Building a Safer Future announces first tranche of companies to successfully complete the first champion assessment module

Building A Safer Future has announced the first group of organisations* to be awarded its Certificate of Commitment and Progress – Building Safety Stage One: Leadership and Culture, having completed Stage 1 in its new building safety accreditation scheme. The Building a Safer Future Charter, launched in July 2019, was developed by a group of early adopters comprising four local authorities, four housing associations and four Tier 1 contractors. Applications to become Registered Signatories of the Charter first opened in May 2020, followed by the pilot of the Champion assessment process in August 2021. Dame Judith Hackitt, Chair of the Independent Review of Building Regulations and Fire Safety and Chair of the Industry Safety Steering Group commented: “This initiative to create the Building a Safer Future charter framework has received strong encouragement from the outset from the Industry Safety Steering Group, which I chair.  “I want to applaud those who are receiving their Part 1 awards today. You are leaders and can take pride in the progress you have made on the journey. We now need many more to commit to following the example you have set of driving culture change for the right reasons rather than waiting for regulators to drive the change.” The BSF Champion assessment process gives companies detailed insight into their existing leadership and culture around building safety and equips them with actionable data and practical tools to help review and upgrade processes and regain public trust. The assessment process is divided into two modules – ‘Leadership and Culture (Stage 1)’ and ‘Corroborating Elements (Stage 2)’: Companies that go on to successfully complete the second module (Corroborating Elements) to the required minimum standard will be awarded with full Building a Safer Future Champion status. Steve Elliott, Non-Executive Chair of Building A Safer Future, commented: “Building a Safer Future has developed an invaluable tool that we are delighted to see being taken advantage of by more and more organisations.  “This first tranche of companies to have successfully completed the Leadership and Culture module should be proud of the commitment and sectoral leadership they have shown in achieving this Stage 1 award. Architects Celebrate Latest Framework Success

National Architectural Practice, GSSArchitecture, are celebrating their latest framework success following the announcement that their North East Studio, based in Newcastle, has successfully secured a place on the North East Procurement Organisation (NEPO) Support Services for the Development of the Built Environment Framework. GSS, who have enjoyed significant growth within the North East region, can now supply Architectural Services through Lot 3, as well as through some of the multidiscipline teams, of the NEPO framework, which will run for four years from January 2023, with the option to extend for a further two years. The framework will be available for use by all Contracting Authorities throughout the North East including Local Authorities, NHS Bodies, Central Government, Emergency Services, Educational Establishments and Registered Charities. Simon Rennison Rae, Partner, and Newcastle Studio Lead at GSSArchitecture, said, “This is fantastic news for our Practice, especially as securing places on both national and local major frameworks has been a key target for us since we opened our Newcastle Studio 6 years ago. Firethorn Trust secures two major occupiers for Peterborough logistics site

Firethorn Trust, a leading commercial real estate investor and developer, has announced the successful leasing of two of its three industrial units at Peterborough South. The development, which is located just six minutes from Junction 17 of the A1(M) and adjacent to Fletton Parkway, is set to achieve practical completion in the first quarter of 2023. A NORTH East housing development has taken canine comfort to the extreme – by creating a special pet friendly feature in one of its newest show houses. And the hope is that animal lovers will find the designated doggy space just one of the many reasons to buy on the Miller Homes Longshore Village site at Blyth, Northumberland. The company recently opened the four bedroom, detached Sherwood show home which has interiors inspired by its coastal location – an added bonus for walking pets. Miller Homes worked alongside Newcastle-based Q Interiors to come up with the perfect place for the family pooch – in the open space beneath the stairs which not only has been created with easy clean tiles but also has space for a dog bed and toys. The team used research which showed that dogs find being in the vicinity of their owner rewarding and so the close proximity to the main family areas of the house results in a happy pet. Karen Randles, senior interior designer at Q Interiors said it was an important factor to design a place which the pet could call their own. “Gone are the days when dogs were relegated to the utility room or a kennel outside, so we wanted to give them a dedicated space where they felt included and part of the family, but also safe and secure,” she said. “It was important that the space was near the front door of the home, where a dog can relax but still feel like they are protecting the property.” Karen believes utilising this area in this way is a great use of the space. “Under the stairs can often become a dumping ground for all sorts of clutter,” she said. Designing this area allowed us to be playful, while still making strategic choices to make the most of the space at hand. “The shape of the area, with its sloping ceiling and three enclosed sides, is very comforting for a dog as smaller spaces help them relaxed and feel safe, especially if there is a lot going in the home with children or other pets. Having their own space to retreat to gives them some peace and can stop anxious behaviours like barking. The room includes a wicker bed with washable pillow and an aesthetically pleasing basket for toys, as well as practicalities such as food bowls and hooks for leads and harnesses.” Miller Homes has also created a number of incentives available in January to help people secure their new homes on the estate. What Is An Exhaust Gas Temperature (EGT) Sensor?

Exhaust gas temperature sensors (EGT) are becoming more common in modern-day vehicles due to increasingly strict emissions regulations. However, they have a high failure rate, making repairs for them more in demand. If you’re unfamiliar with EGTs, this article will explain what they are, why they fail, and how to fix them. Keep reading. Definition: Exhaust Gas Temperature Sensor  The exhaust gas temperature sensor, as its name implies, gauges the temperature of the exhaust gas. The engine control unit (ECU) receives this information and takes the necessary actions.  For instance, the ECU might increase the fuel injected into the catalytic converter or decrease the boost pressure for the turbocharger if the sensor detects temperatures that are too high. Typically, this sensor protects more parts or the critical components of the vehicle from higher temperatures brought on by downsized engines in petrol engines. Diesel particulate filters (DPFs) are also monitored using exhaust gas temperature sensors to reduce harmful emissions and ensure that the regeneration temperature is correct. The exhaust can have three or more sensors, which are located before the turbo, before the DPF, and after the particulate filter. Types Of EGT Sensors EGT sensors come in two types: a positive temperature coefficient (PTC) and a negative temperature coefficient (NTC).  “Positive Temperature Coefficient” means the resistance rises as the temperature increases. Resistances of PTC temperature sensors vary linearly, and their detection range extends from -70°C to 900°C. PTC’s EGT sensor incorporates PT200 sensing elements manufactured by thin film technology. It can precisely detect temperature variations and has a 200Ω (Ohm) characteristic at 0°C. The “Negative Temperature Coefficient,” or NTC, describes the resistance decreasing as temperature rises. NTC temperature sensors detect temperatures ranging from -40°C to 900°C, depending on the thermistor type. A logarithmic scale is used to describe resistance variation.  In addition to the press-formed construction with embedded conductors, NTC EGT sensors are designed to meet specific temperature sensitivity ranges. A temperature change can have a significant impact on it. Causes Of Exhaust Gas Temperature Sensors Failure The primary cause of EGT sensors failing is when temperatures rise to a greater degree, reaching over 900°C in extreme cases. High vibration may also weaken internal connections, as with all wired sensors. Sometimes, proper maintenance and checking can prevent EGT sensors from failing. Because any twisting or bending can break the wire, they are particularly vulnerable to harm while other exhaust system components are being replaced. Combined with contamination from fluids like antifreeze or oil, a sensor’s response characteristics may suffer a setback, causing it to generate incorrect readings and drift outside of tolerance.
