Industry analysis: Residential takes the reins as contract awards even out.

Construction contract rewards remained stable in March following a quarter which had showed a significant increase since the beginning of the year. The value of new contracts was 3% down in February and 1% down on the previous year but remained significantly above the last quarter of 2023, according to analysis from Barbour ABI. Notably, residential contracts were up 60% in February, returning to heights seen in January and were up 62% over the first quarter of the year. Meanwhile, infrastructure fell back to more normal levels following a stellar February but remained 38% up on the same month last year. A new student accommodation facility on Medlock Steet, Manchester will cost £200 million, whilst a new National Grid convertor station at Eastern Green will be built at a cost of £700 million. A new prison at HMP Gartree was also awarded at a cost of £300million. Wates will carry out the work which will commence July 2024. Barbour ABI head of business and client analytics, Ed Griffiths commented:  “When looking across the first quarter of 2024 it has become clear that both the infrastructure and residential sectors have had strong starts to the year as businesses attempt to get projects off the ground, which is a positive signal the construction sector is attempting to emerge from the doldrums of last year. “Interestingly in March, we saw Residential and Infrastructure swapping positions in terms of leading overall contract awards value with £2.4bn and £2bn respectively. Together they are pushing the industry awards upwards.” Elsewhere Healthcare projects were subdued in March following two strong months and Economic conditions continue to stagnate the Hotel and Leisure Sector Applications continue to confound recovery. Planning applications have improved in February after a weak start to the year in January but activity levels in most sectors remain low, highlighting that nervousness remains in the sector to commit to future projects ahead of potential rates cuts and upcoming elections.  Infrastructure has increased 33% since last month and remains strong against its long-term average. However, it has not returned to the highs of the end of last year. Residential applications fell once again from £3.1bn in January to £2.9bn in February. Griffithscontinued: “The enduring story of 2024 so far has been the contradiction between a rise in contracts awarded, sometimes even for projects which have not yet been fully approved, and the continued lack of confidence shown in both in new applications and approvals – which have been contracting since last November. Almost £45 million turnover reported by Sustainable Building Services (UK)

LEADING retrofit decarbonisation turnkey solutions provider Sustainable Building Services (UK) Ltd has revealed details on its record year for growth in the year 2023 to 2024, increasing turnover by more than 60% to almost £45 million. SBS’ turnover is now more than quadrupled what it reported only four years ago, with similar levels of increased profitability, having experienced rapid growth and consecutive record-breaking years since then. 2024 is similarly set to continue this streak with already £70m of work secured in the pipeline. The northwest based business was also recognised through numerous awards during the past 12 months, being shortlisted for many industry and business awards, including the Construction News Awards, Investors in People Awards and securing The Retrofit Academy Awards’ Retrofit Contractor of the Year. SBS also became a founding member of the industry leading National Home Decarbonisation Group upon inception in May 2023, playing a key role in industry-wide collaboration on an unprecedented scale. FSi Promat will highlight the need to account for movement in buildings when specifying passive fire protection in a presentation at this year’s Fire Safety Event. Speaking at the ASFP stage at 12pm on Tuesday, April 30, Technical Manager at FSi Promat, Paul Nash, and the passive fire specialist’s National Commercial and Marketing Manager, David Roulstone will take an in-depth look at the application of fire stopping and how movement can affect its performance. With the pandemic and cost-of-living crisis further intensifying their calling, its team of volunteers now regularly support an increasing number of families each week across three branches, delivering thousands of meals, and hoping to ensure families do not feel alone2. The contractor behind the construction of a tri-station in Hebburn has shared the latest onsite images as the project heads towards completion and hand over in April 2024. North of England contractor, Esh Construction is the appointed contractor to deliver one of the UK’s first carbon neutral emergency service tri-stations on behalf of Tyne and Wear Fire and Rescue Service and Fire Authority. The new Hebburn Tri-Station will become home to Tyne and Wear Fire and Rescue Service (TWFRS), Northumbria Police and the North East Ambulance Service (NEAS). It is based on land between Hebburn’s Marine Drive and Campbell Park Road and will replace the current Hebburn Community Fire Station, which has been in operation for nearly 60 years. Passers-by can now see two buildings taking shape – a main building which will include staff accommodation, offices, and appliance bays for emergency vehicles, as well as a free-standing training building to support and enhance the skills of specialist rescue as well as rope rescue fire fighters. The artist impressions released ahead of the project starting last year can now be seen in real life, with the striking multi-blue colour rain screen installed on the main building and the finishing touches being applied to the external render and windows. The rear of the main building includes five appliance bays, which will be used by the Fire and Rescue Service and the North East Ambulance Service. The site includes light vehicle charging (EV) points to support all three emergency services’ current fleets of electric vehicles.  But as technology develops – arrangements have also been put in place for future proofing any potential expansion of heavy or light vehicles. ‘E’ cycle storage and charging facilities have been included for the Police’s Neighbourhood Policing Team. Brickwork on the fire house, training tower and associated garage is now complete along with the installation of the specialist rope rescue training crane jib.  The tower and fire house provides outstanding facilities for training and exercises. It will also allow joint training scenarios with partner blue light services to adopt a universal approach to supporting the general public in all things safety related.  Externally, work on the perimeter fencing and landscaping will continue, and a wildflower meadow will be planted that will help to nurture the relationship between local wildlife and the environment. Another element of the project that demonstrates the tri-station’s eco-credentials is the use of modern sustainable technologies including ground source heat pumps and photovoltaic panels (PV’s) of which there are over 340 panels spread across the tri-stations flat roofs. These PV’s will help generate up to 100% of clean renewable electricity required to run the tri-station. Grant Watson, Construction Manager for Esh’s commercial build division, said: “At Esh, we pride ourselves on building and maintaining strong working relationships with our clients and we are excited to see the pioneering scheme come to life as a key hub for the local community.” The two-storey purpose-built facility is being delivered to ensure the emergency services provide the best service possible to the communities across Tyne and Wear. To reduce the building’s environmental impact all walls, floors, the roof and structure have been designed to be as energy and thermal efficient as possible. TWFRS Chief Fire Officer, Peter Heath, said: “We are delighted to see the progress that has been made over the past 14 months with the construction of the Hebburn Tri-Station in South Tyneside. It represents our continued commitment to keeping people safe. “The station design included a clear briefing to minimise the impact of contaminants from firefighting and the design and flow of the station will contribute significantly to our work to minimise the impact of the firefighting activity on our staff and partners.” During the early construction phases, 585 hot rolled steel girders weighing 151 tonnes were constructed on site, and if they had been laid ‘end to end’ it would’ve been the equivalent to the length of 20 football pitches. There are also 12 bore holes helping to provide warm and hot water on the Tri-Station with a cumulative depth of more than 2,500m. Esh Construction is utilising locally sourced materials and 86% of construction operatives hail from the North East. A total of 228 apprentice weeks have also been delivered on the scheme. All but one big housebuilder sees decline in land bank volumes

The latest industry research by property development appraisal software , APRAO, has revealed that all but one of the big housebuilders has seen a reduction in the volume of land banking plots held on an annual basis.  APRAO analysed the latest annual reports of the seven major UK property developers, looking at total land banking plots held* and how this total compares to the previous year.  The figures show that some 501,691 land bank plots are currently held by the big housebuilders, a reduction of -5.4% on the 530,378 held the previous year.  Barratt Developments has seen the largest decline in the number of plots held within its land bank, down -13% year on year.  Berkeley Group has also seen one of the largest land bank reductions, with total plots falling by -12.3% year on year.  Persimmon has seen the third largest reduction at -5.7%, although with a total of 82,235 plots still held, it does rank as the housebuilder with the second strongest book in this respect.  Redrow (-4.5%), Taylor Wimpey (-3%) and Vistry Group (-1.7%) have also seen a year on year decline in total land bank plots held. In fact, just one housebuilder has seen an increase, albeit a marginal one. Bellway’s land bank currently sits at 98,164 plots, the largest of all the major housebuilders, having seen this total increase by 0.5% year on year.  CEO of APRAO, Daniel Norman, commented: “While 2023 proved to be a particularly tricky one for the UK property market, the overarching expectation was that 2024 would bring a greater degree of market stability and that’s certainly what we’ve seen in recent months. Mortgage approvals are climbing as buyers return to the mix and house prices have also started to improve, driven almost entirely by a buoyant new-build market. It’s clear that the nation’s big housebuilders have acted in anticipation of these improving market conditions, utilising their existing land banks with the aim of delivering additional stock to market in order to help fuel this improving market sentiment.  Of course, with other factors such as higher interest rates still presenting an obstacle, there has been less urgency to refresh land bank stock levels.
