Skyliner, one of Warsaw’s newest skyscrapers, uses HID mobile access to increase convenience, boost efficiency and maximize security

HID, worldwide leader in trusted identity solutions, announces today the successful implementation of its mobile access solution, HID Mobile Access,  and mobile-enabled Bluetooth® readers at the new Skyliner skyscraper in Warsaw, Poland.   Located in the vibrant Wola business district, Skyliner is one of the tallest buildings in the capital at 195 metres high. It is the first skyscraper commissioned by the developer, Karimpol Group, a developer of office and business parks in Europe. With 42 stories, it offers 49,000 m2 of leasable space with the lower levels dedicated to retail. In terms of physical access control, the strategy has been to segment the building and create various zones based on usage: office space for tenants, free access areas for the public, along with underground parking. To meet security protocols, people are prevented from going directly from the garage to the office floors and are routed to the lobby area first. Szymon Zduńczyk, Karimpol Group’s technical department head, explains, “Another key goal was to introduce touchless entry as people pass the turnstiles in reception, with a lift automatically called to take them to the correct level. We wanted to keep everything as simple as possible for people who work and visit the building.” To achieve this and add value to tenants, Karimpol Group has installed a feature-rich workplace platform developed by Hellopark—the SkylinerAPP. The SkylinerAPP provides a range of functionality for each tenant and their staff: the ability to reserve car parking places, book desks and conference rooms, as well as receive information and news about the building or events going on within it. It is also a tool to log any maintenance requirements: the building’s facility managers are informed about them via the system so they can be dealt with promptly.   A HID Mobile Access solution has been integrated with the SkylinerAPP to allow physical access to the building, with both Apple iOS and Android-based smartphones supported. Leveraging Seos® as its underlying credential technology, the HID solution was sourced and installed by GMP Power, who also managed the programming of 300 door readers so they integrate with the mobile access solution. Simplified setup and integration To date, 1,600 users are registered in the SkylinerAPP. The process of adding and authorizing staff to use it is straightforward. On the backend, an office administrator first registers them in the building’s security management system. Each employee then downloads the SkylinerAPP by visiting Google Play or the Apple App Store. Maciej Kizlich, Hellopark’s chief executive officer, explains further, “To make this work at the door level, we’ve integrated HID’s SDK into our mobile app, along with HID’s Origo portal which links to our admin panel. Origo allows us to manage the credentials based on available licences and assign batches of virtual cards to specific tenants. It also integrates with the security management system, so that as long as the user is registered in it, all they need to do once they’ve downloaded the SkylinerAPP, is confirm their identity by clicking on a registration email and they get access.” The system has also been designed so that tenants can manage the virtual credentials themselves from within the SkylinerAPP.   At the outset of the project, Karimpol Group specified an access control solution which offered the option to use physical cards as well as an app-based mobile approach. “We expected to run a dual system. As it turns out, 95% of tenants have only ever used the mobile one, with physical cards just given to visitors. That’s due to the success of the SkylinerAPP,” Zduńczyk continues. Integrated mobile access control drives workplace app usage Having mobile-based access control tightly integrated with the SkylinerAPP has added considerable value and driven its usage. Traffic is high and tens of thousands of requests are made within the app. “The amount of interaction people have had with it shows we’ve done a great job. It’s not just another building management app that no one uses. It really helps people get the most out of the building and be more productive in their day-to-day work,” Kizlich adds. Tenants in the building are very positive about it, too. Bolt—the European mobility super app offering ride hailing, shared cars, e-bikes and scooters along with a food and grocery delivery—is one such organization. Karolina Cieślak, Bolt’s regional office manager, explains, “In our previous building, we just used plastic cards. But staff were always losing or forgetting them which wasted my time. Our reception would have to call me to confirm that an individual was really an employee and I’d then have to reissue a card. The attraction of the SkylinerAPP in conjunction with HID’s mobile access solution is one of convenience as frankly no one leaves their home without their phone, I can activate and deactivate virtual credentials easily and, as physical plastic cards aren’t used anymore, it helps us be more green.” Looking to the future, Karimpol Group is preparing to start work on the second phase of the Skyliner masterplan. “We’re collecting feedback from tenants and going through a lessons-learned process, but the expectation is that we’ll implement a HID and Hellopark solution in the next project based on our experiences,” Zduńczyk concludes. The plans, developed by Bruntwood and Trafford Council, include huge investment to create a new King Street Square that will provide outdoor seating areas, market stalls and spaces to host events, along with transforming the existing multi-storey car park to make it more secure. Moreover, a home for retailers, eateries and bar areas to boost the local evening economy will be built, spilling out into a new south-facing community space, which will feature a covered shopping area aimed at local independent businesses. “This first phase of development is another milestone in the redevelopment of Stretford for the local community. It’s brilliant to work closely with Bruntwood towards a shared goal, and equally so to have the community involved in the decision-making process,” said Trafford Council Leader Councillor Andrew Western. “The extensive development of King Street and the wider Stretford area will significantly increase connectivity by introducing green and open spaces where people can come together and interact. With King Street playing a large role in the plans, the wider masterplan will enhance the quality of life for Stretford residents while injecting a surge of businesses into the community to boost the local ecosystem.” The Stretford town centre development will also see a quiet service street adjacent to the mall repurposed to create the new ‘Little King Street’. This new street will create a safe and welcoming place for activities to spill into and become a destination for a variety of food and beverage offerings. Preparatory works for the transformation of King Street have begun, with development works set to start in early 2023, with completion set for Summer 2024. Meanwhile, plans for up to 800 new homes, substantial new green public open space, and a new canal-side neighbourhood are due to be submitted later this year. Doing The Groundwork For A Self-Build

Whether you’re aiming to complete a self-build or you simply want to understand what happens at the beginning of a construction project, it’s always essential to start at the foundational level. Here are the steps that lay the foundations for a new property. With the tips below, you can get a good idea of what, precisely, has to be done before the real construction can begin. In most cases, these steps are going to be necessary before any other work is done. Do you need to demolish any buildings in the way? If you’re beginning construction on a bare patch of land, then you’re not going to need to think about demolition too much. However, if you do need to demolish any structures in the way, then you should do it with the help of demolition experts. Not only do you want to make sure that you’re able to complete demolitions as safely and efficiently as possible, but you also want to make sure that any demolitions that have to be carried out do not affect the stability and usability of the land beneath the buildings too much, given that you have to build on it again. An investigation of the area In some cases, you may need to work with a team to demolish any structures that are currently standing on the ground where you are aiming to work. Otherwise, regardless of whether there has been a structure there or not, you’re going to need to invest in the ground investigation. This can help you get an idea of where the ground itself has any issues that need to be addressed, such as stability levels, contamination of the ground from industrial or agricultural use, as well as the presence of any obstructions there might be in the ground, such as buried well infrastructure. You may also need to invest in some site clearance to make sure that the obstructions are moved out of the way. Putting down the foundations Once you know that the ground is clear, you need to go through the process of laying the foundations of the property. The extent of your foundations will depend primarily on the scale and weight of the building. A base for a garden shed or outhouse is not going to be anywhere near as extensive as the foundation for a house, for instance. There are two types of foundations, shallow and deep. For smaller buildings, including most homes, shallow foundations tend to be enough. However, you still need to make sure that the foundations you choose are effective at spreading out the weight of the new building while providing a stable and solid root for the building. Mind the groundwork Depending on the extent of the groundwork that you need to do in order to complete a project, this part may well come before the foundation is laid. For instance, groundwork includes any of the landscaping that has to be done to prepare a level and reliable worksite. It can also include any of the basement buildings and excavation that has to be done, not to mention identifying the sewage options for the building and drainage, so working with a team like drainage supplies from Kpipe is essential for ensuring that you’re able to connect the home’s drainage to whatever sewer lines are available. It’s best to leave the work of figuring out the drainage and utilities to contractors with skills and knowledge specific to those areas. Make sure that you’re ready to deal with any waste From all of the waste generated from clearing and excavating the land to the resources that are left over after you have completed the groundwork and the foundations, you need to be prepared for the sheer amount of waste that site demolition and clearance may require. There are a lot of cases where waste can be re-used down the line, whether on the same project or on a future project. However, if that’s not the case, then you may need to look at the possibility of working with teams like construction waste removal services from SafeGroup to make sure that you’re taking care of your waste responsibly and in keeping with any regulations. Every successful construction project demands effective planning and forward thinking. The detailed planning application has been informed by two successful public consultation events and numerous online consultation responses, and represents the first phase of a wider masterplan for the surrounding area. “The feedback from the public – both those who live or work in Digbeth and the thousands of people we reached via social media who are just interested in the scheme – has been overwhelmingly positive. Birmingham’s residents, visitors, and commuters are genuinely excited at the prospect of the BBC making its home at such a recognisable and prominent building,” said Gerard Ludlow, Director at Stoford. “Typhoo Wharf is a significant opportunity, which will not only catalyse reinvigoration of the wider area, but will also help to kick start further private and public-sector investment into Digbeth’s built environment and transport connections. Platform Housing Group have begun work at the site at Milestone Road which has been provided by West Oxfordshire District Council and will be developed by United Living. It represents the group’s largest site in the area to date and the continuation of their strong start of their strategic partnership with Homes England. Over the next four years, the new homes will be made available through Platform’s different affordable options. 105 of the homes will be available to rent, 12 as rent to buy and 83 through the increasingly popular shared ownership scheme. This allows people to purchase a share of their home and then pay a rent on the rest with the option to increase that share up to 100%. Amongst those visiting the site was MP for Witney and West Oxford Robert Courts who said, “It was a pleasure to visit the site in Carterton which will provide much needed affordable homes for local people. 1,000 jobs to be created as DP World’s £350M new fourth berth at London gateway starts on site

DP WORLD recently announces that work has started on site to build a new fourth berth at its London Gateway smart logistics hub. The resilience of the UK supply chain will be strengthened by the £350m project, which builds on DP World’s £2bn investment in Britain over the last decade. On completion in 2024 it will lift London Gateway’s capacity by a third, giving it more room to handle the world’s largest vessels than any other port in the country. Ernst Schulze, UK Chief Executive of DP World, said: “I am delighted that we have taken the next step in delivery of the new fourth berth and made clear our commitment to investing in and regenerating the areas where we operate. Over the next 10 years we have earmarked a further £1bn of investment in this country.” “The construction of the new fourth berth is creating 1,000 jobs and London Gateway’s rapidly growing logistics park will employ 12,000 people when it is completed in five years’ time. Representatives from Stonewater, including Chairman Sheila Collins, CEO Nicholas Harris, as well as members of the development team that have been involved in the project, welcomed the Mayor of Newhaven, Councillor Paul Boswell to the site opening, which took place recently. The scheme, called Safford Park, incorporates 145 new homes being built on the former Parker Pen factory site and close to the River Ouse, which will provide a range of affordable housing options for residents. Developed by Hill Partnerships, an award-winning house builder that operates across London and the Southeast, the Safford Park scheme is the first collaboration between Stonewater and the construction firm. Each of the homes have been built to EPC B energy rating standards and offer electric vehicle charging points. The development will also incorporate a community garden and allotment space to encourage environmentally friendly living. Stonewater, which is renowned for its inclusion of public art at its developments has paid homage to the history of the site with the artistic display for Safford Park. The entranceway to the development will be home to two oversized fountain pen nibs, while further nods to the Parker Pen history will be seen in pen lid shaped bollards and nib shaped railings that will be installed across the site. The Hill Group also employed a number of local students at the site and plumbing apprentice, Kai Sol was presented with a new tool bag as a sign of appreciation for his involvement in the project at the opening event.

Glencar awarded second project in succession from Trammell Crow Company (TCC) at prime logistics site in Sheffield

New speculative logistics/industrial development will see the construction of a 367,152 sq ft Grade A logistics facility at TCC’s Shepcote Lane Site in Sheffield. Glencar, a leading UK construction company that was recently ranked amongst Europe’s fastest growing businesses, has announced that it has been awarded its second project in succession by leading global developer and investor in commercial real estate Trammell Crow Company (TCC) to build a 367,152 sq ft logistics development at its 20-acre Shepcote Lane Site in Sheffield. The Grade A logistics facility will be constructed by Glencar consisting of a structural steel multi-span portal frame with a clear height to the underside of the haunch of 18m.  The project also includes site access improvements, estate roads, an 83m deep service yard with HGV & trailer parking, car parks, motorcycle and cycle parking, landscaping, security fencing, a gatehouse and automatic access barriers. The site is located only half a mile on a direct route from Junction 34 of the M1 motorway. It previously housed a 455,750 sq ft facility, let to fencing manufacturer Betafence. Located in an established industrial area with an existing logistics allocation, tenants such as Clipper Logistics; Pretty Little Thing; ITM and Great Bear have recently taken space nearby. In keeping with its global standards, TCC is targeting BREEAM Excellent and EPC A certifications, while also installing electric vehicle charging points for passenger cars and HGV vehicles aimed at reducing emissions and improving local air quality. Additionally, occupiers will benefit from photovoltaic roof panelling to offset the base electrical consumption, which is expandable to cover the entire building.. The start of construction was celebrated by a ground breaking hosted onsite is due to start onsite and completion is due in summer 2023. KAM are acting as employers agent, CBRE planning consultants on the project and Chetwoods were appointed as the architect and WSP as civil and structural engineers. The unit is expected to create 450 new jobs. Additional employment opportunities are envisaged during the development and construction of the new scheme.
