“Regeneration projects present us with a unique opportunity to unlock vast potential in towns and cities across the UK” says founder of leading development

We will reap the economic and environmental benefits when we save culturally significant urban centres by breathing new life into towns and cities across the United Kingdom, says Queensberry founder, Paul Sargent. Paul Sargent commented: “Regeneration in the UK acts as a powerful catalyst for economic growth, with the likes of London, Manchester, and Edinburgh already experiencing the benefits of investment in their cities. “Regeneration initiatives nurture entrepreneurial spirit by providing a fertile ground for new businesses to flourish. With improved infrastructure, affordable workspaces, and access to skilled talent, our towns and cities can become incubators for innovation and entrepreneurship. “We need to continue to invest in towns and cities up and down the UK to ensure they become magnets for businesses, entrepreneurship, and job creation. This injection of economic activity has a multiplier effect, stimulating various industries and contributing to the overall prosperity of the region. “There are great opportunities to increase tourism through regeneration, too. By preserving historical landmarks, developing cultural venues, and investing in world-class attractions, regeneration projects have the ability to transform cities into vibrant cultural and leisure destinations. “At Queensberry, we believe regeneration is not solely about economic gains; it is about improving the quality of life for all residents and visitors. Thoughtfully designed neighbourhoods, sustainable development, and accessible green spaces foster social cohesion and promote well-being, creating vibrant and inclusive communities that people are proud to call home. “It’s predicted that 340,000 new homes are needed in the UK each year to 2035, and with these new homes, we need to ensure that there are sufficient facilities to drive social mobility and create a fairer, more equitable society. Collaboration between public and private sectors is pivotal to ensure the benefits of regeneration are shared by all segments of the population. “Regeneration efforts prioritise sustainable development, incorporating green building practices and renewable energy solutions. By embracing environmentally conscious design, our towns and cities can reduce their carbon footprint, enhance energy efficiency, and mitigate the impacts of climate change. “Sustainable buildings not only benefit the environment but also contribute to the overall health and well-being of residents, creating healthier and liveable communities. “We are also presented with a unique opportunity to address regional inequalities and bridge divides through regeneration projects in our towns and cities. By investing in infrastructure, education, and employment opportunities, we can create a more level playing field, ensuring that economic benefits are shard across the country.” Building, Design & Construction Magazine | The Choice of Industry Professionals

HS2’s London Logistics Hub celebrates transporting one million tonnes of spoil

HS2’s London Logistics Hub celebrates transporting one million tonnes of spoil

HS2 is celebrating project progress as its London Logistics Hub, located at the Willesden Euro Terminal, has transported one million tonnes of spoil and taken 110,000 lorry movements off roads. The Logistics Hub, managed by HS2’s London Tunnels Contractor, Skanska Costain STRABAG Joint Venture (SCS JV), transports excavated material from the Old Oak Common Station, the Victoria Road Crossover Box in Ealing, and the nearby Atlas Road sites. Over the course of the HS2 project, the Logistics Hub will transfer and transport over 5million tonnes of spoil. At peak, seven trains per day will depart from the London Logistics Hub, with 3 per day departing at present. Each train takes 1,500 tonnes of material – the equivalent of 80 lorry loads.  The material from HS2’s work is brought to the site on a network of conveyors, which were switched on in November 2022 by the HS2 Minister, Huw Merriman. The operation at Willesden sees the material being transferred onto rail wagons which are then taken to sites in Kent, Rugby and Cambridgeshire, where the material be used for beneficial re-use projects, including a nature reserve for birds. The enormous logistics operation is managed inside the site’s state of the art control room. The team can see how much spoil is on site, can monitor the loading into the wagons, and can ensure that the operation meets the railway timetable. SCS JV worked collaboratively with Sheffield based company, 3Squared, to develop the software being used for rail logistics. The millionth tonne of material was despatched to Cliffe in Kent on 23 June 2023. Celebrating the progress, Malcolm Codling, Project Client at HS2 Ltd, said: “The London Logistics Hub is at the beating heart of the HS2 operation in the capital, keeping the project on track to deliver Britain’s new low-carbon high speed railway in the most sustainable way. Transporting one million tonnes of spoil at this one site is no mean feat and has been achieved through effective collaboration and planning.” James Richardson, Skanska Costain STRABAG Joint Venture said: “For a project of the scale, size and complexity of HS2 London Tunnels, we have built a logistics operation to meet these challenges.  We are justly proud of our technology-enabled operation, our conveyor network and our rail freight partnership which has enabled us to move a million tonnes of material safely, efficiently, and sustainably.  “Every tonne of material is tracked by our state-of-the-art Logistics Hub, from the moment the material goes onto our 1.7mile-long conveyor towards our rail terminal and then onto the existing rail freight network to their final destinations in the UK.  While our geographic footprint stretches across London to Kent, Rugby and Cambridgeshire, we have achieved as low a carbon footprint as possible at each stage of our logistics operation.” The Logistics Hub not only manages materials leaving HS2 sites but will also begin managing the delivery of 100,000 tunnel segments rings which STRABAG are due to begin producing at their new facility in Hartlepool. Like the spoil, the segments will be transported using rail, rather than local roads. Combined with the removal of spoil, it is estimated that the London Logistics Hub operations will remove the need for 1 million lorry journeys over the duration of the HS2 project. Fujitsu split sytems in £700 Million new Sunset Waltham Cross Studios

Fujitsu General Air Conditioning UK has supplied climate control equipment to keep the workforce comfortable during construction of the £700million Sunset Waltham Cross Studios in Hertfordshire. The development is intended to attract globally recognised film, TV and media brands to the area, along with an ambition to create 4,800 new jobs. The complex is due for completion in 2026 and will feature 21 sound stages with ancillary workshops, offices and amenities. The project represents Blackstone and Hudson Pacific’s first venture outside of the US for its jointly-owned Sunset Studios. Located on a 91-acre site close to junction 25 of the M25, it is aiming for LEED Gold certification and a BREEAM Excellent rating. To date, 82 split air conditioning systems have been sized by Cool Designs Limited (CDL) and installed by London-based Citipost Power in site offices for the contracts teams. The wall-mounted units, with capacities ranging from 2.5-7.1kW, operate on low GWP R32 refrigerant and offer indoor noise levels as low as 22 dB(A). A further 20 split systems will be required for additional site offices as the project grows. Stephen Hodges, Director at Citipost Power, said: “It’s great to be involved with such a prestigious project and we are looking forward to seeing its completion. Sometimes taking care of the workforce on site is overlooked but this project means that the environment in the cabins will be comfortable all year round.” Lloyd Grimes of CDL added: “ We have worked with Fujitsu for a long time and we know that the products provide a hassle-free solution that operate in the most gruelling environments.  The equipment is easy to specify, install and operate with no complications for the end user.” To discover more about the extensive Fujitsu product range, visit https://www.fujitsu-general.com/uk/ or email sales@fgac.fujitsu-general.com Building, Design & Construction Magazine | The Choice of Industry Professionals

Building work to start on Cardiff arena

Building work to start on Cardiff arena

Cardiff City Council has approved a number of necessary steps for the construction of a new 15,000-seater arena in the city. The council’s cabinet approved the recommendations to sign a range of legal agreements at its meeting on 13 July, so that both the indoor arena and the regeneration of the Atlantic Wharf site can take a further step forward. The Cabinet report recommended that the Atlantic Wharf regeneration site is split into two specific areas, with one area being put out to tender to deliver a specific development and the other to undergo further market testing to attract investment interest in the project. The first area, Site A, includes the county hall and parts of its car park. There are proposals to put this land out to tender to deliver a specific development, which could include a new production and rehearsal space for the creative sector, alongside new offices, all with a shared foyer. Site B: The Atlantic Wharf site – which includes the Red Dragon Centre, the car park and Hemmingway Road is proposed to undergo further market testing, to attract further investment interest from the private sector. Commenting on the developments, Cllr Russell Goodway, Cabinet Member for Investment and Development, said: “The Council is committed to transforming this historic part of Cardiff into a leading UK destination for leisure, culture and tourism, creating jobs and opportunities for local people. The Indoor Arena will significantly increase footfall in Cardiff Bay, which will benefit all existing hospitality venues as well as the new developments that will be built as part of this regeneration scheme. “There is no doubt that since the pandemic has ended, the financial climate has changed and become more challenging with an increase in the cost of building materials and increasing interest rates. Given this, the project has had to adapt to ensure that it can be delivered and is affordable, so now that the legal agreements have been approved, the project can proceed at pace, with work expected to start on site at the end of this year.” Building, Design & Construction Magazine | The Choice of Industry Professionals
