The benefits of using quartz worktops in residential developments

The benefits of using quartz worktops in residential developments

Known for their durability, versatility and timeless beauty, quartz worktops offer a range of benefits that make them a top choice for any residential development. While the initial investment may be higher than some alternative materials, the long-term benefits and the value added to any property make quartz worktops a rewarding choice for house building professionals. Roann Limited, based in Wakefield, is a trusted supplier to some of the UK’s leading house builders and developers, including Taylor Wimpey and Barratt Homes. The company collaborates with various worktop providers across Europe to offer a range of products and finishes. As specialists in high-volume projects, Roann Limited has transformed the way house builders acquire worktops, by partnering with them to achieve substantial cost reductions on their development and project expenses. Scott Wharton, Operations Director, tells us more about the benefits of using quartz worktops in residential developments. Durability For house building professionals, durability is non-negotiable when selecting materials for new developments. Quartz worktops, which are engineered using a combination of natural quartz crystal and resin, exhibit remarkable resilience. This quality ensures that they can withstand the rigours of daily use, resisting stains, scratches and chips. Over the years, Caesarstone has grown to become a worldwide leader in kitchen worktops with an impressive range of products. Its quartz surfaces are made with up to 90% quartz minerals to give advantages that surpass those in marble, granite and other natural stones. Caesarstone is one of our most popular brands for good reason. It’s available in virtually any colour or pattern, and is incredibly easy to cut, so it can be customised to fit any shape or size – no matter how complicated! We recently completed a new development project in West London, where we installed 202 units of Caesarstone worktop. The end result is a modern, sleek aesthetic, tailored for contemporary living. Easy maintenance Unlike natural stones, quartz worktops are non-porous. This means that they do not absorb liquid or stains, and are resistant to bacteria or other microorganisms from spills. This makes quartz the obvious choice for busy and active households. Generally speaking, soap and water or a mild detergent are all that’s necessary to keep a quartz worktop sparkling clean. Another bonus of installing a quartz worktop is that there is no need for time-consuming and often expensive sealing that some natural stone worktops require. This allows house builders to complete projects efficiently and within budget, which is always a bonus! Aesthetically pleasing Quartz worktops are available in an extensive range of designs, colours and finishes. As the material is manmade, the design can be tailored to suit any interior. The consistency in colour and pattern across the entire surface will ensure a uniform and cohesive look. With the appearance and feel of natural quartz, Compac is a technological quartz that has high heat resistance and remarkable quality. It’s available in an extensive range of colours, designs, sizes, thickness and ornamentations. It’s ideal for kitchen worktops that are subject to extensive use. Sustainability House builders committed to sustainability may choose to install a quartz worktop as many of these surfaces are produced using recycled materials. This aligns with corporate social responsibility practices and contributes to a reduced carbon footprint. Manufactured with exclusive and innovative HybriQ technology, Silestone is a more sustainable approach to architectural surfaces. The products contain a minimum of 20% recycled materials, such as glass, along with premium natural materials that provide depth of colour and high performance. Since its creation, Silestone has set major trends in the market, transforming the world of kitchen worktops. Silestone is one of our bestsellers, and was selected as the worktop of choice for our biggest project to date earlier this year, a residential development in Finsbury Park, London. Worth over £676,000, the Woodberry Down project is a sustainable development which features over 5,500 new homes. “We’re extremely happy with Roann Limited’s performance. I’m getting good feedback from the site team and have had a look at some of the worktops myself, and they look great,” said James Riley, Senior Site Manager, Berkeley Group PLC. It’s a project dedicated to the natural environment and is focused on creating a sustainable community, an initiative we are keen to support through our own endeavours. We recently replaced all of our kitchen worktop packaging from single use plastic, to fully recyclable packaging, preventing 140kg of single use plastic going to landfill in 2023, through just one average project, and are committed to reducing our carbon footprint even further in the coming years. Silestone was also chosen as the upgraded worktop option by David Wilson Homes, part of the renowned brand Barratt Homes, on its Penning Ridge development based in Sheffield. “We are excited to be working with Roann Limited for our beautiful development, across our division at Barratt DWH Sheffield. The quality of the workmanship and service levels so far have been incredible,” added Simone Roberts, Sales Manager at David Wilson Homes Adding value The long-term benefits of quartz worktops include adding value to a home, as they are designed to stand the test of time. Using this superior material can enhance the marketability and resale value of homes, a crucial selling point for potential house buyers or investors. If budget is an issue, house builders may consider Fugen, which offers a more cost-effective surface than some of the premium brands – without compromising on quality or style. While there is only a limited range of colours and designs available, Fugen worktops boast all the benefits of other quartz worktops, including durability and easy maintenance. Warranty Many producers also provide warranty with their worktops, including Silestone which provides a 25 year warranty. This assurance of quality and longevity can provide peace of mind to house builders and potential house buyers. Whether house builders are renovating an existing property or developing a new one, quartz should be considered as the surface material of choice due to its attractive and superior qualities. Cadogan completes £235m King’s Road development

Cadogan Completes £235m King’s Road Development

Cadogan has completed a landmark £235 million development located at the heart of London’s King’s Road, as part of its continued community-led placemaking and investment. The Gaumont will comprise a rooftop bar with panoramic views from Big Ben to Battersea, a 600-seat cinema, enhanced Waitrose, flagship retail, creative space, office accommodation and 47 residential apartments, as well as an extraordinary art installation by renowned London-based artist Shezad Dawood. Designed by leading architects PDP Studio, with construction undertaken by UK firm Wates Group, the scheme celebrates the community, heritage and architecture of the area. Located at 196-222 King’s Road, it is named‘The Gaumont in honour of its cinematic and theatrical past as the original 1930’s Gaumont Palace Theatre building*, and as tribute to William Friese-Greene, creator of the first moving image whose studio was based nearby in the 19th century. In recognition of the cultural significance of the Gaumont Palace building, the grandeur of its façade has been sensitively renovated, preserving unique Art Deco details and embellishments. Hugh Seaborn, CEO of Cadogan, said: “The purpose of this project has always been to reinvigorate the King’s Road’s distinct character and contribute to its rich legacy, whilst seeing it enter a new era – from the independent ‘creative cluster’, cinema, major new public art commission to the beautifully restored façade. There are many other plans underway such as finding space for immersive cultural pop-ups, a ‘pub theatre’ and the right new operator to keep institutions like the 151 Club alive. The Gaumont is a major part of a wider revitalisation plan for one of the world’s most famous high streets.” Mark Craig, Regional Director for Wates Construction London said: “We worked closely with Cadogan to implement an innovative solution to support the historic art deco façade of the original Gaumont Theatre building while it was restored by specialists, bringing back to life some of the original features and preserving this iconic London landmark. At the same time, we used modern methods of construction to reduce carbon emissions and improve efficiency. Through all our work, we look to bring benefit to the local community, and we’re pleased to have donated £83,000 in cash and in-kind donations to local charities, as well as investing 1270 hours volunteering and supporting the local community during the project.” Following a community consultation, which highlighted the resounding call for more independent outlets and spaces focused on the arts, music and literature, a cluster of small spaces in The Gaumont will be home to independent creatives to strengthen and encourage King’s Road position at the epicentre of London’s art, fashion, design and music scene. This follows a local consultation by Cadogan in 2015 which led to the creation of Pavilion Road as an artisan food ‘village’ with extensive outdoor seating and full pedestrianisation. A new addition to the building is the commission of a significant new piece of public art. Selected by a local cultural panel including members of the Chelsea Arts Club, V&A and Royal Society of Sculptors, the internationally acclaimed artist Shezad Dawood has been commissioned to create an artwork for the façade of the building. Two panels, each 6m x 2.9m, will occupy the positions of the historic panelling which featured latest film releases. Hand-sculpted from ceramic tiles with beautiful multicoloured glazes, the work pays homage to the heritage and memory of the site for local residents and communities. Tips on improving your house in London

If you’re one of the many people who dream of owning a house in London one day, but don’t think you can afford it, there are things you can do to make your dream a reality. Here are eight tips to improve your house in London and get the most out of your investment. House Refurbishment If you are looking to give your house a fresh new look, consider undertaking a house refurbishment project. This can range from small updates such as painting the walls or replacing old fixtures, to larger renovations like remodeling the kitchen or adding on an extra room. In particular, also consider adding a Shaftless Stair Lift to enhance accessibility for family members or visitors with limited mobility. Before starting any major changes, it is important to create a plan and budget for the project. It may also be necessary to hire contractors or architect London to assist with the renovations. A house refurbishment can greatly increase the value and enjoyment of your home. With careful planning and execution, you can transform your space into your dream house. Don’t hesitate to start making improvements and giving your house a well-deserved upgrade. 2.House Renovation Are you ready to take on a bigger challenge and completely renovate your house? This extensive project involves tearing down walls, reconstructing rooms, and possibly even adding on new sections of the house. Like with a refurbishment, it is important to plan out the renovations and budget for any necessary materials and hiring contractors. However, a renovation may also require building permits and adhere to certain regulations. A successful house renovation can completely modernize your living space and potentially increase the value of your home. It can be a daunting undertaking, but the end result will surely be worth it. Start planning now and bring your dream house to life. 3.House Extension If your family is growing or you simply want more space, consider building an extension to your house. This can involve constructing a new room or even an entire floor. Before starting the project, consult with architects and contractors to ensure that the extension will match the existing structure of your house and adhere to any regulations. It is also important to budget for materials and hiring workers. With a successful house extension, you can have extra space for all your needs without having to move to a new home. Start making plans and expand your living space today. 4.Loft Conversion Are you looking for a way to add more room to your house without undertaking major renovations? Consider converting your attic or loft into another living space. This project may involve adding stairs and improving insulation, as well as decorating the new room to your taste. It is important to consult with professionals and ensure that the conversion will not impact the structural integrity of your home. A loft conversion can be a cost-effective solution for gaining extra space in your house. Start planning now and make use of all the potential in your attic. Invest in a Key Lockbox One way to ensure that your property remains secure while allowing for easy access for tenants or repair people is to invest in a key lockbox. This small device attaches to your door and allows you to store a spare key inside, granting access to anyone with the designated combination or unique code. Not only does this eliminate the need for making copies of keys or meeting someone at the property, it also reduces the risk of lost or stolen keys. Choose a high-quality lockbox from a reputable brand for added security and peace of mind. Spend Time in the Space Before starting any renovation or refurbishment project, take the time to spend some time in the space and determine what updates are truly necessary. Are there certain areas that feel outdated or worn down? Are there functional issues that need to be addressed, such as a leaking roof or faulty appliances? Making a list of priorities can help you focus your efforts and budget on the most important updates first. And don’t forget about aesthetics – adding a fresh coat of paint or new furniture can make all the difference in improving the look and feel of your property. Keep these factors in mind as you plan for renovations. Be Realistic About Your Timeline It can be tempting to rush into a renovation project and try to complete it as quickly as possible. However, it is important to be realistic about the time and resources needed for a successful renovation. Factor in potential delays, such as ordering materials or scheduling contractors. Take the necessary steps to ensure all necessary permits are obtained. And don’t underestimate the amount of cleaning and organizing that may need to be done after the renovations are completed. By approaching your timeline realistically and planning accordingly, you can avoid unnecessary stress and ensure a successful renovation project. Expect the Unexpected No matter how much planning and preparation goes into a renovation project, it is important to expect the unexpected. Unexpected issues may arise, such as structural damage or faulty appliances. It is wise to budget for these potential setbacks and have a contingency plan in place in case they occur. Keeping a positive attitude and remaining flexible can also help you navigate any roadblocks that come your way during the renovation process. Renovations can be challenging, but by expecting the unexpected and being prepared for bumps in the road, you can ensure a successful outcome. Interview Multiple Contractors Before hiring a contractor for your renovation project, it is important to interview multiple options. Get quotes and ask for references from past clients. Be sure to clarify all the details of the job, including the timeline, budget, and expected materials and techniques. It can also be helpful to have a clear contract in place before work begins. Taking the time to carefully choose a reliable and experienced contractor can save you headaches and potential issues

Keepmoat manager scoops High Sheriff Award

Keepmoat manager scoops High Sheriff Award

Mark Burley, Regional Social Value and Partnerships Manager at top 10 homebuilder Keepmoat, has been recognised for his work to help build a brighter future for prisoners at HMP Hull with the High Sheriff Award. The High Sheriff Award, officially presented by the High Sheriff for the East Riding of Yorkshire, Jacky Bowes, was bestowed after community champion Mark set up a scheme to support prisoners at HMP Hull, offering them opportunities to engage in activities which benefit communities, enhance their employability and work skills, and in turn have a positive impact on their self esteem. The scheme, coordinated by Keepmoat, in partnership with Hull City Council and Hull Citywide Consortium, aims to reduce site waste by providing old pallets to be upcycled into planters so prisoners can grow food for the local community. Mark was the driving force behind the scheme, the first of its kind in the area, and his innovative approach was noted by the High Sheriff. On receipt of the award, Mark said: “It’s an honour that my community work has been recognised with such a prestigious accolade. Supporting local communities and people’s employability skills is a key part of my role at Keepmoat and with the Citywide Partnership. “The project is life changing for prisoners and aims to boost their confidence and employability when they’re looking to re-enter the jobs market, especially in the construction industry. It also provides them with a sense of achievement when they see local people receiving the planters they make.” Following involvement from the prisoners, the planters are donated to EMS, a local charity in Hull that works with residents, community groups and local businesses to alleviate food and fuel poverty. The charity sets up community vegetable gardens that aim to promote a healthy lifestyle, allowing residents and families without a garden or allotment to grow their own produce. Thomas Leech, Industries Manager at HMP Hull, added: “At HMP Hull, we’re committed to providing prisoners with meaningful employment opportunities whilst in custody, along with relevant skills and training that they will be able to use on release. “Prisoners are learning new skills and working hard to produce planters from items that would have essentially gone to landfill. These planters are then given to people in the local community that have earned them through community credits doing things such as litter picking in the local area. The fact that prisoners are giving something back to the community creates a sense of pride and a real sense of purpose.” Building, Design & Construction Magazine | The Choice of Industry Professionals

Marchini Curran Associates delivers interior design works

Award-winning architects and interior designers, Marchini Curran Associates, has delivered architectural and interior design services for the landmark Grange Park development in Cheltenham, Gloucestershire. Working on behalf of Wesleyan, Grange Park business park – formerly the Zurich building in Bishops Cleeve, Cheltenham – is undergoing a transformative refurbishment to upgrade the existing office building with a focus on sustainable retrofit design to modernise the facilities. Set in 14 acres of parkland with over 100 mature trees and access to a further 11 acres of amenity space, Grange Park features three buildings: The Manor, a Grade II listed Gothic Revival house built in 1865 for Cheltenham solicitor Frederick Thomas Griffiths, The Coach House (the Manor’s carriage garage and stables) and The Grange, a 1990s purpose-built office headquarters offering approximately 185,000 sq. ft of high-quality office space. Works started in December 2021, and Marchini Curran Associates are the lead architects and interior designers for the CAT A refurbishment of the existing Grange premises – architecturally a well-considered building in need of modernisation. Phase One of the Cat A refurbishment is due for completion in June. The design approach focuses on upgrading the existing buildings and creation of collaborative shared spaces to encourage interaction between businesses. The refurbished facilities will align with market expectations, celebrating the best of the existing building and its surrounding environment. Key elements include opening up the existing atrium volume, refurbishment of retained key features, considerate integration of accent lighting to model the interior spaces and the use of natural materials referencing the green space of the parkland and rural surroundings. Flexible office suites surround the ‘Street’ (the central atrium) which has been re-imagined as an interior boulevard with shared bench furniture sitting under the canopies of newly planted trees and greenery. Upgrades to space heating and heat recovery ventilation ensure that The Grange is now more energy efficient and benefiting from the addition of roof mounted photovoltaics contributing to the generation of renewable energy. The target for the office suites is to achieve an EPC rating of B, post refurbishment. The approach of retaining and refurbishing existing building elements helps to hugely reduce reliance on landfill and supports the spirit of improving the built environment whilst reducing impacts on the natural world. EV charging points will also be available on site, and a bus service runs every fifteen minutes, helping to further reduce travel emissions. “Fundamentally, our design approach was simply to reinvigorate the existing office building and to celebrate the best of its substantial natural surroundings,” said Antony Phillips, design director at Marchini Curran Associates. “Collaborative and open spaces integrated with the environment, free flowing interiors, and sustainable elements all formed part of our wider design vision and once complete, Grange Park will provide a high-quality business destination in the South West, attracting clients looking for an inspirational, integrated base to adapt and grow from.” Grange Park is situated in a prime location close to the M5, just three miles from Cheltenham town centre and approximately four miles from GCHQ.
