The business cases approved include £11 million for Stobhill Mental Health Wards and £19 million for Clydebank Health and Care Centre. The next and final stage of the process of developing each facility involves the submission of a full business case to the Scottish Government Capital Investment Group for consideration in November. “I am delighted the full business case has been approved. This will see our patients staying in modern wards that are at the very forefront of modern Mental Health in-patient accommodation,” added David. Speaking about the Clydebank Health and Care Centre, Beth Culshaw, chief officer, West Dunbartonshire Health and Social Care Partnership (HSCP), said: “I am delighted that the full business case has been approved. Leeds Council Approves City Centre Regeneration Plan

Leeds Council has signed off a city centre planning agreement on a £350 million mixed-use development on the six acre site in the heart of the South Bank. Work is set to begin next month and it involves demolishing the former warehouse on Water Lane and preparing the site for development. A programme of archaeological excavation will uncover whatever remains on the site. CEG has already invested £300,000 into securing the Grade II listed bridge which formed a historic route for the Marshall empire and will once again form a physical link over Holbeck, connecting Water Lane and Marshall Street to the new development at Globe Road. “Our proposals for South Bank bring together the birthplace of the industrial revolution in Leeds; the home of Marshall’s first two Mills, as well as the Marshalls’ last, and greatest creation, Temple Works. This is an exceptional opportunity to breathe life back into these, creating locally and nationally important iconic landmark buildings and innovative public spaces. This is not just about building on a historic legacy; it is about creating a new one,” said Jon Kenny, strategic development director at CEG. CEG’s South Bank development has received detailed planning permission for two office development with ground floor retail and leisure, totalling up to 26,100 sq m and outline planning permission for mixed-use development of up to 103,900 sq m of offices, retail, leisure, hotel, health, education and community uses, parking and up to 750 new homes, along with new public spaces and landscaping. “Many years of hard work are being realised as we launch to market an exceptional opportunity for the highest quality office developments just minutes from Leeds City Station. This, along with the retail, leisure, hotel, residential and community uses, benefitting from innovative outdoor spaces and the waterfront, will bring a strategic development of a critical mass and international standard, putting South Bank Leeds on the map as a place to live, work and enjoy,” explained David Hodgson, head of strategic development north for CEG. Overall, the wider South Bank regeneration area covers 253 hectares south of the River Aire in Leeds and it is set to double the size of Leeds City Centre, providing more than 35,000 jobs and 8,000 homes – making it one of the largest City Centre regeneration initiatives in Europe.

The first six homes for off-plan sale at the 160-property mixed-tenure development have been announced by Salix Living. The development is part of a wider project to develop the Poets Estate, also known as Beechfarm, and is the first of Salix Homes since becoming a stand-alone registered housing provider in 2015. SGB ACCESS SYSTEM SPECIFIED FOR MAJOR MANCHESTER DEVELOPMENT

An integrated access system from the UK’s leading scaffolding and access system provider has been used on a major new residential development in Manchester. A total of 71 mastclimbers have been provided by SGB, for the creation of the Clipper’s Quay project which has been built by Sir Robert McAlpine in Salford Quays. The Clipper’s Quay project includes five blocks of between nine and 11 storeys, incorporating various commercial spaces and over 600 residential units, and it is believed to be one of the largest private rented sector developments outside London. “Scaffolding access was originally considered for this project, but a mastclimber solution proved to be much more cost-effective,” explains SGB’s Business Development Manager, Karl Hancock “We have worked with Sir Robert McAlpine on previous projects, so they were aware of our capabilities in servicing a large project such as this. They also knew that we could supply a range of different mastclimber solutions and associated equipment to suit the different requirements which a project such as this creates.” SGB worked closely with their client over an 18-month period, right from the design stage right through to delivery. “Being involved from a very early stage helps us to design an access solution which meets the client’s specific needs right from the outset, and which is also sufficiently flexible to accommodate any changes or unexpected requirements which arise over time,” adds Karl. “In this instance we created a system which included a combination of single and twin mastclimbers, and this proved to be an extremely practical and cost-effective solution.”   For more details, visit www.sgb.co.uk, call 01372 381 300, follow ‘SGB a BrandSafway Company’ on Linkedin, or @SGB_Brand_UK on Twitter.

Crosslane Student Developments Secures conditional planning consent for new purpose-built 207-bed student accommodation development in Dublin

Crosslane Student Developments, part of the Crosslane Group, is pleased to announce that it has secured planning consent to deliver a 207-bed purpose-built student accommodation development scheme in Dublin. The project will be Crosslane’s first student development in the city and in the Republic of Ireland. Completion of the scheme is due in time for the 2019/2020 academic year and Prime Student Living, the student accommodation lettings and operational management arm of Crosslane, will be responsible for achieving full occupancy prior to practical completion. The site is located at the junction of Carman’s Hall and Garden Lane, within the Dublin’s main ring road, just to the west of the city centre and south of the River Liffey. The development is a short walk away from Trinity College Dublin and the Royal College of Surgeons’ campus, and University College Dublin and City University are easily accessible by bus. Crosslane has worked closely with planning officers to ensure the development upholds and positively contributes to the character of the surrounding conservation area, whilst also delivering a scheme in line with the Dublin City Council’s Development and Regeneration Strategy. Following feedback from the planning department, the external design was amended from initial proposals to ensure the impact of the development on local amenities and public access routes was minimized and the privacy of the neighbouring properties protected. The scheme itself will comprise three residential buildings of between three and six storeys, containing 207 high-specification en-suite beds arranged in cluster flats of between five to eight bedrooms. The property will also feature significant dedicated communal areas, including a common room, gym and study room, a management suite, bicycle storage, a public coffee shop at ground level and a private outdoor landscaped courtyard. Dublin is an internationally renowned university city and has approximately 70,000 students studying at the city’s higher education establishments. Dublin’s oldest and most prestigious universities are Trinity College Dublin and University College Dublin, ranked 98th and 17th in the world respectively in the QS World University Rankings 2016/17. There is a significant supply-demand imbalance in the city as demand for well-located, premium-built student accommodation in the city continues to increase. According to the Higher Education Authority, there is a need for around 25,000 more student beds in Ireland with the shortage being most acute in Dublin. Crosslane has appointed local, Dublin based architects John Fleming for the design of the development. Lisa Timberlake, Development Manager, Crosslane Student Developments, said: “Crosslane is delighted to have secured planning consent for our first student accommodation development in Dublin following extensive engagement with the local planning officers and consultation with local residents. The 207 bed scheme will significantly ease the demand for purpose-built student accommodation which persists in Dublin, whilst also delivering a building which reflects the planning officers’ vision for this exciting conservation and regeneration area.” “The scheme is conveniently located in the heart of the city centre, within easy reach of Trinity College Dublin and the Royal College of Surgeons and with excellent transport links that make it easily accessible to students from University College Dublin and City University.”
