltd, trading as Butternut Box on a 15-year lease whilst the second unit (430,000) is being built by GMI and has been pre-let to B&Q, which is due to PC imminently. An additional 1.26-acre plot is available for development. “We are delighted to continue our long-standing partnership with Tritax Symmetry to deliver a facility that will contribute to the levelling up of the region by providing much-needed logistics space that encourages investment and job creation. GMI Construction Group bolsters Midlands portfolio with over £100m of regional investment

GMI Construction Group, one of the biggest privately owned construction companies in the UK, has boosted its Midlands presence, having been awarded over £100m in projects across the region. GMI has signed deals on projects including £30m investment at the landmark Becketwell regeneration scheme in Derby, a 155,000 sq ft logistics warehouse for St. Modwen Logistics in Birmingham and a retail park in Tamworth boasting brands such as Lidl and B&M. In Derby, work has commenced on the Becketwell development – the most significant development in Derby city centre since 2007 – which will see the completion of a GMI-built Build to Rent apartment block in 2023. GMI will also complete a bottling plant for a German client at Dove Valley, Foston, by December 2022. As part of its investment in the West Midlands, GMI has commenced build on various sites in Birmingham, including the development of a 102-unit residential project in the Jewellery Quarter, the regeneration of the former James Cond building for University College Birmingham and the development of a new student accommodation in Selly Oak. It has also recently completed a logistics warehouse for fashion retailer, ASOS, in Lichfield. WORK ON PUBLIC SQUARE UNDERWAY AS PART OF £200M REGENERATION SCHEME

Work is underway on a new public square next to the #BuiltByGMI apartment block at the £200m Becketwell regeneration project in Derby city centre. GMI Construction were joined by developers St James Securities as well as representatives from Derby City Council, D2N2, and other key stakeholders at a ground-breaking ceremony to mark the start of building works on Springwell Square, which will be located on the site of the former Central United Reformed Church. Springwell Square will be the centrepiece of the #BuiltByGMI development, adjacent to the two-bedroom Build to Rent (BTR) apartments, currently being built on the site previously occupied by Debenhams on Victoria Street.  The development will be operated by Grainger PLC, the UK’s largest residential landlord, and is scheduled to be completed by Spring 2023. Future planned phases at the site include new grade A offices and commercial space, 3,500-capacity performance venue, a hotel and a multi-storey car park. Delighted to see work begin on the multi-purpose square, GMI Divisional Managing Director Andy Bruce said: “Over £1m is being spent on the square and it will make a massive difference to the area, with its high-quality finish and landscaping making it a real focal point for the development. “In terms of the apartment block itself, the interior is progressing at a great rate of Knots, and it’s a job that we’re going to be extremely proud of when it’s finished. “It has really kick-started the re-development of the Becketwell area of Derby, which has been needed, and is a welcome boost to the East Midlands.” Growing their portfolio of public and private clients in the Midlands, GMI were awarded the contract worth £30m by St James Securities ahead of the demolition work, which started in March 2021.   “This is yet another job we’ve secured in the East Midlands on top of those including a Bottling Plant at Dove Valley Foston, which we’re working on for a German Client,” added Bruce.   “It’s a really exciting time for GMI in the Midlands.” Anticipated to create more than 2,000 jobs, the regeneration scheme has been given a ringing endorsement by Steve Hassall, Member of Regeneration, Decarbonisation & Strategic & Transport Cllr. He said: “It’s great to see the building itself going up, but it is also great to see the ground-breaking on the public square, which will be open for the public to enjoy. “For a lot of years, this particular area of the city has languished as a bit of a forgotten piece of the city, so it’s a fantastic opportunity for this site to be utilised like it has never been before. “We’ve enjoyed a great partnership with GMI throughout the process, with quality of work and timescales second to none. “It’s a real testament to everyone on site that things are on target.” The most significant development in Derby city centre since the Westfield Centre in 2007, considerable planning has gone into ensuring work is both sustainable and environmentally friendly. Strict noise, dust, vibration monitoring and environmental controls have been put in place to minimise the impact on surrounding businesses and properties. David Williams, Deputy Chair of D2N2 Local Enterprise Partnership (LEP) said: “It’s one of those really good examples of collaborative working between the City Council, developer and contractor. “Considering this is an enormous development in the middle of quite a tight area, the impact on the city has been minimal. “I haven’t heard of any issues at all, so I think it’s a fantastic achievement.” Explaining how the square will benefit the area, Director of St James Securities Paul Morris said: “We’re delighted to see construction work start on schedule as we move to the next stage of this landmark regeneration scheme for the City of Derby. “Over the past five years, we have been real trailblazers, prepared to take on a site that has been challenged for many years and put together a scheme which will breathe new life into the area. “Springwell Square will open up land to the south and bring it back into use. GMI Construction Group to build new sustainable construction centre in the Jewellery Quarter

GMI Construction Group has been appointed by University College Birmingham to develop a state-of-the-art sustainable construction skills centre in the Jewellery Quarter, Birmingham. The project, located in the Jewellery Quarter’s Conservation Area, will see GMI regenerate the iconic James Cond print works building into a skills centre for University College Birmingham’s intake of construction students next year. Offering courses in areas such as modular buildings, retrofit construction, and green technologies, the centre will specialise in teaching skills that support the region’s growth areas, including sustainable construction methods and renewable energy. Current construction students will also have the opportunity to get involved with the build, offering them real-world experience and the chance to help build their own learning facility. GMI will commence building works in October 2022 and the project is expected to be completed ready for September 2023’s intake of students. CITRUS SECURES £75M FUNDING FOR INTEGRA 61 DURHAM

Work Starts On Speculative Development Of Circa 650,000 Sq Ft in Five New Industrial Units Citrus Durham (“Citrus”) has secured £75M funding to enable the speculative development of circa 650,000 sq ft of new industrial space, to be known as Connect, at the Integra 61 mixed-use project at J61 of the A1(M), Durham.  Avison Young and Colliers acted for Citrus Durham on the funding. Connect will comprise a 342,000 sq ft industrial/logistics development of four high quality units ranging from 43,000 to 152,000 sq ft. In addition, a 298,000 sq ft stand-alone, 15 metre high bay industrial/warehouse unit will be delivered on an adjacent plot. Connect 298 will be the largest speculatively developed industrial/warehouse unit in the North East for over a decade and will fill a crucial void in the regional supply pipeline. Avison Young and CBRE will be marketing the new units to potential occupiers, helping to meet the demand for high quality new build industrial/warehouse accommodation in the region. GMI Construction has been appointed as contractor for the build and work has started on site with the Connect units ready for occupation in summer next year. The acute shortages of high-quality modern logistics/industrial supply in the North East have been analysed by the Citrus team and the units have been sized to satisfy the growing regional demand for units in this range. Integra 61 is one of the North East’s most significant regeneration projects with outline consent in place for over 3 million sq ft of employment space with the potential to create some 4,000 jobs.  Already home to Amazon’s 2m sq ft Fulfilment Centre, occupiers can choose design and build packages for units to meet their specific requirements, and this speculative phase of development will satisfy those companies looking for space that is already under construction. GMI commences work on major new Midland’s retail park development in Tamworth.

The site in Ninian Way, Wilnecote, the former Central England Co-op supermarket, will house confirmed names such as Lidl, B&M, KFC, Starbucks, Greggs and Subway as well as Travis Perkins once complete. GMI Construction Group PLC has today announced that it has been appointed by Hawkstone Vale Developments Ltd working with Central England Co-op to construct a major new retail Park development in Tamworth. The £22m development situated on Ninian Way and to be known as Tame Retail and Trade Park is the site of the former Co-op supermarket which is being fully regenerated into a significant new retail and trade park.  Demolition works are progressing and site preparation is already underway onsite.  Construction is expected to take 52 weeks with the new development expected to be open by March 2023. The huge new outlet has already signed up a number of well-known brands and retailers including Lidl, B&M, KFC, Starbucks, Greggs and Subway as well as Travis Perkins. Speaking about the appointment GMI Divisional Managing Director Andy Bruce said: “This significant new development looks set to breathe new life into what was a redundant site and serve as a catalyst for the regeneration of the area creating new and substantial local employment and a brand-new trade and retail destination. GMI Construction Group’s dedication to developing skills through earn and learn opportunities has earned it membership of the prestigious 5% Club. The employer-led UK charity, made up of more than 650 members, inspires and educates businesses and organisations to increase the number of apprentices, sponsored students, and graduate trainees with the aim of alleviating poverty through increased employment. One of the largest independent construction companies in the North of England and the Midlands, GMI Construction Group has long championed apprenticeships and undergraduate work placements as a way of encouraging young people into the industry. It has developed links with seven universities: Leeds Beckett, Nottingham Trent, Coventry, Birmingham City, Salford, Liverpool John Moores and Sheffield Hallam and employs four undergraduates per year undertaking construction-related degrees. In addition, the company has also forged close ties with Leeds College of Building. In addition, GMI Construction Group, which employs 213 people, recently recruited three apprentices to bring its cohort to 16. An example of its ethos and passion for training and development can be found in the £200m train manufacturing plant GMI is currently delivering on behalf of Siemens Mobility in Goole, East Yorkshire. Here, it has created four apprenticeships, and five university and college work placements, as well as hosting educational visits and workshops for schools, colleges, and universities. The company, with offices in Leeds, Manchester, Birmingham, and Teesside, believes work placements provide participants with a real insight into working on construction sites. Construction students from Wirral Met College recently engaged in placements, apprenticeships, job opportunities and site visits to the Wirral Waters regeneration project at Birkenhead, while four Level 3 Construction & the Built Environment students from Leeds College of Building have been involved in the build of a new 604-bed purpose built student accommodation in the city and Thorpe Park in a partnership that will continue to grow. St. Modwen Logistics appoints GMI for landmark new Net Zero Carbon in operation industrial development in Longbridge.

The New 154,000 sq ft industrial/logistics unit is to be built at The Cofton Centre, a 35-acre, self-contained secure, managed estate which forms an integral part of the largest regeneration project in the West Midlands. GMI Construction Group PLC has today announced that it has been appointed by expert logistics/industrial developer St. Modwen Logistics to construct a new 154,000 sq ft industrial/logistics unit at a site in Longbridge, Birmingham.  The development being marketed as’ Longbridge 155’ will feature a best-in-class specification to include an array of sustainable design enhancements, energy saving technologies and Net Zero Carbon in operation features. It will showcase St. Modwen’s Swan Standard specification – a set of industry-leading sustainable development guidelines with a focus on responsible building practices that allows its customers to reduce running costs and carbon in operation emissions.  The development will aim to deliver a BREEAM ‘Excellent’ rating together with targeting an EPC A+ rating, demonstrating significant investment and innovation in sustainability above current regulation and practice. It is expected to achieve an overall carbon reduction of 53% compared with energy requirements set out in the UK Building Regulations (Part L). The office space – comprising 12,626 sq ft – will be operationally Net Zero Carbon, achieved by limiting the operational energy demands and embodied carbon emissions. This includes the use of an energy efficient hybrid air source heat pump, smart metering and further sustainable enhancements such as AAA rated white goods which reduce electrical use; low energy lifts; and recycled carpets. The warehouse space will include several environmental credentials including triple-skinned GRP roof lights which reduce glare and overheating; built-up cladding which provides excellent air tightness and is fully recyclable; 20% electric vehicle charging; and PV solar panels, all of which underpin the BREEAM Excellent and EPC A+ rating. Construction of the facility started in February and the building expected to be available from Q3 2022. The development, titled ‘Setl’ is HBD’s first city centre development in Birmingham and has been designed by leading architects BPN, based in the jewellery quarter. 101 apartments will be accompanied by an array of residential amenities and 2,350 sq. ft. of ground floor commercial space.  The scheme will feature a courtyard, workspace, a lounge and a gym, along with a rooftop garden on the upper floors of the six-storey building.
