Chancerygate and Bridges complete £30m, 200,000 sq ft Peterborough development

Developer Chancerygate and specialist sustainable impact investor Bridges Fund Management, have achieved practical completion on a new 200,000 sq ft multi-use development in Peterborough. Situated adjacent to Maskew Retail Park, Bourges View comprises three drive throughs, nine trade counter units and nine industrial and warehouse units ranging from 2,800 sq ft to 34,500 sq ft. Chancerygate and Bridges estimate Bourges View, which has a gross development value of £30m, will create up to 280 jobs. A number of occupiers have taken pre-lets of units at the development. Costa Coffee, fast food chain Taco Bell and US burger giant Wendy’s, will occupy the drive-through units. Trade merchants Toolstation, Wurth, Brewers, CareCo and self-storage provider Lok’nStore also committed to the scheme in advance of practical completion. The development benefits from being in an established roadside industrial and retail location and its close proximity to the A15 and A47, providing easy access to the city centre, ring road and wider transport network. Fourteen units ranging from 2,800 sq ft to 34,500 sq ft remain available and there is strong interest in the scheme from potential tenants.  Properties at Bourges View benefit from electric vehicle charging points and a selection of units include solar panels providing green energy. The units are constructed from high-performance building materials to reduce CO2 emissions and increase energy efficiency. Chancerygate senior development director, George Dickens, said: “We have rejuvenated an empty site to create new employment and trade counter opportunities. This ensures businesses located at Bourges View are best placed to serve Peterborough and the locality, whilst supporting job creation and economic growth for the region. “There is strong demand from businesses for high specification, sustainable accommodation which is evidenced by the numerous well-known brands already secured as occupiers. Drum Property Group has released new aerial and timelapse photography of its G3 Square development in Finnieston, Glasgow, following the completion of the final phase of construction. Drum has now completed G3 Square with the successful delivery of a £31 million build-to-rent development for Edmund de Rothschild Real Estate Investment Management. This latest phase of the development, located on Minerva Street next to the Exhibition Centre Station, provides 113 apartments for rent. This adds to the first development phase of 108 private apartments for sale, which was completed and sold in 2021. G3 Square now comprises three separate buildings, ranging to six storeys and offering a selection of one, two and three-bedroom apartments and penthouses. SOLAR & STORAGE LIVE Stand N3… A gull wing solar parking structure at Solar & Storage Live is set to demonstrate how organisations can provide their own green electricity to meet the growing demand for EV charging points.  SIG Building Solutions, exhibiting at the show for the first time, is erecting the galvanised steel structure, one of a number of canopy designs the group manufactures, on Stand N3. Over 250 exhibitors will gather at Solar & Storage Live 2023, October 17-19, at the NEC and the event is expected to draw over 20,000 attendees.  It is the UK’s largest renewable energy exhibition celebrating technologies at the forefront of the transition to a greener energy system.  SIG Building Solutions entered the solar car parking structure market late last year with a range of designs developed to help private and public sector organisations, which have large parking facilities, to capitalise on the opportunities the structures provide for capturing solar energy and reducing their carbon footprint.  SIG works in conjunction with the solar system provider to provide the structure element. “After an exciting first year during which the interest in our solar canopy support structures has been phenomenal, we are excited to be at Solar & Storage Live,” says SIG Building Solution’s business development manager Guy Chilvers.  “Our canopies have been designed for ease of installation, so erecting our pre-built gull wing version at the NEC will not pose a challenge.” Half of the gull wing structure at Solar & Storage Live will be painted to illustrate the possibility of applying customer brand colours and the other half will be left galvanised.  Sustainable, intelligent lighting specialist IBond LED is providing the lighting technology. “With countries around the world banning the sale of fossil-fuelled vehicles in the years to come, customers and employees will increasingly travel in EVs.  Solar car parks will keep them moving by providing charging capacity.  At SIG Building solutions we have set out to work in conjunction with the client’s PV solar panel provider to help them generate their own clean electricity using their parking spaces,” adds Guy Chilvers. During its first year, SIG Building Solutions has worked with clients including a local authority, a motor manufacturer, leisure centre and business park to manufacture and supply structures for circa 500 solar parking spaces. SIG’s three basic styles include double gull wing, double mono and single row structures to support PV panels.  The canopy specification depends on the client’s requirements and on-site analysis. SIG’s investment has resulted in a range of unique structures that require less steel, so reducing cost, and can be installed efficiently to minimise disruption to car parking during construction. The use of Z600 galvanised steel maximises the life of the structure and minimises maintenance over its lifetime.  Its low weight reduces the cost of foundations. BarhaleEnpure JV secures Dewsbury WwTW upgrade

Yorkshire Water has selected BarhaleEnpure Joint Venture for an £18M project to upgrade Phosphorous removal and flow monitoring at its Dewsbury Wastewater Treatment Works. On completion, the works will ensure Phosphorus concentrations in the final effluent meet water industry national environment programme (WINEP) targets for England. The installation of a UMON4 device will also upgrade monitoring to MCERTS (monitoring certification scheme) standards and will confirm that the treatment works is treating permitted flow to full treatment (2,350 litres per second) when the storm overflow is operating. Central to the scheme is the transformation of the primary treatment capabilities through the replacement of a number of the 14 existing Primary Settlement Tanks (PSTs) with three new, larger tanks and two new primary sludge pumping stations. The project will take advantage of off-site manufacturing to pre-cast the concrete wall sections before they are assembled on site to form the new 8.5m deep (deepest at the central de-sludge cone), 45 metre diameter settlement tanks. An existing beck will be diverted to make way for the construction of the tanks. BarhaleEnpure Joint Venture will convert one of the existing PSTs into a primary distribution chamber that will distribute flow to the new tanks. It will also install a new chemical dosing plant comprising two 40m3 storage tanks and dosing equipment housed in a new DfMA (Design for Manufacture and Assembly) steel-framed building manufactured off-site. An existing inlet channel will be modified to include the UMON4 inlet flume. Mark Wood, Barhale’s Regional Director for Yorkshire and North East England, believes the Dewsbury contract will make an important contribution to the portfolio of projects taking place within the region, guaranteeing water quality in Yorkshire. “Effective management of Phosphorous levels can make a big difference to the quality of water in our rivers and streams,” he said. “This is a major upgrade for the Dewsbury Wastewater Treatment Works which reflects Yorkshire Water’s ambitions for P-removal across its assets and its commitment to meet new standards. This is just one of the many projects being undertaken to improve water quality in the Yorkshire area. “By using off-site manufacturing techniques for several important elements and reusing existing assets, the build programme will also benefit from reduced carbon impact and time on site.  “At BarhaleEnpure Joint Venture, we are looking forward to continuing to work closely with the Yorkshire Water team to deliver this important project for the region.” Steve Milling, BarhaleEnpure JV Framework Manager said: “The award of this design and construct contract follows a prolonged Early Contractor Involvement phase of more than two years. Through this period, the BarhaleEnpure JV design team worked closely with Yorkshire Water and Stantec to refine the outline design and introduce significant value engineering changes. “We look forward to delivering a cost efficient plant design which, when commissioned, will be well able to meet the new Phosphorus standard.” Richard Stuart, Director of Capital Delivery, at Yorkshire Water, said: “We are committed to looking at innovative ways to improve the operation of our sites. Realty agrees £200m deal to acquire 11 UK retail parks

American real estate group Realty is in has reached a deal with Ediston Property Investment Company to purchase its entire property estate for £200.8m. Ediston confirmed it had reached an agreement with RI UK 1 Limited, a subsidiary of Realty, over the sale of its 11 site-strong retail park estate. Eidston currently invest in retail parks in Stirling, Haddington, Sunderland, Widnes, Barnsley, Prestatyn, Hull, Wrexham, Glasgow, Daventry, and Rhyl. The group said its portfolio has a value of £208.4m with a contracted rental income of £16.5m. William Hill, chairman of Ediston, said: “The board was very pleased with the interest shown in the company, with proposals being received from a number of potential counterparties. Having considered multiple options, and after detailed analysis, the board determined a sale of the property portfolio to Realty Income was the best means of maximising shareholder value. “The board unanimously considers the disposal to be in the best interests of the company and its shareholders as a whole and recommends that shareholders vote in favour of the resolution at the general meeting.” The group’s general meeting will be held on 26 September. If the acquisition is accepted unconditionally, Ediston’s board will look to seek shareholder approval to voluntarily liquidate the company and distribute all of its assets – which would consist entirely of cash – to shareholders. It was recently reported that Florida-based Realty is eyeing the purchase of Inverness Shopping Park, the Kingston Centre in Milton Keynes, and Serpentine Green in Peterborough from British Land. Also included in the deal is a portfolio of six data centres and offices based in London, which are currently leased to Vodafone. The New York-listed company entered the UK property market in 2019 when it formed a joint partnership with British Land to take ownership of 12 Sainsbury’s supermarkets, in a deal worth £429m. It now has a British portfolio worth over £2bn, having invested in a number of supermarkets, DIY stores, and retail parks. Sitting at the heart of the city’s health and life science cluster, it is surrounded by world-class research centres including Manchester Centre for Genomic Medicine, The University of Manchester Faculty of Biology, Medicine and Health, the National Institute for Health and Care Research (NIHR) Manchester Clinical Research Facility, and the Pankhurst Institute. It is also home to the NIHR Manchester Biomedical Research Centre. The development of Citylabs 4.0, the third phase in the Citylabs masterplan taking the campus from 192,000 sq ft to 327,000 sq ft, will build on and enhance the existing health innovation cluster at Citylabs, which is home to more than 20 life science and healthcare businesses including global molecular diagnostics company Qiagen who opened their Global Centre of Excellence for Precision Medicine at Citylabs 2.0 in November 2021, new generation molecular diagnostics business Apis Assay Technologies, ophthalmic instrument manufacturer Takagi, and one of Europe’s largest contract research organisations MAC Clinical Research. It will also contribute to the creation of more than 300 additional high value jobs. Citylabs 4.0 is expected to achieve net zero carbon in construction and operation in its shared spaces and will be 100% electric. As a highly energy efficient building, it is targeted to be EPC A and include 208m2 of solar panels, enough to charge an average electric car approximately 1235 times. The building’s cladding system will be made from 75% recycled end-of-life aluminium (post-consumer scrap), meaning its content will have one of the smallest carbon dioxide footprints worldwide; seven times less than the global average for aluminium production. Contractor GMI Construction Group has been appointed to build the Sheppard Robson-designed development and local teams also working on the development include Arup, Hilson Moran, Gardiner and Theobald, and Layers. It is expected to open in Spring 2025. The development of Citylabs 4.0 is supported by a £42m loan from the North West Evergreen Fund, managed by CBRE’s Investment Advisory team, which is part of CBRE Capital Advisors.
