Bellway submits plans for 180 new homes in Ashington

Bellway South London has submitted plans to build 180 new homes in the West Sussex village of Ashington. The housebuilder hopes to deliver the new properties on a plot of land to the west of Ashington CE Primary School, accessed off Church Lane. The proposals include 117 new homes for private sale and 63 affordable properties available for local people through low-cost rent or shared ownership, with a mix of one and two-bedroom apartments and two, three, four and five-bedroom houses. The project would also include allotments, a sports pavilion, two sports pitches – an artificial turf Multi-Use Games Area and a natural turf pitch – and retained woodland. Following public consultation, a planning application has been submitted to Horsham District Council. Daniel Bradbury, Managing Director of Bellway South London, said: “This site is allocated for housing in the Ashington Neighbourhood Plan and would deliver 180 much-needed new homes to the area. We have been engaging with Horsham District Council and Ashington Parish Council to try to produce a plan that would help meet the specific needs of the local housing market. “This development will provide a wide range of housing for a variety of purchasers including first-time buyers, growing families and people downsizing after retirement. Construction works for a new housing development in Worksop, Nottinghamshire will soon be taking place. Leading midlands-based contractor, G F Tomlinson, has been appointed to construct and design 90 houses on the vacant site off Radford Street, which has been procured through the Pagabo Framework for Major Construction Works. The Manton Development will comprise of a mix of two, three and four-bedroom houses, built over two and three-storeys, as well as two-bedroom bungalows. The site will also include green and open spaces, cycle routes and places for play and social interaction. All homes will benefit from energy efficient air source heat pumps, solar panels, highly insulated walls, floors, and roofs, and in addition – electrical vehicle charging points will be installed for residents, contributing to the reduction of fossil fuel usage. Planning permission was originally granted in spring 2019 for the site, with future plans for the project to seek further permission for a scheme of one and two-bedroom apartments – taking the final development up to approximately 120 homes. The first phase of the build will see the council deliver its very first low-carbon modular homes which form a key part of its vision to increase housing stock, contribute to net zero ambitions, and encourage growth and investment within the local economy. Telford Homes and Notting Hill Genesis have reached the latest milestone in the development of 267 new homes, more than half of which will be affordable housing, at the joint venture’s site in Royal Albert Wharf, east London. Phase 2b of the Gallions Quarter scheme, located on Atlantis Avenue in Beckton, part of the Royal Docks regeneration area, has now reached its full structural height. Telford Homes and Notting Hill Genesis celebrated the topping out of the two new buildings, which reach 11 storeys at their highest point. 132 of the homes will be for market rent, with a further 135 affordable rent and shared ownership homes. 40% of the total are 3 bedroom family homes. With completion expected in early 2024, residents will have access to communal landscaped podium gardens, secure parking, new public amenities provided across Royal Albert Wharf and benefit from a concierge for their security and convenience. The ‘topping out’ was marked by a ceremony attended by Telford Homes, Notting Hill Genesis, the Greater London Authority (GLA), Hunters, and the sub-contracting team. It closely follows a visit by Mayor of London, Sadiq Khan, in an endorsement of the scheme’s role in the multi-billion pound regeneration of the Royal Docks, which will transform the area into a new creative hub with thousands of new homes. With more than half of homes on the joint venture’s site classed as affordable, the scheme is also ahead of the Greater London Authority’s and London Borough of Newham’s 50% target. Gallions 2b is the penultimate phase of the wider Royal Albert Wharf masterplan. The regeneration is the first to be delivered under the New London Plan, addressing London’s need for new homes. Community and placemaking are at the heart of Gallions 2b, with buildings that respond to and reinforce the character of the public space and green infrastructure. 81% of the homes are dual or triple aspect, designed to improve wellbeing. 614m2 of separate play space has been designed for under five years olds, youth and neighbours. Over the lifecycle of the development 450 construction jobs have been supported. Masterplanning team appointed for Collyhurst Village

Manchester City Council has announced next steps for the once in a generation transformation of Collyhurst Village. This comes as the joint venture between Manchester City Council and Far East Consortium has now appointed a masterplanning team for future phases of development.  Collyhurst is one of the first areas to be developed as part of the major Victoria North regeneration programme being delivered by the joint venture, which will see 15,000 new homes built across seven new and emerging neighbourhoods in north Manchester over the next two decades.  With site works having begun to deliver 274 new low carbon homes – including 130 homes for social rent – alongside a new community park and commercial space, the JV is turning its attention to delivering the longer-term vision for both neighbourhoods. Outlined in an update to the Collyhurst regeneration plan, the JV intends to work with a masterplanning team to develop a street-by-street plan that builds on the vision set out in the 2019 Strategic Regeneration Framework (SRF) for Victoria North. The masterplanning team includes Mæ (lead architect), Turner.Works (meanwhile use), Schulze+Grassov (landscape and public realm) and IF_DO (community engagement). The team is expected to work with existing local residents to shape the design of potential new homes, streets and parks, with a programme of public engagement due to begin in the coming months. This will include a range of interactive events and activities, which will be inclusive and accessible to all members of the community. The community engagement programme is likely to involve workshops and consultation events to gather the views of local residents and get their feedback, a series of community design sessions involving residents, exhibitions and online engagement. Initial modelling undertaken as part of the Strategic Regeneration Framework (SRF) for Victoria North indicates the potential for up to 3,000 new homes The 2019 SRF for Victoria North sets out the potential for up to 3,000 new homes – with a key focus on affordability – to be built in Collyhurst through a process of long-term and phased estate remodelling. Future housing investment would be delivered alongside new local services and amenities, public realm and transport infrastructure, including investment in active travel.  Any future development would build on meaningful community engagement and consultation to ensure local people remain at the heart of the investment proposals. The developer of a £50m property scheme in the centre of Derby has appointed an East Midlands construction specialist to deliver the project over two years. Elevate Property Group, which is responsible for the iconic Trent Bridge Quays development in Nottingham, has selected Bode Contracting to build the 258 apartments that will offer high quality, affordable city centre living for young professionals, couples, and downsizers. Phase 1 of The Silk Yard will provide 94 apartments on the corner of John Street and Castleward Boulevard, with the second release set to include 164 properties in a five and seven-storey building on the adjacent site. Buyers and investors will be able to choose from one, two and three-bedroom apartments, as well as studio-style apartments across the 1.55-acre site that was once an historic manufacturing sawmill. The homes, which sit across three new buildings are leased and operated by Quintain Living, the award-winning management company now overseeing the rental of more than 3,650 apartments in London’s most exciting new neighbourhood. The newly launched development, which is already so popular amongst new residents that it is outperforming leasing expectations, comprises three buildings, Cherry House, Birch House, and Aspen House. It was on Repton’s advice that the family named the estate ‘Wembley Park’. Now, over two centuries later, Repton’s own name is being honoured in Repton Gardens – along with Humphry Repton Lane, which runs south of the development. The resulting selections are predominantly sourced from the UK or Europe using sustainable fabrics and/or processes. In particular, handmade rattan armchairs, side tables and coffee tables contribute to a unique design within the homes. Rattan is an excellent choice in sustainability terms, as well as being a stylish and durable material. Due to its fast growth and harvest time, plus the fact that every part of the rattan vine is used, rattan outperforms more traditional woods used in furniture production and is an excellent companion crop. Floors in all apartments are cedar plank effect Amtico in kitchens and living areas, with grey ceramic tiles in bathrooms. Walls are neutral throughout each home, with a feature wall to add colour and depth. Kitchens feature natural oak laminate worktops with cabinets all in green in the natural palette homes and in green and grey in the garden palette apartments.   The design of the apartments creates a strong sense of bringing the outside inside. The sustainable development, which was previously green belt land, will provide a much-needed boost to family housing availability in the area. Our team received an approved Stakeholder Masterplan from the Royal Borough of Windsor and Maidenhead (RBWM) in 2021 as part of the adopted Borough Local Plan, following a lengthy process of detailed site assessments and public engagement. In combination with phase one, the whole allocation will include the SEN school and 455 homes, including 180 (40%) affordable homes, as well as a community centre, public open space, allotments, orchards, play spaces and an outdoor gym. It will also deliver significant highway improvements for vehicles, pedestrians and cyclists, boosting existing services and facilities in the local area. “It is great news for Windsor that the RBWM have locally approved the Southern portion of the site AL21, unlocking a total of 455 much-needed new family homes.
