Future phases of two new net-zero retirement communities approved

In the past week later living operator and developer, Inspired Villages, achieved planning approval for further phases at two of its future communities. Arun Lea, Broadbridge Heath and Little Mount Lake, near Tunbridge Wells, were both approved in detail by their respective councils. Phase 1 of Inspired’s Little Mount Lake community in the District of Wealden, West Sussex, was approved in 2021. This latest decision on Phases 2 and 3, that was unanimously approved by Wealden District Council’s Planning Committee last week, will deliver a further 91 specialist homes for over 65s. This will support the significant need for age-appropriate housing options for older people across the District while freeing up existing family homes in the area. Speaking at the committee, Cllr Johanna Howell, Wealden District Councillor for Frant & Wadhurst, said: “I visited an Inspired Village unit up in Leeds, near Leeds Castle, and was very impressed by them.” She added: “I would like to thank Inspired Villages for listening, for being there and being receptive to ideas – they are model for other people as to how they should go forward.” Inspired Villages are currently in the process of appointing a primary contractor to deliver the first phase. In addition to the jobs and apprenticeships created during construction, the new retirement community is expected to create approximately 30 full-time equivalent jobs for local people once Little Mount Lake is complete. The second success was for its Arun Lea community located in Broadbridge Heath, West Sussex. Phase 1 was approved in November last year for the village centre with restaurant, café and shop, as well as a swimming pool and sauna, all open to the wider community, in addition to 47 homes. Plans for Phases 2 and 3 were submitted in February this year for an extra 94 homes and approved by Horsham District Council last week. Ellen Pearce, Head of Planning at Inspired Villages commented, said: “We’re really pleased with the outcomes for our Arun Lea and Little Mount Lake communities as a tremendous amount of effort goes into each planning application. In the case of Little Mount Lake, we were keen to demonstrate to Wealden District Council Planning Committee Members what life at Inspired Villages looks like so it was fantastic to be able to share that with a tour around Ledian Gardens in Leeds, Kent. “We are now working toward the submission of a further seven planning applications for the remainder of the year and remain optimistic that the positive views of the council members and officers at these two communities will be echoed in other Local Authorities.” Inspired Villages CEO, Jamie Bunce continued: “Getting the green light to grow these two net-zero communities is a great way to kick off the second half of 2024.  The simple fact is the UK needs more housing of every kind, the new National Planning Policy Framework states 1.5m new homes and these outcomes help towards that goal with a further 185 age-appropriate homes for our rapidly ageing population. Construction completes on circa £31m extra care housing scheme

A NEW high-quality residential care scheme designed to promote and maximise independent living has completed in London, providing 70 new homes and tackling the wider housing crisis in the area. Reardon Court in Enfield, located on the site of a former care home in Cosgrove Close, has been designed to enhance individuals’ quality of life through access to a multi-purpose environment. Two communal courtyards, a central social space, and several auxiliary function rooms come together to deliver a community within itself, with hobby rooms, a library, and hairdressing area promoting a sense of independence and connectivity between residents. Encircling the internal courtyards, accessible corridors have been incorporated into the design to enhance communal living and promote social inclusion. Leading multi-disciplinary consultancy Pick Everard is behind the scheme, collaborating closely with contractor GRAHAM and Enfield Council to deliver architecture, landscape architecture, project management, contract administration, clerk, technical advisory, M&E, sustainability and energy, and civil and structural engineering services. Specialist business property adviser, Christie & Co, has announced the sale of a development site in Cowbridge, South Wales, which benefits from planning consent for 50 retirement living apartments. The site was identified by Mercian Developments Limited as suitable for a retirement living development given its underlying affluent demographic and proximity to a wide range of amenities on Cowbridge’s bustling High Street. McCarthy Stone submitted and secured planning consent for a scheme of 50 retirement living apartments (C3) with communal facilities and has subsequently acquired the site from Mercian. The 80-bedroom, three-storey building on Waterhouse Lane is the third care home built by Clegg Construction for Avery Healthcare and is a key part of the Hampton Gardens development, which includes a convenience store, residential accommodation, and a children’s nursery. Waterhouse Manor Care Home will provide a high quality, dementia-friendly environment for older people, including suites for couples, a lounge, hair salon, café and therapy facility. The Orangery’s hospitality team served free-flowing drinks, and mouthwatering canapes artistically created by talented Head Chef Danijel Furjan, throughout the afternoon.  Live music was performed by classical violinist, Meg Batch from Cheltenham, followed by well-known local band Pip & the Bad Seed playing favourite songs from the 60’s and 70’s.  There was also a thrilling aerobatics display put on by pilot Dave Barrell in a WWII bi-plane, from Rendcomb-based wing-walking team, Aerosuperbatics, the only display team of its kind in the world.    Upon departure, guests were further treated to goodie bags containing indoor orange trees and a gift voucher for lunch for two at The Orangery. Siddington Park has been expertly designed with a contemporary twist on Cotswold elegance, set in beautifully landscaped parkland. A brand new £10m care home in Haxby, approximately four miles north of York city centre, is now open and has welcomed its first residents after Yorkshire construction firm, Hobson & Porter, completed work on the development. The £9m Highfield Care Home at Barkston Ash in North Yorkshire is located on the former Scarthingwell Park Estate and replaces an ageing care home that had previously been on the site. The new two-storey facilities include lounge, dining and communal areas and will provide 24-hour residential care tailored to the individual in a warm, friendly, and modern environment, as well as specialist care for those living with dementia. Throughout the build, Clegg Construction consistently achieved high Considerate Constructors Scheme (CCS) scores in testament to Clegg’s engagement with the local community, its approach to safeguarding the environment, and the protection of the workforce. Darren Chapman, operations director at Clegg Construction, said: “Highfield Care Home is situated in an idyllic location, with peaceful and picturesque surroundings which will provide future residents with a sense of well-being. As part of its commitment to engaging with the local community during the build of Highfield Care Home, Clegg Construction visited Barkston Ash Catholic Primary School to speak to pupils about how local flora and fauna have been protected during construction and also organised a bird box design competition. Clegg also donated fencing to a local residents’ group and wood to residents. More than 20 existing trees and hedgerows on the site, including a mature turkey oak, a sycamore maple, a Lawson cypress, and a hazel tree, were safely protected, and common pipistrelle bats found at the site were moved to a place of safety. The team on the Highfield Care Home scheme working alongside Clegg Construction included project manager and quantity surveyor Holden & Lee, architect Harris Irwin Architects, structural engineer Cameron Darroch Associates and M&E consultant Harniss. Beard breaks ground on new purpose-built Surrey hospice

Beard Construction has broken ground on a new 3,700 square-metre hospice in Farnham in Surrey. The project, worth £11.9 million to the award-winning contractor, will see Beard build the brand-new Phyllis Tuckwell Hospice, which provides a full range of services including critical end of life care. The new purpose-built hospice will include a low level, single storey building, which consists of 18 bedrooms with ensuite wet rooms. Each room will have bifold doors which will open out into the courtyard or surrounding gardens. This will be supported by specialist suites for education, wellbeing and exercise. High-end materials and finishes, combined with Beard’s reputation for quality and excellence will ensure greater levels of comfort, dignity and privacy for patients and their families. The In-Patient Unit will be attached to a two-storey concrete frame building. The ground floor will include the main reception and lobby, as well as kitchens, cafeteria and lounges. It will also house the main plant room, utility room and clinical rooms. The first floor will provide office facilities for Phyllis Tuckwell staff, who have been relocated to various temporary sites. The new hospice is due to be completed towards the end of 2025 and will be a much larger and more modern facility. It replaces the existing building which was built over 90 years ago and is no longer fit for purpose. With the first spade in the ground, work has begun to clear the site ready for the foundations to go in. Beard is working with the local residents and stakeholders to ensure all work is conducted safely. With limited access around the site, Beard will use a tower crane to manage deliveries and help with construction. Beard staff are also supporting the hospice in its fundraising efforts. Tom Jenkinson, Beard’s Guildford director, said: “Many of our team here live locally, so they are really enthusiastic about the difference this building will make to the local community. We are thrilled to be involved in this build, and look forward to seeing it as it emerges from this ground-breaking event.
