Groundworks commence on Salboy’s £195 million scheme to regenerate Manchester’s former Boddingtons Brewery site

Salboy Group, the nationwide property development and funding company, has announced that work has commenced on the former site of the Boddingtons Brewery, a renowned 52,700 sq ft site on the northern edge of central Manchester whose regeneration has been long-awaited.  DOMIS, Salboy’s dedicated construction partner, has mobilised on site with groundworks under way. Construction is scheduled for completion in Q2 2026. The original 2018 planning application was made by Assael Architecture; the scheme was later revised and modernised by Architect Studio Power. After the Boddingtons Brewery ceased operations in 2005, proposed schemes for the site became known as Old Brewery Gardens. Salboy has renamed the scheme Waterhouse Gardens, paying homage to Alfred Waterhouse (1830-1905), one of the most successful Victorian architects whose work included Manchester Town Hall and Manchester’s Strangeways Gaol, many ‘red-brick’ universities, as well as the Natural History Museum in London.  The Waterhouse Gardens scheme will incorporate red brick in its designs, reflecting Waterhouse’s generous use of terracotta and enthusiasm for the Victorian Gothic revival style. The scheme celebrates its local environment too. Each of Waterhouse Garden’s five principal buildings will be named after local waterways, and their interior design and landscaping will be inspired by the location’s past as a brewery.  Simon Ismail, Co-Founder & Managing Director of Salboy, comments: “Right on target, work has commenced on our hugely exciting new scheme on one of Manchester’s largest and last-remaining regeneration sites. As is always the way with Salboy schemes, we only start the sales process once we are live on site. With boots now on the ground, from September buyers will be able to purchase with confidence in this scheme, which is fully funded and their deposits are protected. ” Salboy acquired the site in December 2022 with the intention to develop a mixed-used scheme (£195m GDV) across five buildings, including a 20-storey tower, and a landscaped public realm.  Located adjacent to Manchester College’s new city campus and only a short walk from the city’s Northern Quarter, Waterhouse Gardens will provide 556 new city centre homes likely to appeal to students and young people. The scheme will include 31,000 sq ft of commercial and retail space, as well as exclusive access for residents to their own onsite ‘Clubhouse’ that offers them swimming pools, squash and basketball courts, lounges and games rooms, private dining, cinema room, meeting rooms and work spaces and a private landscaped garden.Ismail concludes: “Waterhouse Gardens will be a residential-led mixed use regeneration project that pays close attention to creating an appealing landscaped environment where young people buy and rent their homes, as well as study, begin or progress their careers and socialise, all within easy reach of Manchester’s vibrant city centre. We’ve specifically and painstakingly designed a new local neighbourhood that’ll suit anyone – renters and owners alike – who’s seeking a vibrant, convenient, city central lifestyle where what they need and want is available on site at a consistently high quality and easy access.”  Sales for the fully funded scheme will commence in September. SALBOY completes One Cluny Mews, its £40m flagship central London development

Salboy, the nationwide property development and funding company, has formally completed development of its flagship London scheme, One Cluny Mews.  With a £40 million GDV, One Cluny Mews is Salboy’s first residential development in London. The development is located in the popular and affluent area of Earl’s Court, a part of Kensington in west London that has experienced significant investment and regeneration in recent years, yet offers limited new build opportunities. The development comprises 35 high quality 1, 2 & 3 bedroom apartments, including 8 duplex penthouses. After receiving high demand from buyers for pre-sales reservations, Salboy has celebrated the completion of the development with the majority of the individual properties sold and reserved and only a limited number of resident and commercial units remaining.  By July 2022 with still 12 months’ development time to go, 50% of units had been reserved by individual buyers, demonstrating the persistent high demand for quality, prime homes in central London. Salboy, the nationwide property development and funding company, has agreed an initial one-year sponsorship agreement with Salford City Football Club, a League Two football club close to the developer’s heart.  Under the terms of the deal, Salboy will be Salford City’s front of home shirt sponsor for the 2023-24 season. Salboy’s logo will be seen on the front of the men’s team home shirts and the front of replica home shirts that will be available to supporters.  Salford City FC is a professional football team competing in League Two. 17-storey glass structure in Central Manchester welcomes global pharmaceutical company as first tenant Salboy Group, the nationwide property development and funding company, has agreed terms with its first commercial tenant at Glassworks, the Group’s first exclusively commercial development located in central Manchester.  The tenant, a privately owned, international healthcare company, signed up to a 10-year lease and will occupy 2,000 sq ft on the 14th floor of the Glassworks tower. Founded over forty years ago, the company operates globally and was searching for new premises for its UK Head Office.  Simon Ismail, Managing Director of Salboy, comments: “We are delighted to welcome our first tenant to Glassworks, the destination for its new Manchester base. Our tenant has been based in Manchester for a number of years. Glassworks is a 17-storey tower constructed in the heart of central Manchester. It was designed by Jon Matthews Architects. The scheme is located on Back Turner Street which connects Manchester’s busy Central Retail District to the vibrant Northern Quarter. Salboy acquires Boddingtons Brewery site to bring 560 new homes to Manchester city centre

Salboy, the nationwide property development and funding company, has acquired the former site of the Boddingtons Brewery, a renowned 52,700 sq ft site on the northern edge of central Manchester.  With a £195 million GDV, the mixed-use scheme will split across five buildings, including a 26-storey tower, all of which will comprise 556 new homes for sale and rent, 31,000 sq ft of commercial and retail space, and residents’ amenities that include rooftop terraces and landscaped gardens.  The scheme, which will be named in due course, forms a major part of Manchester City council’s long-planned, residential-led regeneration of the site that was home to the Boddingtons Brewery until 2005. The Council first published its strategic regeneration framework of this site in 2015.  Located adjacent to the site of Manchester College’s new £100 million city centre campus, and in short walking distance of the city’s vibrant Northern Quarter, the scheme is expected to attract students and young people among whom demand for good quality accommodation in central Manchester has never been higher. A recent report by JLL* confirmed Manchester’s status as the fastest growing city among the UK’s ‘Big Six’ cities outside London, recording 34% growth in the last ten years and the largest employment and population growth in that time too. Salboy and DOMIS combine two sites to deliver their eighth residential scheme together 

Eighth project completed and delivered by Salboy in partnership with DOMIS, its dedicated construction partner. Fifty5ive Queen Street completed ahead of the completion date and under budget. Unique scheme, designed in collaboration with Jon Matthews Architects, to combine two industrial sites and deliver a scheme with a GDV of £52 million Salboy, the national developer, has announced the completion of Fifty5ive Queen Street, a 220-unit residential scheme in the popular Greengate neighbourhood of Salford, Greater Manchester with a GDV of £52 million. Fifty5ive is now the eighth development to have been completed by Salboy in partnership with DOMIS, its dedicated construction partner. Fifty5ive is a scheme developed across two adjoining sites that in isolation were not considered viable for redevelopment: the old Copperworks on King Street and a second site on Queen Street, both of which were surrounded by historic and often listed buildings. Working with Jon Matthews Architect, Salboy and DOMIS were able to bring forward an ambitious scheme that combined the two sites to allow for a more efficient floorplate, larger amenity space and more natural light. The residential development comprises 220 stylish 1 & 2 bed apartments and 3-bed duplexes. The complex includes a cinema, a fully furnished gym, yoga studio, co-working spaces and a break-out lounge and is specially targeted at young professionals building their lives and careers in the twin cities of Manchester and Salford. The Fifty5ive development is located in the Greengate area of Salford, only 10 minutes’ walk from Manchester’s bustling shopping district and popular Northern Quarter. The scheme also stands next to the historic Black Friars pub which was restored and reopened last year, as well as Local Blackfriars, also designed by Jon Matthews Architect, a luxury city-living development of 380 apartments, townhouses and penthouses completed by Salboy in 2019 at a GDV of £85 million. Greengate has experienced major regeneration in recent years and has become hugely popular among buyers. Committed to creating a vibrant and welcoming community, Salboy has marketed this development to a blend of owner-occupiers and investors letting their properties to long-term renters. At the point of practical completion, 98% of the scheme’s homes had been reserved by buyers.  Fifty5ive is the eighth scheme completed and delivered by Salboy in partnership with DOMIS. Seven of the partners’ joint schemes have been located in Manchester, Salford and Cheshire. The partners are currently on site on further six developments spanning Manchester, Salford, Cornwall and Central London. Relentless and Salboy agree Joint Venture to deliver 40 storey tower at St. Michael’s – Manchester’s New 5* Destination

Relentless today announces a Joint Venture (JV) with renowned national property developer Salboy, enabling the final phase of the iconic St Michael’s scheme to be delivered in Manchester city centre. The 40 storey tower, designed by Hodder + Partners, will comprise a five star, world class 191-bed hotel, 181 serviced residences and a multitude of design-led amenity and leisure spaces for residents and guests. With the ambition of setting new standards in design, quality, service and experience, St Michael’s has become one of Manchester’s most anticipated projects. Phase 2 will front onto the new public square, which will become a hub for food, drink, music and entertainment. Incorporating the best in local, national and international cuisines along with a fully refurbished Sir Ralph Abercromby public house, the square at St Michael’s will be the heart of this new City Centre destination. The transformational project will see the reanimation and revitalisation of the underused streets surrounding the scheme and, by completion, is expected to have brought significant investment to the City and created an additional 1,800 jobs. Salboy’s £300m Viadux scheme in central Manchester targets industry-leading green credentials 

Salboy, the nationwide property development and funding company, has introduced a planning amendment for the commercial phase of its £300m Viadux mixed use scheme currently under construction in central Manchester.  Together with architectural practice Simpson Haugh, Salboy has submitted amended plans to significantly increase the environmental credentials of the commercial phase (known as ‘phase two’) of the Viadux development.  The new proposals will enable Salboy to put in place during the construction process the foundations needed to enable future commercial tenants to operate their businesses in a carbon neutral way. Salboy is targeting industry-leading environmental accreditations (including WELL Core certification and Gres B) in the way it develops the Viadux commercial scheme, future-proofing the development for the modern, ecologically sensitive world.  The new plans for the 14-storey office building involve vastly increasing green spaces with 900 sq ft year-round winter gardens on every floor, rooftop gardens and an expanded main lobby entrance. New Urban Oasis for Manchester

Developer Salboy and its contracting arm Domis, have started construction of a new 500 home urban village on the edge of Manchester. The £120million development is on a swoop of land bounded by the River Irwell that was once the site of Manchester Racecourse and more latterly the University of Salford student village. It is a legacy development for Salboy co-founder Fred Done, who worked at the Racecourse in its heyday and who went on to found BetFred, the most successful independent bookmakers in the UK. Designed by Calderpeel Architects the contemporary housing will be arranged in neighbourly courtyards with a central village green providing more than three acres of landscaped open space for residents including toddler and junior play areas. The emphasis will be on walking and cycling rather than cars with Manchester city centre a 15-minute bike ride away and easily accessed by public transport. The first phase of development will bring 157 family homes, offering 2, 3 and 4 bedrooms with prices starting from £199,500. The Government’s Help to Buy scheme is available to help people make the step into home ownership and the first homes are scheduled to be complete by next spring.
