Camberwell Lodge Care & Nursing Home awarded excellent BREEAM rating

Camberwell Lodge Care & Nursing Home in Southwark has been awarded a BREEAM rating of ‘Excellent’ with an overall score of 73%. The rating is an internationally recognised measure of a building’s sustainability and reflects the performance achieved by a project and its stakeholders, as measured against the BREEAM standard. The rating enables comparability between projects and provides assurance in ten areas, including management, health and wellbeing, energy, transport, water, materials, waste, land use and ecology, pollution and innovation. Camberwell Lodge Care and Nursing Home in the heart of the London Borough of Southwark offers a mix of residential, nursing and dementia care. The 98-bed new build care and nursing home opened in May 2022 on the site of Burgess Park Care Home. The innovative project was developed in partnership with WGP Architects and Horizon Building Contractors. It features a bold contemporary design and focuses on creating a sense of community for residents. “We are delighted to receive an Excellent BREEAM rating for Camberwell Lodge Care & Nursing Home,” said David Hicks, Estates Director at Country Court. “The rating is in line with Southwark council’s requirements for the development of the care home, and means it is considered as the best in practice for sustainable building design”. Green measures are central to the building’s design. Its energy strategy will help lower water and energy use, cut carbon emissions which contribute to the greenhouse effect and keep running costs down compared to a standard design. Stoford gets North West’s biggest warehouse scheme underway : Work is progressing on construction of a new 667,000 sq ft UK parts distribution centre at Ellesmere Port. Leading commercial property developer, Stoford is delivering the new state-of-the-art logistics development on a 38.7 acre site at West Road, Hooton Park Airfield. The building has been pre-let to Peugeot, a subsidiary of the global automaker Stellantis Group and is the biggest single cross-docked warehouse to be developed in the North West this year. Stoford is targeting the highest level of building sustainability certification for the new development, including BREEAM ‘Outstanding’ and an EPC ‘A’ rating. It will be certified as net zero carbon in operation for the base build works. The building will provide office accommodation and features including photovoltaic roof panels, rainwater harvesting, LED lighting and an energy monitoring system. Staff will also benefit from an external wellbeing area, bicycle storage and EV car charging points. Stoford has sympathetically designed the building to preserve the integrity of the existing listed structures on the former airfield, which will see the ground and building floor levels of the new facility recessed into the existing slope. Winvic Construction Ltd has been appointed as contractor to deliver the works. It is anticipated that the building’s steel frame will be in place by the end of 2022, with the development programmed for completion in the second half of 2023. Singapore Exchange listed Frasers Logistics & Commercial Trust (FLCT) is forward funding the new development and has acquired the freehold for a total consideration on a completed basis of £101 million. Jamie Craig, UK Director for Parts Distribution at Stellantis, said: “The incredible progress on the site is a credit to Stoford and Winvic. The sheer scale of the development is impressive in every way. I am looking forward to the day when we can move our UK parts distribution centre into the building.” Dan Gallagher, Joint Managing Director of Stoford said: “This is a modern, purpose-built distribution building that will create new jobs and deliver significant economic benefits. Sustainability has been a key factor throughout the design process, with consideration given to minimising embodied carbon and reducing the building’s energy consumption. The development forms part of the expansion of Ellesmere Port and will ensure the longevity of Hooton Park as a significant employment site.” Robert Wallace, Chief Executive Officer of the REIT Manager, said: “The forward funding acquisition presents an excellent opportunity to add a state-of-the-art logistics facility to FLCT’s growing UK logistics and industrial portfolio. With a committed 15-year lease term to Peugeot, a subsidiary of the global automaker Stellantis Group, the property will serve as its national distribution centre upon completion. The property will be developed to high building and sustainability specifications and will meet BREEAM5 ‘Outstanding’ and EPC6 A rating. “The property will mark FLCT’s fourth logistics and industrial investment in the UK and is strategically sited in a well-established logistics and industrial precinct in UK’s North West, which will enable us to deepen FLCT’s presence in the attractive UK logistics real estate space, while supporting our objectives of delivering sustainable long-term value to our unitholders.” Winvic’s Head of Industrial, Distribution and Logistics, Danny Nelson, added: “We’re thrilled to be working with Stoford once again and to add another low carbon industrial facility to our roster of live projects. Glencar awarded second project in succession from Trammell Crow Company (TCC) at prime logistics site in Sheffield

New speculative logistics/industrial development will see the construction of a 367,152 sq ft Grade A logistics facility at TCC’s Shepcote Lane Site in Sheffield. Glencar, a leading UK construction company that was recently ranked amongst Europe’s fastest growing businesses, has announced that it has been awarded its second project in succession by leading global developer and investor in commercial real estate Trammell Crow Company (TCC) to build a 367,152 sq ft logistics development at its 20-acre Shepcote Lane Site in Sheffield. The Grade A logistics facility will be constructed by Glencar consisting of a structural steel multi-span portal frame with a clear height to the underside of the haunch of 18m.  The project also includes site access improvements, estate roads, an 83m deep service yard with HGV & trailer parking, car parks, motorcycle and cycle parking, landscaping, security fencing, a gatehouse and automatic access barriers. The site is located only half a mile on a direct route from Junction 34 of the M1 motorway. It previously housed a 455,750 sq ft facility, let to fencing manufacturer Betafence. Located in an established industrial area with an existing logistics allocation, tenants such as Clipper Logistics; Pretty Little Thing; ITM and Great Bear have recently taken space nearby. In keeping with its global standards, TCC is targeting BREEAM Excellent and EPC A certifications, while also installing electric vehicle charging points for passenger cars and HGV vehicles aimed at reducing emissions and improving local air quality. Additionally, occupiers will benefit from photovoltaic roof panelling to offset the base electrical consumption, which is expandable to cover the entire building.. The start of construction was celebrated by a ground breaking hosted onsite is due to start onsite and completion is due in summer 2023. KAM are acting as employers agent, CBRE planning consultants on the project and Chetwoods were appointed as the architect and WSP as civil and structural engineers. The unit is expected to create 450 new jobs. Additional employment opportunities are envisaged during the development and construction of the new scheme. Potter Space, which owns and operates five business parks across the UK, is on course to achieve its strategic five-year vision of investing £18m to double the size of its Droitwich site, as construction begins at pace on the first phase of the development.  The company had been granted planning permission earlier in the year to speculatively build an additional 105,000 sq. ft. of industrial units at Droitwich, to add to the existing 286,000 sq. ft. occupying the 38 acres. With £10m investment committed to this initial phase, construction of the first two units, measuring 28,360 sq. ft. and 21,895 sq. ft., has begun in earnest with completion expected by Spring 2023. Although not a prerequisite of the original planning consent, all the new units will be targeting BREEAM ‘Very Good’ accreditation in order to provide top quality sustainable buildings for its customers and to further enhance the desirability of the site. Sustainable hybrid construction that combines wood elements with concrete

A German element manufacturer Brüninghoff favoured prefabricated wooden wall elements made of Kerto® LVL for its new concrete element plant. Due to the high level of prefabrication, assembly times were optimised. At the same time the material is impressively sustainable and material-efficient, fitting in with the overall concept of the new plant. The modern concrete element plant in Heiden Germany has an area of around 17,000 square metres. Metsä Wood’s Kerto LVL L-panels and Kerto LVL T-studs have been used for the prefabricated non-load-bearing wall elements. The high-quality wall elements completely cover the height of the hall giving it an attractive appearance while meeting strict standards of sustainability. “The Brüninghoff Group makes prefabricated wooden elements with a particular focus on products with a very high proportion of wood products – such as laminated veneer lumber. To this end, we carefully select partners that fit our sustainability strategy and who are reliable. In this context, we chose wall elements made of Kerto LVL from Metsä Wood for our new concrete element plant,” explains André Leipold, Technical Director of Brüninghoff Holz GmbH & Co.KG. A hybrid structure combines wooden elements with concrete Sustainability was considered as early as the planning and construction phase of the new plant. That is why a hybrid construction structure with prefabricated external non-load bearing wall elements made of Kerto LVL was chosen for the building. Metsä Wood’s laminated veneer lumber is perfect for element manufacturing. It is also extremely material-efficient; it is needed less in volume compared to other wood materials and its strength-to-weight ratio is excellent. “According to calculations using Carbon Storage Calculator, just the Kerto LVL used in the factory building stores carbon a total of 165.8 tonnes of CO2eq. This means that in comparison to other construction materials, wood is very sustainable,” explains Leipold. The building has a total of 239 wall elements with an overall area of around 5,000 square meters. The elements were produced at the Brüninghoff element factory and are attached to a load-bearing concrete frame consisting of a hybrid structure. Sustainability in focusThe new concrete element factory does not just steer production towards sustainability, but also develops a consistently sustainable construction concept. “Through this construction, we are forcing structural change towards construction that supports circular economy. Change is needed as the construction sector is responsible for consuming huge quantities of resources. It is a question of optimising construction methods, developing low-emission concepts and increasingly backing recycling solutions,” explains Frank Steffens, Managing Director of Brüninghoff.

The transformation of a brownfield site in Altrincham is being supported with a £23.25 million loan from Trafford Council. Network Space Developments is set to regenerate the former Cartwright headquarters on Atlantic Street into a mixture of high-quality refurbished space, alongside new builds, creating a modern, multi-let industrial site designed to attract a variety of businesses. Known as Broadheath Networkcentre, some 205,000 sq ft of accommodation will be delivered across 25 units, with workspace available from 2,100 sq ft to 39,500 sq ft. The development has the capacity to create upwards of 400 new jobs and provide much needed speculative workspace in the region. Regional sub-contractors will be encouraged to become involved in the scheme, as well as local training and employment opportunities being provided during construction. Once complete, the scheme will have an estimated GDV of £45 million. A highly sustainable development, the scheme will target BREEAM Very Good and EPC A ratings. Existing steel and concrete structures on site will be reused and recycled, resulting in a significant reduction in embodied carbon within the development. Individual units are designed to accommodate photovoltaic panels to support renewable energy provision and electric vehicle charging will be provided across the entire scheme. As well as supporting Network Space Developments to bring forward the scheme, the loan from Trafford’s Investment Programme includes a number of conditions to promote environmental efficiency, on-site renewable power, electrical vehicle charging points, space for SME businesses and the use of local sub-contractors and apprentices. Cllr Liz Patel, Trafford Council’s Executive Member for Economy and Regeneration, said: “The loan fits well with Trafford’s investment strategy and wider council goals, encouraging the creation of high quality employment space in-borough while requiring high environmental standards and social impacts, as well as providing income that can be reinvested in front line services. “The proposed quality of this scheme and the demand for this type of space from a range of businesses that want to move into or stay in Altrincham gives confidence that it will perform exceptionally well.  We are pleased that the developer is re-using a number of existing buildings on site to create modern smaller units that will suit SME occupiers.” Dan Adamson, group finance director for Network Space, said: “We recognised the importance of this site to the local area when we acquired it just over a year ago. Since then, we have worked collaboratively with Trafford Council. This will be a best-in-class scheme and, together, we will maximise the positive impact of the project, delivering high quality employment space, jobs opportunities, inward investment and economic growth. “Planning consent is now in place to repurpose the existing buildings, alongside the delivery of new, energy efficient units. We have already received strong enquiries from a wide range of occupiers ranging from local businesses, trade occupiers to last mile urban logistics firms. “With a prospective occupier already in legals for the largest unit, the strength of the local market is very evident.” Network Space commenced the demolition in early May and is aiming for practical completion in spring 2023.
