Sustained investment in Critical Infrastructure at Daventry International Rail Freight Terminal sees Royal Mail open their Midlands Super Hub

Royal Mail’s Midland Super Hub opens The UK’s leading owner and developer of logistics property, Prologis UK, recently saw the opening of Royal Mail’s largest automated parcel facility at Daventry International Rail Freight Terminal (DIRFT). Spanning 53-acres and totalling 840,000 sq. ft. of warehousing space, Royal Mail’s Midlands Super Hub is the latest milestone in a significant growth and development programme currently being progressed at DIRFT. Once fully operational, the Super Hub has the capacity to process 235 million parcels a year, with the site benefitting from an integrated rail link to support intermodal deliveries.  DIRFT investment continues with Practical Completion of DC628 and DC327 Royal Mail’s Midland Super Hub joins a total of almost 1.5m sq. ft. of logistics real estate investment on site, with DC6 and DC7 for Warrens Group now fully operational, and speculatively built DC628 and DC327 recently reaching practical completion. The new builds are symbolic of Prologis UK’s outstanding commitment to high quality, sustainable development – achieving a BREEAM ‘Excellent’ rating as well as EPC ‘A’ rating and being net zero in construction. DC628 and DC327 highlight Prologis UK’s iterative approach to improving design, featuring roof garden spaces to enhance employee’s work experience with an amenity area focused on wellbeing. Second-tier windows above dock doors, designed to increase natural daylight and provide the option of adding a mezzanine floor. Both units are two of the first units to be all electric, with energy generated from solar PV array. Continued focus on DIRFT user’s welfare with new HGV parking facilities Alongside new distribution centres, Prologis UK has further invested in the creation of 130-bay lorry park to provide HGV drivers servicing the park with free, safe, and well-maintained facilities. The new development ensures that HGVs no longer need to park on surrounding roads, enhancing driver welfare and reducing traffic build up. The new area lorry parking provides users with high quality amenity facilities to cater for overnight stays, alongside 24/7 security monitoring by DIRFT’s onsite team and police community support officers. Investing in next generation talent and employment The Hub at DIRFT is a purpose-built training and recruitment facility that delivers job training and career development through the Prologis Warehousing and Logistics Training Programme (PWLTP). The programme, which launched in 2021 recently reached a significant milestone by delivering over £22m of social value through the delivery of courses to people looking to enter the logistics sector. Almost 1,000 people have undertaken free training courses as part of PWLTP, helping match candidates with a wide range of quality roles available at Prologis’ customers at DIRFT. Experts Confirm Single Family Build-To-Rent Housing Growth Forecasts  

WISE LIVING has backed predictions that Single Family Housing Build-to-Rent (SFH BTR) real estate investment will continue to grow.   Based on Wise Living’s own involvement with 50% of the UK’s existing SFH BTR stock, the experts agree with the JLL 2023 Investor Survey’s strong SFH BTR growth forecasts. However, Paul Staley, managing director of Wise Living, queries the relatively low confidence expressed by real estate investors – with JLL reporting just 20% of those asked expecting SFH to provide the greatest opportunities over the next five years.  Paul, said: “It is surprising that only 20% of real estate investors surveyed by JLL expect SFH to provide the greatest opportunities over the next five years. For me, the changes in the BTR space have been undeniable over the past decade, and increasingly we are seeing SFH being spoken about in its own right, and for good reason.   “This talk has translated into real results, with the number of deals agreed in the UK’s Single Family housing market in Q1 2023 valued at £450m, surpassing the full-year 2022 investment total of £330m, according to the Knight Frank Single Family Housing Report.   “The question now is can this be sustained and will it continue? My answers is yes. Our existing work and current development pipeline points to a flourishing SFH sector. Suburban family rental homes are replacing home ownership and with many private landlords exiting the industry due to economic pressures, institutional investment opportunity is only growing.”  Wise Living has seen a 93% increase on new SFH BTR tenancies starting in 2022 compared with 2021, with 2023 set to surpass this figure. The business has also reported strong occupancy rates of over 98% and low arrears of 0.6%, which points to the success of the model as a reliable investment option going forward.  Paul, continued: “The opportunity now lies in the hands of institutional investors. Dundee-based M2M Cloud sees its tech successfully installed across island sites An intelligent monitoring system has been successfully introduced by Scottish Water across rural locations in the Highlands and Islands, using Internet of Things (IoT) technology to gather essential data that helps keep the water network in Scotland safe. Using a device developed by CENSIS for M2M Cloud – Scotland’s innovation centre for sensing, imaging, and IoT technologies – Scottish Water can now automatically collect information on the temperature and flow of water in Scottish Water buildings as part of routine quality assurance checks.  Any unusual readings could point towards a potentially harmful bacteria outbreak, including legionella. Until now, the process was carried out manually with employees travelling the country to undertake regular testing. Working as a supplier to Scottish Water’s Digital Framework partners, Atos, M2M Cloud’s Gemini devices have so far been deployed across all Scottish Water sites in Shetland, Orkney and Islay. The next phase of the roll-out will extend the deployment to a further 300 sites, covering around half of the network. The installation of the smart water monitoring systems forms part of a wider commitment to digital transformation at Scottish Water, led by Atos. The first of its kind device fits on to the surface of pipes to remotely take temperature readings, notifying building managers if the water system is out of specification. Readings are taken every 10 seconds, looking at minimum and maximum temperatures, as well as detecting any issues with water flow events. This latest generation of the rechargeable battery-powered device was developed CENSIS for M2M, after receiving grant funding from Scottish Enterprise last year. The device is now capable of operating on both cellular Narrow Band IoT (NB-IoT) and LoRaWAN networks, making the system easier to set up in hard-to-reach areas. The addition of Bluetooth connectivity has cut installation times by one-third. Chris Butchart, director at M2M Cloud, said: “Water monitoring has typically been a carbon-intensive, resource-heavy process involving engineers taking manual readings monthly. For Scottish Water, the ability to gather that data on a continuous basis will be transformational in terms of the way it operates remote sites and ensures safe conditions are met. To have Scottish Water as the first organisation to use our latest generation device is a huge vote of confidence and we look forward to the next stage of the roll-out.” M2M Cloud’s system can reduce carbon emissions associated with water monitoring by up to 75% – around 300kgs of CO2 per year for each monitored asset – by removing the need for travel to the site and the necessity to overheat water supplies, which organisations often do to avoid the risk of bacteria outbreaks. Water wastage is also reduced by around 225,000 litres per asset, per year. The device’s battery can last for up to five years before needing recharged, rather than replaced, and can be charged while the device remains in situ attached to the pipework. It is also the only water safety device to have been awarded IASME Gold level certification – an industry-recognised measure of IoT cyber security. Monitoring water systems in UK non-domestic buildings is a statutory requirement costing around £140 million per annum, while financial estimates put the healthcare and workplace impact of legionella alone at £1 billion per year across Europe[1]. It is anticipated that the Health and Safety Executive compliance legislation will soon evolve to include remote technology-led monitoring as part of legionella prevention. Kevin Power, system architect at CENSIS, said: “It is great to see the successful use of a 5G ready IoT device wholly designed and manufactured in Scotland, by one of our biggest utility providers. We have supported M2M Cloud since the early stages of development and the business continues to go from strength to strength. The latest generation of the technology represents a big step forward in terms of ease of connectivity and will support the growing demand from businesses for digital transformation and IoT.” Archie MacGregor, Property Manager, at Scottish Water added: “The remote temperature monitoring sensors have been a major step forward in enhancing the management of H&S in our building water systems as well as offering significant benefits in reducing journeys to site and related carbon emissions. We are delighted to have M2M and CENSIS working with us in delivering these innovative solutions which completely align with our Strategic Ambitions of Net Zero Emissions and providing Great Value for our customers.” Innovation Minister Richard Lochhead said: “This is an excellent example of how Internet of Things technology can provide smart solutions to monitor essential data that helps keep the water network in Scotland safe. “Collecting this information remotely can transform this previously carbon-intensive process and demonstrates the potential for innovations to support our net zero ambitions. The deployment across all Scottish Water sites in Shetland, Orkney and Islay, with plans to extend the roll-out to a further 300 locations, shows the opportunity to scale up this technology. “Ensuring Scotland can realise the full economic benefits of the digital and data economy is fundamental to the Scottish Government’s National Strategy for Economic Transformation. £100m framework to lay the groundwork for climate targets

Huge opening for Scottish firms as refurb framework launches…  BUSINESSES across Scotland are being called on to grab a lucrative opportunity to vie for work worth up to £100m to support the country on its net zero journey.   A leading procurement expert is urging firms of all sizes to apply for its latest framework, offering property refurbishment and modernisation specialists the chance to bid for a huge range of environmental, electrical, joinery, plumbing and decorative works.  One of the key targets of the Scottish Procurement Alliance’s (SPA) latest framework is geared towards tackling Scotland’s 2045 net zero targets by seeking to retrofit and repurpose a wide variety of social housing and public buildings across the country.   Lesley Anderson, Regional Director at the Scottish Procurement Alliance, the country’s biggest, free-to-join procurement organisation, says the framework will help public bodies to manage their assets more effectively, comply with regulations, and improve their financial performance, ensuring that public assets are safe, reliable, and cost-effective.  Lesley said: “Retrofitting projects will play a huge role in making sure that we take the necessary steps to achieving Scotland’s net zero targets. We are helping councils, social landlords, the NHS and a host of other bodies to achieve what they need to in the most efficient and effective ways.  “The framework is an exciting opportunity for SMEs and larger organisations to get the chance to deliver on meaningful projects within the public sector. It has a huge emphasis on encouraging local supply chains, so we’re also hoping it will have huge benefits to local economies too.”  SPA’s 17 frameworks offer an efficient and compliant route to market for the construction, refurbishment and maintenance of social housing and public buildings. It works with 120 partners, including councils, blue light services, the NHS and is particularly renowned for its work with an extensive range of social landlords.  Its latest refurbishment and modernisation framework, known as RM3, covers a huge range of works including kitchen and bathroom refits, heating system installations, extensive electrical works, mould prevention, fire safety upgrades, landscaping and other external works and energy efficiency.   Lesley added: “Our frameworks are constantly evolving to look at how we can support the public sector and the country as a whole – we’re confident the RM3 will do just that, playing a part to support the country’s wider drive to protect the planet.”  Five workstreams for the framework have been split into a series of project value bands to cater for a mix of SMEs able to take on refurbishment works. The workstreams individually contain different value bands ranging from £0 -£2m+.   Bidders can apply to operate in Eastern Scotland, West Central Scotland, Scottish Borders, Dumfries, and Galloway, East and North Ayrshire Mainland, South Ayrshire and South Lanarkshire but are required to be able to demonstrate a turnover of £500k.   SPA has emphasised the importance of having SMEs apply and has attended a variety of events targeted to SME’s to raise awareness and discuss opportunities. SPA has also hosted a talking tender session where they help businesses to understand about potential tender opportunities and how to apply.   SPA’s 120 partners cover a diverse range of public sector entities from small cooperatives, regional and national registered social landlords (RSLs), as well as local authorities.  It also works with 300 suppliers, mostly SMEs, who deliver services to SPA’s partners.  As a proud not-for-profit, SPA’s surpluses are reinvested into Scottish communities through its Community Benefit Fund (CBF) by working with its dedicated charity, Lintel Trust. Bellway London secures approval for 130 more homes in riverside regeneration

Bellway London will build an additional 130 homes as part of a riverside regeneration project in Northfleet after securing approval from Ebbsfleet Development Corporation. Harbour Village is a landmark redevelopment which will provide a link between existing homes and the River Thames. It is being built on the former Northfleet Cement Works at Northfleet Embankment West, which has capacity for more than 500 homes in total. Bellway London is already building the first phase of 121 homes and is close to opening Chimney View Park, the first public open space at Harbour Village. On Wednesday (26/07/23) Ebbsfleet Development Corporation’s planning committee approved detailed plans for a further 130 homes in phase two of the development, which forms part of Ebbsfleet Garden City.The homes will range from two-bedroom houses to four-bedroom houses. There will be 40 affordable homes in phase two, which will be made available to local people for low-cost rent or shared ownership. The character of an existing flint wall will be retained through a flint frontage to the homes along College Road. Flint will also be also embedded into the ground in front of properties. The proposals will incorporate and retain historic features relating to the site’s rich history as a cement works, which were uncovered when construction began on site. Tom Sherriff, Managing Director for Bellway London, said: “Harbour Village is already transforming this disused site in Northfleet into an attractive and welcoming new community.“We welcome the decision to grant planning consent for the second phase of the development. “We have worked closely throughout the planning process with Ebbsfleet Development Corporation to design an inclusive and sustainable development. It includes ecological enhancements, sustainable drainage, new parkland, a heritage park, sports facilities, and electric vehicle charging points. “Harbour Village will deliver benefits to the whole community while making a large section of the riverside accessible to local residents.” Bellway London recently handed over the first homes at Harbour Village to its first new residents and a showhome will open this weekend (29/07/23). One and two-bedroom apartments and two, three and four-bedroom houses are being delivered within the first phase. The wider development will create new employment spaces, a local centre, restaurants, bars, shops and a community centre.
