Glencar to build 94,000 sq ft speculative warehouse development for Firethorn Trust in Erith.

Appointment serves as the second, repeat appointment in quick succession following the announcement in January of a project to build 500,000 sq ft across three units at a site in Peterborough. Glencar, a leading UK construction company that was recently ranked amongst Europe’s fastest growing businesses, has today announced that it has been appointed for the second time by commercial real estate investor and developer Firethorn Trust, to deliver its 93,984 sq ft last-mile logistics scheme, Blueprint Erith in South East London. The project will see the demolition and site clearance of an existing warehouse and external concrete yard, followed by the construction of four modern single storey terraced warehouse units, having a clear height to underside of haunch of 12 metres.  It will also feature 12,000 sq ft of internal first floor office accommodation together with open storage, while external site works include hardstanding’s, car parking, landscaping and drainage. With a BREEAM ‘Very Good’ certification, the development is being constructed to net-zero carbon with 15% rooflight coverage, 13 EV charging points and LED lighting. A Photovoltaic ‘ready’ roof structure will also provide capabilities for future full PV coverage. To mark the start of construction and the appointment, a ground breaking ceremony was recently staged onsite featuring executives from both Glencar and Firethorn. During the occasion various aspects of the enabling work were highlighted with progress onsite already significantly advanced. Speaking about the contract award Roy Jones Glencar Managing Director London and South said: “Glencar prides itself on long-term customer relationships and partnership built upon the principles of trust and understanding leading to repeat business.  On that basis receiving this instruction in quick succession is testament to the growing and beneficial relationship we are building with the team at Firethorn and we are proud to be delivering for them again”. We look forward to working with the team again to bring Blueprint Erith to life.” Glencar is due to start on site this month and the project is due for completion in Q1 2023. Work is well underway at the scheme, which is being delivered by Glencar Construction, and is on track for completion in Q4 2022. NET-ZERO LOGISTICS SCHEME IN LEIGHTON BUZZARD ATTRACTS FIRST OCCUPIERS

Commercial real estate investor and developer, Firethorn Trust, has now completed work at Ascent Logistics Park, with three units let to occupiers. The 25.5-acre industrial development in Leighton Buzzard has been constructed to net-zero carbon and comprises eight highly specified units, offering 466,860 sq. ft. of Grade A logistics accommodation. Ascent’s largest warehouse, spanning 125,510 sq. ft., will be accommodated by e-commerce experts Spreetail, whilst the fulfilment house Airbox UK Ltd has taken an 85,480 sq. ft. unit, and children’s product specialists, Solution EU, will occupy a 35,583 sq. ft. space. The development has been accredited by the UK Green Building Council for its net-zero construction, which was delivered by Winvic Construction Ltd. Firethorn Trust appoints Glencar Construction on prime logistics development in Peterborough.

The appointment is Glencar’s first to be awarded by Firethorn Trust and reflects the growing customer confidence in the business. Glencar, a construction company specialising in the industrial, logistics, distribution, manufacturing, life science and pharmaceutical sectors has today announced that it has been appointed by real estate investor and developer, Firethorn Trust onto a 21-acre site, Peterborough South at Kingston Park in Hampton. The development will create circa 500,000 sq ft of logistics space across three units, and is expected to be complete by late 2022. The scheme will be delivered to net-zero carbon in construction and target an ‘Excellent’ BREEAM rating, with a sustainable infrastructure that features more than 40,000 sq. ft. of photovoltaic arrays as standard, 48 electric vehicle charging points, and 15% roof lighting. Purchased from O&H Properties earlier this year, the Kingston Park site sits adjacent to existing occupiers including Amazon, IKEA and DART. It offers excellent connectivity, being located within two miles of the A1 (M) at Junction 17. Firethorn Trust has acquired a substantial site at Sherburn-in-Elmet in Leeds, as it continues to grow its national logistics portfolio. The 37-acre logistics site forms part of the wider Sherburn2 scheme, which spans 75-acres and is owned by Yorkshire-based development and investment company, Glentrool Estates Group Ltd. Firethorn has now exchanged contracts with Glentrool, in a deal that will allow the delivery of up to 660,000 sq. ft. of new logistics warehousing across one or multiple buildings, suited to a range of occupiers, from SMEs to larger manufacturing and distribution companies. Situated within an established commercial and industrial location at Junction 42 of the A1(M), the new site lies immediately adjacent to Sherburn Enterprise Park, which is home to several large multi-national occupiers including L&G Modular Homes, Eddie Stobart, Sainsburys and Clipper Logistics. The scheme provides excellent connectivity throughout the UK, with close proximity to Leeds, the M1 and M62, coastal ports of Hull and Grimsby and regional rail and airports.
