MedwayOne: planning application submitted for new employment development at the former Kingsnorth power station site

Uniper has submitted an outline planning application to enable the redevelopment of the former Kingsnorth power station site. Plans comprise 152 acres of readily developable brownfield land for a mix of commercial, industrial and manufacturing spaces. Once fully occupied, MedwayOne has the potential to create more than 2,000 permanent jobs, and would generate around £48million in economic output per year for the region. Plans have been submitted by Uniper to enable the redevelopment of the former Kingsnorth power station site, on the Hoo Peninsula, Medway, Kent. Known as MedwayOne, the proposals would enable the regeneration of the 279 acre site, which comprises of 152 acres of readily developable brownfield land for the creation of a modern employment space that would deliver new job opportunities and attract long-term investment into the region.   Once fully occupied, MedwayOne would have the potential to create more than 2,000 permanent, full-time equivalent jobs, with around 700 temporary construction jobs over the lifetime of the build. The scheme could also generate at least £48million in economic output and activity per year for the region. Our vision proposes a mixture of commercial, manufacturing and industrial spaces, along with the potential for storage, distribution and data centre uses; all of which are intended to attract leading national and international companies to the site. Options to create an Energy Hub also form part of the proposals, that could potentially provide power, steam and heat for neighbouring businesses, as well as a district heating scheme for the proposed housing development – Hoo Rural Town. This application follows extensive pre-application dialogue with officers at Medway Council, and a comprehensive programme of community engagement, which included inviting over 4,800 local residences, stakeholders and business to attend online public exhibitions earlier this year.  The outline application will establish the general principles for future development of the site and, if planning permission is granted, separate detailed applications for the development of individual parcels of land will be submitted by businesses that locate to the site in the future before construction can begin. Adam Archer, MedwayOne Project Manager for Uniper, said: “We would like to thank local people for providing their valuable feedback at the online public exhibitions and throughout our wider programme of engagement. This has not only provided us with the opportunity to take on board people’s views, but continue to build relationships with local communities and stakeholders. If our application is approved, MedwayOne will provide exciting long-term investment opportunities with the ability to attract a range of dynamic businesses. It is anticipated that MedwayOne will be developed over a period of around 10 years, with the potential to attract investment into the area and create new job opportunities that could complement and support future planned growth in Medway.     Adam continued: “Uniper is committed to ongoing dialogue with local  residents, elected members, businesses and community groups, and will keep all communication channels open and interested parties updated of MedwayOne’s progress.” The planning application is expected to be determined by Medway Council later in 2021.  For more information about the project visit: Website: www.MedwayOne.co.uk | Twitter: @MedwayOne

JOBS BOOST AS LEEDS ENGINEERS MOVE TO ACCOMMODATE GROWTH

A Leeds firm of engineers is set to create jobs after a move to larger offices to accommodate demand for its services. RWO, which opened for business in 2019 in Leeds providing a range of civil and structural engineering services, has secured an additional 1,000 sq. ft. of space at its city centre Park Place site, more than doubling current office capacity. The move follows 18 months of growth for the firm, which continues to recruit for experienced engineers and other support roles, despite the uncertainties caused by the pandemic. Work to support Opus North and Rougemont’s development of a new 43-acre logistics park on the site of the former RAF Dalton in Thirsk – a move that will create 650,000 sq. ft. of employment space – is among projects driving growth for the 22-strong firm, which is targeting revenues in excess of £2m in the next 12 months. Other new contracts include engineering development work for Berkley DeVere developments in Harrogate, a 200-plot residential scheme in Harrogate for Countryside Properties and various commercial projects for the Lindum Group and Hargreaves Land. Growth for RWO, which is investing in additional space and resources to support both workforce needs and client service requirements, has come on the back of widespread regional and national demand for its services. Andrew Fairburn, director of the Leeds office, said the management team will be eyeing further expansion in the next 12 months on the back of a healthy order book and investment in more skilled staff. He said: “We are busier than ever, investing to secure growth and increase our footprint with a business that’s on the rise. The move supports our strategic growth plans, allowing us to take advantage of rising enquiry levels and orders in recovering commercial construction markets and a robust residential house-building sector. “Additional space provides the room for growth, enabling the team to better serve existing and future customers. It represents the next chapter for the business, laying firm foundations as we continue to go from strength-to-strength.”

5 Tips to Choose the Best UX Design Agency for Startup

The business value of design is on the rise in the customer-centric age. Regardless of market share or industry, user experience (UX) design is becoming a major competitive differentiator, as customers are more likely to switch brands or leave purchases unfinished if they don’t enjoy an online or in-app experience.  To enact the UX best practices from the project’s onset, find a reliable design agency that will give you a hand using the five tips below. We suggest you act on them in order, as following this algorithm will weed out unreliable UX design agencies ill-equipped to handle your project. Of course, you can introduce more interim steps and checks to ensure the UX design agency for startups of your choice meets your requirements to a T. Settle on a Team Size Hiring a one-person UI/UX design team represented by a freelance designer is the cheapest option, therefore, the most sought after by startups. However, it’s also the riskiest one, as the designer becomes the project’s bottleneck, especially when juggling multiple clients and responsibilities. Even the most diligent designers can catch a cold, go for a career pivot, or change employers. Regardless of the force-majeure, you will be left with no UX support and will have to go through the search and onboarding process all over again. Working with a development and design agency is a safer option. You get a range of expertise, and the vendor takes full responsibility for unforeseen circumstances to keep the UX design on track and within budget. Though this approach requires thorough research and calls for increased investment, it is more likely to produce the desired results. Analyze the Portfolio Start with the UX design agency’s website and Dribbble or Behance profiles. After browsing through past designs, consider three questions: How much experience does the company possess? Pay attention to the number of completed and delivered projects, not just the concepts that never saw the light of the day. Keep an eye out for the projects within your niche or target audience and compare them to the designs you’ve seen throughout the competition. How much variety is there in the agency’s designs? Some companies stick with the same layouts and offer nothing new or innovative regardless of the industry or project type. That’s not the partner you want on your side if you want your project to stand out post-launch. How good is their UX design? Check out the projects in your niche and consider the ease of use, navigation, and calls to action. If you’re looking to design a website, make sure the agency’s past designs are mobile-friendly and follow the SEO best practices. Some companies avoid posting their full portfolio online. Still, you can reach out to those on your shortlist to request examples of past projects within your market niche. This will help you kill two birds with one stone by reviewing the portfolio and analyzing the communication approach. Assess Communication Consider your preferred communication mode (email, instant messaging, video calls) and use it to conduct preliminary discussions and interviews. You need to evaluate how good the team is at understanding your needs, formulating proposals, and addressing your feedback. The latter is especially important, as you might need to introduce changes or request corrections once the project is underway. Ask the design team about the projects they are most proud of and offer mild criticism. Analyze the way the team reacts to your comments. If they are open to suggestions and ready to agree that things could have gone better, you’re in luck. If the designers become overly defensive and unwilling to listen to your comments, however justified, they are unlikely to heed your feedback throughout your partnership.  Evaluate the Proposal The content of the proposal you get is the obvious factor to consider. You don’t want to cooperate with a company that isn’t interested enough to personalize the offer. Instead of copying your brief and pasting a price tag, a high-end UX design agency will offer a list of preliminary solutions and approaches tailored to your niche and project. Even if they don’t go into detail, the basic suggestions are usually enough to learn how interested the agency is in becoming your design partner. The less obvious thing to study in a proposal is the layout and presentation. Do not trust a company that doesn’t bother designing proper file layouts for business communication. If they cannot develop a quality in-house solution, they are unlikely to treat your project any better. Study the Processes Research should be the design agency’s priority, regardless of the project or niche. Experienced UX designers will have a million questions about the target audience, user personas, their needs, and requirements. If you cannot provide the answers to all these questions, the agency should be able to conduct market research in your stead. Avoid companies that jump straight into building wireframes and designing mockups. They will likely rely on recycled past projects and well-worn designs that are far removed from your customers’ needs. Ideally, the design team should be up-to-date with current UX research and trends instead of relying on gut feeling and knowing what’s best for users. The project management approach is also crucial. The UX agency should provide you with a communication framework, an updated schedule, and access to collaboration tools in use. You should also discuss the form of design delivery, qualitative and quantitative deliverables, project scope, timeline, budget, and more. Finding the right UX design agency to work on your startup project is an intense, time-consuming task. However, if you follow our tips and treat your search seriously, you might come up with a long-term design partner that will stay by your side for years to come. After all, finding the right team is one of the most reliable ways to keep your startup from failing, like the unlucky 9 out of 10 do.

How to increase air conditioning efficiency without spending a penny

Heating and cooling a property contributes significantly to utility expenses, for both homes and businesses. But improving the efficiency of HVAC systems not only makes the surrounding environment more comfortable but also helps to lower running costs considerably. Here are some of the ways you can increase the efficiency of your air conditioning system without investing extra money. Insulate exposed ductwork Ensure that the ductwork that runs through unconditioned spaces is sealed off properly so that it doesn’t leak any conditioned air. It’s easy to see if there are any holes or unsealed spaces visually, which you can repair using a specialty duct-sealing tape – just make sure that you use the proper thickness of insulating material.  Clean the outdoor condenser unit The unit will work better if it’s cleaned and free from debris, so make it a regular habit to check the condenser unit and ensure that it’s clear from dust or leaves. Cleaning the unit also maximises the efficiency and prolongs the lifespan of your air conditioner.  “A well-maintained air conditioning system will not only regular air temperature and improve thermal comfort, but it can also potentially have a positive impact on productivity”, states Chris Close, senior engineer at BSE FM. You should schedule in a cleaning session at the beginning of the cooling season, such as during spring, and then again in autumn.  Adjust the thermostat Turning up the thermostat by just a few degrees in the summer, or down in the winter, can help you save money and also reduces the amount of energy the unit uses. With a programmable thermostat, the temperature can be adjusted for certain times of the day, such as when you’re not going to be in the property for a few hours.  Keep heat-producing appliances away Having heat-producing appliances, like lamps, close to the thermostat will inform it that the air needs to be cooled more than it actually does. This makes the system run longer and harder than it needs to. Similarly, when the temperature reaches its peak midday, keep curtains or blinds closed which will minimise the amount of heat coming through the windows which will support the air conditioning system from having to operate more than necessary.  Replace dirty filters A good maintenance habit that will improve the efficiency of your HVAC unit is to check and replace dirty filters on a regular basis each year. When the filters are dirty, it prevents air flow and that results in less cooling for the property. Dirty filters can even reduce the air flow to the point that the air conditioning coil freezes, causing damage to the compressor. An easy way to avoid this problem and to make sure the unit runs optimally is to keep the filters clean or replace them when they get dirty if they can’t be cleaned.  Clear the vents Covering the vents to the HVAC unit is a common issue that many people don’t realise compromises the efficiency of the air conditioning system. But when you cut off the airflow, the vents increase pressure to the duct system and this reduces the air flow to the rest of the property. In order to ensure that the system is working optimally, you need to allow plenty of air to move around the vents. This also means checking that all of the vents are open, even in rooms you’re not using, as this can also cause a problem.  Clean out the drain line The drain by the indoor cooling coil needs to be kept clear – it’s a key component of the system that no-one considers until it stops working. It’s responsible for draining away the condensation from the evaporator coil and during a humid day, it can remove several litres of water. When the drain line is blocked, the moisture can back up and cause problems, so make sure that it’s kept clear by flushing one cup of chlorine bleach through the drain and rinsing it with water.  Maintaining an air conditioning unit doesn’t have to be an expensive endeavour – in fact, just by keeping each element clean and free from debris, you can improve the efficiency of the unit significantly, reduce energy costs and minimise the risk of a problem developing that could pose damage to the system.

7 Essential Areas of Maintenance for Businesses

If you have a commercial property or multiple residential units, you are definitely going to spend a significant amount of money on the upkeep and maintenance of your property. Similarly, whether you have a startup or a large-scale corporation, maintenance is one of the most critical aspects of your business. To provide your staff with a convenient and comfortable workspace, it is important that you stay on top of routine maintenance of your property. The major goal of routine maintenance is to keep your building in tip-top condition. Regular maintenance is a must for all businesses of all sizes and types. Not only does it help you save money on future repairs and replacements, but proper maintenance keeps your employees and visitors safe. 1. Training and Development Regular training and development have many benefits, not only for the maintenance providers but for employees and the entire staff too. Maintenance training is important for the growth of the company and employees alike. Trained employees are more likely to execute the management tasks efficiently and maintenance adds a lot of value to your team, improving your financial performance in the long run. 2. Lighting The lighting in the workplace should neither be too bright that it will strain your eyes nor be too dim to make it difficult for the employees to see objects clearly. Bright lights can cause headaches, eye strain, and other medical issues that not only affect the health of the individual but can lead to lower productivity. Similarly, your eyes have to work harder to focus on objects in a poorly-lit environment. For these reasons, it is important to conduct lighting and electrical inspections on a regular basis to ensure that your rooms are well lit. Comprehensive lighting maintenance includes interior, exterior, and exit lighting. The lights and lamps installed in the exteriors and interiors of your workplace must be cleaned and maintained regularly. Professionals will also check the hardware and cables of the lights to ensure that everything is working smoothly. 3. Safety Accidents could occur at any time in commercial buildings, especially on a manufacturing or construction site. The only way to minimize the risk of these accidents is to keep all your office equipment and tools up to date. Managers are responsible for checking the quality of all tools and ensuring that each part of the machinery and all equipment are in good working condition. Some heavy-duty machines require proper training, qualifications, and a license to be operated. Make sure you restrict the use of these machines to only those with qualifications and training to operate them. 4. HVAC System The goal of any organization is to create a comfortable work environment that enables people to conduct their tasks and projects as efficiently as possible. The HVAC system in your workplace plays a crucial role in maintaining optimal temperatures. Proper ventilation is also important, especially in areas where you have stored sensitive materials. Therefore, it is essential to clean all air ducts, coils, and other components of the HVAC unit. Schedule a HVAC inspection periodically, generally every five to six months. Air filter components should also be cleaned and maintained every quarter. 5. Commercial Cleaning Hiring commercial cleaners can make your workplace a comfortable, clean, and pleasant place. The cleanliness of your office affects not only health and hygiene, but also productivity levels. Employees will work harder when they are working in a cleaner, more pleasant environment. A regular cleaning contract with a professional cleaning company is the best way to achieve this. 6. Building Interiors The interiors of your building include a range of items that require specific maintenance, from the door locks to employee cubicles and plumbing. You should hire a plumber to inspect wall pipes and drainage. Likewise, contract a professional building inspection team to check every nook and cranny of your site’s interior. Regular inspection will not only keep your office equipment and fixtures in good condition, but it will also protect your office from pest infestation and other issues. 7. Exterior Maintenance Your commercial landscape is the first thing your investors, employees, customers, and business partners will see when they enter your building. The cleanliness of your exteriors is as important as interior cleaning, but that alone will not suffice. You need to inspect the gutters, roof, lawns, floors, fencing, exterior paints and walls, and other areas as part of proper maintenance. The windows, doors, facade walls, and roof of your commercial building are a few things that require regular upkeep. You should also focus on the aesthetics of your exteriors, as this is key to the first impression you give your customers and visitors. Key Takeaways Employees who participate in maintenance activities must be trained and qualified for the job. It is common for businesses to prioritize cost concerns over maintenance. However, you should never delay maintenance to save a little money, as a small issue in your office could lead to a serious problem that might cost you thousands of dollars in the long run.

£13M ORDER BOOK PROVIDES STRONG START TO MILESTONE YEAR

A family-owned construction company has made a strong start to its golden jubilee year with a £2.5m contract to build an extension at a Cheshire school, taking its order book to over £13m. MC Construction, which is based in Salford, has begun work on the scheme at Park Lane Special School in Macclesfield. The contract has been awarded by Cheshire East Council, procured through the North West Construction Hub framework. It follows a project completed at the school which saw MC Construction build an emergency temporary mobile classroom block for the new pupil intake last September. The latest Park Lane project means the company has secured more than £5.5m of education schemes for Cheshire East Council in the past couple of years. These include one at Elworth Church of England Primary School in Sandbach, where MC Construction is building an extension to house four classrooms, offices, toilets and other facilities in a £1.5m scheme. The project also includes the creation of sports pitches and courts and a forest school area with trail paths. Founded in 1971 by Charles Lowe and John Purcell, MC Construction has entered its milestone year with a strong order book, having secured contracts totalling more than £13m across the education, public sector, healthcare, leisure, heritage and industrial sectors. The company is extending and refurbishing a two-storey building at Park Lane School alongside associated external works to form a new teaching block. Park Lane School provides education for children with severe learning difficulties, complex needs and autism. The development will enable the school to increase pupil numbers from 82 to 122, in line with the council’s strategy of increasing specialist provision in the Macclesfield area. David Lowe, managing director of MC Construction and the son of co-founder Charles Lowe, said: “We are delighted to be working with Cheshire East Council once again and are immensely proud to be involved in this and other vital education projects in the area. “The works will significantly boost educational provision in the borough. Improving the facilities and teaching environment at Park Lane School will enhance the outstanding resources that it already provides for its pupils. “The school remains fully operational during the project, which has been carefully planned to minimise disruption, with an emphasis on ensuring the children feel safe and enjoy the construction works. “Park Lane School and Elworth have welcomed us with open arms as we work together to ensure the construction works are delivered safely. “With a strong pipeline of contracts across a number of sectors, we have begun our 50th year in business in great shape and look forward to the future with optimism.”

Plumbers face more delayed payments than any other trade  Experts share advice for securing late payments  UK tradespeople are seeing over £1,000 of payments per year withheld by customers following a completed job.  The research, conducted by IronmongeryDirect, found that an average £1,062 is owed to tradies across the UK. A third (33%) said they were waiting for over £1,000 from customers for completed jobs, whilst nearly one in ten (7%) are owed over £3,000.  Nearly two thirds (61%) of tradespeople have had payments withheld by customers, which occurs twice per year on average. More than one in ten (12%) however, experience withheld payments more than five times a year.  Only 6% of tradespeople say that the payment issues are resolved within a week, whilst more than one in five (22%) have had to wait more than a month to be paid for a job.  Plumbers were found to be the most likely to have to deal with payment problems, experiencing withheld cash 2.6 times per year on average. Landscapers, meanwhile, experienced the fewest issues, with an annual average of only 1.2 times.  Trades most likely to have payments withheld (times per year)  Plumber: 2.6   Electrician: 2.4  Builder: 2.3  Bricklayer: 2.2  Carpenter: 1.9  Surveyor: 1.8  Joiner: 1.7  Painter & decorator: 1.6  Plasterer: 1.3  Landscaper: 1.2  Builders are owed the most, with an average of £1,375 withheld by customers, with nearly half (45%) saying they had over £1,000 of outstanding payments. Bricklayers (44%) and carpenters (40%) are experiencing similar rates of withheld cash.  Plasterers were found to be owed the least, with an average of £535 outstanding, followed by landscapers (£615).  Female tradies were found to receive payment quicker than their male counterparts, experiencing higher rates of payment within a week (8% vs 4%) and within a fortnight (34% vs 20%).  However, women were also found to be owed higher sums of money, with an average of £1,168 outstanding, compared to £972 for men.  When it comes to age, millennials (25-34 year olds) are more likely to experience withheld payments than older tradespeople, with an average of 2.5 payment issues per year, compared to 1.6 for 55–64-year-olds and 1.7 for over 65s. People in this age group were also more likely to be owed larger sums of money, with millennials owed the most at £1,258 compared to other generations.  Despite this, invoice problems were solved quicker for younger generations, with 14% of millennials waiting more than a month for payment, compared to half (50%) of 55–64-year-olds.   Alison Werner from the UK’s leading business coach for trades and construction industry, The Trades Coach, said: “Be sure to display your full terms and conditions in the original quote, as well as your website. This should include a full breakdown of costs and a clause for late payments. Regular communication will also help address any misunderstandings as they arise and will also be looked upon favourably in the rare event of legal proceedings.  “There might be a reasonable reason why a customer is late paying, so it’s important not to assume the worst and firstly find out what the issue is. Having a telephone conversation is the best place to start and then follow this up with an email and regular email reminders. If payment is still not received after several months, you should consider hiring a debt recovery company who will take a small commission to recover payment on your behalf.”  Dominick Sandford, Director and Head of Merchandising & Marketing at IronmongeryDirect, said: “Withheld payments are an annoyance that every tradesperson has to deal with at some point or another, but when significant amounts are owed by customers it can become a serious threat to your financial security.  “It’s shocking to see how much tradespeople are waiting on and how long they’re having to wait for their payment following a job. We hope our useful tips help tradies get paid quicker and without any hiccups along the way.”  For more tips on dealing with outstanding payments and your legal rights, visit: https://www.ironmongerydirect.co.uk/blog/expert-tips-for-handling-unpaid-invoices

Winvic’s investment in people, technologies and forward-thinking approaches to construction puts the main contractor in the ideal position to support IM Properties’ green commitments.  Units 2 and 4 are the largest, at 1,000,000 sq ft, with 514m x 181m x 18m steel frames. Units 3 and 5 are each 300,000 sq ft and Unit 1 is 200,000 sq ft and all five buildings will comprise office space, totalling 107,000 sq ft. To date, unusual project challenges have included designing the link building slabs to withstand adjacent warehouse racking leg loads and ensuring the structural frame can tolerate enhanced loading in block stacking areas.   The Winvic team started works on Monday, 15 February and the project will be handed over in September 2022. However, Winvic has been on site at the north-west Leicestershire logistics park site – close to Junction 11 of the M42 – since September 2020 for IM Properties, delivering a £21 million civils and infrastructure contract, including S278 works. The bulk earthwork excavations and bund creation works are now complete, planting of thousands of trees and shrubs has begun and the programme of highways works is progressing at pace. Winvic will undertake preparatory earthworks, before starting construction of the first three units to the south of the estate road, before commencing Units 4 and 5 to the north. In addition to the industrial facilities, Winvic will also be delivering associated works including the construction of five yards and car parks accommodating over 2,300 vehicles. Surface and foul water drainage installation, and external services will also be undertaken, including intricate underground connections between the completed infrastructure works and each individual unit. Additionally, the area to the north of Unit 3 presents a concentrated number of services that require complex clash detection and planning activities. Danny Nelson, Director and Head of Industrial at Winvic, commented: “We have been on an incredible journey with IM Properties to date, working on numerous projects, but schemes of this nature don’t come around too often and so Mercia Park is one we are very proud to be a part of. To be selected by IM Properties as the delivery partner on a project of this size, scale and importance is testament to the relationship that has been cultivated over many years and that we continue to be market leaders in the sector. Our investment in people, technologies and forward-thinking approaches to construction puts Winvic in the ideal position to support the green commitments made by IM Properties and we’re looking forward to constructing our largest industrial facility to date – at almost 3 million sq ft – for IMP and end user, UK automotive pioneer, Jaguar Land Rover.” Jason Jasper, UK project director for IM Properties, said: “This is not only the largest single occupier deal ever to be agreed and funded but a major planning, construction and project delivery accomplishment. We’ve taken a 238-acre site from zero to development ready in four years. Typically a scheme of this scale would be delivered in separate phases over a five-to-ten-year period. After years of investment and hard work, it will be exciting to see all six buildings come out of the ground at the same time. We have worked hard with Winvic and our supply chain to manage the logistical challenges that comes with building this volume at the same time together with managing a phased handover of the development to JLR.” Winvic is working closely with IM Properties and its supply chain to explore job and training opportunities. The Mercia Park Employment Scheme and local Employment and Skills Partnership represents a pledge to ensure local job seekers, students and businesses can benefit from the construction of the 238-acre industrial park. Six local authority areas, which surround the Leicestershire site, are being targeted during construction and people looking for an opportunity who live locally to Mercia Park can get in touch with IM Properties or Winvic. Winvic was also engaged in November by DSV to design, construct and partially fit out its new facility at Mercia Park, which comprises a warehouse, cross-dock terminal and three-storey office building.
