Groundworks commence on Salboy’s £195 million scheme to regenerate Manchester’s former Boddingtons Brewery site

Groundworks commence on Salboy’s £195 million scheme to regenerate Manchester’s former Boddingtons Brewery site

Salboy Group, the nationwide property development and funding company, has announced that work has commenced on the former site of the Boddingtons Brewery, a renowned 52,700 sq ft site on the northern edge of central Manchester whose regeneration has been long-awaited.  DOMIS, Salboy’s dedicated construction partner, has mobilised on site with groundworks under way. Construction is scheduled for completion in Q2 2026. The original 2018 planning application was made by Assael Architecture; the scheme was later revised and modernised by Architect Studio Power. After the Boddingtons Brewery ceased operations in 2005, proposed schemes for the site became known as Old Brewery Gardens. Salboy has renamed the scheme Waterhouse Gardens, paying homage to Alfred Waterhouse (1830-1905), one of the most successful Victorian architects whose work included Manchester Town Hall and Manchester’s Strangeways Gaol, many ‘red-brick’ universities, as well as the Natural History Museum in London.  The Waterhouse Gardens scheme will incorporate red brick in its designs, reflecting Waterhouse’s generous use of terracotta and enthusiasm for the Victorian Gothic revival style. The scheme celebrates its local environment too. Each of Waterhouse Garden’s five principal buildings will be named after local waterways, and their interior design and landscaping will be inspired by the location’s past as a brewery.  Simon Ismail, Co-Founder & Managing Director of Salboy, comments: “Right on target, work has commenced on our hugely exciting new scheme on one of Manchester’s largest and last-remaining regeneration sites. As is always the way with Salboy schemes, we only start the sales process once we are live on site. With boots now on the ground, from September buyers will be able to purchase with confidence in this scheme, which is fully funded and their deposits are protected. ” Salboy acquired the site in December 2022 with the intention to develop a mixed-used scheme (£195m GDV) across five buildings, including a 20-storey tower, and a landscaped public realm.  Located adjacent to Manchester College’s new city campus and only a short walk from the city’s Northern Quarter, Waterhouse Gardens will provide 556 new city centre homes likely to appeal to students and young people. The scheme will include 31,000 sq ft of commercial and retail space, as well as exclusive access for residents to their own onsite ‘Clubhouse’ that offers them swimming pools, squash and basketball courts, lounges and games rooms, private dining, cinema room, meeting rooms and work spaces and a private landscaped garden.Ismail concludes: “Waterhouse Gardens will be a residential-led mixed use regeneration project that pays close attention to creating an appealing landscaped environment where young people buy and rent their homes, as well as study, begin or progress their careers and socialise, all within easy reach of Manchester’s vibrant city centre. We’ve specifically and painstakingly designed a new local neighbourhood that’ll suit anyone – renters and owners alike – who’s seeking a vibrant, convenient, city central lifestyle where what they need and want is available on site at a consistently high quality and easy access.”  Sales for the fully funded scheme will commence in September. Graham + Sibbald is advising Salboy on the commercial space within Waterhouse Gardens. Director Conor Mulloy comments: “We are delighted to be involved in such an exciting project upon one of Manchester’s most landmark locations, and it’s great to see the works now starting on site. The design of the development together with the attention to detail on items such as the landscaping will ensure this brand new neighbourhood will be hugely attractive to both residents and commercial operators alike. “With over 31,000 sqft of quality commercial space being created with an abundance of well designed and landscaped external seating areas, particularly along Central Avenue, Waterhouse Gardens will be an exciting opportunity for bars and restaurants seeking space within the city. These new operators will not only benefit from the rapidly growing residential population but also the immediately adjacent AO Arena. In turn they will bring vibrancy and activity to the area which will enhance the neighbourhood and local environment even further.” Building, Design & Construction Magazine | The Choice of Industry Professionals

SALBOY completes One Cluny Mews, its £40m flagship central London development

SALBOY completes One Cluny Mews, its £40m flagship central London development

Salboy, the nationwide property development and funding company, has formally completed development of its flagship London scheme, One Cluny Mews.  With a £40 million GDV, One Cluny Mews is Salboy’s first residential development in London. The development is located in the popular and affluent area of Earl’s Court, a part of Kensington in west London that has experienced significant investment and regeneration in recent years, yet offers limited new build opportunities. The development comprises 35 high quality 1, 2 & 3 bedroom apartments, including 8 duplex penthouses. After receiving high demand from buyers for pre-sales reservations, Salboy has celebrated the completion of the development with the majority of the individual properties sold and reserved and only a limited number of resident and commercial units remaining.  By July 2022 with still 12 months’ development time to go, 50% of units had been reserved by individual buyers, demonstrating the persistent high demand for quality, prime homes in central London. Consequently, One Cluny Mews becomes the first of several London schemes Salboy has in development with a combined GDV of over £85 million.  Residents at One Cluny Mews will enjoy spacious, bright living with a private garden that provides sanctuary from the surrounding city. Along with the latest security systems and concierge services, the property has a private courtyard offering residents homes they can truly relax in. Residents may also choose to buy a small number of home offices that open out onto the courtyard.  Simon Ismail, Co-Founder & Managing Director of Salboy, comments: “Completing our scheme at One Cluny Mews puts Salboy firmly on the London map as a developer and funder of high quality housing in sought-after places. We’re delighted to deliver such a high quality scheme that’s attracted such a high level of buyer commitment, and look forward to welcoming the first residents as they begin to move in.”  One Cluny Mews was designed in collaboration with architects, Studio Power, and built by Salboy’s dedicated construction partner, DOMIS Construction.  Building, Design & Construction Magazine | The Choice of Industry Professionals

Salboy and Salford City Football Club sign premium sponsorship deal

Salboy and Salford City Football Club sign premium sponsorship deal

Salboy, the nationwide property development and funding company, has agreed an initial one-year sponsorship agreement with Salford City Football Club, a League Two football club close to the developer’s heart.  Under the terms of the deal, Salboy will be Salford City’s front of home shirt sponsor for the 2023-24 season. Salboy’s logo will be seen on the front of the men’s team home shirts and the front of replica home shirts that will be available to supporters.  Salford City FC is a professional football team competing in League Two. Steeped in more than 80 years of history, Salford City has enjoyed significant growth since 2014 when several members of Manchester United’s infamous ‘Class of ‘92’ announced a takeover of the club and subsequently took it professional in 2017.  Nicky Butt, Salford City CEO, commented:  “It’s brilliant that Salboy has agreed to become our front of home shirt sponsor for the season, and we’re delighted to partner up with another local business with deep Salford connections that has grown into a hugely successful international operation.  “Salboy has invested a lot of money into the local area, providing jobs and housing, and we’re hugely grateful to have their support for the new season.”  Simon Ismail, Managing Director at Salboy, added:  “We are proud to put the Salboy name on the front of the shirts worn by Salford City’s players and supporters next season. Salboy might be a business whose operations now span the entire country, but our hearts are still very much in Salford.  “Supporting Salford City isn’t just about a love of football, but about getting behind a team of people who, like us, have huge pride in their local area but whose ambitions extend far beyond. We’re backing Salford City now as they head confidently into the new season with a renewed commitment to earning Salford’s place on the national football stage.”  Despite earning in recent years an international reputation for developing and funding first class developments without compromise throughout the UK, Salboy’s roots remain firmly in the Salford area.  Salboy has developed a number of major residential schemes in Salford and its neighbouring twin city, Manchester. These include the re-development of the Castle Irwell site, a scheme that’s brought 370 new 2, 3 and 4-bedroom houses to a high density neighbourhood down the road from Salford City’s Peninsula Stadium.  Salboy’s co-founders Simon Ismail and Fred Done were born and grew up in Salford, where Fred’s business empire started, and he joins brother Peter Done’s Peninsula Group in sponsoring his hometown football club.  The new 2023-24 home shirt is manufactured by adidas.  Building, Design & Construction Magazine | The Choice of Industry Professionals

Salboy signs first tenant at flagship commercial scheme, Glassworks

17-storey glass structure in Central Manchester welcomes global pharmaceutical company as first tenant Salboy Group, the nationwide property development and funding company, has agreed terms with its first commercial tenant at Glassworks, the Group’s first exclusively commercial development located in central Manchester.  The tenant, a privately owned, international healthcare company, signed up to a 10-year lease and will occupy 2,000 sq ft on the 14th floor of the Glassworks tower. Founded over forty years ago, the company operates globally and was searching for new premises for its UK Head Office.  Simon Ismail, Managing Director of Salboy, comments: “We are delighted to welcome our first tenant to Glassworks, the destination for its new Manchester base. Our tenant has been based in Manchester for a number of years. The team came to us seeking modern, efficient and well-equipped new premises from which it will continue to benefit hugely not only from Manchester’s vibrant business sector but also the city’s impressive academic and scientific pedigree that’s nurtured by our leading universities.”  Salboy and its dedicated construction partner, Domis, achieved practical completion on Glassworks, their first major commercial scheme, in February 2023. Glassworks is a 17-storey tower constructed in the heart of central Manchester. It was designed by Jon Matthews Architects. The scheme is located on Back Turner Street which connects Manchester’s busy Central Retail District to the vibrant Northern Quarter. The new scheme takes its name not only from its primarily glass structure but from the former glass dealership that existed on the site in the early 1900s.  The scheme comprises 48,000 sqft of commercial space as well as high spec tenants’ amenities that include breakout spaces, bike storage, spacious showering facilities, an outdoor terrace for socialising and exclusive events, and a modern lobby with barista services. The scheme is also ideally situated within five minutes’ walk of major transport links, a high concentration of restaurants and bars, and the Northern Quarter’s fast expanding tech hub.  Ismail continues: “Glassworks’ eye-catching aesthetic in one of the most lively, dynamic parts of the city makes it an ideal destination for companies looking to build a base in the heart of the Northern business community. Whether they are startups looking to scale, or larger businesses that want to upgrade the space they occupy, Glassworks is designed to work hard for its tenants, creating flexibility and enjoyable, productive working environments. We’re excited to see the early uptake from tenants and look forward to seeing Glassworks achieve its full potential at full occupancy before long.” OBI represented the tenant and Knight Frank represented Salboy. Salboy acquires Boddingtons Brewery site to bring 560 new homes to Manchester city centre

Salboy acquires Boddingtons Brewery site to bring 560 new homes to Manchester city centre

Salboy, the nationwide property development and funding company, has acquired the former site of the Boddingtons Brewery, a renowned 52,700 sq ft site on the northern edge of central Manchester.  With a £195 million GDV, the mixed-use scheme will split across five buildings, including a 26-storey tower, all of which will comprise 556 new homes for sale and rent, 31,000 sq ft of commercial and retail space, and residents’ amenities that include rooftop terraces and landscaped gardens.  The scheme, which will be named in due course, forms a major part of Manchester City council’s long-planned, residential-led regeneration of the site that was home to the Boddingtons Brewery until 2005. The Council first published its strategic regeneration framework of this site in 2015.  Located adjacent to the site of Manchester College’s new £100 million city centre campus, and in short walking distance of the city’s vibrant Northern Quarter, the scheme is expected to attract students and young people among whom demand for good quality accommodation in central Manchester has never been higher. A recent report by JLL* confirmed Manchester’s status as the fastest growing city among the UK’s ‘Big Six’ cities outside London, recording 34% growth in the last ten years and the largest employment and population growth in that time too. Data from urbanbubble shows that available rental properties hit record lows in the third quarter of 2022 while achieved rents rose above asking rents for the first time.**  Simon Ismail, Co-Founder & Managing Director of Salboy, comments: “We are delighted to be the new owners of the Boddingtons site – an ideal location for urgently needed regeneration thanks to its close proximity to city centre leisure, business, higher education and transport links. The future of this site has been the subject of local speculation for too long and we are excited to mobilise construction as soon as early 2023 to bring more sought-after homes to people who want to work, live and study in Manchester.”  The scheme will be built by Salboy’s dedicated construction partner, DOMIS with construction with mobilisation due on site early 2023. To date Salboy has delivered over 2,750 new homes to Manchester and neighbouring Salford. The group has £1 billion across 11 schemes of property currently in development or planning in the North West, London and Cornwall, all of which are due to add more than 2,000 more homes to regions most impacted by the national housing shortage. Construction at Salboy’s mixed-use Viadux scheme continues and in June 2022, the Salboy team entered a joint venture agreement with Relentless, the property development company owned by Gary Neville, to deliver Manchester’s long-anticipated St Michael’s development, a scheme comprising a 5* hotel, 180 residences and leisure spaces.  Building, Design and Construction Magazine | The Choice of Industry Professionals

Salboy and DOMIS combine two sites to deliver their eighth residential scheme together

Eighth project completed and delivered by Salboy in partnership with DOMIS, its dedicated construction partner. Fifty5ive Queen Street completed ahead of the completion date and under budget. Unique scheme, designed in collaboration with Jon Matthews Architects, to combine two industrial sites and deliver a scheme with a GDV of £52 million Salboy, the national developer, has announced the completion of Fifty5ive Queen Street, a 220-unit residential scheme in the popular Greengate neighbourhood of Salford, Greater Manchester with a GDV of £52 million. Fifty5ive is now the eighth development to have been completed by Salboy in partnership with DOMIS, its dedicated construction partner. Fifty5ive is a scheme developed across two adjoining sites that in isolation were not considered viable for redevelopment: the old Copperworks on King Street and a second site on Queen Street, both of which were surrounded by historic and often listed buildings. Working with Jon Matthews Architect, Salboy and DOMIS were able to bring forward an ambitious scheme that combined the two sites to allow for a more efficient floorplate, larger amenity space and more natural light. The residential development comprises 220 stylish 1 & 2 bed apartments and 3-bed duplexes. The complex includes a cinema, a fully furnished gym, yoga studio, co-working spaces and a break-out lounge and is specially targeted at young professionals building their lives and careers in the twin cities of Manchester and Salford. The Fifty5ive development is located in the Greengate area of Salford, only 10 minutes’ walk from Manchester’s bustling shopping district and popular Northern Quarter. The scheme also stands next to the historic Black Friars pub which was restored and reopened last year, as well as Local Blackfriars, also designed by Jon Matthews Architect, a luxury city-living development of 380 apartments, townhouses and penthouses completed by Salboy in 2019 at a GDV of £85 million. Greengate has experienced major regeneration in recent years and has become hugely popular among buyers. Committed to creating a vibrant and welcoming community, Salboy has marketed this development to a blend of owner-occupiers and investors letting their properties to long-term renters. At the point of practical completion, 98% of the scheme’s homes had been reserved by buyers.  Fifty5ive is the eighth scheme completed and delivered by Salboy in partnership with DOMIS. Seven of the partners’ joint schemes have been located in Manchester, Salford and Cheshire. The partners are currently on site on further six developments spanning Manchester, Salford, Cornwall and Central London. Salboy projects completed and underway with DOMIS have an estimated combined GDV of £1 billion. Simon Ismail – Co-founder and MD Salboy: “Once again, the Salboy and DOMIS partnership has delivered: Fifty5ive was completed under budget and on time and is almost entirely sold out in advance. It’s hugely rewarding to deliver another scheme in this important part of Salford that’s home to a lot of the city’s history and rightly deserves to be regenerated and enjoyed by people who work and make their homes there for years to come.” Kingsley Thornton – Director of DOMIS Construction: “We’re proud of the collaborative work with our business partners at Salboy and Jon Matthews to find a solution that delivers a viable and exciting new development next to our flagship scheme Local Blackfriars. On top of that, we delivered ahead of schedule and under budget – something that was only made possible by the hard work of our teams and partners on-site.”

Salboy’s £300m Viadux scheme in central Manchester targets industry-leading green credentials

Salboy, the nationwide property development and funding company, has introduced a planning amendment for the commercial phase of its £300m Viadux mixed use scheme currently under construction in central Manchester.  Together with architectural practice Simpson Haugh, Salboy has submitted amended plans to significantly increase the environmental credentials of the commercial phase (known as ‘phase two’) of the Viadux development.  The new proposals will enable Salboy to put in place during the construction process the foundations needed to enable future commercial tenants to operate their businesses in a carbon neutral way. Salboy is targeting industry-leading environmental accreditations (including WELL Core certification and Gres B) in the way it develops the Viadux commercial scheme, future-proofing the development for the modern, ecologically sensitive world.  The new plans for the 14-storey office building involve vastly increasing green spaces with 900 sq ft year-round winter gardens on every floor, rooftop gardens and an expanded main lobby entrance. These plans will build on existing intentions for the building which will provide 251,000 sq ft of workspace, to have Grade A specification, large efficient floor plates and other best-in-class ESG credentials.  Simon Ismail, Co-Founder & Managing Director of Salboy, comments: “Occupier wellbeing and amenity are at the heart of Viadux, as well as our commitment to developing living and work spaces that help deliver a more sustainable future. Adding more high quality amenity, alongside winter gardens and roof gardens, promises to give occupants plenty of space to relax, breathe and enjoy.” Viadux is a complex mixed use scheme built on the former Bauer Millett site in the heart of central Manchester. The project includes almost 380 apartments and Grade A office space, which sit above a Grade II listed viaduct and bridge an existing Metrolink tram line. Phase One began in 2020 to construct the residential tower; Phase Two is now under construction, expecting to complete Q3 2024..  Knight Frank is the leasing agent for the project. Matt Shufflebottom, Associate at Knight Frank, comments: ‘We are excited by the prospect of Viadux 2 and delighted to be working with Salboy who have a proven track record delivering best in class developments across the city. Viadux will push the boundaries for quality and occupier amenity whilst meeting important sustainability targets to provide much needed Grade A workspace for the city.’ Salboy’s dedicated construction partner, DOMIS Construction is active on site, with residential and commercial development now underway.  Building Design and Construction Magazine | The Home of Construction & Property News

New Urban Oasis for Manchester

Developer Salboy and its contracting arm Domis, have started construction of a new 500 home urban village on the edge of Manchester. The £120million development is on a swoop of land bounded by the River Irwell that was once the site of Manchester Racecourse and more latterly the University of Salford student village. It is a legacy development for Salboy co-founder Fred Done, who worked at the Racecourse in its heyday and who went on to found BetFred, the most successful independent bookmakers in the UK. Designed by Calderpeel Architects the contemporary housing will be arranged in neighbourly courtyards with a central village green providing more than three acres of landscaped open space for residents including toddler and junior play areas. The emphasis will be on walking and cycling rather than cars with Manchester city centre a 15-minute bike ride away and easily accessed by public transport. The first phase of development will bring 157 family homes, offering 2, 3 and 4 bedrooms with prices starting from £199,500. The Government’s Help to Buy scheme is available to help people make the step into home ownership and the first homes are scheduled to be complete by next spring. Simon Ismail, who co-founded Salboy with Fred, said: “This is a location with huge personal history to us both and we want to create a very special place to live. “It will be a place for people who work in the city but want a home to own with more space to enjoy and nature on the doorstep. “It is exciting to be releasing the first homes for sale and being able to share the vision of Castle Irwell and for people to be able to be part of the next stage of its history.” Castle Irwell sits just 15 minutes from Manchester city centre on the edge of Kersal Vale Country Park and wetlands offering nature within reach of the city. The site’s only remaining building – the locally listed Turnstile Building on Cromwell Road – is being restored and converted to create a spacious marketing suite and buyers will be allocated personal appointments to view the site plan and many different house options while learning more about the history of the site. The first reservations are now being taken with 20 properties reserved within the first week of the on-line launch. Simon added: “Few people realise that there is the natural diversity and wildlife of the urban wetlands and the woods of Kersal Vale so close to the economic centres of Salford and Manchester. “Castle Irwell will be a contemporary new village, well designed, high quality housing where as much thought has been given to the surroundings and how people want to live now as the house design, with flexible space inside and lots of green space outside. “This type of housing so close to the city centre will allow young professionals to move out a little bit and put down roots and start a family in lovely surroundings without having to compromise with a massive commute.” More details: https://salboy.co.uk/development/castle-irwell-homes/
