ONE CROWN PLACE RELEASES SOUTH RESIDENCES

One Crown Place, a major new mixed-use scheme in London’s EC2, developed by Malaysian infrastructure conglomerate AlloyMtd Group, has today launched sales in its ‘South Residences’ for the first time. A selection of one, two and three bedroom apartments are now available to buy, with prices starting from £788,000.  First residents will move into the completed development in late 2020. Embracing the old-meets-new character of the City and Hackney, One Crown Place is a welcome contrast to the capital’s many glass towers, artfully combining original heritage buildings with striking modern architecture from Kohn Pederson Fox (KPF). Boasting spectacular views of the City of London, this initial release of apartments are spread across four floors and located in the development’s south-facing residential building, which spans 33-storeys. It has also been revealed today that all one and two-bedroom residences, designed by renowned interiors firm Bowler James Brindley, will benefit from bespoke kitchens and wardrobes developed together with acclaimed Italian design leader  B&B Italia and its Arclinea kitchen brand.  A fully engineered solution has been developed by Bowler James Brindley and the Arclinea and B&B Italia design teams uniquely for this development, providing a custom product with quality levels unseen before in a development of this type. Each apartment provides residents with flexible living through clever zoning, offering a series of light-filled spaces that are warm but contemporary, industrial yet glamorous. Carefully conceived design details include the refined pairing of natural marble and brass in the bathroom and the oak herringbone flooring which runs throughout the apartments linking and creating flow to the spaces. Located just three minutes by foot from Liverpool Street Station and Crossrail, which will open in December 2018, Tech City, Spitalfields Market, Shoreditch, Bank and the Barbican can also be reached within 10 minutes’ walk of the scheme. City of London Corporation Approves London’s Second Tallest Building

Planning permission has been granted by the City of London Corporation for construction of what will be the second tallest building in Western Europe behind the Shard. Aroland Holdings, a developer based in Singapore, has secured approval to construct a skyscraper at 1 Undershaft, which will stand between the Cheesegrater, the Gherkin and the new 22 Bishopsgate tower which is being built by Multiplex. The 1 Undershaft tower will stand at 304.94 metres tall above ordnance datum (289.94 metres in structural height), which will outstrip the 278 metre high tower at 22 Bishopsgate. Across the river next to London Bridge station, The Shard is 309.6 metres high to its tip. At the latest City of London Corporation’s planning & transportation committee meeting, 1 Undershaft was approved by a vote of 19-2. The work will first of all involve demolition of the current Aviva Tower. Designed by architect Eric Parry, the 73 storey structure will provide 130,000 square metres of office accommodation, along with over 2,000 square metres of retail space. Upon completion, around 10,000 workers will work in the building, with 1,600 of them able to park their bikes there. A free public viewing gallery will stand at the top of the structure, which will be served by a dedicated lift service. The public viewing gallery will be home to the highest restaurant in London and will have learning spaces for schools and other groups to discover more about the capital, its growth and history. The Museum of London has had discussions with the developer over a dedicated gallery at the top of the building, using 1 Undershaft’s height to show London’s development. At the base of 1 Undershaft, a new larger public square will be created. The building has an elevated reception, allowing pedestrians to walk beneath the building.

Second Tallest Tower in City of London Given Approval

Plans to build the second tallest tower in the City of London are set to go ahead after planning officers approved the scheme. Now known as the Trellis, 1 Undershaft has been recommended for approval, with the decision to get a formal approval from the City of London Corporation’s planning and transport next week. In February, Eric Parry Architects submitted plans for the 73-storey tower skyscraper. Measured from the ground, the office block will stand at 294.6 metres in height, which is just a few metres shorter than Renzo Piano’s 306 metre Shard across the river. When calculated from sea level, the buildings are even closer in height, with the new towers standing at 309.6 metres in height and the Shard at 312.7 metres. Situated next to Rogers Stirk Harbour + Partners’ recently completed Cheesegrater building, the scheme will replace the so-called Aviva Tower, which was formerly the Commercial Union Building – a 118 metre-tall Miesian block by GMW dating from 1969. Eric Parry Architects’ 90,000 sq m proposal is backed by Singapore based Aroland Holdings and will feature external cross-bracing fins to reduce solar glare and an elevated reception lobby ‘allowing the public to walk freely beneath the skyscraper’. The proposals, which went out to consultation in December, include a free public viewing gallery ’served by dedicated lifts’ and London’s highest public restaurant. The original designs for a new public square were revised in response to feedback from the public. Last month it emerged that Parry’s 1 Undershaft plans had been lowered by 5m to comply with airspace concerns flaggged by aviation authorities, giving the new building a height of 304.94m. The new height will make the tower just over 70m taller than the Leadenhall Building, and 10m taller than PLP’s tower at 22 Bishopsgate which got the green light from its backers last month.
