Further growing its new build investment in Cheshire East, housing Group, Torus, is celebrating planning permission being awarded to build 236 new affordable homes at Viking Way in Congleton. Once again partnering with award-winning developer, Castle Green Homes, Torus will invest £59 million into the scheme.    As part of a larger development project for the site at Viking Way, which will see a total of 396 new homes built, Torus will deliver 215 homes for Shared Ownership and 21 for Affordable Rent. Castle Green Homes will deliver 160 private homes, to create a modern, multi-tenure community.  The latest step in its ever-growing partnership with Castle Green Homes, which has already seen the two companies engage on over 360 homes across three other sites – Flowers Lane, Crewe, Bridgewater View, Daresbury and Orchard Place, Thornton – Viking Way will provide even more affordable homes to communities across Cheshire.  A key growth area for Torus in the past few years, Cheshire East has already seen Torus invest over £76 million into building over 450 affordable homes, to date, and Viking Way is the latest scheme to reiterate Torus’ commitment to bolstering access to more affordable housing.   Discussing Torus’ latest Cheshire-based scheme, Torus Developments’ Managing Director, Chris Bowen, said: “I’m proud of everything we have accomplished as a developer to not only expand our geographic footprint, but to work with an excellent partner in Castle Green Homes to facilitate our ambitions of building even more new, affordable homes across the North West.  “Viking Way is another fantastic step in our journey to being able to create modern communities and to help regions redress the balance when it comes to the availability of good quality homes that actively help people onto the property ladder and I am excited to see how these additional 236 homes will go onto benefit Congleton.”  Partnerships director for Castle Green Eoin O’Donnell explained: “We are delighted to finally achieve a planning consent on the Viking Way development. Council’s accelerated housing programme reaches halfway mark in under a year

Thanet District Council’s plans to buy or build at least 400 new affordable rented homes by 2027 are on track. Less than 12 months into the programme, over 200 properties have now been secured. When completed, these homes will be rented to local residents through the council’s housing register.   Under the ambitious plans first unveiled in July 2023, two new projects were identified that would provide the first 51 properties. This includes 41 homes at the Spitfire Green development at New Haine Road in Ramsgate.   This week the council reached a new milestone when it took ownership of 23 new homes for affordable rent at the Spitfire Green site. The new properties are a mix of houses and flats and have been built by Barratt David Wilson Kent.  The council is buying a further 18 homes at Spitfire Green, and expects the purchase to be completed within the next eighteen months.  Cllr Helen Whitehead, Deputy Leader and Cabinet Member for Housing, said: “This handover, and this milestone, marks an important step forward in our programme to deliver the new council homes desperately needed for our residents.   “We are tracking far ahead of our projected timeline for this programme and I’m delighted that we’re delivering faster than our initial plans indicated we would. Every home we bring onto the council’s books means that another family moves into secure and well-maintained housing.  “Housing is the very foundation of our community; when we provide the genuinely affordable housing residents need we know that we are providing far more than a roof and shelter; we are providing certain safety, security, and a solid base for residents and families to grow from in an often uncertain world. Our continual commitment to increasing the number of council homes available will relieve many of the pressures that residents currently face.   “To fully address our environmental commitments and the cost of living pressures on residents, only are these homes affordable, but they have also been built to stringent environmental standards. They all have energy performance certificates rated B, which minimises the ongoing cost to households of heating them, and very importantly, reduces their environmental impact. Largest Passivhaus affordable housing scheme in the North West completes Greenhaus – the largest Passivhaus Classic Certified development in the North West – has completed, bringing 96 highly-sustainable, affordable homes to Chapel Street in Salford. The monthly cost of heating and hot water at Greenhaus is expected to be less than half that of a similar sized new-build home with a gas boiler. Built to Passivhaus Classic certified standard, the leading low-energy design standard, the nine-storey development provides homes which offer high thermal comfort and improved air quality, enabling a healthier living environment as well as lower bills. Bridging a gap in the housing sector for affordable, high specification living, Greenhaus has been delivered by ECF – a joint venture between three of the UK’s leading regeneration and investment organisations, Homes England, Legal & General, and Muse – alongside Salford housing association, Salix Homes, and supported by Salford City Council. Greenhaus is part of ECF’s £1bn, 50-acre Salford Central transformation being delivered in partnership with Salford City Council and takes the overall percentage of affordable homes delivered by ECF to 25% across the Chapel Street area of the masterplan. Following Greenhaus’ success, work is soon to start on a second Passivhaus development on nearby Peru Street, which will deliver a further 100 affordable and highly sustainable apartments. Salford City Mayor Paul Dennett was at the official launch of Greenhaus (on Monday 18 March) where he hailed the development as “the benchmark” for new-build, affordable, and sustainable homes and commented: “We continue to be immensely proud of the innovation and drive to deliver forward thinking, sustainable developments in Salford – testament to the culture our city fosters and shares with our broader region. The regeneration of Salford is burgeoning and our future looking brighter and greener with each and every milestone we reach. We also work to ensure that local people can benefit for the growth and development that is taking place here – creating new jobs and opportunities for all.” The first residents have begun moving into Greenhaus this week, including mature student Harriette Matthews. The 29-year-old, who is studying to be a counsellor, has been staying on her dad’s sofa in his one-bedroom flat for the past seven months, following a relationship breakdown. Harriette has autism and is a sufferer of scoliosis, which is a curvature of the spine, and her difficult living conditions have been affecting both her physical and mental health. Allocated one of the 13 apartments available for affordable rent[1] at Greenhaus, Harriette says moving into Greenhaus will transform her life: “I just can’t put into words how much of a difference having my own home will make to my life. When I got the call from my housing officer at Salix Homes to say I had a place at Greenhaus, I just couldn’t believe it – I feel so lucky.” And the building’s eco-credentials are the icing on the cake for Harriette: “I know all about Passivhaus as I’d seen it on Grand Designs, and I always said to myself that when I get my own place, I want it to be Passivhaus, and now I’m living in one – it couldn’t be more perfect. I grew up around Manchester, but my dad is a born and bred Salfordian, so Salford has a special place in my heart.” Salix Homes secured funding from NatWest, along with grants from Homes England and Greater Manchester Combined Authority (GMCA) to help fund the multi-million-pound scheme, which supports the GMCA’s ambitions for more truly affordable net zero homes. Local residents in the heart of Westminster are set to benefit from 52 new affordable homes overlooking the newly regenerated Battersea Power Station. Residents from the Churchill Gardens Estate in Pimlico were invited to a ‘topping out’ ceremony earlier this month for Phase One of the scheme, which will provide 34 modern supported housing units for older residents. In all, the development will provide a net uplift of 21 new units of accommodation within Westminster’s Churchill Gardens Conservation Area, on the banks of the River Thames, overlooking the iconic Battersea Power Station. The development is on the site of the former Balmoral Castle Pub and the existing Darwin House building. The new units are self-contained flats for residents aged over 60 and will be twice the size of the accommodation at the existing Darwin House. They include communal facilities, offer social activities and have guest rooms for visitors. The new homes meet Westminster’s Housing our Ageing Population Panel for Innovation (HAPPI) standard, which helps architects design homes to meet the individual needs of residents in this type of housing. The new buildings have been also designed with the council’s net zero targets in mind and include triple glazing, air source heat pumps, in-built shading and solar panels. Phase Two will see the construction of Block B which will provide 18 general needs affordable housing units for London Living Rent. Both blocks will benefit from access to landscaped green space in the Churchill Gardens Estate. The scheme delivers on Westminster’s commitment to delivering truly affordable housing, which forms part of the ‘Fairer Westminster’ strategy – the council’s vision for building a city that supports and celebrates all of its communities. The council is currently embarking on a major affordable housebuilding drive and this year expects to complete 418 homes, of which 340 will be affordable – largely for social rent. Phase One of the Darwin House development was delivered in partnership with Wates Residential, who took possession of the site in June 2022. Living Space completes land sale on its largest scheme to date in Worcester

Affordable housing specialist, Living Space has received full planning approval and completed on the land sale for its largest scheme to date. In partnership with social housing provider, Stonewater, the approved vision will see 6.7 acres of complex brownfield land transformed into a mixed-tenure, 79-home community just outside of Worcester. Located within the Worcester South Urban Extension area, the approved mixed-tenure development is designed to meet the growing need for affordable housing within the burgeoning cathedral city. The scheme will deliver a mix of property types catering to single occupiers, couples and families – with homes ranging between two-storey terraces and two- three- and four-bedroom semi-detached houses. One and two-bedroom apartments will also be introduced within three-storey units. Access to green space has been a key consideration in the design of the development. Each house will have a secure rear garden and all residents will benefit from the site being enclosed to the east and south by established trees and vegetation. Living Space’s plans also include provision for over 30% of the former brownfield plot to be transformed into Public Open Space – creating biodiversity net gains in excess of 20%. Sustainable urban drainage and new attractive landscape features will support invertebrates, insects, amphibians, birds and small mammals.
